Remodel like a professional Now is a great time to invest in your home, and renovating your kitchen is usually the most cost-effective upgrade you can make. As the room where families spend the most time together, the kitchen can be enjoyed on a daily basis and much of the renovation cost can be recouped when you do decide to sell. Get the most out of your remodel by keeping the answers to these common remodeling questions in mind.
pick out the style of kitchen you like best, you need to first consider how your kitchen fits your lifestyle and how you need it to function. Think about whether or not you have ample space to work efficiently or enough storage for your kitchen tools. If you use the space to pay bills and handle other household business, think about adding an office area. Once you know what you need from your new kitchen, you’ll be able to incorporate everything you need in your remodel.
Where’s the best place to begin? According to “My Home, My Money Pit” by Tom Kraeutler and Leslie Segrete, you should start at the end by determining how you want to use the remodeled space. Although your primary inclination will be to
What makes a kitchen remodel more or less expensive? Kraeutler and Segrete say cabinets can be the single largest expense in a kitchen remodel. If you’re looking to cut back on expenses, existing cabinets can often be repaired,

reinforced or refinished instead of replaced. Just be sure to check your cabinets’ construction. If they’re made of veneers, they can’t be sanded or stained, so painting will be your only option. Surfaces are also another area where you can splurge or save, it all depends on the materials you choose. Look for more cost-effective options for counters, backsplashes and floors to keep your budget in check. But
like any major purchase, you should only spend what you can afford.
What is the kitchen work triangle and why is it important? When remodeling your kitchen, keep the work triangle in mind – the kitchen area from the refrigerator to the main cooking area to the sink. It’s important because all the key kitchen activities – food preparation, cooking and clean-up –
take place in adjacent locations, improving the functionality of your new kitchen by streamlining the meal-making process.
What is the most desired kitchen feature? The kitchen island has become the must-have item in any kitchen. Since it’s centrally located, the island is easily accessed and ideal for various kitchen tasks. LONGMONT

Mirror, Mirror The fairest mirrors of them all can remake a room By Kim Cook The Associated Press

When Louis XIV decided that the royal palace at Versailles should have a huge Hall of Mirrors, his minister of finance saw an opportunity. Jean-Baptiste Colbert, a fierce nationalist, was determined that Paris be able to compete with Venice in producing luxury products like silk, lace and mirrors. He recruited Venetian artisans to come to Paris to craft all 357 of the hall’s mirrors. They devised a method of pouring hot glass onto an iron table that allowed them for the first time to make big mirrors. With its elaborate ceiling art and solid silver tables, lamps and orange tree pots, the magnificent 17th century hall was the setting for balls, births and even the signing of the Treaty of Versailles. We might consider mirrors the way feng shui practitioners do. They see mirrors as serving three purposes: expansion, reflection and deflection. A well-placed mirror, particularly one that reflects an open doorway or window, can open up a small space. It doubles the feeling of space and, in feng shui, serves an even greater function: It’s believed that when a mirror reflects something good, such as a family portrait, pleasing scenery or symbolic object, its positive effects are doubled. Bagua mirrors, on the other hand, are seen in feng shui as bad-energy deflectors used on the outside of the home. “They’re a focal point in bathrooms, functional in bedrooms and closets, can serve as accent pieces on dining room walls and in foyers, and add height and light to small, dark spaces. When designing a room, it’s the one thing I almost always use,” says designer and HGTV celebrity Will Smith. Round mirrors can be especially smart looking. Pottery Barn has an Art Decostyle beveled glass beauty that hangs on a faux leather strap. Another is wrapped in sustainably harvested cherry tree bark. In Rocky Mount, Va., Uttermost has a stable of artists creating mirror designs, such as Grace Feyock’s “Raindrops,” a

constellation of tiny mirrored circles orbiting a larger one. Her “Kellan” is a swirl of silver leaf around a beveled mirror, and “Tamryn” boasts a headdress of woven palm tree fibers. And mirrors don’t have to be hung. Prop one on a dresser or console with a few favorite objects placed in front of it; you’ll enjoy your things from two vantage points. A large mirror placed at floor level in an entryway comes in handy. Horchow’s version features a mirrored frame which helps bounce the light around. MirrorMate, in North Carolina, offers groupings of “Pizzazz” custom-framed mirrored squares, with a personalized look. Use them as artwork run up to the
ceiling, or as a decorative headboard. The company also custom frames existing raw mirrors, such as bathroom vanities. The frames attach directly to the mirror. Do the perimeter or, on an especially large mirror, frame just the area over the sink to add a dramatic, finished look. Seura, a Green Bay, Wis., firm, has adapted new technology to create a sleek mirror/television combination. Turned off, you have an attractively framed mirror, but press a button and the mirror morphs into an LCD TV screen. Mirrored finishes also are turning up on dressers, shelving, backsplashes, candlesticks and even fireplaces as a relatively inexpensive way to add glamour and lightplay to a space.

