ew Vancouver Island developments have received as much attention as GableCraft Homes’ masterplanned seaside community at Royal Bay, a familyoriented community in Colwood. And with good reason. Those looking for a contemporary, new construction home in Royal Bay will want to set their sights on The Coral, GableCraft Homes’ newest two- and three-bedroom townhome development, only 30 minutes from downtown Victoria.
It’s an offering of affordability, coupled with an amenityrich location, including urban conveniences, stunning ocean access (the community is bordered by 1.3 kms of shoreline along the Juan De Fuca Strait), and forested trails at your fingertips. The lifestyle is second to none: worry-free living to spend quality time with your family and friends. These townhomes are proudly designed for flexibility
INSPIRED INTERIORS From the moment you’re inside, you realize it’s something pretty special. The interiors are bright and airy, characterized by nine-foot ceilings on the main floor with large windows to allow lots of natural light, high-quality engineered vinyl plank flooring throughout the main living areas, and neutral colour schemes, an opportunity to inject colour with your furnishings to compliment your discerning taste. There’s a powder room on the ground or main floor, particularly convenient for guests, and energy-saving features, including ‘hot water on demand,’ and highefficiency forced-air natural gas furnace. Home chefs will marvel at the efficient gourmet kitchens, complete with 30-inch extended single bowl undermount sink for easy cleanup, durable quartz countertops—a functional prep space, slab cabinets, and standard stainless-steel Whirlpool appliance package, including gas range, and Panasonic microwave. ne minute you rely on your shower for relaxation, to soothe muscles or melt the day’s stress away, the next, for rejuvenation and a cool and invigorating rinse. Ultimately, it’s hard to argue the self-care benefits a good shower can provide. And of course, its utilitarian role, too—hygienically speaking. Showerheads are the unsung heroes of the bathroom. In all likelihood, you don’t realize how ineffective your showerhead is until you experience what you’ve been missing. Whether you’re considering an upgrade, embarking on a bathroom reno, building new, or looking to create a luxurious five-star in-home spa experience, the experts at Splashes Bath & Kitchen can help you navigate the wide variety of shower fixtures and product options. “When you come into our showroom for shower fixtures, one of our consultants will ask about your shower goals, so they can understand if you’re open to exploring new shower items, or if you require a specific fixture to fit within the constraints of your current setup,” says Andrew Silbernagel, marketing manager. “There’s also an array of things to consider like, the size of your space, pressure, water use, accessibility, and your budget, which are all things you can discuss with our experts.”

“Also check out the Kalia collection, with RoundOne and SquareOne rainheads and handheld showerheads.” UNDER PRESSURE Tired of the dribble? Most eco showers are designed to run on high-pressure systems. A good water-saving showerhead delivers the feel of full-volume water while mitigating water costs. “These days, good water pressure doesn’t mean it’s less powerful,” reveals Silbernagel. “It comes down to style and shape, and the pressure of your home system, which plays an important role.” Low-flow high efficiency showerheads can reduce water consumption. A flow aerator (water-conservation device) makes efficient use of the water flowing through the showerhead, typically mixing air into the water stream, conserving water and energy by as much as 50%.
SPA-WORTHY EXPERIENCE If you’re routinely off to your health club/gym, mainly to sit in the steam room, it could be time to create your own. An in-home steam is the ultimate in health and wellness, with pore-opening heat that relaxes both the muscles and the mind. “Steam showers are a growing trend, with high-tech models leading the way,” says Silbernagel. “We carry ThermaSol steam and showering systems, where innovative technologies combine to create a personalized experience. “It’s available with or without aromatherapy (essential oils) and chromatherapy (colour therapy). The flexible hose makes it easy to maneuver and detach from the holder so you can more effectively rinse your hair and even clean your shower—your pets, too. The wide range of motion is helpful if you have limited mobility. Rain showerheads, often 8 to 12 inches, capture the luxe hotel experience, where soothing droplets with a soft water flow mimics the feel of rain. “It’s a misconception that the bigger the showerhead the less pressure,” says Silbernagel. “Look to Kohler’s Statement showering collection paired with Anthem valves and controls, which enables complete command over temperature, volume, and spray, and features unexpected designs and indulgent spray options.”

New middle school opens in Langford
A
bit later than planned, the 518 students at Langford’s new Centre Mountain Lellum Middle School are finally able to use the building. The new school on Constellation Avenue was still being finished at the start of the school year, delayed by worker shortages and supply-chain issues, including a shortage of windows and fire-suppression equipment. For the first two and a half months of the school year, Grade 6 students from Centre Mountain Lellum attended school in nine portables at Spencer Middle School, with Grade 7s in six rooms next door at PEXSISEN Elementary — whose name is
“In this school, you can look through from one end to the other. The natural light is amazing.” Russell said he is also a fan of the many gathering spaces for students outside the school, a lot of them under cover for use in all types of weather. “Every stairwell has a little undercover area,” said Russell, who previously served as principal at Spencer and Dunsmuir. “The space for students is phenomenal.” The school has a wood shop, band hall, foods room and drama room, said Russell, who was part of the consultation committee for the school planning process, and got the job as principal a year later.
pronounced pux-see-sung — and Grade 8s in six portables at Dunsmuir Middle School. But the $65.1-million school, which has capacity for 700 students, has welcomed its first Grade 6-8 students. The school’s name, which comes from Chief Russ Chipps of the Beecher Bay Nation, means “house and the idea of community, where we raise our children.” “Watching the students come into the building was overwhelming, in a good way,” says principal Darren Russell. Russell said the school features an abundance of natural light, especially in the library, which he called one of the nicest such spaces in the province.

t’s used artificial turf, and it will be used at a future school site. The six-acre parcel on Flint Avenue was bought by the province for $6.6 million in 2018 to meet future needs in the Sooke School District. The field will be in use in early 2023, well before the school is built. It will provide more space for community users and sports organizations, and be an amenity in an area that has homes with young families. The City of Langford is paying about $1 million to put in the lights and turf that was previously used at B.C. Place stadium — home to the B.C. Lions and highcalibre sporting events — but is still in good condition. The stadium sold a portion of the turf to Langford after getting
it replaced. The cost to the municipality was about $285,000 for turf that would have otherwise cost about $800,000. Sooke School Board chairman Ravi Parmar is hopeful the new North Langford Elementary School will get its funding next year, noting design work on the school has already been done. Putting in the field also sends a message to the provincial government that the school district is ready to move ahead with the school, Parmar said. “That community deserves a new school with the level of growth it’s seen,” he said. When the new school opens, it will have exclusive use of the field during school hours, while others can book it for evenings, weekends and non-school days.
