BYE, BYE WINTER! EDITOR’S LETTER The last of the winter chills are almost behind us and as the days warm up nicely, there is a sense of excitement in the air. I, for one, am already feeling the year end rush is coming and I have a suspicion that it’s going to be a fantastic end to the year. One of the exciting projects that we have embarked on is our entry into the ARC (Association of Residential Communities) awards. With a number of important milestones to complete in this process, we look forward to providing feedback and ultimately being recognised at the awards next year. Partnered with some of the Estate’s long standing service providers, all of which are experts in their own fields of business, we are pleased to report that this process will, if nothing else, allow us to create a better understanding of Centurion Residential Estate and Country Club. The weather is warming up and so too are our golf events and rounds. The clubhouse is abuzz with various competitions, all
4
aimed at keeping our golfing community in good spirits and eager to improve their individual games. You will find feedback, pictures and results on many recent events in this issue. Regular features of birding and interior design make for an interesting read as well as a cautionary editorial on the potential water crises we might find ourselves in, in the not-so-distant future. As we enter into the summer season, we should be mindful of the water struggles we experienced less than a year ago and perhaps investigate alternatives to saving water even if the welcome rains do come. With loads of upcoming events advertised in this issue, be sure to get your diaries out and save the dates. We look forward to seeing you all out and about now that the winter is nearly over. Hello spring!

DID YOU KNOW? Life in Centurion Residential Estate and Country Club is good. There’s no two ways about it – a beautiful setting in a great community with the freedom to walk, run or ride around, play golf and enjoy all sorts of extra amenities. Who could ask for more?
6
Because we know just how fantastic our Estate is, as mentioned in the Marketing report at the recent AGM, we have entered the ARC (Association of Residential Communities) Industry Awards Programme in an effort to secure the Residential Community of the Year 2018 award amongst others. One of the elements of judging for this award is a Resident Feedback Survey. This is set up, monitored and judged by the panel of judges for the ARC Awards. The survey will be launched in October 2017 and residents will have a number of weeks to complete it. More information regarding the digital link and completion of the survey will follow in our Week Ahead communication as well as the next issue of Interface. In the meantime, we thought it appropriate to investigate and report on some crucial elements that make up the entity of our Estate. Facts and information which we think you will find both interesting and beneficial towards voting for our Estate to win at the 2018 awards…
Security Of course, Security’s most important mandate is to ensure that the Estate remains crime free and vigilant in foreseeing potential security risks and threats. Under the careful Directorship of Mr Vincent Blasl and the management of Mr Stoney Steenkamp, additional elements to Security’s role include the ease and control of access for residents, visitors, contractors and staff. Implemented a few years ago, our resident fingerprint access control system has proven to be both effective and efficient in ensuring quick access to and from the Estate. Proof is in the statistics that show the average time for a resident going through the gate is a mere 1 to 2 seconds providing they have a clear fingerprint scan. Regular maintenance, backups and redundancy measures all compliment a stable and reliable environment for the optimal use of this system. Our visitors system is just as advanced with our own visitors app allowing residents to send their visitors an entry code timeously and effortlessly. Upon arrival with their code, proof of identification and after being scanned in, the average time for a visitor entering the estate is a mere 30 seconds. Contractors are screened, fingerprinted and verified before being allowed to enter onto the Estate. Workers are individually entered into the system to ensure that should there be an unfortunate incident of theft within the Estate, we have all the necessary information needed to pinpoint the culprit should it be found to be a contractor or worker. Domestics and gardeners are fingerprinted and verified in
AUG/SEP 2017 | INTERFACE
much the same way. With additional measures in place such as times and area groups to manage access effectively, we ensure that there is minimal security risk from within the Estate itself.
Common Areas If you take a walk around our Estate, you will notice the most beautiful gardens and common areas. Life Landscapes are contracted to ensure that they stay this way. Together with our CHOA employed team, our common areas remain clean and beautiful, filled with indigenous plants and trees.
Estate Facilities It’s few and far between that one would find a residential estate with the variety of facilities that ours has on offer. From tennis, squash, a great round of golf (of course), a driving range, upmarket clubhouse, a Resident’s Bar, restaurant and lovely kiddies play area, we have little more that we could want or need! A fun filled family day out is right within the Estate and promises to live up to everyone’s expectations.
Aesthetics Of course, we all want our Estate to remain one of the most sought after places to live. Property values are of the utmost importance and a large part of ensuring they remain optimal is the aesthetics of each and every home. With detailed documents such as our Rules and Regulations as well as the Architectural Guidelines, management are able to ensure that the aesthetics are maintained, together with the cleanliness and management of construction sites. Once again, this remains to the benefit of all home owners within the Estate.
