I would like to deal with the following issues:
Communication The Board of Directors will be communicating through different channels with the Home Owners in the future. It is important to keep each Home Owner informed of the objectives of the Board and the direction the Board will take. The Interface will be one of the tools that will be used as a communication channel. The plan is to expand the Interface from a 24 to a 32 page magazine with a section for the Home Owners and the Sports and Social Club respectively.
New Estate Agency Policy The new Estate Agency Policy has been finalised and will be phased in from August 2013 to March 2014. The main objective with the new policy is to increase the property values on our Estate.
Marketing of our Estate The HOA and the Sport and Social Club have embarked on a drive to market the Estate. We believe that many people know about our Estate but they do not know what the Estate is about and what it can offer to existing Home Owners, potential new buyers, potential

Image of our Estate One of the main drives that has been identified is to improve the image of our Estate. Although we have a beautiful Estate there is room for improvement when it comes to first impressions. Aesthetics will thus be a priority and to give an example, the gardens in the common areas and private gardens/sidewalks will be subjected to commence during the first week of August 2013.
Finances With the current balance sheet that is positive, the CHOA will maintain firm control on all finances. Communication regarding strategic decisions that will have a financial impact on the budget, will be communicated to the Home Owners.

Well done Aiden Markram Who would have thought in 2002 when the Markrams’ moved to the Centurion Golf Estate, seeing Aiden (who was only 8 years old at the time) playing ‘driveway’ cricket with his friends every day, that he would be a future SA Under 19 cricket player? Aiden Markram, who finished his school career in 2012 at Pretoria Boys High, was recently selected for the SA U19 team to tour India in September 2013. The team will depart for India early September playing in a Quad Angular tournament against India, Zimbabwe and Australia Under 19. When the news broke that Aiden was selected, the excitement and emotions from Aiden’s parents was overwhelming. There was a sense of relief for Vic and Gina as they now know that their son has been recognized for the hard work and sacrifices put in every day. As parents, they have set an example of how to support your child without getting too involved. Their support and guidance has contributed to Aiden’s success throughout his school career allowing Aiden to develop a solid foundation. Aiden joined TuksCricket in 2013 opting to enroll in the TuksCricket Senior Academy. The TuksCricket Senior Academy is a full time cricket program for school leavers and aims to develop each individual in the aspects of mental, technical and physical performance. As an 18 year old, Aiden was also selected for the Tuks Elite squad giving him the opportunity to practice with senior provincial and Franchise players. He excelled as a young player using the
Tuks environment to his benefit and was selected as the Tuks 2 captain in January this year. As captain, Tuks 2 (Premier League) only lost two matches during the second half of the season under his guidance. This was a sign of someone with exceptional leadership skills as well as a very mature cricket brain. The TuksCricket Academy program gave Aiden the chance to find out more about his own game and what is needed to enhance development. The next goal after the India tour will be working towards the U19 World Cup in February 2014 in Dubai. This means that good individual performances in India can get you an inside lane for the SA U19 World Cup team. Aiden will work very closely with the coaches at TuksCricket to prepare him for the upcoming tour. The preparation will be very specific in terms of the Indian conditions. As an all rounder in the team, Aiden will play a big role as a spin bowler and a top 3 batsman in the team. Apart from that, he will have to deal with other factors such as handling pressure, climate, diet, recovery and playing conditions. During the next six weeks, Aiden, along with Corbin Bosch (TuksCricket) who was also selected for the SA U19 team, will prepare accordingly to ensure that they are ready to go and perform to the best of their ability but most importantly go and enjoy this special occasion.

