When it comes to selling your home, appearance is everything. But hiring a professional stager to prepare the home for prospective buyers can cost anywhere from $50 to $150 per hour, according to Jessica Page, a Realtor with Innovative Real Estate in Denver. Fortunately, homeowners can take matters into their own hands. Page, along with veteran Florida Realtor Jennifer Radice of Coldwell Banker in Boca Raton, share expert tips for staging your home that will enhance the presentation. Pack Away Personal Items Packing away personal items is one of the simplest and cheapest things you can do to sell your house or condo quickly. “The reason you want to de-personalize your home is because you want buyers to view it as their potential home,” Page says. Radice adds, “Pictures are extremely distracting. You cannot believe how long potential buyers will stop and stare at people they do not know in photos.” She also recommends removing any religious items from plain view. Declutter Ridding your home of clutter is another simple way to get buyers to focus on the bones of the house, not the titles in your CD collection. “After years of living in the same home, clutter collects in such a way that may not be evident to the homeowner. However, it does affect the way buyers see the home, even if you do not realize it. Clutter collects on shelves and countertops, and in drawers, closets, garages, attics and basements,” Radice says. Radice recommends removing items from countertops in the kitchen and bathrooms. “If you have kids, get rid of the toys all around the house. For all you know, the buyers could be empty nesters,” Radice says. She suggests putting things in boxes and neatly

Page suggests touring builders’ models to see how the rooms are furnished. “Builders are experts on preparing their product for prospective buyers,” she says. Update with Paint If your home has been painted recently, consider yourself ahead of the game. If not, take a paintbrush to the rooms that need it most. Sellers who paint the interior of their home will see a large return on the investment, Page says. “Fresh, neutral paint on the walls, trim and doors is worth its weight in gold – it makes everything appear clean and new,” she says. No one wants to look at a dirty house – especially not prospective buyers. So make sure your house or condo shines from top to bottom. The goal is to help buyers imagine themselves living in the home, Page says.

“When buyers see an unkempt home or smell something when they first walk in, they become turned off immediately,” Page says. “They can rarely see past it to look at all of the great features in the home.” Radice suggests having the house professionally cleaned so everything is spotless – windows, sliding glass door tracks, garage, basement and ceiling fans. “This is worth the money spent,” Radice says. Ridding the home of litter boxes is also a must. Curb Appeal is a Must Whatever you do, do not overlook the home’s exterior. “Curb appeal is just as important as cleaning the inside of the home – it’s the buyer’s first impression of your home,” Page says. Mow the lawn, make sure the sidewalk and driveway are free of clutter and debris, and ensure the house number is easily visible. It may also be beneficial to pressureclean the exterior of your home, driveway and sidewalk. Another valuable low-cost solution? Mulch. “Mulch is cheap and covers a multitude of sins. It makes everything look trim and neat,” Radice says.

Dear H.B.: Jerome Kern reportedly said that Irving Berlin “has no place in American music – he is American music.” Composer-lyricist Irving Berlin was born Israel Isidore Baline on May 11, 1888, in a village (either Tyumen or Tumen) near the city of Mogilyvov, Russia, in what is now Belarus. His father, a cantor in a synagogue, took the family to the United States and they settled in New York City in 1893. Young “Izzy’s” early life is fascinating, but we do not have the space to recount it here. Suffice to say that he wrote his first song, “Marie From Sunny Italy,” with Mike Nicholson, but the publisher made a mistake and listed his name as “I. Berlin” on the sheet music. Soon, “Izzy” Baline was “Irving Berlin.” His first international hit, “Alexander’s Ragtime Band,” came in 1911, and this was followed by an outpouring of musical scores for the theater and a long list of hit songs. Throughout the years, these included “What’ll I Do,” “Always,” “God Bless America,” “Blue Skies,” “Putting on the Ritz,” “White Christmas” and “I’ve Got My Love to Keep Me Warm.” In 1943, Berlin created a stage show called “This is the Army” that was designed to help the World War II war effort, and he toured with the show for three and a half years. At retail, a signed handwritten letter by Berlin can sell between about $1,100 and $2,500 depending upon the content, while a signed photograph can fetch between $500 and $750. A simple signature, however, brings somewhat less – around $150 to $200. We feel that because this is on an early program for “Annie Get Your Gun,” its retail value might be in the $200 to $350 range, but H.B. may only be able to sell it for about half that. Pay close attention to watering the potatoes; they should not be allowed to dry out, nor should they become soggy. A soaker hose laid across the surface of the soil helps irrigate the potatoes evenly. If you don’t have space for blocks of potatoes, try planting them in deep, clean, new garbage cans. Simply drill a few holes in the bottom of the can, then fill the bottom 6 inches deep with potting soil. Place seed pieces 5 inches apart and cover with 4 inches of soil. As the stems grow up through the soil, cover with more potting mix as described above until the plant reaches the top of the container. Once you’ve finished hilling up your plants, mulch with straw to keep the soil cool and prevent sunburning of tubers. Go lightly with fertilizer; you want the potatoes to form tubers, not a lot of foliage. Give them a shot of balanced liquid fertilizer about six weeks after the sprouts topped the first layer of straw or soil. If you want new potatoes – young, small tubers – harvest a few plants just after they bloom. Leave the rest to mature into August or September, and once the vines die, unearth your bounty.

