Today’s buyer has a one-track mind when it comes to shopping for a home: price, but it might lead him in the wrong direction. Home shoppers’ overriding goal, according to real estate agents, is to scoop up a bargain. “There are certain expectations now,” says Raylene Lewis, an agent with Century 21 Beal in College Station, Texas. “People think, ‘In this economy, I should be able to get X home at Y price.’” There’s nothing wrong with a bargain, except that experts agree that obsessively focusing on price can divert you from other key considerations, like whether a home suits your particular needs. Here is advice on putting prices in perspective: William Poundstone, author of the recent book “Priceless,” has a radical suggestion: Don’t enter a home knowing the list price. Instead, ask an agent to show you properties within your affordability range. Judge the homes on
their respective merits, and then ask the agent for help determining a reasonable purchase price. However, Poundstone acknowledges this approach isn’t realistic, saying, “It’s hard to disregard the list price.” But, he would like home shoppers to at least be aware that a home price can play tricks on their minds, influencing how they judge the worth of a property. In his book, Poundstone outlines a study whereby subjects estimated a higher reasonable purchase figure for a home when they were given a higher listing price. Correspondingly, subjects given a lower listing figure on the same property pegged their reasonable bid lower. Right now, listing figures can be particularly confusing, says John Sullivan, past president of the National Association of Exclusive Buyer Agents. For one thing, some “vanity” listing numbers are high, because agents are assuaging sellers’ insistence that their home is worth a
certain amount, Sullivan says. On the other hand, sometimes list prices are realistic, something buyers have a hard time accepting, says Ellen Klein, of Century 21 Christel Rockaway, N.J. “Buyers today feel that sellers should give their house away,” she says. The takeaway: A higher home price tag doesn’t translate into a “better” home. Judge properties on what suits your needs, advises Poundstone. Then, determine a fair purchase figure through a vigorous analysis of the most recent sales and sales contract prices on similar properties in the area. If you’re currently home shopping, you may recognize yourself in what agents say is a common scenario: You have had a particular “dream,” say a three-bedroom colonial style home. Then, you hear about a five-bedroom contemporary that’s just reduced to a distressed sale price ... and you just have to take a look. But many short sales, foreclosures and other distressed sale properties are in such a state of
disrepair that they’re not suitable for ordinary buyers, Sullivan says. Not only that, but the advertised low listings on these properties may give buyers the idea that bargains abound that are steeper then they really are, says Chris Heller, an agent with Keller Williams in San Diego. “The list price on a short sale might not have any reflection on what the final purchase (amount) will be,” Heller says. “A home might be listed at $350,000, and then the bank decides it needs $380,000.” The takeaway: Beware of being too focused on the idea that there are fantastic bargains lurking out there you are somehow missing. Such a focus can lead buyers to underbid on homes that seem expensive in comparison. “Then they miss out on the home they really want,” Lewis says. Moreover, for that buyer with the dream home, he could end up with a purchase they’ll later deeply regret, says Washington University psychologist Leonard

Green. If you want a cozy colonial, for instance, you’d end up wondering why you’re in a spacious split-level. The time buyers look for a home stretched to 10 weeks by last year, up from eight weeks a few years earlier, according to the National Association of Realtors. “Buyers used to look for homes within a certain town that they decided they wanted,” says Lynn Fairfield, an agent with Re/Max in Libertyville, Ill. “Now they’re looking everywhere, looking for the best price.” The takeaway: As long as a home is affordable, subjective factors, like living in a town with good amenities for families and a convenient location, are as important as analytical factors, like price, Poundstone says. So, keep in mind the more “squishy” but important things you’ll live with when you do buy a home, and use them to define priorities. “You need reasonable limits,” Poundstone says. “We pay too much attention to price.”

Newlyweds Nuala and David thrive on excitement. They’ve traveled the world participating in adventure races and fell in love in the wilderness. After the wedding, they tackled a complete renovation of their house built in 1926. They’ve been living with her parents while managing a construction process that has left them so exhausted they couldn’t imagine what to do with their blank slate of a bedroom. While they may live for adventure, Nuala and David definitely play it safe when it comes to decor. So safe, it borders on blah. But a neutral palette doesn’t have to be boring. That’s where I come in, with my trusty team to create a space that combines the couple’s love of the outdoors with the easy, modern elegance they’ve longed for. Freshly dry-walled, the room was the perfect size for a master suite and already had a spacious walk-in closet – a key ingredient for a happy relationship. Vintage stained-glass windows, a nonworking fireplace and radiators add a sense of history. The high, vaulted ceiling gives an airy feeling, and a lovely wall of windows

