If they don’t sprout new leaves on existing stems, look for new growth pushing up from their roots. At this time, cut down the older stalks that were left standing after the storm. Trees and shrubs will push new leaves if they’ve been healthy this spring. Examine woody plants for wounds in the bark or torn limbs; clean up the wound with a sharp knife and let the plant heal itself. If the wounds are severe, treat them with a fungicide within 24 hours to prevent canker diseases. The muggy days are not your imagination – Nelson says we’re a little more humid. But this is normal with the housing development springing up along the Front Range. “We have more houses with lawns people are watering. This puts more evaporative water into the air, making conditions humid.” The humidity shouldn’t cause plant problems, so gardeners can relax, as long as they have shade to rest in. Otherwise the scorching heat that’s causing your lawns to brown like toasted marshmallows will have you wilting. “The jet stream has been north of where it typically stays, which is good – it’s holding off the severe weather,” Nelson says. But the heat that comes along with humidity

wasn’t thrilling when it arrived early this year. “We’re a bit on the warm side,” he says, but overall temperatures for this time of year are average. “It may seem like it’s really hot, but a few days of cool temperatures balanced (the average) out.” Lawns suffer under soaring temperatures, especially from poor watering. Check the sprinkler coverage on your yard by conducting a catch-can test to check the amount of water you’re putting down. Gather six to eight cans of the same size and randomly place them around the area with problems, then run your irrigation like normal. Measure the amount you’ve put down. Don’t forget to adjust the run times on automatic sprinkler systems to deliver more water to flowers, vegetables and trees. In general, bluegrass needs 2 inches of water per week, spread out over two to three waterings. Trees planted years ago with drip irrigation should have the lines and emitters checked to make certain they’re delivering enough water for older trees. Then tune in to local weather forecasters for news of the next storm.

If the heat has you pining for the chill days of January, and the hailstorms have you squalling, take a moment to have pity on your plants. Through broiling days, gale force winds and turbulent storms, they’re stuck outside braving the wild weather. “It’s tough to be green in Colorado,” says Mike Nelson, chief meteorologist with Denver’s Channel 7 News. “From late May through the second week of July, colder air aloft with warm temperatures underneath make the atmosphere perfect for hail.” Though the biggest threat is in June, Colorado can have hailstorms throughout the summer. “We’re pretty good forecasting out three or four days. At days six and seven, the weather’s still out in the pacific; if it changes there by 100 miles, it’s a huge shift here, ” says the 20-year veteran of Denver weather forecasting. Should your plants take a pounding, plan to recover your yard. Flowering annuals stripped of their leaves should be replanted with seedlings that show off late in summer. Release your inner designer by picking up flats of these plants on clearance, getting enough to fill your beds, as well as creating matching containers. Severely shredded leaves on perennials should be cut off, leaving less damaged leaves alone. Stems of perennials that escaped heavy damage should be cut back part way to encour-

They call it midsummer’s day, the summer solstice or simply the “longest day of the year.” Under any name, June 21 marks the point when days cease to grow longer. From this point on, the sun sets sooner each evening and the natural world senses this change in the environment. Old European pagans considered this a pivotal day, and even William Shakespeare wrote “A Midsummer Night’s Dream,” inspired by the magical folklore surrounding this auspicious occasion. Healers, witches and housewives traditionally harvest their herbs on this date or shortly thereafter. This time in the season marks the point at which the al-

kaloids and essential oils in the plants are at their greatest concentration. These natural chemicals in the plants are responsible for the fragrance and flavor we desire in our herbs. What makes the herbs so fragrant are the oils concentrated within the stems, leaves and sometimes even the flowers. These oils are highly volatile, so the moment a sprig is cut or the leaves are crushed, the oil begins to evaporate into the warm summer air. Therefore, the key to harvesting midsummer herbs is to handle them with great care. Careful harvesting will ensure the plants will retain their oil content. In the ancient Hungarian perfume-rose fields, protecting oils from evaporation was vital to the harvest, so women picked the flowers all night long to eliminate oil losses. Growing backyard herbs is a great way to save money because you will have a renewable supply of herbs, thus reducing your dependence on store-bought herbs. These herbs can be used, not just for cooking but for repelling fleas, as well. At my website, www.MoPlants.com, there’s a free e-book, “The Dog-Scaped Yard,” that lists the herbs to grow to repel fleas naturally. Take cuttings of the plants and stuff them into your dog’s bed for a potent repellent that makes fleas mighty uncomfortable. Whether you cut herbs from your own garden or those found elsewhere, harvest them in the early-morning hours and use a flat basket or tray so there is minimal crushing of the leaves. Once they’re indoors, wash the cuttings well. Often little bugs or worms are on those leaves and if they aren’t removed, they continue to eat the leaves while they are drying. As soon as the cuttings are clean, shake the remaining water from the sprigs and lay them out to dry on a towel in the shade for an hour or two. Once dry, bundle your herbs by

