Taking items from discarded to divine for your home Article Resource Association

Spring is often considered a time for cleaning up and cleaning out. As the saying goes, “Out with the old, in with the new. However, according to Molly J. Deas, academic director for Interior Design at The Art Institute of Portland, spring is an ideal time to inject trends of the season and redecorate by reusing items in new ways. Deas highlights what’s hot in interior design and offers ideas on turning items that might usually be labeled as “junk into new treasures. “Reuse is the key to being both thrifty and eco-friendly. Examine objects you already have or flea market finds and consider how a fresh coat of paint or new hardware could update it. “Some popular new trends in interiors comprise the use of intense pop colors, mixing colors from a similar palette, metallic accessories, and adding natural accents such as seasonal flowers and plants, Deas says. Incorporating pops of color like bright yellow, magenta, violet and lime green is a simple way to create a fresh room. Try punches of bright color against neutral backgrounds, such as white, cream or gray, for a lively new vibe. Mixing colors of the same palette,

for example a light violet with a darker plum, is another way to use color this spring. “Metallic accents can add a feeling of luxury and drama to a room, suggests Deas. “Be on the lookout for mirrors, trays and picture frames that you can integrate into your room. White furniture and accessories are another way to bring freshness to your space. They provide a neutral backdrop and contrast to bright accent colors. Finally, bring nature and spring color indoors with potted tulips, daffodils, paperwhites or amaryllis. Make a statement with a brightly colored pot. This is a great way to incorporate subtle hits of color, particularly if your landlord just won’t go for magenta walls. Now that you have your inspiration and ideas, here are some suggestions on how to bring them to life. Commonly overlooked pieces that can be reused for home decor include old lamps, lighting fixtures, picture frames, mirrors and furniture. All of these items can be painted to create new decor. Paint is the most inexpensive way to create dramatic change in an interior environment. Mirror frames, old lamps and lighting fixtures painted with metallic paint will

add a feeling of luxury and add contrast. Furniture can be painted or stained as well. Consider new, brushed metal hardware to give it a modern feel. Be eco-friendly by using a non-toxic or low-VOC paint. Both are widely available at local home improvement and hardware stores. “As the weather improves, flea markets and garage sales are the perfect

place to search for unique accent pieces. Vintage is still a hot trend in interior decorating, Deas says. Mix vintage objects and furniture in with modern decor. Buying used or vintage is good for the environment because it doesn’t require the use of more natural resources, energy or packaging. Reducing, reusing and recycling have never looked so good.

Planting strawberry jars for spring color By Sean Conway

Tribune Media Services

Recently, I potted up one of my favorite spring container plantings: violas in a strawberry jar. I have been collecting strawberry planters (often referred to as strawberry jars) for years. These odd shaped, often cylindrical planters have numerous openings in their sides and one large opening at the top. The side openings, called pockets, are perfect for plants that like good drainage. Some people use strawberry jars for their originally intended purpose: to grow strawberries in. They are indeed well suited for this, as the fruit is kept off the ground, making it easier to ripen and pick. However, my preference for planting strawberry jars is for growing violas in the early spring and succulents later in the summer. Violas are available in myriad of colors, and like their larger cousins, pansies, thrive in cool weather. They like well-drained soil and bright sun. The cool temperatures of early spring keep them growing and blooming well into the heat of late June and July. But once the heat of summer arrives, they fizzle out. Here are a few tips on how to plant your own strawberry jar, whether you choose to plant colorful flowers such as violas or stick to the traditional strawberries. Start by making sure your jar has a hole in the bottom for adequate drainage. If it doesn’t, drill one using a sharp masonry bit. Next, choose a well-drained potting soil. If you use regular potting soil, adding a few handfuls of either non-treated sand or small pea gravel (often sold in bags at aquarium shops) will ensure your soil will not get waterlogged. Especially if you choose to plant succulents in your jar, or if your jar is large, try this tip. Save the cardboard tube from the inside of a roll of paper towels. Stand up the tube in the center of your jar before you add any soil. Add a handful or two of soil around the tube to hold it in place. Leave the tube in place while you complete the next steps. Next, add soil to the level of the jar’s first pocket. Remove your chosen plant from its container and gently push the root ball through the pocket from the outside so the roots are gently resting on the soil inside the jar. Cover the roots with soil and add soil up to the next pocket and repeat. Continue the process until you reach the top of the jar, being careful to keep the paper tube in the center of the pot. Next, pour pea gravel or sand down the center of the paper tube until it fills the tube or reaches the top of your jar. Fill the jar with soil to just below the top. Plant several plants around the top of the jar. Next, gently remove the paper tube, leaving a core of gravel or sand in the center of the pot. This core will insure you have good drainage. Now place your pot in as much sun as possible and enjoy the fruits of your labor.