Diamonds in the Rough Top kitchen color trends for spring The kitchen is the heart of the home: a place to cook and share a meal, to entertain friends, gather as a family and even pay bills or do homework. “From a decor perspective, the kitchen is the perfect place to get colorful,” says Ginny Bean, publisher of Ginny’s catalog and founder of Ginnys.com. “Vibrant colors are a great way to reflect and reinforce the high energy of your home’s central gathering place.” Energizing your kitchen doesn’t take a major decor overhaul. As a collector of plants, I am also an avid collector of pots. Mine stretch far beyond ordinary red clay to encompass a range of materials, glazes, shapes and sizes. Some of my best include bonsai pots, hand-thrown stoneware, creatively fired Asian works and rustic Mexican pieces resembling archaeological relics. Pots provide splashes of color for the apartment dweller, the renter, urban resident and anyone who lives where there is no soil. Pots are versatile. Best of all, they can be moved from one home to the next, or to protected locations for the cold seasons. The challenge is finding the perfect plant for an old pot to create a one-of-akind living sculpture. Few are as outstanding as a sculptured bonsai specimen placed in a stylish ceramic pot. Or set some semiwoody herbal topiaries in clay pots for a French or Italian look. All of these bring style to a porch, patio or sunroom. As these delightful creations accumulate, you can arrange and rearrange them for an ever-changing presentation. They can be accented with affordable thrift-store and garage-sale accents that stand up equally well to the elements. For example, small teapots, Chinese-warrior figurines, carved stone ashtrays, slag glass and chunky minerals all add visual interest to a forgotten nook or outdoor cranny. Some of my best pots were once tarnished with stains and mineral buildup that obscured their original beauty. This thick, hard residue is known as lime scale. It occurs around the rim of a pot where water sits while gradually soaking into the soil. It also results from water passing

through a porous pot wall, leaving behind the whitish substance on the outside wall. This accumulation of calcium and lime is so difficult to remove that folks would rather throw out the pot than try to clean it off. Truth is, scrubbing and scraping frequently scratches or permanently damages the glaze or surface texture. The best way to rehabilitate lime-coated pots is by using a de-scaling product such as CLR. Select one in gel form because liquid CLR tends to run off before it has a chance to penetrate. When you apply gel to the pot, coat it uniformly and then set aside for a few hours. This way, the gel has a chance to work its way into the calcifications. Use a scouring cloth suited to nonstick cookware to wipe away the gel so as not to scratch the surface of the ceramic pot. If some chunks remain, repeat the process on these stubborn spots. Once clean, you may find the pot’s surface has lost its luster. To fix this, wipe it down with olive oil or Armor All. In fact, it’s a good idea to oil all your glazed pots to maintain their original

