Now is a good time to remodel the house By Ed Del Grande HGTVPro.com
Q: My husband and I are loyal readers of your column and we both decided we would follow your advice on the following matter. For the past several years we have been saving up to remodel our bathroom, and the highlight of the job will be installing a big beautiful Whirlpool tub. Now that we actually have the money to do the project we are hesitant to start the job because of the slow economy. Is this a good time to remodel the bathroom, or should we wait? – Tina A: Tina, you’re not alone, and it seems with all the bad economic news being reported by just about every major media outlet, we’ve become a bunch of deer stuck in the headlights. We hear day after day about the bad loans and how all of our houses are losing money. But, what we don’t hear is that now may be the best time in years to invest in your home if you have a little cash or equity built up. For the first time in a long time, good contractors are readily available and are aggressively working with homeowners to keep labor costs down. Materials are also coming down in price, especially for larger luxury items. Also, investing in your present home with a big remodeling job or addition can give you the dream house you always
wanted without the hassle of moving. So, if you like your neighborhood, have the room to expand and have some cash on hand, I say go for the Whirlpool tub. Q: A portion of my older house is over an un-insulated crawl space. I want to insulate the crawl space, but I’m unsure what needs to be done. – Chuck A: The main thing you need to address since you have an older home is to make sure you have sufficient air flow into the crawl space, and you may also need to add a dehumidifier to cut down on moisture. In newer homes, many builders install what’s called a “conditioned” crawl space to deal with moisture. If you’re not sure about the proper way to vent or condition your crawl space, you should consult with a contractor. As far as the insulation, usually it’s the floor of the room above that gets insulated. Make sure the vapor barrier of the insulation goes up against the bottom of the floor, not in the crawl space. If you have any heating or cooling ducts, they also need to be insulated. Finally, if your crawl space has an earth floor, a vapor barrier needs to be installed to stop moisture from coming up from the ground. Beneficial bugs in the garden

If you’ve been out in the garden lately, you may be seeing creatures you haven’t encountered before. Or you may have seen them, but not in such numbers. Gardens are literally crawling with bugs; they’re popping up in blooms, on houses and all over trees. Remain calm – it isn’t the Armageddon. This is normal in a wet summer like we’ve had. It’s been dry for so many years people forget that they share the planet with insects. Or rather, the insects share the planet with us, since they outnumber humans 30-to-1. Conditions this year gave plants a boost in growth, pushing succulent new shoots that aphids adore. These soft-bodied sap suckers are the preferred food of many beneficial bugs; the huge numbers of aphids have given rise to an army of predators. Take the opportunity to learn about your helpful bug muscle, then head out into the landscape and look for yourself. You’ll see a better nature show than what’s on TV.
Lady Beetles Most gardeners recognize a ladybug, the round, bright orange, spotted poster bug for hired enforcers. Dining delicately on aphids and other insects as adults, there is nothing ladylike about their larvae: big, spiney, black and orange, they cruise across plants eating every bug in sight. The most common species is the convergent lady beetle (Hippodamia convergens), which is getting a lot of press due to its habit of going to the high country for a bit of rest and relaxation. Known as diapause, ladybugs slow their metabolism in mid-summer, stop reproduction and gather at cooler elevations to prepare for winter.

Green Lacewings Another roaming hunter you might see are green lacewings. Beautiful as adults with large, jewel-faceted eyes, flowing antennae, and delicate wings, the lacewing is a treat to run across. Adult lacewings feed mostly on nectar, but some species also consume a few small insects. Eggs of the lacewing are stalked – held aloft on a sturdy strand above the leaf. After hatch the larvae crawl down the stalk and begin hunting, and the plant turns into an episode of “Survivor,” because these larvae are one of the most voracious predators in the garden. Huge, forward thrusting jaws let them tackle small caterpillars, beetles, aphids and other soft bodied insects. In general shape and size, lacewing larvae are somewhat similar to lady beetle larvae but light brown with accents of white. Syrphid Flies Few gardeners would expect a maggot to be their friend, but the Syrphid fly, known as flower flies or hover flies, is an exception. Brightly colored in yellow and black, adults look like hairless bees, but without the stinger. Harmless, they can usually be seen feeding on flowers. In the larval stage the Syrphid