their stems. Use wire or a piece of twine to tie a loop to the stems to make them easier to hang. If you have herbs that produce material unsuitable for hanging bundles, then use the window-screen technique. A screen allows air to circulate so leaves and flowers will scatter evenly over its surface. This technique works best if suspended from wires or the four corners of the screen are propped up by boxes. Herbs dry best in a cool, dark or shady place with good air circulation. This is often indoors to prevent new bugs from finding a home in the drying bundles. This is also the reason why herbs were often dried in the kitchen so they could be inspected daily for insects. Avoid
placing the herbs where they could be exposed to sunlight, heat and wind. A good place to store the herbs is near the hearth or wood stove, which can protect the herbs in wet climates. Do not neglect your plants after the harvest because they will still be growing vigorously. If well-fed and -watered herbs, such as oregano, spread out, the perennials will produce new growth points, and new shoots will rise to replace the old ones. Properly recorded quitclaim deeds will hold up in court

Q: I recently found out that one of my sisters filed a quitclaim deed on all three of my mother’s properties (two houses and lake property) just three days before she passed away. I have not been able to locate any power of attorney papers filed in the appropriate county, but my mother was hospitalized with pancreatic cancer and under heavy morphine to the point that she was in a virtually comatose state. Do these quitclaim deeds mean that my sister now owns all three properties? Are my other sister and I left out of receiving any of her properties or belongings? A: My condolences on your loss. To make matters worse, it’s awful to think that your sister might have taken advantage of your mother, who, it could be argued, was not of sound mind in the last few days before she died of cancer. You will have to discuss this issue immediately with a real estate attorney who can help you figure out what kind of path you have ahead of you. You will also have to discuss the situ-
ation with your other sister and decide how you will deal with it. But, if your sister did get your mother to sign a quitclaim deed on three properties, and your mother was of sound mind when she did it, and the deeds were recorded properly, then your sister might indeed own all three properties and you and your other sister would be left out of receiving anything from those properties. That’s why you have to speak with an attorney immediately. In addition to all of the legal hills you’ll now have to climb, you also have to deal with a sister who has treated you and your other sister extremely poorly, if it turns out that she forged the deeds or your mother did not have the capacity to sign the deeds. Get copies of the deeds and then review them to see if it looks like your mother signed the documents, and then discuss these issues with your attorney. Q: In 2007, my dad sold a vacation home to my brothers for a $50,000 gain. He agreed to finance the property for them. No formal mortgage was ever drawn up, and
after four or five months he told them to stop paying him the monthly payments because he did not want to have to claim the income on his taxes. Shouldn’t he have claimed the capital gain on his taxes at the time of sale? He never reported anything and they never claimed a gift. I want him to talk to someone about the situation so there aren’t any tax ramifications down the line. My father has dementia now and barely understands what is going on. The title to the property is in my brothers’ names. A: It sounds as though your father wound up giving your brothers the vacation home as a gift rather than as a sale. When your father sold the property, he would have reported the sale on his income tax return. As the home was a vacation home, your father would have had to pay tax on any profit he made on the sale of the home. That profit could have been capital gains or ordinary income depending on how long he owned the property.