Taking care of the lawn Occasional deep soakings of lawns and garden beds are far better for plants than frequent, light sprinklings. After watering, the soil should be moist down to four inches. Check by plunging a screwdriver into the ground. Keep sprinklers from irrigating paved areas, and water in the morning to reduce evaporation loss. – The Washington Post

CHOOSE ONE offer good for a limited time only. One incentive per home purchase.
When I redecorated my living room this year, I struggled with a few of the decorating decisions, like what color palette to choose and what pieces of furniture I’d need. I knew I wanted a naturalfiber area rug. I have fallen for natural-fiber rugs, officially known as vegetable-fiber rugs. They look great with just about any decorating style, from traditional to modern. Their subtle texture and subdued color work with any color scheme. They wear like iron, so they are family friendly. And they are so affordable you don’t feel like you’re making a lifetime commitment when purchasing. For my living room, I picked a large sisal that covered most of the floor. In the winter, I layered Persian rugs on top to warm up the two distinct sitting areas. But this summer, I rolled up the wool rugs so I could enjoy the crisp look of the sisal. I’m so crazy about the effect I may install wall-towall sisal in my bedroom. If you’re in the market for an area rug, you can’t miss with vegetable-fiber rugs. But as with any design decision, the more you know before you buy, the happier you’ll be. So I asked Jerry Williams with Design Materials Inc., where I get my rugs, for the scoop on fiber flooring. First, Williams suggests learning about the different vegetable fibers so you can pick the one that works best in your home. Sisal, my favorite, is
made from the same cactus plant used to make tequila. The pulp is spun into ropes, which are then woven into mats. With its clean, bright appearance, sisal is a great choice for those who want a transitional or contemporary feel. While seagrass rugs have a similar look to sisal, the fibers are different. Seagrass is a reed that grows in marshy areas. As a result, the grass has a natural coating that allows it to more easily repel moisture. Coir rugs are made from coconut husks and are the roughest. It’s best to use them for walk-off mats by your door or on a screened porch. While these are some of the most common vegetablefiber rugs, you can also find rugs made of hemp, jute, bamboo and even woven paper. You’ll also need to pick how the edges of your new rug will be finished: surged or bound in cotton tape. I’m a fan of cotton tape, but picking the right color can be tricky. Light-colored tapes look marvelous and are so versatile you can move them from room to room. However, they will show dirt more readily. Dark-colored tape hides dirt, but when you pick a distinct color, like navy or red, you limit your design options. While vegetable-fiber rugs are durable, they are not indestructible, Jerry warns. Like any natural product, they can break down under wear and weathering. So he suggests keeping the rugs away from moisture and treating them with stain protector to prevent spills and dirt from absorbing into the fibers.

Show no fear when pruning By Joe Lamp’l Scripps Howard News Service
It doesn’t seem logical that in order to stimulate a plant to grow, it needs to be cut back, sometimes way back. Why would you cut something back that may look perfectly healthy? Pruning is necessary for several reasons: to control size or shape, to remove dead or diseased branches or limbs and to improve structure or to stimulate new growth or flowering. Pruning can also improve the health and look of a plant by allowing more light and air into the center. When a terminal bud or growing tip is removed from the parent plant, a growth-suppression hormone called auxin is removed, as well. Auxin, which is located in the terminal buds, suppresses the growth of
other lateral buds below, signaling them to remain dormant. By removing the tip, nearby buds are no longer suppressed and may grow rapidly in response. If leaf buds are present on both sides of the branch, you will likely get two or more new branches for each one that is cut. Early spring is generally the best time to prune, just before new growth starts to develop. Most plants and trees use stored energy from fall and winter and will produce new growth just below the pruning cut. Late winter is the next-best time to prune, before new growth occurs. Although pruning stimulates new growth, in winter plants will typically not break dormancy until temperatures signal the appropriate time, even if
pruning has recently taken place. Early to mid-summer, after full leaf expansion, is an acceptable time. However, much of a plant’s stored energy has gone into producing the new growth of spring. If you cut this new growth off, you’ve wasted the plant’s energy. The least-favorable time to prune is early to mid-fall. Pruning at this time can signal the plant to produce new growth, just as it is sending nutrients and energy into reserves for the cold months ahead. Not only can valuable reserves be diverted back into new growth, new growth can be damaged or killed by colder temperatures. This is especially true for evergreens. Proper timing of pruning needs to be considered for flowering shrubs. Certain
shrubs bloom on new wood. These shrubs produce flowers on the current season’s growth. They can be pruned in late winter and still produce flowers the same year. Examples include butterflybush, abelia and clethera. Other shrubs produce flowers on old growth or wood pro-
duced from the previous year. Pruning these shrubs in late winter would remove all the flower buds already formed. Azalea, rhododendrons, hollies and forsythia are among this group. Cookie jar has some value By Helaine Fendelman and Joe Rosson Scripps Howard News Service
Dear Helaine and Joe: Enclosed is a picture of a cookie jar left in a cottage that we bought in New Hampshire more than 30 years ago. I would like information on it if possible. The only marking on the bottom says “Baker 24. It is in perfect condition, with no cracks or chips. Thank you. – A.K. Dear A.K.: Marks can be a big help in identifying antiques and collectibles, but they should not be relied upon totally. A great deal of care needs to be taken to ensure that the marks on a given piece are genuine and not just there to fool unwary collectors. The mark on the bottom of this particular piece does not read “Baker 24 (or if it does, there is a serious problem). The
mark actually reads “K24 Brush USA, and the Brush Pottery Co. used it. This firm originated in 1925, when the McCoy family withdrew from the Brush-McCoy Pottery Co. George S. Brush became general manager of the J.W. McCoy Pottery Company in 1909. He had previously worked for J.B. Owens Pottery, Globe Stoneware, The Crooksville (Ohio) Clay Products Co and his own Brush Pottery. As a result of a merger in 1911, J.W. McCoy Pottery Co. became Brush-McCoy. When the McCoys withdrew from this arrangement in 1925, Brush continued in the old plant in Roseville as Brush Pottery until 1982. The products were sometimes marked with the name “Brush and representations of artist’s brushes and/or artist’s palettes. The company made a variety of