fly preys on insects, and yes, they’re maggots. Variously colored, but generally green, they crawl over foliage to eat dozens of small, soft-bodied insects each day. Syrphid flies are extremely good at controlling leaf curl aphids, where the clumped foliage protects the bugs from most predators. Early in the season when temperatures are cooler, Syrphid flies can be seen doing most of the beneficial bugs’ work.
Spiders No conversation on beneficials should take place without a mention of spiders. After all, they consume more insects than many of

Jumping spiders, grass spiders, wolf spiders – all are out there day after day, helping keep your bugs at bay. During the summer, I practically live on my screened porch, a sanctuary where I can relax with family or entertain friends. But before I move outside for the season, I give my outdoor retreat a muchneeded makeover so it’s ready for business. Chances are, your porch or patio has taken a beating this winter, too, and needs to be freshened up. Here’s how.
Make Magic with Paint If your outdoor furnishings look a bit worn or lackluster, brighten them up with new paint. I took a boring wood hutch, and with a coat of black paint, transformed it into an attractive display case and bar that serves as the focal point of my porch. You can’t miss when you paint outdoor furnishings classic colors such as black, white or cream. But if you’re feeling adventurous, crack open a can of today’s hot colors and have fun. Paint your wooden garden bench apple green, then toss on some navy and white pillows. Or jazz up your wrought-iron dining set with a coat of periwinkle-blue, purple or tangerine-orange paint. If you like how your furnishings look dressed in these spunky colors, keep going. Paint your arbor a vibrant color that accents the plants that will be growing there soon. Designers of kids’ furniture are letting their imaginations run away with them, and that’s great news for hip parents looking for fun, exuberant decor. The color wheel is spinning happily amidst bookcases and bedding, and designers are taking a whimsical, artistic approach with the shape of furniture. Judson Beaumont, owner and head designer for Vancouver, British Columbia’s Straight Line Designs, has concocted a world of Alice-in-Wonderland-esque pieces that straddle craftsmanship and inventiveness. Bookcases stack haphazardly, like a giant tossed them into the air. Cabinets with names like “Oops” and “Boom” appear to have had run-ins with things wild and wonderful. Others, like Joined at the Hips and Sobey, bend and twist, yet have perfectly aligned drawers.

“The idea behind the pieces is more about, what if a piece of furniture could change and have its own personality?” says Beaumont. “I’ve always been a fan of Disney and Dr. Seuss, so it just made sense to make these crazy shapes. But the most important thing with my designs is they have to be functional as well as fun.” Plushpod, long a retailer of trendy kids’ furnishings, carries the iconic P’kolino line from Italy, featuring a kid-size clothes rack in happy hues like tangerine and lime, and a collection of pint-size laminated play tables and chairs. Their Tarantino layered high-density foam chairs would withstand the most high-spirited of play dates. In the spring, Pottery Barn Kids partnered with the Dr. Seuss Foundation on a line of decals, organic cotton bedding, and soft furnishings featuring Seuss’ most popular characters, such as The Cat in The Hat and the One Fish, Two Fish gang. Janet Hayes, executive vice president for the retailer in San Francisco, says the collaboration aims “to excite and delight” children while inspiring parents to get creative. Pair any of the collection’s pieces with a stacked teacup lamp for a room that gives off a definite “Seussian” vibe. Or opt, perhaps, for the multi-shaded cluster ceiling fixture that asks: Why have one of anything, when a whole bunch is way more fun? Other inventive light fixtures can be found at Lamps Plus, including a plump, gleaming Prop Plane in brushed nickel and frosted glass, and a Planet and Stars pendant which projects colorful outer space images on the ceiling. Over at Kid Carpet, two mind-bending area rugs – appropriately named Off Balance and On the Curve – feature bold graphics that play with dimensional space. Either would provide a good base for indoor adventure.