To adhere or not – the road
safety of residents are in your hands 1. Drive at the prescribed speed Living on the Centurion Residential Estate is luxurious. A safe enclave for residents in the hustle and bustle of the city. The Estate is a heaven for joggers, walkers, children on bicycles and the golfers with their golf carts. The illusion of island living can easily cause a total disregard for traffic regulations and the road rules. Road safety should be a priority for all residents. The safety of your child, your spouse and yourself depends thereon. It is therefore important to note that the roads within the Estate are still public roads in terms of the Road Traffic Act, Act 93 of 1996 as amended, and the regulations issued in terms thereof. Therefore, any law enforcement agency may enter the Estate at will, and enforce the speed limit and other road traffic signs as well as the road traffic act and its regulations. It is therefore of the utmost importance, for both you as a resident as well as the safety of your family from other road users, to ensure that all regulatory traffic and road signs are duly and strictly adhered to at all times. A few reminding points:
limit as displayed on the various regulatory road signs.
2. Bring your motor vehicle to a complete halt at a stop street.
3. Ensure that all your motor vehicles are duly registered and the licence paid annually on the renewal date, even if you are not of the intention to use it on a public road.
4. Only allow persons with a valid South African or acknowledged international driver’s licence, to operate your motor vehicle.
5. Never drive or occupy the driver’s seat with the engine running, whilst under the influence of intoxicating alcohol or a drug having a narcotic effect. The limit is 0,05g per 100ml blood or 0,24g per 1 000 ml of breath for non-professional drivers. No person may refuse that a specimen of breath or of blood be taken to be tested for alcohol.
6. Ensure that your vehicle is at all times fitted with licence plates and that the licence plates on your vehicle fully comply with the prescribed requirements. It is illegal to display on a vehicle or use a vehicle with number plates which is not compliant.
7. Your vehicle is road worthy in that, inter alia, it is fitted with working, undamaged lights, a windscreen without a crack, working brakes and operational hand break and tyres with sufficient tread.
8. If your vehicle is parked on the side of the road, remember to switch on the parking lights. You, as owner of the vehicle, shall be deemed to have been the driver of the vehicle at the time of a transgression, should the driver not have been specifically
identified at the time. It is therefore of utmost importance to ensure that your vehicle is not used by unauthorised persons or worse, drivers without a valid and recognised drivers’ licence. The same applies to parked vehicles, as it is presumed that the owner of the vehicle has parked the vehicle. Remember to only park in designated areas and to consider the safety of other road users. Ensure that your vehicle is not parked in such a manner that it will obstruct the observation ability and view of road users at intersections or junctions. No person may use a vehicle in wilful and wanton disregard for the safety of other persons or property, as this is deemed to be reckless driving, yet another offence. Living on a golf estate, the use of so-called “golf carts” are yet another hazard with potential liability from the use thereof. Although convenient, the mere abeyance of the golf-course rules of the use on fairways and greens, are not sufficient. From the outset it should be noted that the Centurion Golf Estate rules allow users from the age of sixteen, in accordance with the legislation. Golf carts should only be used on the designated and specially designed driveways and not the public roads. The legislation and rules of the Estate are abundantly clear on this issue. Three exceptions are noted: The first, being the driving of the golf cart to the premises of the owner for the owner to take delivery thereof. Secondly, the golf cart can cross a public road from the premises of the owner to another over a distance of not more than one kilometre.
Thirdly, proceeding to or from the place where repairs are to be or have been affected to the golf cart. Should you be of the intention to use your golf cart on the public roads, which all tarred roads within the Centurion Residential Estate are, you are liable to register the golf cart as a motor vehicle, with the additional expense to have your golf cart comply with the requirements of front and rear lights, indicators, yearly licence fees et cetera. It is also important to note that no person is allowed to operate any vehicle on a public road which is not fitted with white lights emitting forward and at least one rear light emitting red light, in conditions where the visibility is 150 metres or less. It is therefore not recommended and in fact, discouraged, to use the golf cart on any of the public roads within the Estate in such conditions. If you can’t see them, they can’t see you. The importance to adhere to these and the other requirements of the legislation has been underlined by the fact that a golf cart has been found to be “motor vehicle” as defined in the Road Accident Fund. This judgment has far-reaching implications for the driver of the golf cart, its passengers as well as any other motor vehicle involved in the collision. All the more reason to strictly adhere to the Estate rules, the legislation and common sense regarding safety as well as the manufacturer’s specifications and recommendations. Not only do you open yourself to a possible fine in terms of the legislation. As a resident of the Centurion Estate, and bound by its rules, you can be fined in terms thereof, which fine will be added to the monthly levy statement.

