Taking the time to research whether a Park Home is right for you is essential. There are several important differences between Park Homes and static caravan parks that you’ll need to consider before investing. So before you dive in and explore all the options, let’s look at some of the essential information you need to know from the outset.
Key facts about park home living
• A Park Home is a detached property in the style of a bungalow, also known as a ‘mobile home’.
• Based on a managed site, it’s a permanent residence where the owner can reside for 12 months of the year. The park home site operator must hold a residential licence that you can check with the local council. This means that you will never be asked to leave your home for any period and you will be entitled to all the benefits of homeownership. This is quite different from a caravan park with a leisure licence, where the caravan can only be used as a second home.
• By law, residential homes are required to be built to BS3632 standard, covering the manufacture of park homes for permanent places of residence. Caravan holiday homes are built to a lower build standard in
terms of structure and insulation making them only suitable for seasonal use.
• Residents are protected with the security of tenure by the Mobile Homes Act 1983. This gives you the right to keep your home on the site in perpetuity and the site owner can only end an agreement for certain reasons and with the approval of the county court.
• When you buy a Park Home you do not own the land your home sits on, and a monthly pitch fee is due to the site owner. Therefore it’s essential to be clear on who owns the site and to do your own research. We recommend you check the right permits, authorisation and land registry are up to date and without issue.
• When you purchase a Park Home, the law requires the site owner to provide a contract with the terms of the agreement, which will require your agreement and signature. If you are unsure we would recommend you take legal and financial advice before signing anything or parting with your money.

MRS S’S STORY OF FINDING
COMMUNITY AND COMFORT
We love living here, it’s a lovely place. The home, the people, it’s all good.
Being Wokingham residents since 1982, Mr and Mrs S knew they didn’t want to move too far out of the area when they started looking for a new home. So as soon as they laid eyes on Badgerwood, they knew it was the right place for them.
Having decided they needed singlestorey living, the couple wanted to make the move while they were still fit and healthy so they began their search.
“We wanted to feel safe and live within a nice community that was friendly and welcoming with like-minded people.”
It did take a while to convince them both that park home living was right for them. Only ever living in a bricks and mortar home for years it was an adjustment.
“Our children have all grown up and left home, so we decided we didn’t really need bricks and mortar, it didn’t really matter. This location is ideal for
us too, as I’m still working two days a week, so we wanted things to be easy and convenient. Having a big garden and house was no longer what we needed.” Mrs S explains.
The couple took their time visiting show homes, seeing the different styles and carefully considering their options. They wanted open plan as it was what they had been used to and really liked living in.
On one of their visits to Badgerwood Park there was a show home, which played a key part in helping them choose the right home; The Waverton, built by Oakgrove.
“The moment we stepped into The Waverton we knew this was the one. It’s a nice open-plan, light, spacious and airy home.”
Their outside space is great too, it’s easy to manage and they enjoy it rather than having too much to maintain, so they have time to relax with their lovely dog and say hello to passing neighbours and friends. Plus, they have some old friends moving in next door very soon!
Mrs S goes on to suggest to anyone thinking of buying a Park Home, to consider each style and option very carefully and visit lots of show homes.

COASTING
THROUGH RETIREMENT:
Walking into their Majestic park home, Mr & Mrs F fell in love with the contemporary and minimalistic look and feel of this stylish and spacious home. With vaulted ceilings and floor-to-ceiling windows, the natural light flooded in and at that moment the couple knew this was the right home for them. But we’re jumping ahead. Going back to their search, the couple had decided on Hazelgrove Park, in Saltburn-bythe-Sea, two years prior.
They both knew the Saltburn region well, having originated from the area nearly fifty years ago. They visited the site back in 2016 with thoughts of living in a static caravan there.
However, the park was transitioning into a residential park at the time. Loving the area and wanting to be closer to family they both decided they would reconsider Hazelgrove Park for a park home again in 2021.
And they both agree they’ve made the right decision as Mrs F shares her thoughts,
“A happy life has a lot to do with where you live, and we love where we are now. We are so glad we moved. We’re really, really happy here. We love the location and we’re just a two-minute walk to the sea which we visit most days as we love walking.”
And when the couple aren’t out walking, Mr F loves riding his motorbike!
Having chosen their dream retirement home, all that was left was to create the ideal surrounding landscape to relax and enjoy with family and friends.
“We chose a large plot, so we have lots of space around our home. We chose to grass a large section of the garden as my husband loves cutting the grass! We’ve also got a patio, a shed and even a garage for our car and Mr F’s motorbike. We’re very lucky, we can walk around the whole lovely space.”
With a growing community in phase 2, Mr and Mrs F are looking forward to meeting their neighbours, but those they have met are so friendly and welcoming. Plus they are close to friends and family now they have moved back to their roots and Mrs F can visit her 90-year-old auntie who lives locally, which is just lovely.
“Our advice to anyone thinking about doing it like we did; buying a plot in advance and then moving onto a new phase, would be to get everything in order and be clear on all the details. We were lucky with our move, the process was straightforward and the dates were all set so it wasn’t much hassle but I would advise asking lots and lots of questions to make sure everything runs smoothly.”

