In the cruel heat of recent weather, spring plants that showed promise are giving up on the season. The Bok Choy is bolting, lettuce is limp and the peas are convinced it’s the Armageddon, burning out before they produce enough for a decent stir fry. Hot temperatures caught many gardeners by surprise, and if you’re fearing for the plight of your leafy greens and salad makings, try a few techniques to keep that garden going. Water is the key to cool roots and healthy growth, but using an overhead sprinkler in our semi-arid spot means you lose a lot of moisture through evaporation. Set out drip lines instead of using the sprinkler to deliver water right where the plant needs it, on the soil. Drip emitters or bubblers should be placed close to the plant they are watering, while soaker hoses are ideal for snaking through the garden along rows of plants. Overly long hoses lose water pressure to-

ward the end, so keep the runs short – 25 to 50 feet – so water drips evenly through the line. Once you’ve put your drip lines down, mulch the garden. This helps keep the soil cool and trap moisture in the ground, preventing evaporation and root death. Place mulch directly over the drip lines, or if you want to prevent weeds from sprouting lay down two sheets of newspaper first, then cover it with 4 inches of mulch. Be sure to avoid using glossy newspaper sheets, which can have heavy metals in the ink. The choice of mulch is up to the individual gardener, but in vegetable gardens where most of the plants are annuals and the mulch will be changed yearly, soft material such as straw or grass clippings are excellent. Grass clippings need to stand for three days or longer before use, so pile them up next to your fence to let your neighbors enjoy the scent of the cooling clippings. Once the hoses are laid, attach them to a timer. Many home irriga-

tion systems can run the garden for you if you’ve got pipes to plot. But if you don’t have an automatic system, telling yourself you’ll remember to shut off the hose before you leave is a recipe for disaster; avoid this by investing in inexpensive, hose-end timers. Hose-end timers can be as simple as single irrigation clocks that run the hose once then shut it off, or as complex as running several zones throughout the course of the week. Once you’ve decided which fits your budget and desire, hook it to the hose and house, and run it for 15 minutes to gauge how much water is delivered in that time, and how deeply. Adjust the run time to deliver a deep soaking of 2 to 4 inches. Check the soil moisture daily to chart how quickly the ground dries in the top 2 inches of soil, and when it’s dry set the timer to water again. In general, a vegetable garden uses one-quarter-inch of water per day, so run your timer long enough to

Rose dishes not a big seller By Helaine Fendelman and Joe Rosson Scripps Howard News Service

Dear Helaine and Joe: Years ago, my husband received this rose-patterned china set as a gift. It has been sitting around for more than 40 years, and we have decided to sell it because we are never going to use it. The pieces are marked “Johann Haviland Bavaria Germany Chippendale.” I have a service for 12, including dinner and salad plates, soup bowls, cups and saucers, plus sugar bowl, creamer, gravy boat, two serving platters and two serving bowls. What is the value of this china set? – P.V.

Dear P.V.: The name Haviland is legendary in the dinnerware trade, but most of the enterprises with this moniker were located in and around the French town of Limoges. However, Jean Haviland founded Johann Haviland in Waldershof, Germany, in 1907; he was the son of Charles Edward Haviland and the grandson of

David Haviland, the founder of the French company in Limoges. Jean changed his name to John or Johann when he opened the Bavarian business, and the company remained under that title until 1924. The pattern name on the pieces is Chippendale, and we thought running this down would be easy. But it turned out to be more difficult than we had originally supposed. Chippendale is a plain pattern with no decoration, but the term actually describes the shape of the dishes in today’s question. The pattern name of this set is Wild Rose. With regard to insurance-replacement values, the dinner plates in this design are each worth $18 to $20; the salad plates, about $10 each; the soup bowls about the same ($10); cups and saucers about $25 each; the vegetable serving bowls (oval) $50 to $60 each; and the platters $20 to $25 for the 13-inch size and $60 to

Figure out how to pay back 401(k) plan Q: My son wanted to refinance his house, but it was underwater. So he took a loan against his 401(k) to pay off the second loan on the property. He had started to pay back the loan by automatic Ilyce Glink withdrawal from his weekly paycheck, Tribune Media Services but he was suddenly permanently laid off from his job. He called the company that manages his company’s 401(k) plan and was told he has 60 days to pay back the loan in full, cash out the plan or transfer his 401(k) to a new IRA. Also, the company he had worked for is fighting paying his unemployment benefits. So that income is on hold until the hearing is settled. The good news is he will start a new job with the federal government at the end of this month, but we don’t know what he can do about his 401(k) loan. Do you have any suggestions? A: If you don’t pay back a 401(k) loan within 60 days, the IRS will treat it as a distribution from the 401(k) and your son will owe taxes and perhaps penalties on the cash. This is why I never recommend borrowing from a 401(k) – you just never know when you’re going to lose or change your job these days. Your son has two choices: Find a way to pay back his 401(k) account in full within 60 days, or take the loan as a distribution. Whichever he decides, your son should roll the rest of the account into an IRA. That will give him the opportunity to invest the money where he deems best and avoid paying taxes on that money until he really needs it when he retires.

