Whether it’s the dog tracking in mud or the kids carrying in dirt and leaves, there are many ways floors can become dirty and unattractive. Unfortunately, for many people the process they use to clean their wood flooring might be doing more harm than good. “There are a lot of misconceptions about floor care that lead to premature deterioration,” says Tom Sullivan, founder of Lumber Liquidators, the largest retailer of specialty hardwood flooring. Some cleaning techniques to avoid, because they can damage hardwood flooring, are: • Vacuuming. Contrary to the belief that vacuuming is the best way to rid wood flooring of dust and debris, it’s actually harmful. The hard bristles on the rotating brush can scratch the wood, and small amounts of damage to the wood over time will make the surface look worn and uneven. • Damp mopping. Many people think that damp mopping is a quick way to clean wood flooring, but the water in the mop causes deterioration of both the wood and the floor’s finish. This increases the likelihood that the wood will warp or squeak in the future. • Applying oil soaps. Although oil soaps are a typical way to clean wood flooring, these

soaps and detergents can leave a harmful film. Eventually, this film causes the wood finish to yellow, “alligator” or crack, requiring refinishing. Instead of using one of the above methods , it is recommended that homeowners follow a few simple cleaning guidelines. • Lightly sweep wood flooring with a softbristled broom twice a week. This is a quick and easy way to clear away debris particles so that they do not build up. • Clean wood flooring once a week with a terry-cloth mop and a cleaner specifically made for wood flooring, like Bellawood’s soybased hardwood floor cleaner. This will get rid of the heavier dirt build-up that can cause a dull appearance.

If you’ve been itching to grow your own but the yard just isn’t the right locale, retool your thinking by expanding into glass and water. Colorado is perfect for an alternate state of being Carol O’Meara for plants, if you Colorado State have the right tools University Extension and know how. At the upcoming Food Production Workshop from Colorado State University Extension on July 10, you’ll learn how greenhouses, hydroponics and aquaponics can become your favorite way of growing food. “Pretty much you can grow anything in a small greenhouse,” says Brooke Edmunds, greenhouse and nursery regional specialist for CSU Extension. “It’s perfect for small crops through the winter, like spinach, kales, greens.” Cooking homegrown produce is fine if you’re in the kitchen, but when it crisps before you get it out of the overheated greenhouse, you’re left with a mess. “Most people buy hobby greenhouses built to go into east coast yards. They’re not sustainable in Colorado. We have to deal with heat from intense sun, wind, cold winters – the greenhouse is going to blow away or if you don’t have insulation, plants will cook,” Edmunds says. She’ll walk participants through modifications for smaller greenhouses, and provide tips for build-your-own sources of greenhouse kits and materials for glazing the windows. Once you’ve mastered the glass enclosure, Edmunds will take you into the wonderful world of hydroponics, a popular method for growing without using soil. “Colorado is the fastest growing state for hydroponic supplies; it’s a result of the medical marijuana industry,” Edmunds says. “Home gardening gets great benefits from this for food production.” Setting up and making sense of all the supplies, often labeled for marijuana production, can be challenging but the class will cover how to sort through the material to use it for food production. In comparison to soil-based production, hydroponics smokes the competition, turning in 20-percent greater yields per plant. This is due to plants growing faster, rolling out yields sooner and over longer time. What you grow depends upon the space you provide and the size of the system. “We’ll discuss using kits to build your own and also find materials. A simple ice

chest system for hydroponic growing can be as inexpensive as $25, supporting up to four basil plants. Larger systems vary in price,” she says. But if growing plants under glass isn’t giving you the challenge you crave, don’t worry – this class is super-sized with aquaponics, where fish swim lazily in waters below the plants and their water is filtered up through the roots to feed and hydrate the crop. “We’re merging fish and plant culture in an organic, complex ecosystem,” says J.D. Sawyer, owner of Colorado Aquaponics and instructor in the class. Though relatively new to the United States, aquaponics is fairly mainstream in water-limited countries like Australia, he says. Plants and fish support one another in the system, where the aquarium water is pumped into the grow bed so roots can filter off fish waste. The clean water then drains back into the fish tank. “You can get into this inexpensively and grow fish like perch or tilapia as a protein source, or just use pet store fish like goldfish or zebra tetras.” Tilapia take approximately 28 weeks to get big enough to harvest, he says, though how you get them from the tank is up to you. Sawyer recommends netting them out, but fishing poles might add an element of excitement to the backyard. Lids are necessary to keep predators like raccoons or squirrels out of the fish, but in general the system doesn’t draw attention to itself with odors. Home Sweet Home Newly married couple gets a room redesign on a budget

