FROM THE GENERAL MANAGER’S DESK We are finally welcoming spring with our gardens starting to inspire. The CHOA is in the process of working towards a more water wise garden landscaping strategy for all communal gardens. The CHOA has also equipped all its offices, including the guard houses, with water consumption meters to monitor water usage which will also pro-actively detect water leaks. It remains important for the CHOA to provide a safe work environment so we continue to improve our processes and controls working towards a 100% compliance in health and safety for the workplace. Please remember that employing a domestic or gardener carries the same responsibility. The rule enforcement by our security personnel is paying off and we would like to thank all residents for their assistance and support in adhering to the rules. On the other hand, it must be said that the process has not always gone smoothly as the security staff have been verbally abused on some occasions. This leaves the CHOA with no other choice than to equip the rule enforcer with a body camera in an attempt to protect themselves from these acts of abuse. Residents can look forward to more balanced and interesting content to be added to the Interface Magazine in the months to come. Residents are also welcome to participate and forward material for inclusion in the magazine. A lot of effort has gone into the approved capital projects over the last two months. Feedback on the status of the AGM approved capital projects is as follows: 2020/1 Preventative Maintenance to the Electric Fence The corner of Olievenhoutbosch and Albert Street was completed and the technician is now continuing on Olieventhoutbosch Road towards John Vorster ending at the Main Gate. It is expected that the project will be completed, if the rain permits, by the end of 2019. 2020/2 Replace Turnstiles – Pedestrians The Board is considering the various brands on offer as well as the option of refurbishing the current unit in totality. 2020/3 Replace 3 historical Flir Cameras The order has been placed and delivery should take place

during September 2019 for installation. This project will enhance video analytic alarms and monitoring. 2020/4 Improving/expanding Internal CCTV The Board has approved the installation of the first of four masts which will shortly be integrated and completed to move to the next unit. 2020/5 Irene Cable Patrol Thermal PtZ The project went through a second design phase and reprioritisation to be more considerate towards affordability. The CHOA will shortly meet with all the role players to get a mandate to proceed. Some role players have however shown less interest due to last few month’s improved situation. 2020/6 Shading Roofs – Dog kennels/residents The CHOA has started costing and will submit a proposal to the Board for consideration. 2020/7 Replace Golf Cart The CHOA golf cart was replaced. 2020/9 River Litter Trap The CHOA Board has mandated Mr Roger Kneidel to oversee this project. The designer phase is almost completed and approval from Tshwane was received for the installation. Residents will start to see some activity in the river area close to the Nellmapius bridge soon. Do take note that it is not the intention of the CHOA to remove all litter from the river - we do not know how much we will have to remove and will have to go through a learning phase after the installation. Residents need to be aware that health and safety is of the utmost importance during operation/service of the trap and it will therefore not be serviced during flooding. 2020/10 Clubhouse Play area The CCC and the CHOA has gathered a vast amount of information/options and costing. A document is in the process of being compiled for circulation to members for comment.

ALWAYS THE OWNER NEVER THE PET! PART 1

The ownership of any animal as a pet is a privilege that many of us consider to be a right. The health benefits of pet-ownership are well researched and documented. But, before you consider homing an animal you have to ascertain your obligations and responsibilities for keeping an animal, as prescribed in the Animal Protection Act of 1962. You are obliged to afford adequate shelter, light or ventilation in which the animal is not excessively exposed to heat, cold, weather, sun, rain, dust, exhaust gases or noxious fumes and you are also obliged to make adequate provision for suitable food, potable water and the rest. Amongst others, the legislation explicitly disallows an animal to be confined by “chains, tethers or secures [...] unnecessarily or [...] in such a manner as to cause that animal unnecessary suffering”. Failing which, you are cruel to the animal as defined in the Act. Contraventions of the Act and/or its regulations can be penalised either by way of a fine of up to R4 000,00 or even imprisonment for a period of twelve (12) months. Next, it is important to know the legal requirements of pet ownership in your city before you bring a pet into your home. It is illegal to keep certain species of animals and for others, a permit is required. Make sure that you obtain the relevant and necessary permit before you bring such an animal into your home. Ascertain yourself to the by-laws and regulations of the municipality in which you reside. The City of Tshwane published its amended by-laws relating to the keeping of animals, birds, poultry and pets on 4 October 2017. In terms thereof, specifically at 5(d), no person shall keep more than three (3) dogs or three (3) cats older than six (6) months on a property zoned residential. Lastly, before you bring your pet of choice home, make sure that you have adequate and sufficient personal liability cover for any eventuality. Keeping the animal healthy and happy throughout its life is an additional obligation on the owner. The Centurion Residential Estate and Country Club is a gated community whilst the roads are still public and the property of the City of Tshwane. Therefore, the legislated requirements of the same bylaws in Tshwane are applicable within the Estate. Although you might think that living in the Estate is not a public space, the bylaws specifically define a public space to be any road, street, pavement, sidewalk, park or other place to which the public has authorised and unimpeded access. In terms of these by-laws, residents, owners and visitors to the Estate are all to be considered as a member of the “public”.