Birding: Step 1 –
Get the book In the July edition of the Interface, Birdrunner mentioned “Five steps to get started” with regard to birding and undertook to discuss individual steps in more detail in future editions. The first step was to obtain a good field guide (book) to help with bird identification and this is the step that will be discussed in this edition of the Interface. We will also briefly discuss a few CDs of bird calls that can also be useful in identifying birds. A variety of birding field guides and other books about birding in the Southern African region is available and it can be quite overwhelming when one visits a bookstore and sees so many different books about birding not knowing which one(s) to choose. Birdrunner visited a few local bookstores and other shops to see what they offer (please note: the prices indicated are simply those Birdrunner copied from the relevant books’ price tags on 29 July 2013 and should not be relied upon).
Comprehensive field guides The first resource that Birdrunner recommends to prospective birders is a proper field guide that contains all or most of the Southern African birds. There are between 900 and 1 000 bird species listed for Southern Africa, but some of these are highly unlikely to be found in the region (for example, the Asiatic Dowitcher, which was only spotted once in the region, back in 2004 – read the interesting article Rare bird turns heads at www.news24.com/SciTech/News/Rarebird-turns-heads-20041116). So the field guide that you are using does not necessarily have to include vagrants like these to be a good field guide. An advantage of a field guide that includes rare vagrants is that it provides interesting reading, but a disadvantage could be that there are more species in the book to confuse you when are trying to identify

a bird! • Birdrunner uses Newman se Voëls van Suider-Afrika (‘Gedenkuitgawe’) - revised by Vanessa Newman, sponsored by Sappi and published by Struik Nature – as her first port of call when trying to identify a bird (CNA Centurion Mall: R229,90 without protective plastic cover; Exclusive Books Centurion Mall: R236 with plastic cover, R206 without). This guide is also available in English as Newman’s Birds of Southern Africa (Commemorative Edition), of which the price currently varies between R195 and R236 at Exclusive Books Centurion Mall. This field guide provides excellent illustrations and descriptions of the region’s birds (including rare vagrants, like the Asiatic Dowitcher). Distribution maps, whether the bird is classified as being threatened, etc. are also included. ■ Birdrunner also uses Die Voëlgids van Suider-Afrika (hersiene uitgawe) by Ulrich Oberprieler and Burger Cillié, which contains colour photographs of 809 birds of the region, as a backup guide when she is uncertain about a bird’s ID. This guide excludes certain vagrants, pelagic seabirds and birds of an uncertain status and this helps to eliminate certain unlikely options when identifying a bird. This beautiful book that can definitely also be used as a Southern African birder’s main source of information, also contains distribution maps, descriptions, etc. and is also available in English as The Bird Guide of Southern Africa. Some birders will prefer photographs over illustrations and vice versa, and knowing your preference will simplify the decision on which guide to buy. ■ A non-exhaustive list of other field guides that were available at the shops that Birdrunner visited has been included below. Remember that personal preference plays an
important role in which guide a birder will recommend to you. Birdrunner can unfortunately not tell which guide is best: the best advice Birdrunner can give, is that you don’t over-analyse the guides before making a decision – Birdrunner suspects that you will get used to whichever guide you choose and develop a preference for this specific guide over time. ● Complete Photographic Field Guide: Birds of Southern Africa (sponsored by Sasol; written by Ian Sinclair & Peter Ryan). Also available in Afrikaans as Volledige Fotografiese Veldgids: Voëls van Suider Afrika. (CNA Centurion Mall: R319,90; Exclusive Books Centurion Mall: R328.) ● The Larger Illustrated Guide to Birds of Southern Africa (2nd edition; sponsored by Sasol and written by Ian Sinclair and Phil Hockey). (CNA Centurion Mall: R279,90.) ● Roberts Voëlgids: ’n Volledige veldgids tot meer as 950 voëlspesies in Suider-Afrika (sponsored by Implats; written by Hugh Chittenden). (CNA Centurion Mall: R194,90.) ● Sasol Birds of Southern Africa (4th edition; written by Ian Sinclair, Phil Hockey, Warwick Tarboton and Peter Ryan). Also available in Afrikaans as SasolVoëls van Suider-Afrika (CNA Centurion Mall: R239,95 without and R269,90 with a protective plastic cover; Exclusive Books Centurion Mall R267 (English; without plastic cover).
Other field guides or bird books Birdrunner also found the following exciting books which can also facilitate bird identification in the region, but that focuses on certain parts of the region only, certain groups of birds or birders, other facets of birding or a more limited variety of birds, etc. as far as Birdrunner could determine:
■ What’s that Bird? A starter’s guide to birds of southern Africa (Kenneth Newman). (PNA Doringkloof Mall: R190; CNA Centurion Mall: R189,90) Also available in Afrikaans (CNA) as Watter voël is dit?’n Beginner se gids tot die voëls van Suider-Afrika. ■ G amebirds of Southern Africa (Rob Little, Tim Crowe, illustrated by Simon Barlow). (PNA Doringkloof Mall: R275) ■ S asol First Field Guide to Common Birds of Southern Africa. (PNA Doringkloof Mall: R50) ■ Sasol First Field Guide to Birds of Prey of Southern Africa. (PNA Doringkloof Mall: R50; CNA Centurion Mall: R60) Also available in Afrikaans (CNA) as Sasol Eerste Veldgids tot Roofvoëls van Suider-Afrika. ■ F ield guide to shorebirds of South Africa (Roy Cowgill & Stephen Davis). (CNA Centurion Mall: R164,90) ■ B asic Bird ID in Southern Africa (Peter Ginn & Geoff McIlleron). (CNA Centurion Mall: R79,95) ■ Roberts Nests & Eggs of southern African birds (Warwick Tarboton). (CNA Centurion Mall: R279,90; Exclusive Books Centurion Mall: R287) ■ Sasol Birds: The Inside Story (Exploring birds and their behavior in southern Africa) (Rael Loon & Hélène Loon). (CNA Centurion Mall: R209,90) ■ Newman’s Birds by colour: Southern Africa’s common birds arranged by colour (Kenneth Newman, in association with Irene Bredenkamp and Phoebus Perdikis; 3rd edition, updated by Vanessa Newman). (Exclusive Books Centurion Mall: R226)
Please note: The above names of field guides and other books are simply provided to give Interface readers an idea of what is available in some of the book stores in the Centurion area. It is by no means a comprehensive list of birding books available at the different book stores or in the South African market and limited information about the publishers, authors, etc. are provided here to try and keep the article short and user-friendly. Remember that there are also a variety of books that can be bought via the Internet and at other shops than the few indicated in this article. A very good book that Birdrunner could not find on 29 July 2013 at the stores mentioned above, is the CHAMBERLAIN Guide to Birding Gauteng by Etienne Marais and Faansie Peacock. As its subtitle indicates, the book discusses “101 prime birding sites in and around Johannesburg & Pretoria”. Birdrunner found this book to be an excellent resource for birding in our area of residence. In the next edition of the Interface, Birdrunner plans to look at resources for identifying birds based on sound (bird calls), as well as some multimedia options to assist with bird identification. These are deemed to fit in with step 1 of the “Five steps to get started” mentioned in the July Interface, so we will look at these resources first before we move on to step 2.
Birdrunner Competition The closing date for the Birdrunner Competition is/was 15 August 2013. The winner will receive a copy of the book
Newman’s Birds of Southern Africa (or the Afrikaans version thereof, if preferred). To enter, one had to complete and submit the three activities that could be found in the May – July 2013 editions of the Interface before 15 August 2013: Activity 1 (May) – Birdrunner Puzzle Activity 2 (June) – Birdrunner Quiz Activity 3 (July) – Word Scramble You didn’t have to get “full marks” for each activity to be the winner – you simply had to earn more points in total than other readers. The winner will be announced in the September 2013 edition of the Interface Magazine.