If he owned it less than a year and sold it for a profit, he would pay federal income taxes just as he would on all his other income. However, if he owned if for more than one year, he might only have to pay taxes at the capital gains rate of 10 percent or more, depending on his income. When he told your brothers to pay him what they owed, your father would have had to declare the interest they paid on a monthly basis as income. Once he forgave the debt, your brother’s would or could be construed to have received income as a result of the forgiveness of the debt or your father could have been deemed to have given your brothers a gift of the amount they owed. There are quite of number of issues raised in your letter relating to your father’s and brothers’ tax situation that might be wise to be discussed with an accountant. Ilyce R. In articles I’ve written in the past, I addressed the fact that reverse mortgages would grow in popularity as the senior population became better educated on the array of benefits it offered. The number of seniors who have taken out reverse mortgage loans has grown annually. Has this growth occurred only because of the fact that more seniors understand the benefits? While the education piece is a part of it, there are several other factors that play into the increase in volume nationwide. Throughout the last several years, the rates on CD’s have dropped. The stock market has been volatile. Seniors who were counting on their part-time job have been laid off. The value of IRA’S and 401(k)s have dropped significantly. With these devastating occurrences, seniors have turned to the reverse mortgage be-
cause it allows them to take tax free funds out of their home without making payments. While these situations have been alleviated through the use of the reverse mortgage, there is another group of seniors who are using the product as a financial planning tool. Financial advisors have seen their clients lose principal on their investments Hahn throughout the last several years. These advisors are looking at the reverse mortgage as an important tool to get their clients back on track. These tax free dollars from the reverse mortgage can replace investment losses, as well as income losses. At the same time, seniors are looking at ways to purchase long term care and life insurance with the funds from the reverse mortgage when they couldn’t afford it before. There have also been product changes that have made the decision easier on whether to take out a reverse mortgage. Since its inception, the reverse mortgage has been
an adjustable rate loan. While this option has many significant benefits, many seniors did not like the adjustable rate feature. In the last year, a fixed rate reverse mortgage has been introduced. This change has had an effect on the volume of reverse mortgages originated. FHA, the insurer of reverse mortgages, has increased the lending limit from homes valued at $417,000 to homes valued at $625,500. As you can see, the uses for the reverse mortgages have increased as needs have changed. Also, the reverse mortgage has evolved to meet more needs and allow more seniors to take advantage of this powerful loan. If you are older than 62, and have at least 50 percent equity in your home, you owe it to yourself to investigate the advantages a reverse mortgage has to offer. With interest rates being so low, and with the lenders significantly reducing closing costs on certain reverse mortgages, the time is right. Duane L. As I stood in the middle of the quirky room, with all its windows and doorways and nooks and angles, I couldn’t wait to turn this problematic space into a master bedroom suite worth dreaming about. Why not do the same to your bedroom? Make the Space Work First figure out how you want to use the space in your bedroom suite. Once you determine how you want to live in this spacious suite, configure your furnishings to meet your objective. Because the master suite in our designer show house was filled with wonderful natural light, we decided to make it into a private morning room, where you could lounge in your pajamas while enjoying your morning coffee, reading the newspaper and checking e-mails. We selected a charming round table that worked as both a dining table and work space. Then we surrounded it with three matching dining chairs and an upholstered settee. I really like to pair settees or upholstered armchairs with dining tables because they are unexpected and luxurious. My favorite way to sit at a table is with my feet tucked up under me, something that’s tough to do in a dining chair. But in a settee, you are comfortable lounging for hours. Create a Beautiful Bed The bed should be the star of the show in your master suite. In the designer show house, we were given the challenge of using the homeowner’s massive king-sized four-poster bed. Instead of shirking away from the sizable scale of the piece, we embraced it. To give the bed Old World charm, we hung gorgeous drapery panels