Ample inventory, low mortgage rates and motivated sellers – all these key elements are present in real estate markets across the country, indicating it’s still a great time to buy a house. If you’re thinking of buying a house you can help ensure you get the best deal by doing a few things beforehand.

Check your Credit You might think that getting pre-approved for a mortgage is your first step in home-shopping, and it is an important one. But before you talk to a potential lender, you should check your credit report and score. Your credit score is a reflection of your credit status, and one that potential lenders will consider when assessing your credit worthiness. Knowing your credit standing can make you better prepared to secure the best possible conditions and rates for a home loan. It’s a good idea to monitor your credit for a while before making a move to apply for a mortgage. Websites like freecreditscore.com allow you to access your credit score when you enroll in credit monitoring. By monitoring your credit, you’ll be able to see how changes in your credit report can affect your score, and you’ll receive credit score alerts whenever your score changes. Capitalize on Lender Competition Despite the credit crunch – or perhaps because of it – competition is fierce among lenders to work with the best-qualified buyers. That means if your credit score and report are good, you could be in a position to snag the loan terms and interest rates reserved for the most-desirable borrowers. But you’ll still have to compare rates and offers from a number of companies. – ARA

Create a relaxing backyard Metro Services

The best vacations lift us out of the frenzy of our lives, whisking us off to faraway places that relax and rejuvenate us. Yet a great vacation can also be a great financial strain, and really, how relaxing is that? Especially since once the trip is over, there’s typically little to show for all the expense beyond a few snapshots you can post on Facebook. So how do you meet the pressing need for a stress-reducing change of scenery without wiping out your savings in the process? The solution may actually be simpler, and closer, than you think: Open your own back door, and begin imagining the leisure possibilities right beyond your doorstep. Instead of throwing a bunch of money at a short-term getaway, consider investing a portion of it into transforming your back yard into a personal relaxation oasis. Don’t be put off by how big a task that sounds. Start out simple, making additional changes as finances allow, and inspiration strikes. To begin with your yard may need some degree of facelift. Hire a quality professional landscaper who can design around native plant species for maximum benefit and minimal upkeep. Yet landscaping is only setting the stage – you still need some kind of show-stopper to complete your yard’s transformation. Pools and decks are whop-

ping financial commitments. There is, however, a less bankbreaking path to backyard-relaxation bliss: Invest in the symbol of relaxation itself. Invest in a hammock and hammock stand. “Repeat customers are always telling me the best mini-vacation they’ve ever bought has been a hammock and a hammock stand,” says J.R. Pelletier, manager of TheHammockCompany.com, an international leader in hammock sales. “A good hammock can feel as if you’ve just caught a flight straight out of your stressful daily life.” Plus, a quality fabric hammock can make your yard look as pretty as a vacation postcard. Recent advances in all-weather synthetic textiles have vastly expanded design and color options for fabric hammocks. “It used to be fabric hammocks were just drab,” says Walter R. Perkins III, CEO of The HammockSource, the world’s largest manufacturer and seller of hammocks. “Owning one meant watching what little

color it had fade like a flower by summer’s end. But today, a quality fabric hammock can be a show-stopper for your yard, for many seasons to come.” Add an arc-style cypress or faux-wicker hammock stand, and your outdoor living space becomes not only a gorgeous relaxation destination, but also