Growing potatoes is easier than you think

The potato was once considered food for the lower class. Today it is one of our most popular vegetables, and has been a mainstay in American diets since the turn of the last century. Nonetheless, potatoes have taken a back seat in home gardens to vegetables such as tomatoes, zucchini, peppers, cucumbers and beans. What most gardeners don’t realize is that potatoes are one of the easiest vegetables to grow. They thrive in a variety of soils and can be grown as easily in small spaces and containers as in an open field. Although most people are only familiar with the few varieties of potatoes they find in grocery stores, the tuber comes in dozens of types, each with unique attributes, including a range of color and textures. There are blue, red, purple, golden and orange potatoes, and all will grow well in gardens or containers. One of the bonuses of growing potatoes is that you can eat them at various stages of growth. New potatoes, which are simply young, smaller potatoes, are often found on roadside vegetable stands, long before the larger mature potatoes are harvested. Potatoes will happily grow in average soil, so a great deal of preparation is not

really needed. However, the addition of compost will improve yield. Avoid using fresh manure or lime in the soil when growing potatoes. Large amounts of either can increase the incidence of scab on the potatoes by raising or lowering soil ph too much. Till or spade the soil to a depth of 10 or 12 inches prior to planting. If the seed potatoes you buy are small in size, plant the whole potato. If they are large, cut them in half, or quarters. Each section should have two or three “growth eyes.” After cutting, let the surface callus over before planting to a depth of 1 to 2 inches. If space is an issue, potatoes can be grown in containers. Start by placing a 6 to 8 inches of soil on the bottom of the container. Plant the seed potatoes and water and place in full sun. Be sure to use a container with adequate drainage. After the potatoes have sprouted and are several inches tall, add several inches more soil to the container around the base of the plants. Continue the process over several weeks until the soil level is at the top of the container. Increasing the soil around the stems of the plants will yield more tubers below the soil. Potatoes can be harvested after the plants have flowered and the vines have died back. After digging potatoes they must be stored out of direct sunlight. A cool, dark place is best.

Today’s mortgage rates remain near record lows, and that has lit a fire under refinance activity. Jim Sahnger, a mortgage consultant with Palm Beach Financial Network in Stuart, Fla., says he’s noticed a significant uptick in home loan activity as rates have fallen. “People recognize the great value that exists,” he says. Refinance mortgage loan application volume is now at its highest level since October 2009, according to the Mortgage Bankers Association. David Kuiper, a mortgage planner at First Place Bank in Holland, Mich., says refinance activity has “picked up significantly” in his market. He says homeowners who missed out the last time rates hovered near record lows “are making sure they don’t miss out again.” Chris Sipe, senior loan officer at Embrace Home Loans in Frederick, Md., also says refinancing activity is strong, especially among homeowners with adjustable-rate mortgages who hesitated to refinance earlier. Previously, these borrowers held back because rates on fixedloan mortgages remained at least 1 percent higher than the rate on their current ARM. That fact made them reluctant to trade their current low payment for the future long-term security and stability of a fixed-rate mortgage. “This dip has allowed them to jump on a fixed rate that is a much more reasonable increase over their current rate,” Sipe says. However, not all is well in the world of home loans. While refinancing activity is red hot, new purchase mortgage loan activity has dropped sharply throughout the past month and is now at its lowest level since April 1997. Despite such gloomy purchase numbers, all three mortgage professionals have high hopes for summer home sales. “I’m very optimistic about summer sales here in west Michigan,” Kuiper says. First-time homebuyers continue to enter the market in Michigan, despite the recent expiration of homebuyer tax credits, he says. He also has seen “increased construction activity and second-home purchases.” Sipe says home shoppers remain patient, but are willing to act quickly if they see something they like. “Inventories are high, and prices and rates are still low,” Sipe says. “I don’t see these factors changing anytime in the foreseeable future. That is going to drive demand more than anything else.” How good are the incentives to buy right now? Sahnger says mortgage rates and housing prices are both so low that “the cost to rent can be more expensive than the cost to own.” Sahnger did a little investigating in his neck of the woods, Florida’s Treasure Coast. He looked on Craigslist and found a 1,300-square-foot, three-bedroom renting for $1,000. The home does not have a pool or garage and is “not (in) the best part of town.” Then, he found a three-bedroom, two-bath home in a nicer part of town for sale at around $155,000. The home has a pool and a two-car garage. Sahnger arrived at a monthly payment of $1,054 for the second home, including the cost of principal, interest, taxes, homeowners insurance and mortgage insurance at 90 percent loan-to-value. After crunching the numbers, Sahnger says the decision to buy the second house instead of renting the first becomes a “no-brainer for those qualified to move forward.” “(There’s) no comparison between the two,” he says. “Plus, you get the tax deductibility on the interest, taxes and PMI.” In fact, in light of today’s low prices and rock-bottom mortgage rates, Sahnger says “this is really the best opportunity we’ve ever seen” for homebuyers to get a good deal.