from the canopy so the bed became a little room inside the larger room, cozy and snug. If your bed is large or tall, treat it to bedding that’s every bit as regal. Then flank the bed with similarly scaled side tables because tiny bedside tables will be dwarfed by the bed. One of my favorite tricks is to use a ladies’ writing desk as a bedside table because desks can hold their own against a large bed and give you ample space for a lamp, alarm clock and accents. Create Harmony If your suite is divided into two distinct spaces, give each area its own use and personality, then tie them together through your color palette. Pick two or three hues, then repeat them throughout the space through your paint, textiles, artwork and accessories. For instance, if the sittingroom portion of the suite features sagegreen walls and a cream ceiling, in the bedroom portion of the space paint the walls cream and the ceiling sage-green. Then weave both colors into your upholstered furnishings, curtains and bedding. Personalize with Accessories Because your bedroom suite is out of the public eye, you have more freedom to make it personal. Fill the space with accents and artwork that reflect your personality and make you smile. How about covering one wall with a photo gallery of your family? Or create an interesting montage with antique dishes or vintage trays? Spice up tabletops with treasures from your travels, pieces from your favorite collections or masterpieces created by your kids. Want a lender to delay or even cancel your mortgage closing? Then change your “borrower circumstances” between the day you apply for and the day you close a home loan. Lenders have gotten stricter in response to the mortgage meltdown. The latest tightening of the screws comes from Fannie Mae. The mortgage titan’s Loan Quality Initiative, which went into effect June 1, requires lenders to track “changes in borrower circumstances” between application and closing. The rules aren’t new, but Fannie will enforce them more vigorously. For borrowers, it means certain actions are likely to delay or otherwise mess up a mortgage closing. “Any change in circumstance could affect and delay a borrower’s closing on a transaction,” says David Adamo, CEO of Luxury Mortgage of Stamford, Conn. Following are three things borrowers can do to mess up their next mortgage closing. If you want to implode your impending mortgage, get a new credit card or auto loan. Lenders have long admonished mortgage applicants to avoid getting new credit cards and auto loans while home loans are in underwriting. Fannie’s Loan Quality Initiative adds urgency to this request. For example, picture a borrower who gets a car loan a week before closing on the mortgage. The mortgage lender doesn’t know about it. Later, the borrower misses a couple of mortgage payments. Fannie Mae can look back, discover the undisclosed auto loan and make the lender buy back the bad mort-
gage. Even merely opening an account – without charging anything to it – can be a mistake. Retailers often offer discounts to customers who apply for store credit, Adamo says. Charging up credit cards with thousands of dollars’ worth of appliances, tools and yard equipment is another surefire way to muck up a closing. It’s best to leave those cards alone. “Don’t increase your credit card balances at all. Consider paying cash for everything,” says Dan Green, a mortgage planner for Waterstone Mortgage in Cincinnati. Mortgage approval is based partly on debt-to-income ratio. The lender looks at the borrower’s minimum monthly debt payments and compares them to income. If the ratio of debt payments to income is too high, the borrower could be turned down for a mortgage. Fannie encourages mortgage lenders to recalculate debt-to-income ratios just before closing. If a spending spree sends the debt-to-income ratio too high, the mortgage could be doomed. Changing jobs is another good way to derail a mortgage before closing. Other potential deal-breakers include staying with a current employer, but switching from a salaried position to one where primary income comes from commissions or bonuses. “Because the rules about any job change, especially if you go to commission or bonus, usually you need a twoyear history,” says Bob Walters, chief economist for Quicken Loans. “So if all of a sudden you switch from W-2 to some other kind of compensation, and you don’t have the history, a lot of times that income can’t be included. So all of a sudden you’ll find maybe you don’t qualify.”