Moving back to the UK after spending 13 years in Spain was a big event for Mr and Mrs M, but they wanted to be closer to family, especially their daughter and young grandchildren in Essex.
Due to mobility issues buying a house was out of the question and they didn’t want to live in a flat with no outdoor space but they were thrilled to find a brand new park home would fit their requirements perfectly.

Finding the right home so quickly, left them in a dilemma. They hadn’t sold their house in Spain yet, but they were able to place a deposit on a plot they liked, secure it and returned to Spain to sell their home and pack.
Once sold up, the couple left Spain knowing they needed a home to move into right away.
Tingdene were really helpful. They showed us a show home that we loved and we could move into right away. We transferred our deposit from the plot to the show home.
It was ideal and relatively stress-free, just what we needed returning to the UK after many years. Now we feel safe and secure with total peace of mind.

We caught up with Sandpiper Garden’s very first residents, Mr and Mrs S to see how they were settling into their new life. Here’s what they had to say.
Why were you initially looking to move?
Due to ongoing health issues, we needed a single-storey home. We had planned this for the future, but circumstances changed quickly. We wanted a home that would make our life easier, and being on one level was essential. Living in Colchester, we also wanted to be near the sea. Clacton, a favourite of ours, was ideal, especially since it kept us close to family and friends.
What inspired you to look at park home living?
Our daughter introduced us to park homes. We had seen many bungalows in Clacton but found them too small. After our daughter visited Sandpiper Gardens, she suggested we take a look.
So, what made you choose Sandpiper Gardens?
We wanted a fully-residential park with a mains supply and council tax. Familiar with Tingdene’s Sacketts Grove, we visited Sandpiper Gardens. Initially sceptical, my husband was convinced as soon as we saw the Sofia home.
Why did you choose the Sofia?
The Sofia met all our needs, offering ample space with a traditional layout. The open-plan kitchen/diner impressed
my husband, who loves cooking. We’ve already hosted friends and family, who were all surprised by the spaciousness.
How did you find the process of buying a park home?
We sold our house quickly and, due to some site infrastructure delays, stayed with our daughter. Tingdene Parks kept us updated, and we moved in early December.
How have you found your first few weeks at Sandpiper Gardens?
We’ve settled in quickly, enjoying the peace and quiet. With a few other homes sold, we plan to invite our new neighbours over before Christmas. It’s exciting to be part of a new community. Nigel, the Park Manager, has been very helpful, and it’s reassuring to have the office open daily. We’ve also visited the Grove Club on site and look forward to enjoying its facilities more in the future.