Travel Health By Dr Mareliza Jurgens, Travel Clinic Intercare Irene
The number of people travelling internationally is increasing every year. This includes those travelling for leisure, recreation and holiday, those travelling for business and those who travel to visit friends, relatives or for religious purposes or pilgrimages. Whatever the reason is for your international journey – it can pose various risks to your health. Travellers may encounter sudden and significant changes in altitude, humidity, micro-organisms and temperature, which can result in ill-health. In addition, serious health risks may arise in areas where accommodation is of poor quality, hygiene and sanitation are inadequate, medical services are not well developed and clean water is unavailable. All people planning travel should know about potential hazards of the areas they are travelling to and learn how to minimize their risk of acquiring these diseases. Forward planning, appropriate preventative measures and careful precautions can substantially reduce the risks of adverse health consequences. It is the traveller’s responsibility to ask for information, to understand the risks involved, and to take the necessary precautions for the journey. The medical profession and your local travel clinic can provide a great deal of help and advice in this regard. It is recommended that travelers intending to visit a destination in a developing country should consult a travel clinic 4 to 8 weeks before the journey. However, lastminute travellers can also benefit from a medical consultation, even as late as the day before travel. The consultation will determine the need for any vaccinations and/or antimalarial medication, as well as any other medical items that the traveler may require. You may also be informed on the existence of other important health hazards at the travel destination. Advice regarding food and water hygiene, mosquito bite prevention and other precautionary measures are often given.