Jyoti always has her head in the clouds – literally. From her early work as a bush pilot in Alaska to her current job as a pilot with a major airline, she has spent a lot of time soaring above the rest of us. But when she’s not at 30,000 feet and has her feet planted firmly on the ground, Jyoti enjoys a casual lifestyle that includes relaxing at home and entertaining friends. She likes her small, 100-year-old home, but was unhappy with her main-floor living space. The dark living/dining room had an awkward layout, splintering wood floors and a big, nonfunctioning eyesore of a fireplace. With its cramped layout and uncomfortable seating, the space was far from the warm, welcoming place Jyoti longed for. So she handed me the controls and asked me to design a bright living space in which she could kick back on her own or comfortably entertain friends. The room had two walls that chopped up the space and had no real purpose – a small knee wall in the entranceway and a larger wall separating the hallway from the dining room. So I kicked off the project by tearing down these walls and turning the ground floor into one big open-concept space. Then, to give it a cleaner and more contemporary look, I ripped out the fireplace, painted the walls in a soft vanilla, put in recessed lighting and put down some new dark-wood flooring. In the living area, I created a nice feature wall with a framed television (that turns into a mirror when not in use) above and a lovely storage bench below. I then flanked the bench with creamy cabinetry: On one side is a cabinet that contains a new stainless-steel gas fireplace; on the other side is a tall storage cabinet that houses a media center and a lot of display shelving. To keep the look warm and inviting, I put a big brown sofa by the window and a matching love seat across from it, along with a wooden coffee table and creamy area rug. This all comes together to create a nice, comfortable entertainment nook with a lot of seating. In the dining area, I put in a double-pedestal, expandable wooden table that can seat six or 12, de-

pending on Jyoti’s needs. Behind the table sits a wood hutch, and around the table are new creamcolored dining-room chairs. In keeping with the global nature of Jyoti’s life, I decided to use exotic colors and fabrics, including red and cream patterned drapes and a host of throw pillows in rich beiges, cool blues, hot reds and deep browns. I even painted the wall leading up Jyoti’s stairs in a rich red for an added “wow” factor. I then created a little area in Jyoti’s entranceway that includes a big mirror, a console table and a lovely area rug. To bring extra brightness to the room, I put in a beautiful crystal chandelier above the pedestal table, two mini drop pendants in the hallway and a

couple of crystal sconces in the dining area. These all work collectively to make the new open space feel light and bright, with a touch of elegance. Lastly, I put in some accents and accessories, including some nesting tables, a few stools and a lot of Jyoti’s favorite collectibles from around the world. This small space needed to soar to new heights. So I picked it up with warm lighting, eclectic accessories and global flair, and now it’s a welcoming landing pad for Jyoti. How divine. What makes a successful container garden? Good potting soil is the first key ingredient. You will want a mixture that provides a good combination of excellent drainage and aeration. Regular garden soil is too heavy and dense for use in pots. “Look for ’professional’ on the label,” says Susan Hamilton, who oversees the University of Tennessee Gardens. “That word puts the potting

soil in a whole different category. You will be paying a little bit more, but it will be high-quality.” To tell whether the potting soil has the right consistency, give it the squeeze test. “If it feels like pastry dough, yet it still crumbles, that’s a good sign.” More advice from the experts: • Select plants that are compatible in terms of light, water, growth and

the conditions in the chosen site. Don’t mix a shade- and water-lover like impatiens with a dry-and-sunny plant like thyme. Some plants like mint are such aggressive growers they need a pot of their own. • Pay close attention to watering. For containers in sunny, hot or windy areas, watering twice a day may be necessary. A plant that has outgrown its pot will also need more frequent

watering. • Consider using a water-absorbing polymer; it will improve the moisture retention of the potting soil. Follow the directions on the package. • Top-dress with mulch and a slow-release fertilizer.