Reversible room redos for renters

Succession in the garden

Article Resource Association

Renters face a perennial decorating dilemma: Do you personalize your apartment decor, knowing that when you move out the landlord will likely require you to put everything back the way it was? Or do you live with bare white walls, neutral-toned carpets and homogeneous decor? You may not be able to make major changes, but you can personalize your rental space with some easy-to-reverse upgrades. While the effort to install, and later remove, these upgrades is small, their impact on your home’s decor can be big, indeed. Here are a few simple room “redos” that can add pizzazz to your apartment. Walls Paint is an easy way to switch up the color of a room, but if you paint the walls, be prepared to repaint them back to white before your lease ends. Peel and stick wall decor can be a better option for personalizing a space, while leaving the white walls intact – especially if you opt for highquality peel and stick wall murals like those offered by MuralsYourWay.com. Floors Replacing apartment carpet is usually a big nono. Even if the existing carpet is worn and

stained, unless you strike an agreement with your landlord for replacing it at your own expense, it’s better to simply cover up the carpeting you can’t stand. Fortunately, it’s easy to find decorative throw rugs that will add color and personalization to your space – and help protect neutral-toned carpets from wear, tear and staining, all of which you may be required to pay for when you move out. Windows Often, apartments will have no window treatments beyond blinds when you move in. You could install your own curtain rods and drapery, but the landlord may require you to remove the rods, and repair all those little holes left by the hardware, before you move out. An easy way to get privacy, without having to install hardware, is to purchase removable window film. The frosted film affords privacy, but is easily removed, leaving the windows clear.

Spring in the garden is a dangerous time. The temptation is to go out on those warm, sunny days and plant ’til you drop. Not only is that strenuous on your body and mind, it can also lead to the proverbial glut of food in a few months. A better solution is to plan out your annual edible garden so crops mature in a more orderly fashion. Succession planting requires a little knowledge of the type of plants you’re growing, a little planning to have room for them to grow and the patience to plant each crop in turn. Also, other gardening techniques, such as crop rotation and interplanting, can help maximize growing space and help your plants avoid many soilborne diseases and insects. Planting for Success Succession planting is a simple concept: Plant small rows or beds of plants periodically during the growing season. As one planting’s harvest begins to fade, the next planting’s harvest will be ready. The key is knowing what vegetables can be planted in succession, and the best time of year to do it. To succession plant, start in spring with cool-season crops that can be planted early, such as lettuce, spinach, peas, broccoli, greens, pak choi, carrots, radishes and beets. For example, instead of planting one long row or bed of lettuce, consider planting a short, 2-foot-long row or bed. Two weeks later, sow another 2-foot-long row, and so on until the weather gets too warm for lettuce. Since the plants mature in one to two months you’ll get a continuous harvest of lettuce. For warm weather crops, such as bush beans, summer squash, or cucumbers, follow the same planting pattern. Plant one bed after the last frost date, and another three or four weeks later. The other key to succession planting is leaving room to plant. The temptation is to plant everything all at once and fill the garden. It’s important to plan for subsequent plantings. Cover unused beds with straw or other mulch to deter weeds. Pull out old crops as soon as they finish producing. Don’t let those peas hang on just because there are a few fruits on the vine. Pull old lettuce and spinach plants as soon as they show signs of bolting. By being a little hard-hearted, you’ll create lots of room to grow a second and third crop. It takes a little planning in advance, but you’ll be amazed at where you can tuck in a few broccoli or pak choi plants or a small row of beans. Foreclosures still dominate real estate market Foreclosures continue to pummel the housing market. About a third of all home sales nationwide during April were foreclosures, leading to what analysts call a “double dip” in housing prices. Prices during the month were 0.7 percent lower then the previous low hit in March 2009, according to Clear Capital’s monthly Home Data Index Market Report released the first week in May. Some key points from the report: • Across the country home prices fell 5 percent during April. • Nationwide, home prices fell 11.5 percent over the previous nine-month period, a rate of decline not experienced since 2008. • All major metro areas the firm tracks showed quarter-overquarter price declines. • Nationwide, bank-owned sales as a percent of all sales hit 35 percent. Among the worst-hit metro areas were Detroit, where 56 percent of all sales were foreclosures or short sales; Fresno, Calif. (55 percent); and Minneapolis-St. Paul (more than 50 percent). • Quarter-to-quarter, the Midwest performed worse than the nation as a whole, though it’s the only region yet to doubledip largely because of big gains in home sales made during the homebuyer’s tax credit market. Quarter-to-quarter prices in the Midwest fell almost 9 percent, while annual prices during April fell 6.3 percent. Those declines happened primarily because of a 4.3 percentage point increase in so-called REO saturation – those bank-owned properties – which now stands at nearly 40 percent, 6.8 percentage points below the speak REO saturation reached during the first quarter of 2009. Recently, CoreLogic said the nationwide foreclosure rate was 3.61 percent. – Jim Buchta, Minneapolis Star Tribune