CAPTAIN’s report And so another ‘River-Runs-Through-It’ has come and gone, and I would like to thank all of our members that took the time to represent Centurion in this competition. After 3 days of intensive battle we ended up 2nd, 1 point behind Zwartkop. I am pleased to say that that the arrangements at Centurion were smooth and efficient as always and after the game the players were treated to an amazing Prego roll prepared by Amarelle and her team. The issue of slow play has reared its ugly head and while we will endeavour to look for solutions to this, I would urge our members not to take matters into their own hands. If you do find yourself in this situation we ask that you contact the Pro Shop for their assistance. This will undoubtedly alleviate any potential conflict on the golf course.
will be completed before the summer rains arrive. I am sure that we will all be very appreciative of the efforts when the river comes down in flood and our course is playable quicker than before. I would like to remind all our members that much thought has gone into the flooding problems but no one can predict nature, so please bear with us! The Toits Captains Challenge has created quite a stir and at the time of writing this we are a day away from the inaugural event. I hope that everyone had fun and would like to remind you all that the next one is planned for the end of August.

y d aCAPTAIN’s report
The weekend of 12 July to 14 July saw the 5th ‘River Runs Through It’ tournament being played. As usual it was played in good spirit and a great time was had by all who took part in this great team event. To the ladies that made up team Centurion, we all gave our best and put on a good performance, thanks for giving up your weekend to be part of this great event. Unfortunately for Centurion after 3 days of tough competition, Zwartkop CC came out tops, beating Centurion by 1 point and Irene CC, who were last year’s winners came third. The knockouts are well under way. Debra Arroyo and Sue Smith are in the Foursomes final again this year. Good luck for the final girls. The mixed knock out final is being played next Sunday. The ladies leagues have been completed for this
season. Unfortunately we had no wins this year. Thanks to all the ladies who represented Centurion CC, we can look forward to next season. The Mixed League has a few games still to play.
All the tee boxes on the Par 3’s are being redone at the moment. I am sure we are all going to appreciate the new tee boxes once they are complete, especially #17 for the ladies.
Women’s Day, 9 August (Public holiday) is the day that our ladies section hold our annual charity day each year. This year I have chosen ‘Dynamic Woman for Children’ to be the recipient of all monies raised on the day. I feel this is a very worthy cause. So please open your hearts and reach into your pockets to help this worthy cause.
This coming Saturday the first ‘Toits Captains Alliance’ will be taking place. It is a competition that has been introduced by our new Club Captain, Hamish McKee, and the idea is to try something different having a shot gun start which will hopefully encourage us all to do a bit of socializing in the Res bar after the game. Hamish is hoping this will become a monthly event.
If you have been on the golf course lately you will have notice work is starting to take place on hole #7. It will cause a little bit of inconvenience to us all however, I am sure we are all going to enjoy the benefit once it has been reconstructed. It should be completed before the rainy season starts.
The ‘Early Birds’ ladies Thursday competition will be moving back to the morning field as from the first week in September. Till next month, Hayley Mendes

Buying a house? Beware of restrictive title conditions Tony and Jen have just bought a house in a popular residential area. They plan to make this house their home and raise their family in it. Fast forward ten years and Tony and Jen wish to extend their house in order to make room for their third child that is on the way. Imagine their frustration when they find out that they cannot add even one more room to the house due to restrictions on the title deed! Buying property is an important step in a person’s life and serves as an investment for the future. However, the process of buying a house can be a laborious and daunting, beginning with the search for the ideal and affordable house in the right area, making a considered offer and, on acceptance of the offer, getting the loan application approved and possibly selling your current property. There’s a plethora of factors to consider before buying a house and as a result by the time buyers find the perfect house they just want to seal the deal. Alas, often forgotten

is the important check of the title deed for any existing restrictive conditions – a potentially disastrous mistake for buyers having ‘big’ plans for the property and not having beforehand familiarized themselves with the title deed of the property. Often residential property title deeds contain restrictive conditions, most importantly perhaps, restrictions regarding the size, number and placement of dwellings and other buildings that may be erected thereon. Simply put, these restrictive conditions limit the owners’ use and enjoyment of their own property in the sense that they often indicate a limitation or prohibition on some action by the property owner.