Updating a condo kitchen Candice Olson HGTV
Nalini is a hip young urbanite who just bought her first home – a century-old, converted loft in the heart of the city. It’s a super-funky space, and Nalini just loves it, but the cramped kitchen just didn’t fit in with the condo’s high ceilings, wooden beams and exposed ductwork. The layout was awkward, there was little storage space and there were the awful pink walls. The kitchen was dreary, uninspiring and just not conducive to cooking and entertaining – two must-haves for Nalini. It was so dreadful that Nalini (and her beloved dog, Fozzie) didn’t even want to unpack until the eyesore of a room was taken care of. So, while Nalini and her canine companion moved out for a short while, I moved in with my crew to turn this small kitchen into a more functional space for Nalini and her friends. I started by opening up the kitchen and changing it from a cramped U-shaped room into a more practical L-shaped space. I then got to work on the details. Nalini liked the idea of combining the old with the new, so I decided to give her a kitchen that was the perfect blend of the traditional and the contemporary. I kept the modern stainless-steel appliances, as well as the kitchen’s base cabinets, but refaced some and retrofitted others to create more usable space. I then created a long, sleek quartztopped countertop along one wall and incorporated white, Shaker-style cabinets, a dishwasher and a
stainless-steel beveled-edge sink with the most high-tech faucet I’ve ever seen. On the adjacent wall, I refaced the cabinets in the same Shaker style and kept the existing stainlesssteel fridge, stove and microwave. But, for some extra modernity, I added a beautiful built-in coffee maker and a state-of-the art wine fridge. To bring the two areas together – and to add a splash of color to the room’s neutral color scheme – I put in a fresh green glass tile backsplash with unsanded snowy-white grout. I then got started on the focal point of the room – a new kitchen island that really brings together the idea of old and new. I found a long reproduction wooden antique cabinet that works perfectly as an island and added a surface of traditional white Carrara marble. I then put some upholstered barstools around the island so Nalini’s friends will have a place to sit while she cooks dinner for them. Above, I put up three stainless-steel pendant lights with frosted diffusers that give off a really cool industrial vibe. And I created a little something for Fozzie – a funky little dog bed of his own. It is made from green and brown linen and has his name (“The Foz”) embroidered on it. Prevent design mistakes Most designers can’t even get their minds around hiding mistakes because they are so bent on preventing them in the first place. Below they come up with a list of sure-fire ways to minimize post-decorating moans. • Make a plan. This is perhaps as close to a mantra as decorators get. “If you have no organized plan, you will soon have a collection of garage-sale items,” says designer Rebecca Rahl. “You need a floor plan and a color scheme. Then you can shop the sales and pick up quality pieces.” Designer Terry Willits suggests keeping a dream notebook. Tear out magazine pictures of rooms you love. Start a “favorite things” box that includes materials, pictures, wallpaper – even cards you’re drawn to. “That’s a tangible way to educate yourself about what you really like,” says Willits. Another option: Go to decorating showrooms and see what works. • Get some help. “You don’t need a professional to decorate the whole thing,” says designer Scott Dolphin. “But have a designer come to your home for two hours to make some suggestions. He may suggest things you haven’t thought of: a new conversation area, a different traffic pattern, how you can use the room.” Linda Hardy, interior-design instructor at the Art Institute of Dallas, suggests asking your friends what they think. “If you start to hear a consensus, start there.” – HGTV