The bylaws further dictate that no person may permit any dog to be at large in a street or public place unless the dog is kept on a leash or a chain and under the control of such person. Even when walking your dog within the Estate, irrespective of how well trained such dogs are, you are to keep the animal on a leash. When taking your dog out of your property, you should further consider the by-laws. No person may permit any dog, particularly: (a) a dog that is wild or vicious; (b) a dog that has acquired the habit of running after vehicles, animals, poultry, pigeons or persons outside any premises where such a dog is kept; (c) a dog that causes injury to persons or damage to property; or (d) a bitch on heat; to be in a public space nor may you bring such dog to a public space. When you let your animal run free, you are not only in contravention of the by-laws but you, as the owner of the animal, will also be liable for any damage caused by such animal. It is important to remember that when a person claims in terms of the Actio de Pauperie, fault on the part of the owner is not required for the owner to be liable. In the alternative, the owner of the animal will also be liable for a claim for compensation on the basis of another common law remedy being the Actio Legis Aquiliae, which is essentially a claim against the person who was in control of the animal at the time of the incident based on that person’s negligence. Only a few defences are recognised in law to be raised by the owner of the animal namely: 1. Culpable conduct on the part of the injured person or a third party or another animal, where the animal causing the injury was provoked; 2. The unlawful presence of the victim on the premises at the time of the attack; or 3. The victim knew of the risk of sustaining injury from the animal and voluntarily accepted such risk. Previous cases found that a dog owner may be absolved of liability on the basis that control of the animal had been delegated to a third party who failed to adopt reasonable precautionary measures. In a recent Eastern Cape case, the owner of the dog argued that this should be extended to include negligence of an intruder, who did not exercise control over the dogs but merely left the gate open. However, the court found that this defence could not be extended as pleaded and found in favour of the claimant. A later application for leave to appeal was also denied.

In his youth Kyle was an all-round sportsman obtaining provincial colours in golf, hockey and cricket. His love and life was golf with becoming a professional being the goal. Once completing school, Kyle studied at the University of Pretoria where he attained his degree in Sport Science. He then specialized and did his PGA diploma in 2012. During this time Kyle realized that his analytical ability and his understanding of golf was far better suited for him to pursue coaching as a career rather than being a professional golfer. The next step was to complete the Titleist Performance Institute Certification Level 2. Kyle’s coaching technique is based on an individual assessment. He has a very good eye for seeing areas of improvement for the golfer and together with video set up for swing analysis, video putting analysis, flight scope and a stroke gain app, his coaching begins in correcting the faults of the golfer. In addition to this Kyle is continuously keeping up with the latest technology and reviewing numerous coaching methods on Youtube. Kyle’s strength is in the individual assessment and applying what works best for you, as a golfer. Two golfers can have similar faults but the method in correcting the fault can be completely different. Most common mistakes made by golfers is their setup, the feel of a chip when chipping, understanding how the golf ball reacts on the green and putting alignment together with pace and reading - all of which are very important aspects. For beginners Kyle recommends a minimum of 10 lessons which includes all aspects of golf. Thereafter the golfer must experience the fun of golf and play a few rounds after which a weekly lesson for a month is advised. For the weekly golfer a once a month refresher is ideal to correct any bad habits that might surface before they become entrenched. Together with Marna they form a formidable coaching team ensuring that if one is not available the other one can assist. For juniors the Golf Junior Academy follows the program of Long Term Athlete Development for Golfers age 5 to 18. This includes not only teaching the game of golf but also being an athlete which is essential in becoming a golfer. Outsiders from Centurion Residential Estate are welcome to have lessons from Kyle. Kyle coaches European Tour Professional, Jacques Kruyswijk; Sunshine Tour Professionals, Stefan Wears-Taylor, Bennie van der Merwe, Arno Pretorius, and Thabiso Ngcobo; Big Easy Tour players, Eric Nel and Jaco van der Merwe; and numerous others.