Nick is about as close as it gets to being the perfect teenager. The 13-year-old is a great student, a baby sitter and role model for his twin 8-year-old brothers – and quite the entrepreneur. His parents, Guy and Natalie, told Nick that if he wanted something, he should “work for it.” So he took the message to heart and has become the go-to guy in his neighborhood for all kinds of odd jobs, including shoveling snow, raking leaves and cutting grass. Because his parents are so proud of Nick, they agreed to give him a grown-up bedroom that will provide some independence – and a little bit of distance from his younger brothers. His grandmother’s old room in the basement was the perfect space for Nick, but the room’s antiques and dusty-rose decor did not say “teenage boy.” So Guy and Natalie called me in and charged me with the task of turning their frilly old basement into a cool-teen lounge. Nick loves gadgets, so I decided to make his space a fun and funky gadget room, full of electronics and music. But first, I needed to get rid of the

granny style and get the masculine vibe going. So I emptied the room, insulated the walls for heat and sound, painted the walls a cool blue and then laid down planks of recycled black-leather flooring. I wanted to make the basement into three spaces that all flowed together – a place for lounging, a nook for sleeping and a station for schoolwork. In the lounge, the first area you see when you walk in the room, I created a feature wall of cold, rolled-steel, handmade wallpaper. The colors of the paper – aluminum, gold, silver and charcoal – give the wall a distressed-metal look. This wall became the jumping-off point for other colors and textures in the room, from the bedding to the paint to the furniture. Against this feature wall, I put in a sleeper sofa in a masculine blue, two funky white-leather-andchrome chairs and a wood-and-chrome coffee table. Adjacent to the lounge, I put in a workstation that features a curved, mottled-gray quartz desk. I then flanked the desk with warm wooden cabinetry and added hip, leather-wrapped hardware. On the other side of the room, I set up Nick’s bedroom. I painted his old headboard a steely grayblue, brought in a new duvet with pale blue, tan
and brown, and added a heap of throw pillows in metallic colors. I then flanked either side of the bed with cabinetry that has open, mirror-backed shelving above and closed storage below. For a personalized touch, I added customized artwork to the bedroom – photos of grass, snow and leaves – to remind Nick of his entrepreneurial endeavors. Lastly, I focused on the fun stuff – gadgets for Nick. I put in a new computer and mixing station in the work area, a wall-mounted flat-screen television in the lounge and a cool light fixture in the bedroom. The fixture is comprised of 16 light bulbs on long wires that hang from a box above his bed. After some final accents and accessories – an area rug, books, a bubblegum machine and a few other widgets and thingamabobs – Nick’s space was complete. By using accents, funky furnishings and a handful of customized gadgets, I turned a granny space into a basement retreat that is as unique as the teen who’s moving in. Now that’s divine. Dear Helaine and Joe: My father-in-law has owned this old goat cart for more than 30 years, and he was wondering if it had more than sentimental value. The tires are rubber, and there are some nicks and scrapes to the paint, but it is original and in decent condition. – D.B. Dear D.B.: There is a dedicated group of collectors who are interested in anything related to firefighting and firefighting memorabilia. Pieces that fall into this category are called “firematic” objects, and they include badges, helmets, belts, engraved speaking trumpets, extinguishers, fire marks and nozzles. This intriguing goat cart is marked “Midland Park, New Jersey Fire Department.” Interestingly, there is a real Midland Park, N.J., Volunteer Fire Department that was established in 1909 and exists to this day. Located in Bergen County, Midland Park incorporated as a borough in 1894. Bergen County is located in the northeast portion of the state. Goat carts, which could be pulled by goats, dogs or ponies, were popular in the 18th and 19th centuries, and representations of goat-cart racing can be found in American paintings from the mid-19th century. “Working goats” and goat harnesses are still available for purchase, and we must conclude that while goat carts are

seldom seen today, they are not completely unknown. Children were the main targets for goat carts, but they were also used for work around the farm, such as carrying produce to market or doing other chores that required a cart pulled by an animal. As a side note, some speculate that the more familiar term “go-kart” is derived from this term. We feel this particular goat cart may be a one-of-a-kind object made for a specific child, probably in the 1920s or 1930s, but possibly as late as 1950. Pricing something like this is difficult because there are no comparable items available. As a clue, we fell back on prices of pedal cars representing fire engines and other related products, but we realize that this is not a great indication because pedal cars were more mass-produced than this goat cart. Unfortunately, the condition of this piece is a little worse than the letter indicates, and the paint loss on the cart’s lower portion is fairly extensive. This is a minus, but not a huge one because restoration to this sort of toy/device is acceptable to most collectors. This cart is most valuable in Bergen County, N.J., and we decided it should conservatively bring $800 to $1,200 at auction, with an insurance-replacement value of $1,500 to $2,500. Summertime, and the living is easy. The flowers are blooming and the warm weather beckons us to come out and play. How about bringing some of summertime’s outdoorsy feeling inside? Of course, fresh flowers always look great in the home. The vase you select can make a big difference in terms of the mood. Formal vases are great, but with the carefree feel of summer, something more whimsical might be in order. Consider placing freshly cut flowers in
an old-fashioned, tin watering can. Do you have champagne tastes on a beer-bottle budget? Bowls filled with fresh fruit are always a welcome sight anytime of the year, and summer invites us to partake of nature’s fruits with more gusto. Choose bowls in colors that complement your decor. These can be inexpensive, too, if you purchase the plastic kind at a home-decorations store. Since summer is such a casual time of
year, consider using colorful paper plates once a week for dinner. It will be festive, fun and easy to clean up. Are white paper plates less expensive? Sometimes, we can add simple accessories to a room that will change the feel. Consider purchasing a birdhouse for indoors. It will bring the outdoors in, and help a room feel like a part of nature. The fireplace won’t see much use in the summer, so why not clean out the
ashes and fill the space with large, artificial ferns? You can use real ferns if there is enough sun hitting them. Simply rearranging the furniture can give a refreshing, new feeling to a room.
