FROM THE DESK OF MAYRA MARCIANO, 2017 PRESIDENT CRAWFORD COUNTY BOARD OF REALTORS Throughout 2016 the Crawford County Board of Realtors held a fundraiser for the Mulberry Lodge Project. It is an effort to collect items that were in need as well as provide a feeling of Christmas giving to the residents of Mulberry Lodge. The Crawford County Board of Realtors and their outstanding affiliates were able to raise money and items through donations. The items which included toiletries, caps and blankets were presented to the residents of the Lodge on December 23rd, 2016 where they enjoyed a Christmas party with eggnog and cupcakes. The hard working and wonderful staff of the Mulberry Lodge assisted with the event. This year the Crawford County Board of Realtors will hold the childhood game of Rock, Paper, Scissors as a competition to raise funds for Special Olympics. In 2016 we had our fist attempt with this fundraiser which was held at Coltons Restaurant in Van Buren. We were able to raise $100 which allowed us to compete at the state level competition. 2016 President Bob England was asked to represent the local winner, Dustin Boothe of State Farm at the 2016 Realtor Convention in Fayetteville. Mr. England competed with other realtor boards and was victorious. He won $1200 (and bragging rights) which was given to Special Olympics in the name of Crawford County Board of Realtors. We hope to make the 2017 Rock, Paper, Scissors competition bigger and better and encourage Realtors, affiliates and others to participate in this worthy cause. FS-0000921089-01

HOW TO SAVE ENOUGH FOR A DOWN PAYMENT ON A HOUSE STORY AND PHOTO-METRO CREATIVE GRAPHICS

A home is the most costly thing many people will ever buy. The process of buying a home can be both exciting and nerve-wracking. One way to make the process of buying a home go more smoothly is to save enough money to put down a substantial down payment. Saving for a down payment on a home is similar to saving for other items, only on a far grander scale. Many financial planners and real estate professionals recommend prospective home buyers put down no less than 20 percent of the total cost of the home they’re buying. Down payments short of 20 percent will require private mortgage insurance, or PMI. The cost of PMI depends on a host of variables, but is generally between 0.3 and 1.5 percent of the original loan amount. While plenty of homeowners pay PMI, buyers who can afford to put down 20 percent can save themselves a considerable amount of money by doing so. Down payments on a home tend to be substantial, but the following are a few strategies prospective home buyers can employ to grow their savings with an eye toward making a down payment on their next home *Decide when you want to buy. The first step to buying a home begins when buyers save their first dollar for a down payment. Deciding when to buy can help buyers develop a saving strategy. If buyers decide they want to buy in five years away, they will have more time to build their savings. If buyers want to buy within a year, they will need to save more each month, and those whose existing savings fall far short of the 20 percent threshold may have to accept paying PMI. *Prequalify for a mortgage. Before buyers even look for their new homes, they should first sit down with a mortgage lender to determine how much a mortgage they will qualify

for. Prequalifying for a mortgage can make the home buying process a lot easier, and it also can give first-time buyers an idea of how much they can spend. Once lenders prequalify prospective buyers, the buyers can then do the simple math to determine how much they will need to put down. For example, preapproval for a $300,000 loan means buyers will have to put down $60,000 to meet the 20 percent down payment threshold. In that example, buyers can put down less than $60,000, but they will then have to pay PMI. It’s important for buyers to understand that a down payment is not the only costs they will have to come up with when buying a home. Closing costs and other fees will also need to be paid by the buyers. *Examine monthly expenses. Once buyers learn how much mortgage they will qualify for, they will then see how close they are to buying a home. But prospective buyers of all means can save more each month by examining their monthly expenses and looking for ways to save. Buyers can begin by looking over their recent spending habits and then seeing where they can spend less. Cutting back on luxuries and other unnecessary spending can help buyers get closer to buying their next home. *Avoid risky investments. Sometimes it’s great to take risks when investing, but risk should be avoided when saving for a down payment on a home. Traditional vehicles like certificates of deposit, or CDs, and savings accounts can ensure the money buyers are saving for their homes is protected and not subject to market fluctuations. BRING MORE NATURAL LIGHT INTO A HOME