frames the gorgeous view. The secret to decorating with neutrals is to use texture, depth, pattern and layers to add excitement, richness and elegance. With some beautiful fabrics and shades of neutral gray for inspiration, I chose a soft bluish-gray paint for the wall color, a crisp coat of creamy white for the baseboards and cabinetry and had dark hardwood installed on the floors. The next task: Turn the nonworking fireplace from an eyesore into a focal point in the seating area. Because the couple love the outdoors, I decided to bring a taste of the outside inside by creating a cool feature above the mantel. We built a deep frame and filled it with small pieces of wood cut from split logs, then highlighted the rustic wood with crystal sconces. Above, we installed a crystal chandelier in a style in keeping with the vintage flavor of the house, but in polished chrome to add modern flair. I added a soft gray-blue love seat, perfect for lounging. And to complete the seating area, custom cabinetry provides storage and display space while discreetly concealing the old radiator.
I believe every bedroom deserves delicious finishes. So in the sleeping area, we painted the feature wall a deep silvery blue and created a headboard in rich charcoal-gray velvet with silver nail trim. We dressed the bed with luxurious fabrics in shades of gray, silver, white and cream. Flowing linen drapery panels with an elegant blue and brown stripe mesh with the blue of the walls and the chocolaty shades of the floor and woven wood blinds. More excitement comes from eclectic and unexpected touches. An exotic fan worthy of the African Queen draws your eye up to the vaulted ceiling while keeping the room comfortable. And a chair, table and zebra-print rug tucked into the nook on the far side of the bed finish the room with panache. Nuala and David’s big white box of a bedroom had no sense of adventure, so we explored the elegant and exotic and turned it into a rustic, refined and romantic retreat. Now that’s divine. When to take a loss on mortgage
Pruning a shrub rose
you’re about 25 percent underwater with your mortgage. Your home is worth substantially less than what you owe. There are few 100 percent loans available, although the VA offers one, as does USDA. But I believe the VA tops out at $417,000, and your home is worth even less than that, let alone how much you owe above that. To get a VA loan, you’d have to come to the table with almost $60,000 in cash to make up the difference between what you owe and what your property is worth. Your $130,000 cash down payment has vanished. If you can’t refinance, then you have to look at renting your property. It’s clear that you’re going to lose money. But if you can swing a $500 per month loss for the next few years, you might find that properties values will rise a bit. What you’re looking at is a $6,000 per year gamble. Normally, I’d tell people to take the loss and move on with their lives. But your house is so expensive, and you have so much at stake, and relatively speaking, you’re not losing that much money, so it’s a gamble probably worth serious consideration. What you have to hope is that when your interest rate adjusts next year, it goes lower, and that thereafter increases are capped by 1 to 2 percent per year.

Many a gardener has stood before a favorite rose shrub with pruners in hand, hesitant to make the first cut. Thorns aside, it can be downright intimidating to cozy up to a shrub rose to try to direct its growth and flowering. Fortunately these plants don’t need a lot of pruning and are forgiving. Their fast growth will soon cover any pruning cuts, and their informal shape doesn’t necessitate taming. The main reasons to prune a rose are to remove dead and damaged canes, increase blooming, and decrease disease and pest problems. The best time to prune is early spring just before new growth begins, but remove spent flowers and dead canes whenever they occur. The goal is to keep the center of the shrub free of twiggy, weak growth that’s especially susceptible to attack by insects and disease. Collect your equipment. Pruning thorny rose shrubs requires sturdy,

thorn-proof gloves and safety glasses to protect your eyes. Look for elbowlength gloves at garden centers. You also need a pair of sharp hand pruners for canes up to one-half inch in diameter. Use longhandled loppers or a small pruning saw to cut larger stems and to reach into the center of dense shrubs. Inspect your rose plant. First, identify all dead and damaged canes. Next, locate long thin canes and canes that grow from below the graft union, if the plant is grafted. Lastly, look for canes that rub against or crowd each other, especially if they’re growing through the center of the bush. Determine where to cut. Prune canes back to buds that face the outside of the shrub. Cut the spindly canes back by half their length or to 2 to 3 feet long. Cut or break off canes completely that grow from below the graft union. Remove diseased canes, and those that rub or crowd, back to healthy, outward-facing buds.

Q: My laminate countertop is old and faded. Is there any chance I could use paint to make it look newer? A: I asked the folks at Wilsonart International, which manufactures laminate and other countertop materials, and the answer, as I’ve been told by other manufacturers in the past, is no. “We do not recommend painting a laminate countertop because laminate is a nonporous product,” says spokeswoman Kathy Calhoun. “The paint would not absorb to the surface, causing it to easily peel or scratch.” Laminate countertops are made using treated decorative papers that are bonded to treated core papers forming a product sheet, Calhoun says. The nonporous plastic top layer protects the second layer, a decorative paper impregnated with melamine that gives the countertop its color or pattern. Compared with other countertop materials, laminate is fairly inexpensive, so replacing it probably won’t break the bank. You might want to look at other materials, as well.

