In a season of cost-cutting and staycations, many Americans are taking a second look at their outdoor living area. Whether you’ve got a sprawling yard, mid-size patio or even a single balcony, you can create a great space for relaxing and entertaining, say designers Mallory Mathison, Janine Carendi and Brian Patrick Flynn. Sprucing up outdoor space doesn’t have to cost much. Prices for new outdoor items are likely to be lower this summer than last year, and the flea market/yard sale circuit is full of treasures needing only

Define the Space “Think of it as an outdoor room,” Flynn says. “Just like a house has four walls, I like to visually create four walls outside, even if it’s a small space.” Construct a pergola or simple wood frame around your outdoor dining area, which will define the space without penning you in. It can be attached to your home or freestanding. Flynn suggests attaching curtains to the upper supports; this adds drama to small spaces and breaks up larger ones. privacy screen,” Flynn says, while still keeping things airy. Choose potted plants that remain lush all summer, Carendi says. “If they flower a short period of time, that’s fine. But make sure the leaves are green the rest of the time.” For flooring, Carendi suggests covering cement patios with decking tiles for a more organic look. If you have a deck, Flynn suggests painting it the same color as your house.

Lighting For daytime, umbrellas do double-duty: blocking unwanted sun on blistering days and gathering warmth around your table on chillier ones. In urban townhouse gardens, Carendi says, they can also be angled to block an unappealing view. At night, these designers love adding a warm glow outdoors. Try using hurricane lanterns or hanging a candelabra filled

with pillar candles.

Seating and Dining The range of choices in outdoor furniture – especially compact pieces for small spaces – has increased in recent years, says Carendi. Her advice: Prices should be low this summer, so go for quality. You’re seeking not just style, but also comfort and durability. Flynn and Mathison suggest combing flea markets for old wrought iron and rattan pieces. Add a fresh coat of spray paint, says Flynn, then “cover cushions with brand new outdoor fabric. You’ve got this one of a kind, designer-looking set for pennies on the dollar.” Mathison agrees: spray painting, she says, “is so noncommittal. If you paint it lime green and then hate it, you can always do it again.” For outdoor dining, Flynn suggests a large, low wooden

table, which you can make yourself by adding legs to a slab of decking or an old exterior door. For a small space, such as a balcony, don’t pick a table that’s too tiny, Mathison says.

Art and Accessories These designers advise having fun with bold color outdoors. White or light colors will show dirt and pollen quickly, so go for deeper shades. No need to match outdoor styles and colors with your home’s indoor design. But Carendi recommends keeping all the small details (plastic dishware, napkins, upholstery fabrics) in coordinating colors. Flynn’s advice: Bring art outdoors by having a favorite image, perhaps a photo you’ve taken, made into a large outdoor banner – the weatherproof kind stores use for advertising a sale – to hang on an exterior wall.

A previous column brainstormed on how to achieve curb appeal for your home. We spoke of repainting that front door. Now how about adding a door knocker? There are so many door knockers to choose from, one is bound to strike your fancy. Do a Google search of “door knockers” and you’ll find so many to choose from that it might take days to view them all. Cost will vary according to size and complexity. How about replacing the door knob? New door knobs will also perk up that front entrance. If your house is painted in warm colors, a brass or copper knob will be appropriate. If your house is cool colors, such as pale shades or white, silver metals will look