STORY AND PHOTO-METRO CREATIVE GRAPHICS Maximizing natural light in a home is a smart and sometimes lowcost renovation. Homes that are dark and drab can drain energy levels and reduce productivity. In addition, dark rooms may not be inviting places to gather as a family or when entertaining. Certain factors contribute to a dark home. Houses that face north or east may not get the same level of sunlight as those that primarily face south and west. Geographic location also plays a role in the amount of natural sunlight. Mountains, buildings and even latitude can affect the amount of natural light that enters a home. The style of a home and its attributes also may create dark conditions. Deep house eaves as well as small windows or too few windows also can contribute to a deficit of light indoors. A major remodel certainly can remedy the situation. However, there also are other less-extensive strategies to improve natural light. *Assess the situation before renovating. Walk around the house and determine which rooms get the most light and which conditions may be contributing to the problem in other areas. Dark floors and walls may be absorbing natural light and compounding the situation. You may find that only one or two rooms need attention, saving you the cost and effort associated with a major home overhaul. *Lighten up window treatments. Heavy drapes or thick blinds can be replaced with translucent alternatives. Translucent shades will allow light into the room without compromising privacy, say the experts at HGTV. *Use mirrors strategically. A mirror placed opposite a window will reflect light all around the room. This can make a small room

seem larger and a dark space instantly brighter. *Install new windows and doors. If the budget allows, installing larger windows in a home will allow more natural light in. French doors or sliding doors also may make a home’s interior more bright. Think about adding windows to a side of the house that has none, or increase the size of the windows on the side of the house that gets the most light. *Maximize sunlight from above. Skylights will bring light into a home as the sun passes overhead. Tubular skylights can bring natural sunlight into spaces where you may not expect skylights to be practical. According to Houzz, a design and architectural resource, tubular daylighting devices, or TDDs, can make a big difference. TDDs are reflective pipes installed between the roof and ceiling, with a clear plastic dome. *Use reflective decor. Reflective surfaces, including glass and metal, can brighten up a room and diffuse light around a room. Glossy backsplashes, pendant lighting and shiny metal that reflect light can increase the natural light, balancing out dark spaces. *Prune trees regularly. Cut back branches and keep trees tidy to maximize sunlight. Avoid planting tall shrubbery in front of windows. *Routinely clean windows and glass doors. Dirt and other grime can prevent light from getting through. Regularly give windows a thorough washing. Natural light is an important commodity in a home. Check Your Credit Score Even if you’ve purchased a home in the past, stricter credit requirements are making it more challenging for some buyers to find home loans. Having a favorable credit score can make a difference in your ability to be approved for a loan. Even if you think nothing has changed recently on your credit report, it’s good to check periodically to ensure you aren’t being unfairly penalized for old debts, which can sometimes linger on credit reports. Borrowers with scores

in the low 600s and even high 500s can still find lenders who will qualify them, but borrowers should strive for scores in the mid- to upper-700s to land the best rate. Determine What You Can Afford Don’t let your maximum loan approval amount dictate what your home-buying budget should be.You are the best person to judge what you can realistically afford. The Fort Smith Board of Realtors has some amazing members who truly care about our community. As an organization and individually we are involved in several things throughout the year. We do so much more than just sell real estate. Working to make our community better and stronger helps homeowners and helps the growth of our communities. We are very proud of our biggest annual fundraiser that is coming up on February 25th - Trivia night for Special Olympics where we average raising $30,000.00 dollars a year for Arkansas Special Olympics. We also Sponsor the Home Show Student Team build competition coming up at the Home Builders Show on Feb 17th as well as Co-Sponsoring a Lego building competition at Central Mall with The Fort Smith Home Builders Association for children of all ages. Not only is it FUN, but we are hoping that this helps promote creativity in some future home builders! We have a little Red Pantry/Blessing box at our Association office and one at Creekmore Park that individual offices have volunteered to take care of each month. We have partnered with the Crawford Sebastian Community Development Council for several years, to help promote homeownership. They have programs available that help approximately 150 families a year become homeowners within our communities. We have also recently partnered with the Fort Smith Homeless Coalition and the Riverview Hope Campus to try to help where we can. We are a Partner in Education with the Fort Smith Public Schools. We are a partner with the Kitties and Kanines program (low cost spade and neuter clinic). They are always accepting donations of food and items to help in the care of the animals and provide a bag of food for a new
