In addition to style and performance, look for ergonomic design and water efficiency when making your selection. HUD homes require the same contracts as others
Divine diva tames the Wild West
Fran and Jeff never dreamed they would raise their family in a log cabin. But when they found a rustic, revamped log house on the outskirts of the city, they decided to be modern-day pioneers and move right in. Outside, it was all trees, ravines and greenery. But inCandice Olson side, it was another story. HGTV Some of the rooms had been updated, but the home’s great room was still stuck in the Wild West. The gigantic space had a lot of promise, but it was overshadowed by all of the outdated lighting and shabby furniture, not to mention a huge wagon-wheel chandelier. The couple had no idea how to make the huge room more elegant and sophisticated while keeping the room’s cabin vibe. So they called me in and asked if I could give their great room one great big update. The space boasted soaring ceilings, rich wood paneling and a beautiful stone wall, all of which added to the lodge feeling. I started the redesign at the focal point of the room – a soaring stone fireplace. I used this fireplace as the jumping-off point for the colors in the room – a palette of sage, stone, taupe and caramel – and for the scale of the new furniture. To add interest to the fireplace wall, I put up a long mirror in a beautiful wooden frame that reduces the scale of the stone and reflects a good portion of the room. I got rid of the dated furniture and arranged a new lounge area around the fireplace with two huge sofas, a wooden coffee table, an area rug

Q: My friend is trying to buy a house from a man who says that he owns a HUD house. He wants $80,000 for the property, with $500 down. The house looks like it should sell for $100,000 or more. He asked my friend to fax a copy of his ID and Social Security card to his office. I just don’t believe this is real because it’s too good to be true. Who can my friend contact to see if this house is for sale without being scammed? A: This deal has scam written all over it. First, HUD homes are regular houses with FHA loans on them that have gone into foreclosure. HUD sells HUD homes online and HUD-certified real estate agents can make offers for buyers online. Can you see what’s wrong with the situation your friend is facing? And, I probably don’t need to tell you that you’d never have Ilyce Glink to fax any legitimate real estate agent your Tribune Media Services contact information or Social Security information. That’s just asking to have your identity stolen. Your friend needs the help of a smart real estate agent who is HUD-certified and probably the assistance of a real estate attorney. Is the person offering the home to your friend a HUD-certified real estate agent? The agent can look up the property and tell you if it is for sale or not and show your friend some other properties in the area that are a good deal at the same time. The attorney can do all of the due diligence necessary to make sure this deal of a lifetime isn’t really a scam, and can also help put together the documents your friend will need to get a loan and close. Just remember, if it doesn’t smell right to you at this point, it probably isn’t right for you. Good luck to your friend.
and beautiful pieces for storage. As a replacement to the old wagon-wheel fixture, I installed an elegant chandelier with an antique finish. Adjacent to the lounge area, by a big window, I created a library nook. I put in a beautiful round wood table, two antique-leather lounge chairs and flanked the window with two dark-wood bookcases. Above this area, which also boasts a beautiful piano, I installed a smaller version of the larger chandelier. The space had five quirky windows of varying heights, so to unify them, I put up long, beautiful draperies in linen, light sage and orange hues. But while the windows gave some light to the space, the room was still fairly dark owing to the wood paneling. So in addition to the two new chandeliers, I put up track lighting, flanked one of the big windows with two traditional sconces and filled up the room with an assortment of lamps. After some accents and accessories, including patterned pillows, baskets, plants and artwork, the space was finally transformed from rural shabby to rustic chic. This room had a good start but needed a great finish. So I added layers of lighting, fresh furnishings and modern accessories, and gave Fran and Jeff a great room that lives up to its name. Now that’s divine.
Q: My wife is on the title to our home, but not on the mortgage. If I miss a payment or default on a loan, is her credit affected the same? Can I remove her name from the title, and how would I go about doing that? I don’t want to take the chance of ruining her credit. Thanks. A: If she is not on the mortgage, whether you pay on time, sporadically or not at all should not be reported to her Social Security number. You shouldn’t have to take her off the title, but pull a copy of her credit history just to be sure she’s not listed somehow on the mortgage. Your wife can get a free copy of her credit history from each of the three major credit-reporting bureaus by going to www.Annual CreditReport.com. She may be offered the ability to obtain her credit score for about $8, but she does not need to do that to get the reports. There are times that lenders will allow a borrower to buy a home and use only the credit history and credit score of that buyer to grant the loan. Yet, at the same time the lender will allow a spouse to be on title but not on the loan to the home. When lenders proceed along these lines, the spouse is on title and on the mortgage, but the spouse does not sign the promise to repay money to the lender. In this manner the spouse doesn’t have the legal obligation to repay the money owed on the loan, but has an ownership right to the home. If your wife is on title but isn’t on the mortgage, you might have added her name to the title to the home sometime after you obtained the loan for the home. In either case, your wife shouldn’t be responsible for any late payments on the loan and her credit shouldn’t be affected if you miss a payment.