great. And don’t forget to freshen up the hinges, kick plate and doorbell to match. All of this should cost around $100. Remember the flowerbed suggested around the house for the landscaping? How about window boxes to add charm? They are easy to install. Brackets screw right into the house. If you choose wooded boxes, they can be painted to complement your house colors. If you choose synthetic boxes, they require no maintenance and they do have a good look to them. Now just add plants or flowers and create a great, homey feel. Get ready for the tomato throw down Gardeners, get out your love apples, because when it comes to tasty tomatoes, Colorado has a lot to be proud of. Our prowess in the competition is so good that, for the past six years, we’ve been chosen to host the NatureSweet Homegrown Tomato challenge (naturesweettomatoes.com). This year the throw down takes place Aug. 22 at King Soopers, 15200 West 64th Ave. in Arvada. Contestants will vie for top honors in two categories – large and small – to see who has the sweetest tomato. Winners walk away with a $2,500 first prize. All you need to do to enter is bring three large or 10 small tomatoes (all the same variety) to the contest. Visit their Web site for times to enter. But first, you need to get those tomato plants past the ravages of summer. This season those vines are a little moody, developing an alarming amount of problems. Here’s a list of trouble your plants may run into and a few Carol O’Meara simple steps to help control Colorado State them. University Extension What: Leaves turning yellow with purple veins. Fruit is small and tasteless, and the plant looks as if sugar were spilled on it. Cause: Psyllids, small sap feeding insects whose saliva causes the plant to grow oddly. Look under leaves for the scale-like nymphs. Their waste, called lerps, looks like sugar. Cure: Tiny psyllids can mean big problems for tomatoes, severely stunting fruit, so at the first sign of them, spray with insecticidal soap. What: Green plants turning blonde, yellowing from the bottom up. Older leaves have brown spots with concentric rings, and sometimes stems or fruit is blemished. Cause: Early blight is a fungus spread by water, insects and gardeners. Cure: Pick off diseased leaves, and keep the ground free of debris. Spray healthy leaves with potassium bicarbonate or dust with sulfur to shield them from infection. Give plants room to grow without crowding them and use drip irrigation to prevent splashing water. What: Black, sunken, rotten spots on the bottom of fruit. Cause: Blossom end rot, caused by poor uptake of calcium. Though calcium is plentiful in our soil, irregular watering and excessive heat prevent the plant from using it. Cure: Use a timer to automatically turn on and off the irrigation, and mulch plants to keep the soil from drying out too rapidly. What: Limp, wilting leaves that don’t perk up in the evening or after watering. Older leaves yellow and die, younger leaves become bronze

with brown spots. Cause: Fusarium Wilt, which blocks the water transport system of the plant. Tomatoes that are VFN are resistant to this disease, but heirloom varieties may suffer. Cure: Sadly, once the plant is infected it can’t be cured. Pull and destroy it. The problem remains in the area for several years, so plant your tomatoes, eggplant, potatoes and peppers in another spot for the next three seasons. What: Mottled yellow and green leaves, or leaves with purple spots. Plants are small, yellow and bushy. Leaves are misshapen and look stretched out like taffy. Cause: Cucumber mosaic virus or tomato spotted wilt virus. Viruses can cause odd-looking problems. If you notice your plant suddenly looking like it’s from outer space, with leaves elongating like a shoestring, becoming curled or cupped, it may be a virus. Cure: Pull and destroy the plants. What: Leaf spirals, cupping or distortion. Cause: Tomatoes are sensitive to herbicides. Many gardeners don’t spray their food plants; instead, the damage is from drift. Drift can occur from applying weed killer on windy days. Cure: Limit applications of weed killer to cool times of the day when wind is calm. Six reasons why your home won’t sell

The spring selling season – such as it was – has quickly faded away. Homeowners who want to sell are now pinning their hopes on the third quarter of 2009. With a strong buyers’ market in place, many sellers are bound to be disappointed, as buyers skip over their homes for others nearby. Why do some houses sell? Here’s my list of 6 reasons why your home won’t sell. 1. It looks drab in photos. Since the vast majority of home buyers start their search for a home on the Web, your house had better look fabulous in print. If it doesn’t track well online, no one will take the time to see it in person. Hiring a landscaper to trim your bushes and trees, plant some fall color, aerate your grass and edge your flower beds is a smart use of cash. But you’ll also want to power wash your exterior and perhaps repaint trim to make it jump out in photos. Having your home look picture perfect online just makes home buyers want to see how good it looks in person. 2. It’s overpriced for the neighborhood. If your neighborhood is filled with foreclosures and short sales, you’ll be hard-pressed to get top dollar, even if your home looks better than all the rest. However, if you have just a few foreclosures, you may be able to overcome any