Dirty ducts and clogged air filters can harbor dust, dirt, mold, mildew and a host of allergens that can all make the air quality inside your home less than clean and fresh. Think of your HVAC system and ducts as another room in your house – one that affects the comfort level in all the others – that needs to be properly cleaned for spring. Air duct cleaning is one spring cleaning job you can’t do yourself. It pays to involve a professional who will do the job right the first time, because doing the job wrong can actually cause problems in the system. But before you pick up the phone, make sure you know what a good cleaning will involve so you can be sure the professional you hire does the job well. The National Air Duct Cleaners Association, offers a checklist for homeowners hiring a duct cleaner. Here are some questions to ask a professional about what the cleaning will encompass. Will he: • Inspect the system thoroughly before he begins work and alert you to any problems? Oh, and let’s not forget sateen. Of course, there’s the thread count to be concerned about as well. What do all these features mean? Let’s explore. Egyptian cotton is a species of cotton that has long, strong fibers that make it luxurious to lie upon. Pima cotton is good and also features a long fiber. Silk and satin are popular bed linens. They are smooth and soft to the touch and come in a variety of bold colors. Some complain of how slippery silk and satin sheets are. If this is a concern, purchase the finest-quality sheets

If you want to take the clean look a step further, install all the electrical outlets underneath the upper cabinets so you don’t have visible outlets cluttering up the backsplash. In short, most of these side-by-side units were designed for secretaries in drawing rooms, while others were used in bedrooms and still others in dining rooms. Looking at the photograph of the diningroom piece in today’s question, we believe that the shelf above the cabinet doors may be a later replacement and that there was a larger open space now divided in half by the shelf. That would be a more normal configuration for a piece like this, but there were so many ways these side-by-side units were configured that it is hard to be absolutely certain about this shelf from a photograph. Also, the lumber used in the shelf appears to be too thin to be original, but this may be just a problem with the photograph and our perception. Side-by-side units are often American in origin, but because of its hardware and certain decorative elements, we believe this particular item may be English. The value of most oak furniture has dropped precipitously in the past few years, and for insurance purposes, this side-by-side unit should be valued in the $1,400 to $1,600 range. Dear P.D.: By the late 19th century (circa 1895), American forests had – for all practical purposes – been denuded of blackwalnut trees. These trees and their beautifully grained wood had been a mainstay of the American furniture industry during the Victorian era (1837-1901), but now a replacement had to be found. Oak became the wood of choice in the early years of the 20th century, and many valuable items were made from this sturdy wood, which is sometimes called “golden oak” because of its color, or “tiger oak” because of its grain pattern when it is quartersawn. The age of this piece of furniture is circa 1910, and we believe it is a so-called “sideby-side unit” that is more than a little bit out of the ordinary. The majority of these side-by-side units have a bookcase on one side and a slant front desk on the other – sometimes with a mirror and shelves above the desk and drawers or cabinets below. Variations on this theme, however, can be quite extensive. One variation is a mirrored front wardrobe on one side and dresser drawers and cabinets on the other. Sometimes there is a shelf above the dresser that may have been used as a place for a bowl and pitcher while the cabinets held the chamber pot. Another side-by-side variation might have a large full-length dressing mirror on one side and a chest with cabinets on the other. Still another variant, which we believe describes the piece in today’s question, has a vitrine on one side and drawers and cabinets on the other – usually with a shelf and mirror above the drawer and cabinet section.

Q: I have a remote thermometer in the attic. What should the attic temperature be, relative to the outside and house temperatures, assuming a new, supposedly well insulated house? A: Check the temperature an hour before sunrise.
In an ideal world, the attic temperature would be the same as the outside temperature. In reality, however, variables get in the way. For example: • The roof assembly: shingles, roofing papers, framing and deck have thermal resistance and possess thermal mass. • The roof is a solar collector. All of these have “thermal mass,”
the specific heat capacity of the materials, the amount of energy absorbed or released, per pound, per degree of temperature rise or fall of the material. This thermal energy flow through the materials acts as a flywheel, slowing the rise and fall of temperatures. On top of all this, add air leakage: Small air leaks, even in the tightest of attics, move a lot of thermal energy.
This warm air leakage increases as outdoor air temperature drops. Because of all the variables, getting attic temperatures as close to the outdoor temperature an hour before sunrise is a great goal. If you ever have an opportunity to have a blower door test on your home ask for an “attic series leakage test.” It’s a measure of the leakage from within the home to the attic.