Emily and Martin are newlyweds who just bought their first house. They were excited to start their lives together, but once they moved into their new digs, all they seemed to do was work. Evenings, weekends – all of their free time was spent renovating the 80-year-old house. They were tired – and frustrated. And that’s no way to start a marriage. But for all of their toil and trouble, the couple put only a small dent in the much-needed renovations. What they really wanted was to turn their dark, drab, open-concept kitchen and dining room into a bright, inviting room for informal entertaining. The problem was that they didn’t know where to start – and, like many newlyweds, they were low on funds. So they asked me to help them with a budget-conscious kitchen/dining-room face-lift that would reflect their casual, contemporary style. Because I had to keep dollars and cents in mind, I decided to give Emily and Martin the look of a new kitchen without gutting it. The couple owned stainless-steel and black appliances and had painted the walls a grayish-blue, so I chose a design scheme to complement the existing elements: a color palette of bold black and clean white, with accents in blue and silver. Paint goes a long way in making old look like new. I started off in the kitchen by giving the existing cabinets a fresh coat of paint – white for the upper cabinets and black for the lower cabinets. I then added jewel-like hardware to provide a bit of sparkle. To tie the area together, I put up a stunning linear backsplash in a cool blue glass tile. I kept the kitchen’s appliances but replaced the single-basin sink with a beautiful, modern undermount sink with a stunning faucet that is sure to be a conversation piece. I then replaced the pink countertop with beautiful taupe quartz flecked with silver and blue. I put the same type of quartz

on the kitchen island, which separates the kitchen from the dining room, and added a few funky stools around it. Emily and Martin wanted the dining room and kitchen to flow into each other. So in the dining room, I incorporated store-bought cabinetry that has a similar style to the kitchen cabinets. I stacked up white base and glass-fronted cabinetry into two columns and placed a black leather and chrome bench between them. Above the bench, which also functions as a banquette, I put up a chalkboard wall for messages. To warm up the dining room, I put in a new walnut table, a few wood and black leather chairs, and added a heap of blue, brown and geometrical black-and-white pillows on the bench. To brighten things up, I put in a host of new lighting: task lighting over the sink, two pendants

over the island and an elegant chandelier in the dining room. I also added ultramodern blinds to the dining-room window and framed these with crisp white cotton linen drapes that are banded with black fabric. After a few final accents and accessories – an area rug, a modern mirror, some lamps and a cool wine rack – the redesign was complete. This dated, dysfunctional space needed an infusion of style and substance. So I united contemporary colors, cheerful lighting and lots of function, and turned Emily and Martin’s first house into a comfortable and classic home sweet home. Now that’s divine. Lien on house prevents short-sale completion

Q: My divorce was final two years ago, and in the divorce decree I was awarded the house. But prior to my getting a spousal transfer deed, one of my ex-spouse’s creditors put a lien on the house which prevented me from completing a short-sale. If one of us or both end up filing bankruptcy, which looks inevitable, is there any way to get the lien removed so the house can be sold and prevent a foreclosure? A: You’d have to convince the creditor that the house is worthless and there is no cash coming out of it. The creditor might be convinced by an appraisal of the property, and a report that lists what other nearby homes have sold for. If you can reach a decision-maker who understands what you’re saying, there’s a small chance that this might work out and the lien will be removed. You are trying to sell your home as a short sale. There is no equity in the home and the creditor won’t get paid any money if the home is sold via a short sale or in foreclosure. If you can’t convince the creditor to allow you to sell the home through a short sale, your other option would be to let the home go into foreclosure. In foreclosure, the lender would wipe out the lien of the creditor and then sell the home to a buyer free of that lien. Finally, if you file for bankruptcy, your bankrupt-

cy won’t release the lien placed on your home by your ex-spouse’s creditor. Your spouse’s bankruptcy should release the lien. If you’re worried about your credit history showing a bankruptcy and a foreclosure, don’t be. Once you have a bankruptcy on your credit history, it’s unlikely adding a foreclosure will do much additional damage. A real estate attorney or a bankruptcy attorney might be able to give you more information. Q: I own a home free and clear, valued at $210,000, down from about $250,000. I also own a second home, on which I owe $280,000. This home has a current value of $399,000, down from $460,000. I sell heavy construction equipment on commission, and business has been absolutely dead the past two years. My second home mortgage is with one of the big box lenders, and they won’t work with me. They won’t give me a personal contact or tell me who owns the loan or help me work out a plan to stay current. I was going to suggest a loan restructure with forbearance or low payments for a short period of time to weather the economic downturn. I have lost 73 percent of my normal annual income. I have the second home for sale “by owner” but there’s no one even looking. In essence I have a gun (equity) with no bul-

lets (cash). Can you help? A: Some lenders are working to restructure second home loans and others are not. Since you have a lot of equity in both of your homes, you need to do everything you can to continue making those payments. Otherwise, you could lose one or both of your homes and that would be extremely unfortunate. Can you move into your second home as your primary residence? Can you rent out your primary home for a year? That might give you more options, as well as bring in additional income. Can you rent your second home? Since you have equity in the property, you might qualify for a refinance, if you have the income to support that. If there are no lookers for homes where your second home is located, are there buyers looking where your primary home is? If you sell that home and use the money to pay down or pay off the lender on the second home, you might be able to save that home and the equity you have built up in these properties. You might want to schedule an appointment with a HUD-certified housing counselor at Credability.org (formerly CCCS of Greater Atlanta) to go over all of these options, and perhaps a few others. Homebuyers with little money for a down payment are finding more home loans available for a low down payment or even no down payment. These mortgages are becoming more commonplace even as the country recovers from a housing bust made worse by the popularity of low-down-payment mortgages during the housing boom. The Federal Housing Administration insures loans with small down payments. And private mortgage insurers have lowered their down-payment requirements. The Department of Veterans Affairs and the Department of Agriculture guarantee home loans with no down payments. Following are a few options for