objections by pricing your home correctly. In this case, correct pricing means figuring out at what price point buyers are looking in your neighborhood. If everyone is looking at homes priced at $250,000 or less, that’s the price point you want to be at. If your home looks great, and is priced right, you’ll get traffic through the front door. If you can’t afford to sell at that price level, then you should consider removing your property from the market and renting it or simply taking your home off the market until the economy improves. 3. There’s no “Wow!” factor inside. Once you get buyers inside the house, you need them to be wowed by what they see. Hiring a professional stager can work wonders, turning a blah interior into one that looks sleek and polished. Remember, the closer your house looks to the homes featured on HGTV and Bravo, the more likely you’ll be to attract an offer. If you don’t want or can’t spend the money on a professional stager, consider watching a few staging videos online. You’ll find out that you need to clear out the clutter, clean off the countertops, clean out closets, get rid of things you don’t need or use, and make your home clean looking, spacious and attractive. ExpertRealEstateTips.net that you might find useful. 4. No one knows it’s there. Your agent isn’t getting the word out, either because the property isn’t listed properly on the multiple listing service (MLS), or because he or she hasn’t posted it on Craigslist, Zillow or other online search engines that don’t feed directly from her MLS posting. These days, your property needs the widest possible exposure in order to sell. Online marketing should include a Web site that has the property’s address as the URL (you can sell it to the buyer as part of the house deal) and as many photos, floor plans and video as possible. Offline marketing needs to be top-notch, as well. You’ll want to spread the word in the neighborhood, at the office, at your children’s schools and through friends and colleagues. This isn’t the time to be shy. 5. Your commission isn’t high enough or the agent isn’t splitting the commission equally. Agents will tell you they won’t push a buyer to make an offer on a house simply because it has a higher commission. But many agents see no harm in making sure their buyers see as many properties that are in the right price range – and offering a generous commission helps you get a spot in that line up.

But you need to make sure your agent is splitting the commission equally with whoever brings the buyer. Some listing agents will take 60 percent of the commission instead of sharing it 50/50, which won’t help you. 6. Your house won’t pass inspection. If your house looks great, but the faucets leak, the windows don’t lock, the ceilings have water stains, and the furnace is on its last legs, buyers may decide to make an offer on the next house. If you are lucky enough to secure an offer, failing a professional home inspection is one way to lose the only offer you may get. Hire a professional home inspector to give your home a thorough inspection before you list it. That way, you’ll know in advance where the trouble spots are, and can take care of them before the first buyer crosses your threshold. There are six identical plates in pristine condition, and they are marked “Crest-o- Gold,” “Safin” and “Warranted 22k.” We believe their origins to be European, but any information would be appreciated. – K.G. Dear K.G.: It is pleasant to think of these plates as European, but in reality, they are as American as the proverbial apple pie. They were made, at least partially, by Sabin Industries in McKeesport, Pa. This company, founded by Samuel Sabin in 1946, did not manufacture china, but it decorated blanks purchased from ceramics companies that made the actual pottery and porcelain. Sabin applied decoration to these blanks – often by using decals – and then resold them to a variety of wholesalers or retailers. We know that Sabin Industries supplied the Quality Stamp Co. of East Liverpool, Ohio, and Sabin may have supplied decorated dishes to other trading-stamp companies, as well. In the mid1960s, Sabin Industries was bought by Chase Enterprises,

which had just purchased Mount Clemens Pottery in Mount Clemens, Mich. When the Sabin Industries building burned in 1979, the entire operation moved to Mount Clemens. The use of a decal achieved the central design on the plates in today’s question. The decal is a modern version of the transfer print that has been in use since the 18th century. The particular decals seen on the plates belonging to K.G. are given a number of names, including the most popular, “George and Martha” – a reference to George and Martha Washington. These plates are not antiques because they are probably circa 1955, but despite their relative youth, there are collectors who are interested in this design. Debt forgiveness in few modified mortgages By Holden Lewis bankrate.com

