limit building height to 8 stories to prevent excessive overshadowing on neighbours. allow 2 floors for commercial use to act as buffer between busy street front and residential zone

light well through centre of building to maximise natural light and passive heating, particularly to apartments situated on the southern lower levels. also allows for natural ventilation throughout building form

residential floors have 5m setback from neighbours and 2m setback from streets to increase privacy and sunlight. double height communal areas are also recessed into building

living areas extruded to increase sunlight access and open up to surroundings. private rooms recessed into building form to maximise privacy and security

timber screens operable to maximise solar gain control during the summer and winter months

angled white balustrades site specific to increase diffuse light into atrium below without glare

skylights allows deeper sun penetration into the building and the atrium during the winter months

deciduous vines provides shade during summer and loses leaves in winter to allow sunlight to passively heat the building