borrowers seeking low-down-payment and zero-down-payment home mortgages: Veterans Affairs Veterans Affairs (formerly the Veterans Administration) guarantees no-down purchase mortgages for qualified veterans. Private lenders originate VA loans, which the VA guarantees. There is no mortgage insurance. The borrower pays a funding fee, which can be rolled into the loan amount. The VA funding fee varies, depending on whether the veteran served in the regular military or in the Reserves or National Guard, and whether it’s the veteran’s first VA loan or a subsequent one. The funding fee can be as low as 2.15 percent or as high as 3.3 percent. Navy Federal Credit Union Navy Federal Credit Union offers 100 percent financing (up to $650,000) to qualified members for buying primary homes. Credit-union eligibility is restricted to

members of the military, some civilian employees of the military and U.S. Department of Defense, and family members. Navy Federal resumed zerodown financing this year after a hiatus of a couple of years. Barbara Sheehan, Navy Federal’s assistant vice president for mortgage products, says when members of the military are transferred, they sometimes own houses whose values have fallen, wiping out equity. “Some people had to take losses to sell their houses, so to have to start over and save the money again for a down payment is really difficult,” she says. The credit union’s zero-down program is similar to the VA’s. One difference is cost: Navy Federal’s funding fee of 1.75 percent is less than the VA’s funding fees. popular that it ran out of money this spring. Congress is expected to cough up more in time for summer homebuying season. Some borrowers are surprised to find that Rural Development loans aren’t confined to farmland. The USDA has maps on its website that highlight eligible areas. In addition to geographical limits, the USDA program has restrictions on household income, and it’s intended for first-time buyers, although there are exceptions. The USDA mortgage comes from a bank, and there is no mortgage insurance. Instead, the USDA levies a 2 percent guarantee fee, which can be rolled into the loan amount. The zero-down options listed above are restricted to limited groups of buyers. With a minimum down payment of 3.5 percent, the Federal Housing Administration is the low-down option that’s available to the most people. Today, about 30 percent of all

home-loan borrowers get FHA-insured loans, up from 3 percent during the housing boom. The FHA gained market share after many other low-down-payment options (such as piggyback loans) evaporated in the housing bust. Losses to the insurance fund compelled the FHA to hike rates. The FHA charges an upfront premium of 2.25 percent of the mortgage amount. On a loan with the minimum down payment, there’s an annual premium of 0.55 percent of the mortgage amount, or $550 a year for each $100,000 borrowed. There is one more option for borrowers in the “low-down-payment” camp: a standard home loan with private mortgage insurance. Typically, monthly private mortgage insurance costs more than FHA insurance for borrowers who put down 5 percent. However, PMI costs less than FHA for loans with down payments of 10 percent or more.

Dear Helaine and Joe: We have two of these extremely heavy chandeliers. We were told they are Art Deco from the late 1940s. Any information you can supply would be appreciated. – T.D. Dear T.D.: Perhaps the most overworked and erroneously applied term in all the world of antiques and collectibles is “Art Deco.” This phrase is applied to a variety of objects found in antiques shops, antiques malls and online that are described as being anywhere from the “early 20th century” to the 1950s – or even beyond, in some instances. Some say the roots of Art Deco point to the aftermath of the Universal Exposition held in Paris in 1900, when a group of French artists loosely banded together to form La Society des Artistes Decorateurs. Others say that the beginnings of Art Deco can be traced to 1909 and the stage settings created by Sergei Pavlovich Diaghilev for his Ballets Russe in Paris. World War I stunted the development of Art Deco, but after the war, members of La Society des Artistes Decorateurs organized the 1925 Paris Exposition Internationale des Arts Decorative et Industriels Modernes. This was the great flowering of the Art Deco move-

ment, but it fell out of fashion in Europe quickly thereafter. However, it remained popular in the United States until the beginning of World War II. But after that, it was no longer an important influence in American design. It should be strongly stated that Art Deco was an artist’s movement and that true Art Deco is artistically made with good-quality design and materials. The two chandeliers in today’s question are considered to be Art Deco by most sources we checked, but they are probably from the 1930s and were manufactured much closer to 1925 than to 1945. It is impossible to tell from the photographs from which materials these chandeliers might have been made. The glass appears to be custard yellow, while the metal may be bronze – which would be desirable – but some of the parts look as if they might be plated. We find this pair to be attractive, with five slip shades in grooved half ovals radiating from a shallow, domed circular center. At auction, we feel this pair should bring between $450 and $650 and retail in the $1,000 to $1,500 range.