I am pleased to announce that Centurion Country Club has the privilege of having the Gauteng North Coach, PGA professional and Entrepreneur of the Year for 2019 amongst our staff.

On Saturday, 27 July 2019 we had our Captains Challenge, which we combined with the Ladies section of the Club in support of National Women’s Day. We host an annual Charity Golf Day in support of National Women’s Day which is usually held on 9 August. All the funds raised go towards this amazing cause that Centurion Country Club supports.

Congratulations to Kyle Phelan for receiving Coach of the Year and Jannes Sik for receiving the PGA Professional as well as Entrepreneur of the Year awards. Jannes has since gone on to win to the National PGA Club Professional of the Year 2019 award. We are proud of them and look forward to many more years of success with them. This is in line with the Club’s drive to continue improving and providing the best experience to our members, residents and guests. We also welcome our new Duty Manager, Ruhan Venter at Centurion Country Club.

QUARRELSOME CUP 2019

We recently hosted the annual Quarrelsome Cup. This is an event that tests not just one’s golfing ability but also one’s relationship as the format for the day was Greensomes. The atmosphere was very festive with a lot of the spouses dusting off the dust of their golf clubs. Congratulations to Abie and Melissa Grundlingh for winning with an excellent score of 45 pts.

On Friday, 19 July 2019 the second annual Hole-in-One Challenge took place. The Challenge was quite simple: each player received 5 balls and with 5 holes cut into the signature island green chances of someone hitting the perfect shot increased substantially. With a fantastic Friday afternoon atmosphere surrounding the tee box it didn’t take long before the first hole-in-one came. Would you believe it, the very first person who took up the challenge was our General Manager, Edwin Nel, and with his second shot of the day he managed to get a hole-in-one! After that everyone was super keen to try out their luck with a lot of close calls. Up stepped young Keagan Crosbie, one of our young up and coming stars at the Club, and after his third attempt he also managed to hit the perfect shot! It all came down to a best out of 5 shoot-out and the youngster managed to beat our General Manager 3 - 2. Well done to Keagan and thank you to all the members that came down to support this fabulous event. All the money that was raised during this event went to the Ladies’ Charity Golf Day funds.

RECIPE OF THE MONTH

TOMATO JAM 3 Pounds best quality tomatoes, cored and chopped 2 Cups granulated sugar 1/4 Cup freshly squeezed lemon juice 1 Tablespoon freshly grated ginger 2 Teaspoons red pepper flakes 1 Teaspoon salt 1/2 Teaspoon cinnamon 1/4 Teaspoon cumin 2 Tablespoons liquid pectin (optional) METHOD 1. If you are going to preserve the jam, prepare the jars and lids. Place three half-pint jars on a rack in a large pot. Add enough water to cover the jars and bring to the boil over a high heat. Boil for 10 minutes, then turn off the heat and allow the jars to rest in the hot water. Meanwhile, put bands and lids in a small saucepan and cover with water. Heat over a medium heat until the water is simmering, then remove the pan from heat and allow the bands and lids to rest in hot water until ready to use. 2. Combine tomatoes, sugar, lemon juice, ginger, red pepper flakes, salt, cinnamon and cumin in a large, heavy-bottomed pot and bring to the boil over medium-high heat, stirring frequently. Reduce the heat and simmer until the mixture reaches a thick, jam like consistency (about two and a half hours). Stir in the pectin (if using) and simmer for one minute more. 3. Ladle the hot jam into hot sterilized jars, leaving 1/4inch headspace. Wipe rims of the jars, cover with lids and screw bands on until just barely tight. Place the jars on a rack in a pot and cover completely with water. Cover the pot and bring to a boil over a high heat. Boil for 15 minutes. Turn off the heat, uncover the pot and allow the jars to rest in the water for five minutes. Remove the jars from the pot and allow them to rest undisturbed on a countertop for six hours or overnight.