Superstithe tomato is the most popular plant in tions grew around it, including the belief that witches used it to summon werewolves, which is why Linnaeus, the father of our scientific naming system, dubbed it Lycopersicon esculentum, or “edible wolf peach.”

More than 10,000 varieties of the love apple exist; many, known as heirlooms, have been handed down for more than 50 years. The NGB says open pollinated tomatoes, which include heirlooms and all varieties that grow true from seed, are a popular choice for home gardeners. From smallest to largest, the sizes are currant, cherry, plum, standard and beefsteak. Cherry tomatoes range from onequarter to one ounce. Plum, or paste tomatoes, have meaty walls that make fine sauces. Standard-sized tomatoes weigh from 4 to 16 ounces, while beefsteaks can get to be 2 pounds or more. Tomatoes have different growth habits, determinate or indeterminate. Determinates are compact, reaching 3 to 5 feet. They set fruit and ripen it all at once, so the main harvest is concentrated into a few weeks. Indeterminate tomatoes grow and produce tomatoes throughout the growing season. They can reach up to 12 feet tall, and produce many main stems, all of which are capable of flowering and fruiting. To support unwieldy growth and to keep tomatoes off of the ground, support plants with cages or stakes. There is a third type called semi-determinate which is bushy like a determinate, but will set and ripen fruit throughout a longer period of time. The 1984 AAS Award Winner ‘Celebrity’ is a semi-determinate. Choose your tomatoes by maturity date, the average number of days from planting outdoors to the first ripe fruit. Early tomatoes, generally speaking, are those that ripen in fewer than 70 days; mid-season tomatoes ripen in 70 to 80 days; and late types require more than 80 days. Going green in the home Metro Services

Perhaps no decade has witnessed more rapid technological advancements than the opening decade of the 21st century. At the turn of the century, cellular phones had still yet to catch on universally, but 10 years later, cell phones are so prevalent even schoolaged children have them. Technology has advanced in other areas as well. Among the more notable advancements is the increase in eco-friendly technologies. Homeowners hoping to make their homes more environmentally friendly have a host of options at their beck and call that enable them to do just that. No matter which area of the home needs to be addressed, chances are homeowners can find ways to improve their homes. Carpeting Cost-conscious homeowners often love how eco-friendly carpeting options are typically lower in price. Recyclable carpets require few, if any, toxic materials to manufacture. What’s more, homeowners who enjoy changing their home’s decor from time to time will find eco-friendly carpet tiles are easy to install. Flooring An increasing percentage of homeowners prefer wood flooring over carpeting. Fortunately, there are several eco-friendly flooring options that use recycled and reliable wood from old buildings. In addition, homeowners can choose eco-friendly options like cork, rubber or even bamboo for their home’s flooring.

Sharpening your lawn mower blade Family Features

Regular lawn mower maintenance is vital to keeping this tool running well. These tips from the experts at TruGreen will help you take care of the workhorse of lawn care. Sharpen the Blade The sharper the blade, the cleaner your mower will cut the grass, and the better your lawn will look. Dull blades can shred grass and cause discoloration at the tips. If you don’t have the time or the inclination to sharpen the blade yourself, pack up your mower (or carefully remove the mower blade) and take it to a repair shop or home improvement store. For the do-it yourselfer, take a look at these general tips. To sharpen a blade: • Drain the gas and disconnect the spark plug. • Clamp a piece of wood to the deck to keep the blade from turning. • Turn the blade bolt counter clockwise to remove it. If there