Less than one in 50 mortgage modifications includes debt forgiveness, which is considered the surest way to prevent foreclosure. For every troubled homeowner whose mortgage principal is reduced in a modification, 39 others end up with more housing debt as lenders tack on missed payments, late charges and even attorney fees to the loan balance. Lenders are reluctant to reduce principal on delinquent mortgages, and the Obama administration’s Home Affordable Modification plan, or HAMP, doesn’t force them to. That needs to change, consumer advocates say. “Ultimately, we believe in order to be effective HAMP may need to mandate principal reductions,” says Diane Thompson, counsel for the National Consumer Law Center, told the Senate Banking Committee. “With one out of five homeowners under water, significant readjustments in principal balances are necessary for the economic stability of the country.” No one expects lenders to forgive mortgage debt as eagerly as they granted it to unqualified borrowers. So it probably would take political pressure to make them do it. Such pressure doesn’t seem forthcoming. In a recent letter, the secretaries of Housing and Treasury ordered mortgage servicers to hire more people to process modifications, mail more letters to borrowers and appoint highlevel liaisons to federal regulators. There was no mention of which types of modifications the servicers should offer. A number of researchers found that the most successful mortgage modifications involve debt forgiveness. Yet, according to the Comptroller of the Currency and the Office of Thrift Supervision, just 1.8 percent of modifications in the first quarter of 2009 forgave debt. That’s about one in 50 modifications. The other 49 modifications

consisted of rate reductions or rate freezes, term extensions and capitalization, which means that the missed payments and fees were added to the homeowner’s debt burden. Some 70.2 percent of modifications included capitalization: Meaning for every troubled borrower who got debt forgiveness, 39 ended up owing more. The average amount added to mortgage balances was $10,800 of the 3.5 million privately securitized mortgages, according to a study by Alan White,Valparaiso Law School. “It is apparent now that mortgage modifications will succeed in achieving sustainable repayment, and in reducing the aggregate debt overhang, only if they include reductions of principal to align debt with property values,” White writes. White and other researchers have focused on the issue of what kinds of modifications result in fewer foreclosures. There are other issues, too: Is it fair to forgive the debt of feckless borrowers? How does a servicer figure out whether the optimal financial outcome is foreclosure or modification? But one thing is clear: Debt forgiveness is effective at preventing foreclosure. There’s an obvious reason and a not-as-obvious reason that principal reductions result in fewer foreclosures. The obvious reason is that less debt equals a smaller monthly payment. People get modifications because they have trouble making their mortgage payments. In their quarterly mortgage metrics reports, the comptroller and OTS don’t track the success of mortgages involving debt forgiveness. But they do track the success rate depending on whether the monthly payment was increased, stayed the same or decreased by a little or by a lot. It turns out that six months after modification the loan is twice as likely to be 90 days past due if the payment was increased than if the payment was decreased by 10 percent or more. The less obvious reason that

debt forgiveness is effective: Homeowners are more likely to let foreclosure proceed if they owe more than the house is currently worth. If a lender forgives enough debt to eliminate negative equity, the borrower is less likely to default. “More simply put, loan to value has always been the most powerful predictor of default. Borrowers whose homes are worth less than what they owe are more likely to default, either in a ’ruthless’ manner or because they cannot afford to sell the house if they need to,” write a trio of researchers from the University of North Carolina. The researchers – Lei Ding, Roberto Quercia and Janneke Ratcliffe – concluded that modifications were more effective when monthly payments were lowered, and that principal reduction worked best. Ratcliffe says she’s not campaigning for everyone to get debt forgiveness. “Modifications need to be adapted to individual situations to be effective,” she says. “There are a lot of things you can do – term extensions and principal reductions and rate reductions. You know, I can do principal reductions for everybody– it would be silly to do it for people who have equity in their house. And some loans are so far underwater that you can’t.” Even some mortgage investors – the people and institutions owning loan pools – make the case for debt forgiveness. Curtis Glovier, representing the Mortgage Investors Coalition – whose members collectively own $100 billion in mortgage-backed securities – told the Senate Banking Committee this month that his group favors principal reductions in some cases. “The best solution to our nation’s mortgage crisis is to significantly forgive principal on firstand second-lien mortgage debt in connection with the refinancing of the overextended homeowner into a new, low interest rate mortgage through the Hope for Homeowners program,” Glovier says.
