Hua Nan Assets Taoyuan commemcial development project

This was my first project designing a commercial building independently. It covered B2 to 9F within a commercial area, and the site was laid out horizontally. Positioned on the east side, next to the main road, and extending south towards the square, the design maximized the frontage area.

Being my first solo project, from analyzing the site, dealing with regulations, negotiating the client's demands to getting the building permissions, I managed the entire process myself. The client wanted a restaurant-aimed commercial building. However, site restrictions made it challenging to create a creative design. Regulations required setbacks of 6 meters from the main road, 4 meters from the south square, and an additional 3.5 meters to the north for a car route, resulting in a narrow building base.

Adding to the challenges was the regulations of northern sunlight, which could have been a roadblock. Undeterred, we engaged in a series of discussions with local authorities. I am proud to became the first project to break through this regulation in Taoyuan, setting an example for other architects.

regulatory limits, designing layout was quite challenging. The only aspect that could be designed was the building facade. This project utilized various box inserts to create a visual composition of floating and stacked boxes. Paired with plants and setback balconies, it fashioned a rhythmic and harmonious elevation for the building.

Green in-life archiland residential building project

This was a B5-24F residential assessment project with a floor area ratio of 520% . This location is part of an urban regeneration masterplan, and the government, in support of the regeneration process, permits an additional 50% floor area ratio with specific conditions. Through the exchange of receding some open spaces, implementing green and smart building features, and incorporating accessible and earthquake-resistant architecture, the project ultimately got an additional 46.43% floor area ratio.

As a high-rise building, the walls should recede in a 1:5 slope. The building is divided into three parts: the bottom 1-2 stories, the middle 3-15 stories, and the top stories 16-24F, with each layer reaching the limit of the floor area. Due to various floor plans within the same building, the structural design involves turning and shifting, with some areas incorporating slanted columns.

Throughout the negotiation process with engineering consultants, I made countless modifications to the plan. Eventually, an agreement was reached with the engineering consultant, the client, and the landlords. The project obtained permission for urban regeneration and is currently in the building permit process.

The central core of this building facilitated easy service to residential units while minimizing service space. The U-shaped layout connects with units on both sides, optimizing space utilization.

The building setback allows for the integration of greenery. The building's terrace can be designed as a green roof, serving as stepping stones for biodiversity.

This was a competition from National Housing and Urban Regeneration Center invested by Huang Hsiang Construction Corporation and cooperation with Akihisa Hirata architecture office. Akihisa Hirata's office is responsible for the designing concept, while our office serves as the executive architect. I am the architect overseeing the realization and execution of the project.

These were B3-16F projects. As the executive architect, a challenging is struggling between reality and idealism. Architect Hirata aimed to incorporate greenery into the project, but Taiwanese regulations consider upper projections in the floor area ratio. The investor's preference for maximizing square area benefits and economic feasibility challenge for pricing the green space within the volume. Negotiations ensued between the architect and investor, ultimately resulting in an agreement to include greenery on the rooftop.

This case not only involves greenery but also emphasizes integration with the neighborhood. The ground floor functions as a co-working space, stores, fostering a friendly relationship with neighbors. Despite the design concept winning first place, the project secured only second place overall. The investment cost recovery rate proved to be less competitive against other competitors.

Concept from Akihisa Hirata architecture office

Taipei is situated in a basin surrounded by mountains. Architect Hirata incorporates this concept into the project by envisioning the growth of greenery from the bottom to the top, enclosing the environmental greenery within the buildings. The project comprises two sites: one is public, and the other is a private residential building.

B3 2

The greenery growth concept for B1-2 involves a gradual recession, creating a spiral terrace that connects with the greenery. In the case of B3-2, a private building, there is a gradual setback from the top. This type of greenery recession not only provides a stepping stone but also has the potential to enhance the housing prices.

B3-2

This public residential building emphasizes the creation of building unit modules for easy construction and cost control. The blue module represents a single-room unit, while the green modules at the corners consist of two bedrooms each. The terrace rooftop is designed to sequentially remove room units, creating a spiral terrace with greenery.

The private residential building offers a variety of floor plans and apartment types, catering to both single individuals and larger families. Additionally, the greenery terrace rooftop serves as a public space open to all residents.

FUBON AOZIHDI Commercial Project

This was a B6-48 storey commercial development, a comprehensive project with mix-function of a mall, offices, a hotel, an aquarium, and storage areas. This project is a big development in Kahsiung and involving huge amont of groups. Our office took the responsibility for project construction management cooperated with T.Y Lin.

Because of the complex used and huge mass volume. We are the consultants to help to organize the design date and issue. We integrated the complexity of customers, pedestrians, officer, car, supplement, and service routes reviewed with other professional consultants, and checked the regulations and laws correctly.

Despite the involvement of multiple teams, the project delayed from its original timeline. To maintain alignment with the initial schedule, we chose the lastest procurement method. Unlike the original approach of constructing after design, we adopt Integrated Project Delivery (IPD) contracts. This was coontract built on designers, constructors, and clients working collaboratively to achieve the same outcome keeping the project on schedule.

Concept from MJS

This project buildings on a green hill. The two main towers are a hotel and office space, becoming as potential landmarks for the city. Additionally, two boxes are an aquarium and gym standed on a podium covered by greenery.

The podium is a mall, attracting customers from the surrounding streets. A void space within the mall extends to a sky window, allowing sunlight to penetrate the interior. This design not only provides natural lighting but also enhances the flow of people through the mall. The rooftop, sky oasis serves as the grounds of the tower, connecting various activities from variety function.

Due to the variety of uses, utilizing the landscape to guide the direction route was vital. I also took the local climate and lifestyle into consideration.

Initially, I concentrated on urban activity and pedestrian flow. My aim was to direct people into the shopping mall by guiding them with plants. Shade was also essential as Kaohsiung has an extremely hot climate, so shade is essential. We decided to design a special vine-covered pergola as greenery will reduce heat and water loss. The dry waterscape square (waterscape is created at specified times) provides a space for urban activities.

Enivronmental Planning HSINCHU - Pedestrain Friendly City

Hsinchu is a small city with a compact centre. It provides a good opportunity to develop a pedestrian-friendly city.

Hsinchu’s master plan focuses on three main concepts - greenery, history, and an academic zone. To create a pedestrian-friendly city, greeneries are used to connect existing green spaces. Extending the green belt through the city center also created safe and comfortable spaces for pedestrians and wild animals to move around in.

I was involved in the site design. Beyond basic infrastructure, I wanted to give each park a special feature, depending on the characteristics of the site, and neighbourhood history. I used existing structures - a temple and historical tree -as highlight in my design

This park was designed according to the ‘sponge city’ concept. There is a large container underground to collect rainwater which is used to replenish the pond.

Chang He park

An old banyan tree is the star of this park. It is a symbol of many childhood memories. The facilities surround the tree, making it the centre of the park.

This park is in front of a temple, so leaving open space to hold activities was vital. This ensures the residents' bond wit their faith is preserved.

This park was rebuilt using existing structures. Old facilities were given new life and a playground was added.

Lu Kuang Park Ecological pond

To increase water retention, we settled a reservoir under permeable concrete to store can retain rainwater. After filteration, the water is used in the ecological pond, enhancing biodiversity and saving water. By increasing moisture content rate, the park raises the diversity of ecology and soil microbiology.

Playground

Here we focused on promoting curiosity and exploration in chidren when designing equipment. We created variable terrain, and included a slide, sandpit and climbing equipment. Children can experience different textures, build on their ideas, while playing and exercising.