is resistance, apply some penetrating oil, wait 15 minutes. • Remove the blade and mark the bottom side so you can put it back on correctly. • Clamp the blade in a bench vise and sharpen with a 10-inch mill file. Use long strokes and work from the center outward. Use the same number of strokes on each side and keep the same angle. • Balance the blade on a balance tool – it’s an inexpensive pyramid-shaped tool that can be found in most hardware stores. If one side of the blade hangs lower than the other, grind off excess metal from the end of the blade – not from the part just sharpened. • Reinstall blade. When you reinstall the mower blade, make sure you place it at the proper mowing height. “Letting grass grow tall and then removing more than onethird of the leaf blade is called scalping and can damage the lawn,â€? said Ben Hamza, Ph.D.,

director of technical operations at TruGreen. “Be careful not to mow grass extremely low as you can damage the lawn by cutting into the crowns of the plants.â€? Clean it Up Cleaning your lawn mower not only helps machine performance, it can minimize the spread of lawn disease. • Empty the gas tank and disconnect the spark plug wire. It’s possible for the mower to start on its own when the blade gets turned, which can result in serious injury. • Rinse mower completely with a water hose from above. Aiming the hose at the side of the mower might get water into the air filter. Wash the outside with sudsy water and sponge. Rinse. • Turn the mower on its side and clean off any built-up grass with your hands or a putty knife. Wash the underside with soapy water, then gently rinse. • Let mower dry completely (about an hour).

$17,000, and the property is worth $100,000 (let’s say), then after selling the house and subtracting all fees, the bank would hand your mother a check for probably around $50,000. That scenario leaves a lot of money on the table. This is not the way you want this to go – and don’t even think about tempting the bank or relying on some sort of bad publicity threat to keep the lender from making a move. It may not work. There are far worse cases and the emotional play doesn’t seem to be working. One possibility is for your mom to take out another home equity line of credit for $17,000, pay off the other loan and enjoy a low interest rate that should cut her payments. There is some risk associated with this move since the interest rate will fluctuate. But, it should help your mom’s payments. If your mom can’t qualify for a home equity line of credit, you should think about whether you can work with her and help her make these payments, or even help her pay off the loan entirely. It’s far better for you to lend her the $17,000, if you can swing it, and have her make payments back to you. If she dies with

some of the loan outstanding, your agreement (in writing, please) can be to have the estate repay the loan with the proceeds from the sale of the property.

A final thought is to have your mom do a reverse mortgage, which would then pay off the $17,000 and provide her perhaps with extra equity so that she can live more comfortably. While reverse mortgages are expensive, they’re designed to help out seniors who are “house rich but cash poor. The loans have recently become more transparent and slightly less expensive, and your mother will not have to repay the loan at all until the home is sold or she moves out of it permanently. I think you and your mom should have a heart to heart talk to help her figure out her next, best step. But remember to review the documents on her loan, and you may want to seek the advice from a real estate attorney. Ilyce R. Take time to get your bedroom in order Opt for Storage Under the Bed Get more mileage out of the horizontal space in your bedroom with sliding or rolling under-bed storage bins. Stick a label on the outside of each container so when you peek under the bed you’ll know exactly what’s where. Another idea is to keep extra sheets for your bed here. Tame the Shoe Pile One of the quickest fixes to a bedroom closet overrun with shoes is to invest in a shoe rack. “I recommend a rack over a hanging shoe (bag) any day,” says Julie Morgenstern, author of “Organizing from the Inside Out Get Jewelry in Order If your necklace collection has outgrown its jewelry box, but you don’t have enough for an armoire, try a hanging organizer. Create a Reading Nook Rescue your reading chair from clothes and magazines by adding proper organization to a bedroom’s reading nook. Next to a comfortable chair, place a side table with drawers and/or shelves to keep piles of books off the floor. Make Your Bed Every Day Treat your bed as the sanctuary it is by positioning it for use every day. If you spend three minutes each morning to tuck and fold, you’ll develop a habit of keeping order in the room. Toy-Proof a Child’s Bedroom To tidy up toys, purchase canvas clothes hampers or crunch baskets. They’re soft for your child and great for concealing clutter. – Caren Baginski, hgtv.com

LEARN MORE ABOUT COMMISSION REBATES AT

* Clients receive at least half of the buy-side commission that I receive... which is typically 2.8% of the purchase price of the home. While individual results will vary, this generally means that clients will get back at least 1.4% of purchase price. The commission rebate is provided as a credit at closing, requiring buyers to bring less cash to the closing table.