Mortgage rates plummet By Holden Lewis bankrate.com
The benchmark 30-year, fixedrate mortgage fell 11 basis points, to 5.59 percent, according to the bankrate.com national survey of large lenders. A basis point is one-hundredth of 1 percentage point. The mortgages in last week’s survey had an average total of 0.4 discount and origination points. One year ago, the mortgage index was 6.48 percent; four weeks ago, it was 5.95 percent. The benchmark 15-year, fixedrate mortgage fell 14 basis points, to 4.93 percent. The benchmark 5-to-1 adjustablerate mortgage fell 12 basis points, to 5.05 percent. The decline in mortgage rates happened alongside a slump in the price of crude oil. Both interest rates and oil prices can be seen as indicators that the economy continues to stumble.
Mortgage applications were up the first week in July, according to the Mortgage Bankers Association. A big chunk of that increase came from homeowners applying to refinance. Some of those would-be refinancers are trying to take advantage of the Obama administration’s Making Home Affordable refinance plan, which is designed to help borrowers whose home values have fallen. Almost four months after the refi plan’s guidelines were published, only about 50,000 homeowners have been able to take advantage of it. There has been a slow implementation of the plan by Fannie Mae, Freddie Mac, mortgage servicers and mortgage insurance companies. In fact, home loans with mortgage insurance still aren’t being refinanced under the program. Servicers are making it hard for borrowers to refinance, and they’re not exactly in a hurry to
negotiate loan modifications, either. A modification is a change in the loan’s terms. A modification can be as minor as adding late fees to the loan balance and as major as forgiving some owed. Since the mortgage meltdown began in 2007, only 3 percent of seriously delinquent mortgages have been modified with reduced payments, according to a research paper published on the Web site of the Federal Reserve Bank of Boston. Servicers are reluctant to modify mortgages because modification is an expensive, time-consuming process without a high probability of success, according to the paper. Furthermore, servicers know that a lot of borrowers catch up with their mortgage payments on their own. Politicians and pundits like to say that lenders are reluctant to modify mortgages because the loans are securitized. But the Boston Fed paper rebuts that piece of conventional wisdom. About 3 percent of mortgages are modified, whether they’re owned by the bank or by investors.

Color trends in the bedroom are all about creating a personal space that expresses your innermost desires. For many of us, that means a retreat in which we can relax and rejuvenate. “People want to simplify their lives, and we’re seeing that trend reflected in color palettes for the bedroom and throughout the home,” says Jack Bredenfoerder, president of the Color Marketing Group (www.colormarketing.org), a not-for-profit international group of more than 1,100 designers who meet annually to forecast color trends. The group predicts that the environment will continue to play a big role in soothing shades for the bedroom that are borrowed from nature. “Greens and browns are a classic combo that’s very popular right now,” says Seattle designer Nancy Satterberg. “It’s a great combo for the bedroom because of the feeling of warmth. You want to feel cozy in your bedroom.” Satterberg warns that you have to be careful to choose the right shades of green, because some shades aren’t flattering to skin tone. “You want to choose something fresh and light, not too deep or saturated,” she says. Here are some ideas for the bedroom: • Pair soothing earth tones with vibrant gold and glittering crystal for a bold, nontraditional look. • Look for softer, more botanical greens paired with blues that reflect the colors of the sky and water. • Of course, there are exceptions to every rule, and that’s the bold breakout of pink in the bedroom. It is warm, relaxing and sophisticated – everything you’d want in the bedroom. CMG predicts that as time goes by, we are going to see pink move even more toward the warmer side, almost flirting with white.
Sometimes you have to spend money to save money. The average household spends about $2,000 on energy bills every year. If you switched to appliances and lighting products that are Energy Star rated, you could save $75 a year in energy costs. According to the Energy Star Web site, the money you save on your utility bills can more than make up for the cost of a more expensive, but more efficient Energy Star model. General Electric offers a wide range of Energy Star appliances that can save consumers money. If your refrigerator was manufactured before 1993, it may be time to say goodbye. In fact, if you want to see just how much your old refrigerator is costing you compared to one that meets new Energy Star guidelines, there’s a calculator on the Energy Star Web site. GE Energy Star-qualified refrigerators are at least 15 percent more efficient to operate than other refrigerators for sale and at least 50 percent more energy efficient than refrigerators manufactured 10 years ago. Newer model washing machines also offer energy, water and money saving opportunities. An Energy Star-qualified clothes washer can save you $550 in operating costs throughout its lifetime
compared to a regular clothes washer. A new GE frontload washer uses as little as 10 gallons of water for a small load and can save more than 5,800 gallons of water each year. In fact, its total energy and water savings can pay for the initial cost of the washer, based on average use over an estimated 12 years. If you still wash your dishes by hand, you’re probably wasting more than just your valuable time. Throughout an average 11-year lifespan, Energy Star-qualified dishwashers can save $465 in energy and water bills and 55,000 gallons of water – that’s a lifetime supply of drinking