LET’S TALK LEGAL WHAT YOU NEED TO KNOW
Buying any home requires help and advice from qualified legal professionals but when you’re making a decision for your future retirement and investing your life savings, you want to be sure you get it right the first time.
Buying a Park Home is different from a traditional property sale and you must make sure you’re making a fully informed decision before signing anything or parting with your money.
Taking legal advice will ensure you are fully aware of your rights and responsibilities when buying a Park Home and they will be able to guide you through the process giving you the reassurance you need.
What you need to know
• Park Homes are a unique form of home ownership: you own the home but not the ground it sits on.
• The park owner MUST have planning permission and a special site licence from the local authority to allow them to have Park Homes on their site. This means you can make this your permanent home and live there for 12 months of the year. You can ask to see their licence and check their permissions.
• Double check you are purchasing a Park Home NOT a holiday home.
Only Park Homes are protected by park home legislation such as The Caravan Sites Act 1968 and The Mobile Homes Act 2013.
• Only Park Home residents have Security of Tenure: the rights to live in their home, on-site for 12 months of the year.
• Holiday home residents DO NOT have the same rights as those living on permanent residential sites. They do not have the security of tenure.
• A ‘protected site’ is a permanent residential site where you can live in your Park Home.
• However, some sites may have both types of residence so read your pitch agreement carefully and take advice if necessary. You must ensure the park has the correct licence in terms of the pitch agreement for the way you want to use your home (12 months, permanently).
• The site licence should be kept on display at the park site office,
plus the local authority will keep a record, readily available for public access.
3 IMPORTANT POINTS
TO CHECK BEFORE YOU SIGN.
1. Make sure the park site owner holds a full residential licence if you want it to be your permanent home. A 12-month holiday licence Is not the same thing.
2. Check the site licence written agreement and full park rules carefully before signing anything. If you’re uncertain we recommend you consult a solicitor to check everything is in order.
3. If you’re buying a second-hand home, a survey may be beneficial. Again we suggest you take legal advice.
THE MOBILE HOMES ACT 1983
What you need to know
The Government introduced the Mobile Homes Act 2013 which was designed to give greater protection to owner-occupiers of residential mobile (park) homes. All owners of residential parks in England need to be aware of the legislation so they can make sure they know their rights and responsibilities.
A mobile home owner is protected under the Mobile Homes Act 1983 if their agreement entitles them to both: station the mobile home on land forming part of a protected site, occupy the mobile home as their only or main residence.
What you need to look out for
As the buyer, you must enter a written statement setting out the specific terms of your Park Home agreement. If you buy your home directly from the park site owner this statement must be given to you 28 days before you sign the agreement, or if there is no such agreement, at least 28 days before occupation. Check everything in the agreement, implied or otherwise:
To conclude, the written statement will also have express terms to agree upon between the park owner and the resident including:
• Pitch fee increases (ground rent)
• Occupier must keep the home in a good state of repair
• Site owner must keep the communal parts in a clean and tidy condition
• It may also include express terms such as utility bills such as gas, water and electric. For complete peace of mind, we would recommend you always get independent legal and financial advice before you decide whether or not to proceed with the purchase of a Park Home.
OTHER LEGAL QUESTIONS YOU MAY HAVE:
Q: What if I am buying a Pre-loved home?
Buying a second-hand home may be a better option for you financially, but with any resale property, it’s advisable to get a survey. To do this you’ll need to instruct a specialist Park Home surveyor. They will do a thorough check on the inside, outside and underneath the Park Home and provide you with a detailed report on any potential issues and guidance on how to resolve them. The results of any survey on the home, base or pitch which the seller carries out must be provided by the seller if this was completed within 12 months of the sale.
Q: What if I want to sell my Park Home?
From the 26th May 2013, a park owner is not allowed to interfere with the sale or gift of your Park Home This also includes, the ban upon any site rules that obstruct selling or gifting your home.
Q: Can I gift a Park Home?
It’s only possible to gift a home to a member of your family; you’ll also need to complete a ‘notice of proposed gift’ form to do so.
Q: Can I leave my Park Home in my will?
A park home will be inherited by whoever inhabits it with you. If you are the sole occupant then it can be left to someone else in your will. They will have the right to sell the home but will need to seek permission from the park owner before they can live in the home.

No. Park Homes require outright payment at the point of purchase. However, don’t let that put you off. Specialist finance providers may be able to give you other options but we would always advise taking expert financial and legal advice first.
Q: Will I need to pay stamp duty on my Park Home?
No, you won’t need to pay stamp duty when purchasing a home; stamp duty applies to a tax on the purchase of the land, so it will not apply.
Q: Do I need to pay council tax?
Yes, you are responsible for paying your own council tax.
Q: Which council tax band will my Park Home be in?
Many park homes are rated ‘Band
A’ - the lowest band for council tax purposes but it’s important to check. If your park home is your sole residence, you are responsible for paying council tax. If you live alone, you’ll receive a 25% discount. You may be eligible for other discounts or credits, we recommend contacting your local council.
Q: Can I release equity on a Park Home once purchased?