Touch Up Mulch Winter weather can pack down or even wash away the mulch in your beds. So when the sun comes out, use a metal rake to fluff and level your mulch, then add more where needed. Clean the Lights Dirty bulbs reduce the amount of light given off by up to 20 percent, so dusting
color and beauty. Many used pots once contained plants that died from pests or disease. Some of these pathogens can remain with the pot, lying dormant in the porous clay. There is a chance that, in replanting, the problem may return as soil and water are reintroduced. This is why it’s a standard horticultural practice to sterilize pots before they are reused. Do this by thoroughly washing the pot, and then drop it in a bucket filled with one part bleach to nine parts water. You can also run smaller pots through the dishwasher, and use the heat and steam to sterilize them. Whether you collect plants or pots, knowing how to rehabilitate an old stained or calcified pot can make a silk purse out of a sow’s ear. Through the years, I've shown little restraint when it comes to dressing up my front door. I've embellished it with mirrors, oil paintings, plates and platters, wreaths, lanterns, wall clocks and baskets of flowers, to name a few. For spring this year, I'm going for a simple, eye-catching look that only takes minutes to hang. Want to join me? Here are three super-easy, darling designs to inspire you. After a long, brutal winter, I can't seem to get enough color in my life right now. So I've been drawn to this year's array of brightly colored home-accent pieces that sport vibrant hues like orange, magenta and teal. These peppy colors would look fabulous on your door this spring. And what could be easier than hanging a simple wreath made of flowers and fresh spring greens? I'm crazy about a happy wreath that features peach, tangerine and sunny yellow gerbera daisies. We secured the wreath to a nail in the door, and snap, we were done. You could also hang it from a festive ribbon tied to your front-door knocker. Whenever I see hydrangea blossoms, I think of romance. We used mounds of hydrangeas when decorating our home for our daughter's summer wedding. And my dear friends Gloria and Lynda, whose unenviable task it is to try to keep my garden alive, have planted some hearty hydrangeas in my yard that not even I have been able to kill. So when I saw a simple but beautiful hydrangea wreath at market, I had to order a stack of them. I like that it's not too cutesy, thanks to the bare sticks that are woven throughout the wreath. You'll be able to find lots of floral wreaths this year - we have a ton of different looks at Nell Hill's right now. But if you're crafty, make your own. This hydrangea wreath is so pretty, you can hang it all by itself from a nail in your door or tie it to your door knocker. For added oomph, suspend it

from a beautiful bow. If you want to play up the romance, pick an organza ribbon in pink or green. For a more natural look, pick a rustic burlap ribbon. Hanging a mirror on my front door is one of my favorite tricks because I like how it reflects the light, sparkling and catching the eye of passers-by. For this fun treatment, we started with a mirrored wall sconce that features delicate details, like leaves and flowers, fashioned from metal. When you hang your mirror,
make sure to secure it well so it doesn't flap in the wind. Also, protect your door by backing the mirror with felt. This mirror would be lovely enough to feature alone. But we couldn't resist the urge to add spring greens. So, we made a simple arrangement using assorted spring picks -- greens and a delicate white flower. Q: I’m a hard-core handyman around my house, and my new project is to install a new countertop with an under-mount sink. What’s the easiest way to install an undermount stainless steel sink? Also, what’s a quality “gauge” thickness for a stainless steel sink? Any other tips about stainless steel sinks will be welcome. Thanks – Barry A: Stainless steel sinks have long been thought of as the budget choice, but times have changed. Today’s high-end stainless steel sinks feature beautiful brushed finishes, noise-reduction technology and, most important, premium “gauge,” a number referring to the stainless
steel’s thickness. The lower the number, the thicker the steel. Premium stainless steel sinks can carry a heavy-duty gauge number of 18 or 19, while lower-end versions may be 22 or 23. The traditional way to install an under-mount sink was to brace up the sink from the bottom, install the countertop over the sink, then drill faucet holes through the countertop. Drilling faucet holes in a new countertop can be a challenge, especially if you’re installing stone counters. New “cinch” sinks feature an integrated deck with predrilled faucet holes in the deck. This eliminates any countertop drilling. From a plumber’s point of view, this can also make faucet installation easier. Installing a faucet to a thinner sink deck can be a lot less stressful.