3) Ensure accurate consumption profile measurement:

You can immunise your home and business from load shedding in various ways, ranging from uninterruptible power supplies (UPSs), to petrol/diesel generators, and to solar photovoltaic (PV) power generation. Solar PV power generation is clearly by far the most financially sound solution for own power generation, in terms of lifetime, ROI and warranties. With a high ROI, and long lifespan, it adds value to your home or business. Solar PV systems have also recently achieved a record 96% recycling rate through the PV-Cycle initiative. YOUR STEP-BY STEP GUIDE TO SOLAR POWER 1) Find a suitable installer:

By using only PVGreenCard accredited installers, not only do you ensure proper skill levels, but you also obtain recourse: in the event that an installation or system design is found to be sub-standard or faulty, the installer stands to lose his/her accreditation if the client appeals, and SAPVIA (South African Photovoltaic Installer’s Association) finds in favour of the client.

Copies of monthly electricity bills are simply not good enough for proper solar PV system design. You need measurements for at least 1 full week, taken at most 15 minutes apart. Your accredited installer should do this as part of their standard service offering. 4) Ensure compliance with at least the following:

• NRS 097-2-1: These are utility interface requirements that pertain primarily to the characteristics of the inverters. • NRS-097-2-3: These are connection criteria that pertain primarily to the size of the solar PV generator with respect to the notified maximum demand (NMD), the nature of the electrical supply (e.g. dedicated vs. shared, single vs. 3-phase), and the minimum breaker size between the point of supply (POS) and the point of control (POC)). • SANS 10142 – Requirements for wiring of premises. This document currently does not contain a section dedicated to solar PV installations. In September 2018, the technical committee has submitted a draft for comment and acceptance, and it is expected to be promulgated through the course of 2019 or 2020. It will be enforced retroactively, and a certificate of compliance (COC) will be required for the DC and AC part of your solar PV system when selling your property. 5) Grid application for grid connection

Look out for the PVGreenCard logo!

Every grid-tied solar PV system in South Africa must be registered with the local authority, using a grid application form. The onus is on the property owner to submit this application, but your installer should be able to assist you with this. It requires at least the following: • the PVGreenCard accreditation number of the installer, • a Pr Eng or Pr Tech to sign off on the test report, • detailed line diagrams of the installation, • a COC for the PV system, and • a 3rd party NRS compliance certificate for the inverter(s).

2) Choose the appropriate system for your application:

The grid application form must be submitted before you may connect to the grid, and you may only feed electricity into the grid after receiving approval of your application.

There are basically only two types of solar PV systems to choose from: Grid-Tied

or

Off-Grid

The feed-in tariff in Tshwane can range from 10c per kWh to approximately R1.57 /kWh (grid dependent). ~

Grid-tied systems are tied to a public or private electricity grid. Off-grid systems are stand-alone, and are not connected to any incoming electricity grid – they create their own electricity “island”. Both these types of systems can be configured in a multitude of different configurations. Both types use solar PV panels to generate direct current (DC), whereas the majority of home appliances require alternating current (AC). Inverters are used to convert the DC to AC, and the type of inverter used, will determine if any, and how many backup batteries can be added, and whether or not standby generators are supported. The number of backup batteries determine the level of independence from the grid (e.g. during load shedding, power failures, or at night).

Schooling yourself in all the technical details of solar PV power generation is an intimidating and onerous task, but you can rely on an accredited PVGreenCard installer to help you choose the most effective option for your needs. By choosing wisely, you can get it right the first time, minimise waste, and contribute to the future of our planet.