Most home buyers have encountered a “lying listing” – the house for sale that doesn’t even remotely resemble its colorful description in the Multiple Listing Service or classified ad. Jon Boyd, an exclusive buyer’s agent and broker for The Home Buyer’s Agent in Ann Arbor, Mich., recently showed a self-described “stunner” to one of his clients. “The only thing that would ‘stun’ anybody about the house was how bad the previous owner did the work to ensure that every room would need to be redone,” Boyd chuckles. “I don’t know what was going through the listing agent’s mind to say that.” Presenting all homes, even the nightmares, in the best possible light is part of the listing agent’s job, of course. Most buyers know this and view colorful descriptions with a healthy skepticism. However, the collapse of the U.S. housing bubble and the nation’s subsequent slide into recession have inspired blarney that stretches the limits of credulity, Boyd says. “These days, with the greater demands on the market, we probably are seeing more strangeness and stretching the truth,” Boyd says. “It’s frustrating for buyers when the expectation and the reality are two totally different things.” Yes, Realtors are desperate to sell homes in a stagnant market with mounting inventories. But descriptions of houses these days can be flat-out inaccurate. “We routinely run into transactions now where the listing agent hasn’t physically been in the house,” Boyd says. This is especially true in short sales and foreclosures, he says. “On foreclosures, the bank that’s in another state will often pick a low-bid real estate company that is in a different community than the house is,” Boyd says. “The bank hires a property management company to put a lock box on it and the real estate company writes up their description based on whoever they sent to take a few photos of it.” Because most agents represent buyers and sellers, they know how to write – and how to translate – the code words. “We buy with our feelings,” says Jay Izso, a real estate behavioral psychology
specialist. “These words and phrases are designed to get you in the door, but not much more.” Izso says the flattering phrases serve another purpose close to the listing agent’s heart: pleasing the seller. “If I accurately call a guy’s house a dump, how long do you think I would have that listing?” he says. Boyd, a past president of the National Association of Exclusive Buyer Agents, or NAEBA, was so amused by these codified euphemisms that he compiled a translation guide with the help of NAEBA members nationwide. For example, he cites the commonly used term “cozy” and says the connotation to savvy Realtors is that there isn’t much space in the house. “It triggers the Henny Youngman in us: ‘This house is so small that you have to go outside to change your mind,’” Boyd says. He says that although some of these phrases can be taken to extremes, a little hyperbole is not necessarily a bad thing for buyers. “I would rather take the time to show a buyer an extra five houses that they don’t want because it’s too cozy or smells bad or whatever so that the buyer has a better reference on what they are getting and the compromises to make on the house they do choose,” he says. The industry acronyms he’s more worried about these days are “BATVAI” and “IDRBNG,” which stand for “buyer’s agent to verify all information” and “information deemed reliable but not guaranteed.” “We’re seeing more and more of those listings now,” says Boyd. “The idea is that the listing office doesn’t want to take responsibility for actually measuring the property or adequately describing it. Izso says the Internet and the explosion of mobile devices like smart cell phones largely have made listing comments irrelevant. The National Association of Realtors’ 2008 Home Buyer and Seller Survey found that 87 percent of home buyers use the Internet to search for homes. Nearly as many buyers (32 percent) first learn of a listing online as from their real estate agent (34 percent).
