OPEN HOUSES

Open houses are an excellent way to find out all about a home. You get to wander through the house and imagine yourself living there. You can visualize taking down a wall, remodeling the kitchen and changing the paint colors just like you see on the renovation shows on cable television. Even though you may have checked out the pictures online, pictures don’t always tell the whole story. When looking for open houses to visit, you can ask your agent for a list that fits your criteria or look on listing websites. You can scroll social media as many agents post open house announcements for your area. You might even cruise through neighborhoods that interest you. Real estate agents realize that not everyone that walks through the door is in the market for a home. Many are just curious and are passing time on their Sunday afternoon. However, it is a great way for agents to meet potential clients. Just let the hosting agent know if you are not interested in buying at this time. You can still tour the home. The agent may want your feedback on what you liked or didn’t like about the home. When you arrive at an open house, it is usually not necessary to knock or ring the doorbell unless there is a note on the door saying otherwise. You might say “Hello!” as you enter so you don’t startle the hosting agent. Usually, the agent will greet you and give you a flyer that gives pertinent information about the home. The agent may tell you to go through the house at your own pace or accompany you and point out certain features. Remember your manners while touring the home. Practice the golden rule. Don’t open drawers, use the bathroom or open the refrigerator. That is too intrusive. Some agents may ask you to sign in when entering the home. This procedure helps the agent track the number of attendees and is a safety practice by many brokerage firms. You can give the agents as much or little information as you like. Do let the hosting agent know if you are already working with another real estate agent or if you would like to be contacted about other properties. Please interact with the hosting agent. Ask questions and get information about the house. You might have a prepared list of questions before arriving at the open house. You may ask if the agent knows about recent renovations, age of appliances, etc. Make sure you get a business card in case you want to follow up later with questions. The host of the open house may be the listing agent or an agent in the same firm. The agent is representing the seller of the property but may also represent you as the buyer with your permission. This is called dual agency in Arkansas. Let the agent at the home know that you’re still shopping for a buyer’s agent if you haven’t yet decided on someone. Maybe you’ll want to interview the open house agent to determine if you want to work with this person. Open houses are a good way to find an agent because you’ll meet face-to-face, and you can witness the agent in action as well. Maybe you just stopped by the open house on a whim but it is a great way to meet a REALTOR®.