A new tankless gas water heater uses less energy than a standard tank gas water heater because it only activates when you need hot water, and it immediately de-activates when you turn off the faucet. As a general rule, salvers are a little more valuable than ordinary trays, but for the purposes of today’s discussion, we are going to assume that it is indeed a tray and has no feet. J.E. Caldwell is still in business in Pennsylvania and Delaware, and it is a highly prestigious jewelry company with a home office in Philadelphia. Some current collectors would view this initial as just more
decoration, but others see it as a blemish on the overall beauty and would not want to own it unless their initial was “W.” Because the monetary value of silver is somewhat tied to metal content, we would need to know the weight of this piece in troy ounces (1 ounce avoirdupois is equal to 0.91146 Troy ounces) in order to accurately value this piece. We are sure this is a substantial piece, probably with as much as 28 ounces of silver in it, and if this is the case, the insurance-replacement value is in the neighborhood of $1,500 to $2,000.

Economic woes impact local home values

Most Americans still consider having enough money for downpayment and closing costs to be the biggest obstacles to buying a home. That’s according to the 2009 National Housing Pulse Survey, an annual survey released by the National Association of Realtors. The survey, which measures how affordable housing issues affect consumers, also found job security concerns to be the highest in seven years of sampling. Twothirds of Americans think job layoffs and unemployment are a big problem; eight in 10 cite these issues as a barrier to homeownership. Here in Longmont, like most of the country, we have seen that our job economy is the biggest factor in our housing economy. Despite the challenges with the economy and housing market, 83 percent of Americans still believe buying a
home is a good financial decision. Three-fourths of those surveyed also believe now is a good time to buy a home, a number that has increased steadily the past two years. In fact, one-third of renters are thinking more about buying a home than they were a year ago. While Americans are seeing more stability in the real estate market, uncertainty persists. The number of those who feel buying and selling activity has stabilized or stayed nearly the same has grown significantly, from 18 percent last year to 26 percent this year. While nearly three-fourths of Americans are concerned about the local drop in home values, respondents expect to see more stability in the near future. Nearly seven in 10 expect local home prices to remain about the same in the next three months; only 18 percent expect prices to decrease
further. The drop in prices has improved affordability, and consequently, concerns about the lack of affordable housing are the lowest they’ve been in seven years of polling – 34 percent say it’s one of their biggest worries, down from 41 percent two years ago. Foreclosures remain a real concern among survey respondents. Slightly more than half (51 percent) say foreclosures are a big to moderate problem in their area. However, the rate of foreclosures is generally seen as stabilizing; 41 percent say the rate of foreclosures in their area is about the same as last year. Ninety-two percent of respondents said neither they nor members of their immediate family have experienced a foreclosure in the past year, yet it is still a personal concern for many. One in five respondents said they are very or
fairly worried that they will have difficulty making their mortgage payments over the next year. Thirty-two percent say it’s a big or moderate worry that they, or a member of their family, may have their home repossessed or foreclosed because they are unable to pay rising monthly mortgage payments. The 2009 National Housing Pulse Survey is conducted by American Strategies and Myers Research & Strategic Services for NAR’s Housing Opportunity Program. The telephone survey was among 1,250 adults living in the 25 most populous metropolitan statistical areas. The study has a margin of error of plus or minus 3.1 percentage points.
