iven our continuing population growth, the WestShore is now located in three provincial electoral districts! These are 1. EsquimaltColwood (including View Royal), 2. Langford-Highlands, and 3. Juan de Fuca-Malahat, which stretches from Metchosin, west to Port Renfrew, and north of Cobble Hill. The surprise decision by the leader of the BC United (formerly BC Liberal) Party to pull out of this year’s election to avoid potential vote-splitting with the Conservative Party has added an interesting twist to the 2024 process before the election has even been called!
As a non-partisan, non-profi t organization, the WestShore Chamber of Commerce does not support any individual candidate or party, but actively promotes opportunities for voters to fi nd out more about all of the candidates so they can make an informed choice. You can register to vote, fi nd candidate lists, district maps, and a whole lot more at elections. bc.ca, a non-partisan O ce of the Legislature. While electoral districts are set, candidates can submit their nominations to Elections BC until 1 pm on September 28, so the fi nal list of candidates will not be confi rmed until after that date.
As I write this, organizations in the community are attempting to put together all-candidates forums without necessarily having all of the candidates confi rmed, so events taking place are likely
to be shared at short notice! As we hear about them, we will add them to our Community Calendar at westshore.bc.ca

October 7 is the last day for online and telephone voter registration. Advance voting takes place in your community from October 10-13 and 15-16, with everything closed on October 14 for Thanksgiving. Final voting day is October 19.

This can be of concern when this occurs, but the product is neither faulty or has failed. In actuality, the window glass sealed unit is doing its job and here’s why. Under particular weather and temperature conditions dew or frost forms on any unheated surface whether that be the ground, roofs, car windows, household windows etc. It occurs when the temperature of the glass is cooled and comes into contact with warm, humid air. When the window glass is colder than the dew point outside, you’re likely to see condensation, or dew, on the exterior of your window, especially with newer, energy e cient windows.
It’s important to note that this is a completely natural and an understandable phenomenon, and will disappear as the day warms up. It’s simply the laws of physics at work – condensation and dew are attracted to cold, smooth surfaces.
Sometimes the condensation on the glass sealed unit has what looks like a ‘border’ e ect. Glass sealed units are at their most e cient at the centre, where the cavity, coatings and inert gas filling (Van Isle Windows uses Argon Gas) best do their job. Towards the very edges, the spacer bar and the window frame itself can themselves conduct a little more heat than at the centre, so there may not be any condensation on the outer border as it is o set by the use of warm edge spacer bars and thermal frame inserts which creates a slight extra transmission of heat. That heat is radiated from the frame and is su cient enough to create a warmer edge and thus a condensation free border at edge of the glass.
You may also note that some days, not all the windows are a ected by condensation. Local ‘microclimate e ects’ can be responsible for di ering e ects on even adjacent units. Trees, shrubs, overhangs can all block o part of the night sky, and insulate the glass slightly. Some windows maybe shaded for fractionally longer when the sun rises, or some may be closer to internal heat sources or ventilation. Many of these factors would simply not be noticeable to the untrained eye, but certainly you will see di ering e ects on the di erent elevations and rooms of your home or building.
If you see small marks or clear patches or even circles of condensation, these aren’t faults either. They are just surface e ects from the various bits of equipment that have come into contact with the glass from either Van Isle’s factory, and/or at the glass manufacturing plant itself. They are microscopic layers of fi lm residue from such things as cork pads, suction cups. Even hand or fi nger prints will show up when condensation forms on the glass. They are external e ects which will disappear over time and have no e ect on the performance of the unit.