Winston Leonard Spencer Churchill entered the world on Nov. 30, 1872, and died on Jan. 24, 1965. He is an iconic figure in 20th-century world history, and today his name and voice are known by almost every schoolchild. D.K.’s typewritten letter, addressed to “Wilfred E. Fish, Esq., CBE,” appears on 10 Downing St. stationery during the time of Churchill’s second stint as prime minister. Actually, we think this might be Dr. Wilfred E. Fish, who was dean of the faculty of dental surgery, Royal College of Surgeons of England, from 1956 to 1959. Fish was also Commander of the Most Excellent Order of the British Empire (CBE), an order of chivalry. Even though the contents of this letter are mundane, collectors still strongly desire Churchill’s autograph written during his time as prime minister. One consistent problem with 20th-century autographs of important figures: the possibility that a secretary or publicist mimicked the signature. Homeowners who can’t afford their mortgage payments may want to take a look at the federal government’s new alternative to foreclosure: the Home Affordable Foreclosure Alternative program, which intended to encourage lenders to facilitate short sales and deeds-in-lieu, or DIL, as alternatives to foreclosure. The program, which is a part of the Home Affordable Modification Program, may help some homeowners escape a bad situation, but the rules are complicated and they won’t be able to keep their homes. U.S. Treasury Assistant Secretary Herbert Allison explained the concept in congressional testimony. “HAMP does not, nor was it ever intended to, address every delinquent loan,” he says. “In these instances, the borrower may benefit from an alternative that helps the borrower transition to more affordable housing and avoid the substantial costs of foreclosure.”
Here are some details from the government’s 43-page directive for loan servicers. • A short sale allows the homeowner to sell the home and use the proceeds to satisfy the first mortgage even if the sale price is less than the loan balance. • A DIL allows the homeowner to voluntarily give up the home to satisfy the first mortgage even if the home is worth less than the loan balance. • The homeowner can get preapproval for a short sale at a specific minimum price or net proceeds before the home is put on the market. • The homeowner can receive $1,500 for relocation expenses at closing. This sum may be reported to the Internal Revenue Service as income. • The home must be the homeowner’s principal residence. • The mortgage must be delinquent, or default must be reasonably foreseeable. • The unpaid loan balance must be less than $729,750 for a single house or condominium. Higher limits are allowed for twoto four-unit residential properties.
• The homeowner’s monthly mortgage payment must be more than 31 percent of his or her gross income. • The homeowner must transfer clear title. The lender will allow up to 3 percent of each second loan or lien, up to $3,000 in total, to help the homeowner satisfy these obligations. • The government’s directive excludes loans that are owned or guaranteed by Fannie Mae or Freddie Mac. However, the two government-run mortgage corporations are expected to release their own guidelines. Homeowners can use the Loan Look Up Tool on the Making Home Affordable Web site to find out whether they have a Fannie Mae or Freddie Mac loan. • The lender cannot require a cash contribution or promissory note, cannot pursue a deficiency judgment and must release the homeowner from all future liability for the debt. • The loan servicer can use the financial information and hardship letter that the homeowner submitted for a loan modification, or request updated information to
evaluate the homeowner’s eligibility. • The loan servicer must assess the current value of the home. If the short sale or DIL isn’t completed, the servicer can add the cost of this assessment (e.g., an appraisal) to the loan balance. • The homeowner must sign a Short Sale Agreement or DIL Agreement on or before Dec. 31, 2012. • The home must be listed for sale with a licensed local-area real estate professional. • The homeowner must cooperate with the real estate professional’s efforts to sell the home and maintain the interior and exterior of the home. • The servicer and homeowner must meet a number of time frames. • The lender may require the homeowner to make full or partial payments on the mortgage, up to 31 percent of the homeowner’s income, subject to the lender’s written policies. • The homeowner cannot have a close business or personal relationship with the real estate agent or buyer and cannot have an ex-
pectation of buying back or renting the home after the short sale or DIL closes. • The lender can initiate or continue, but not complete a foreclosure sale while the homeowner is involved in the program. • Homeowners should discuss the income tax consequences of debt forgiveness with a qualified tax professional. • The servicer will report the short sale or DIL to the credit bureaus. That will hurt the homeowner’s credit score, although not as severely as a foreclosure. • The buyer in a short sale can’t resell the home within 90 days of the purchase. The program was scheduled to launch April 5, 2010, and sunset Dec. 31, 2012. Servicers may elect to implement the program sooner than the official effective date. Homeowners are encouraged to contact their loan servicers to find out whether they are eligible for the program or call the HOPE hot line at 888-995-4673 to speak to a government-certified mortgage counselor.

Gather Materials There are two main sources of materials for your compost pile – your yard and your kitchen. From the yard, you can gather leaves, grass and
plant clippings, and shrub or tree trimmings. From the kitchen, add fruit and vegetable peelings, coffee grounds (including the filters), tea bags and eggshells. It’s OK to toss in shredded newspaper.
Build your Pile You should build your pile in layers, starting with a 4- to 6inch layer of coarse material such as twigs or shrub clippings. Then, add on 3 to 4 inches of grass clippings. Next, add another 4- to 6-inch layer of leaves or garden debris and soak with water; moisture will help the microbes decompose the material faster. You can modify this order as needed, depending on the types of materials you have. After a few layers, be sure to add a 1inch layer of garden soil, such as Miracle-Gro Garden Soil for Flowers and Vegetables. – ARA

While people take all manner of precautions to ensure the safety and health of their families, some household products may need more attention and maintenance to keep loved ones and the home environment as safe as possible. A recent study shows that many Americans are unknowingly at risk of illness, injury or worse due to living with and using products that have not been properly maintained or replaced. “Most of us have trained ourselves to pay attention to expiration dates on food,” says Meri-K Appy, president of the nonprofit Home Safety Council. “But, how many of us are thinking about the lifespan of the products we count on and live with every day? It’s easy to take for granted our smoke alarms and our pillows, or even our toothbrushes. But the truth is, if you neglect replacing these and other products, you could be putting yourself at risk.” Following is a list of time-sensitive products that require regular replacement to maintain peak performance. Smoke Alarms These potentially lifesaving devices have lives of their own and expire after about 10 years or 87,000 hours of service. Yet, a new study conducted by First Alert, a leading manufacturer of home safety products, recently uncovered that nearly a quarter of Americans (23 percent) have either never replaced the smoke alarms in their homes or have not done so in more than six years. “It is imperative that smoke alarms be properly maintained to ensure their effectiveness,” warns Tom Russo, president of Jarden Branded Consumables, Safety and Security. “Alarms should be tested every month and batteries replaced every six months for maximum security. If the alarms in your home are ap-
proaching the 10-year mark, or if you can’t recall when they were installed, be safe and replace them immediately.” Carbon Monoxide Alarms According to the American Medical Association, carbon monoxide intake is the No. 1 cause of accidental poisoning in the U.S. Still, an alarming 25 percent of American homes are not equipped with any CO alarms and another 23 percent have CO alarms that have never been replaced, according to the recent First Alert study. The NFPA recommends installing CO alarms outside each sleeping area and on every level of the home, including the basement. To ensure peak performance, replace batteries twice a year and check alarms monthly using the “test” function. “Carbon monoxide is an especially dangerous threat because it attacks without warning and can be deadly,” Russo says. “The value of CO alarms is so critical that more and more states and municipalities are passing laws that require homes to have CO alarms to protect residents from this silent killer.”

Fire Extinguishers Like their alarm counterparts, fire extinguishers need to be regularly checked to ensure that the pressure is at the recommended level and all parts are operable and not damaged. If an extinguisher is damaged in any way or needs to be recharged, it is best to replace the unit completely, advises the U.S. Fire Administration. Dressing a room can be a lot like dressing yourself. You invest in the pieces you want to last many years and shop for steals on accessories that change with trends. Victoria Dreste, a St. Louis-based interior designer, recently worked with a client to pull together highand low-end pieces to decorate a living room. “We wanted to create an updated, comfortable modern look, and we didn’t have an outrageous budget,” Dreste says. To stay within her client’s budget, she shopped for a few vintage pieces and had them re-covered in fabric to complete the look. The color palette dictated choices in furnishings. “We wanted strong color, without overwhelming the room,” she says. They started with a light ivory color on the walls and chose a natural tone for window coverings. She started adding color from the floor up. “I used a modern pattern and bold colors on the rug and repeated those colors in other elements,” Dreste says. The basic anchor pieces, the sofa and rug, were the big ticket items. They chose higher quality in the pieces they wanted to last. “They were completely customizable, which is also why they cost more,” Dreste explains. Buying strong vintage pieces means looking for good structure, form and condition. The right items allow you to mix less expensive pieces without looking cheap. Even when buying mass-produced accessories, keep an eye out for quality. The Target leather bowl Dreste purchased, for example, looks a lot more expensive than it really is.