Communication and Information We enjoy an effective communication system within our estate in the form of our Week Ahead newsletters, SMS’s and Interface magazine. These elements work hand-in-hand to ensure that important information is communicated to each resident effectively and efficiently.
The Board of Directors To oversee the overall functioning of the Estate we, as members, have elected a Board of Directors to act on our behalf. As is evident in the success of our Estate, we trust that this Board acts with our best interests at heart. As they are elected by the members, we in effect give them the right to make decisions on our behalf - we are grateful for the time and effort put into this enormous task. And so, the elements above make up a large portion of the entirety of the day-to-day tasks of ensuring our Estate’s optimal function. If one refers to the recent results of the CHOA Resident Satisfaction Survey taken earlier this year, it’s evident that the majority of residents are more than satisfied with the Estate’s functionality. The results of the last question regarding the belief and/ or perception of the image of the Estate in the eyes of the external community speaks volumes – with over 80% of residents believing it is a positive to very positive image.
7
We should be very proud.
HOA Management The functionality and performance of an Estate such as ours is not something that just happens. Behind the scenes are our dedicated CHOA staff who ensure that they are accessible, approachable and reactive to residents needs and queries within their capabilities.
Social Events Jeanette O’Donnell, our Clubhouse Functions and Conferences lady, has organised and successfully hosted a number of social events at our clubhouse over the past year. From market days on the clubhouse patio to quiz evenings, there is always something fun and exciting happening at the club. INTERFACE | AUG/SEP 2017
Minimally invasive robotic prostate surgery for early prostate cancer
8 Robotic surgery is dramatically improving the treatment of prostate cancer in South Africa, reducing side effects and lowering levels of incontinence and impotence significantly compared to conventional open surgery. Over 2000 robotic prostatectomies have been performed in SA in the last two-and-a-half years and robotic surgery is now also being applied to kidney and bladder procedures.
This advanced technology is being used to treat early prostate cancer and some kidney and bladder cancer. In the next decade, robotic-assisted surgery will be introduced into most other surgical disciplines, fundamentally changing surgical practice.
The sophisticated robotic surgical system expands the surgeon’s capabilities and offers state-of-the-art, minimally invasive major surgery with improved outcomes.
Dr. Greg Boustead, specialist urologist, robotic surgeon and international trainer in robotic surgery, is based at Netcare Waterfall City Hospital in Midrand.
Patient benefits from robotic surgery: • Excellent cancer control • Improved functional outcomes • Less blood loss and fewer transfusions • Shortened hospital stay • Less pain • Lower risk of infection and complications • Fast recovery and return to normal activities

WHEN, NO LONGER ‘IF’, THE
TAPS RUN DRY Daily Maverick recently quoted a frightening statistic in its daily news alert - the interesting fact for the day, shared with its readers, claimed that by 2030, the demand for fresh water will exceed the available resources by 40%. 2030 is less than thirteen years from now! Terrifying news for all of us in the central and northern parts of the country, whom have witnessed the stark reality of a drought during 2015 and 2016. Long ques at water points, dying cattle, dusty landscapes where rolling fields of grass should have been, bare soil without crop and desperate farmers pleading for water and graze.
14
The subsequent record maize harvest alleviated the financial distress of certain farmers, granting livestock farmers and feedlots relief from the spine-chilling high cost of feed required to keep animals barely alive, granting all the opportunity to recover and rebuild herds sold by necessity. The consumer had, by grace, been spared from unaffordable food prices. All of the above might, for some city dwellers and more so for those with a protected lifestyle, all seem far in the distance, limited to rural areas. When you open the tap, the water flows. The stark reality of a water shortage is very, very real. Ask any Capetonian. The level 4b restrictions implemented in early July 2017, in the midst of what is supposed to be the rainy season, requires each person to limit his/her water use to 87 litres of water per twenty-four-hour cycle. Have you considered your personal water use to realise just how little this ration is? A shower at 6 litres per minute for 4 minutes (which means you have to close the water whilst soaping) is 24 litres of water. Waiting for the cold water to turn warm could add up to 5 litres, depending on the distance between your shower and the water heater. Put a bucket in your shower and measure the water you allow to run away whilst waiting for the warm water. You will be surprised! 10 Uses at 4 litres and 3 uses at 9 litres of a dual flush toilet with a 9litre/4litre capacity amounts to 67 litres of water! You have yet to brush your teeth, wash your hands, attend AUG/SEP 2017 | INTERFACE
to laundry, the dishes, cooking, house cleaning or ensure that your off-road vehicle is dirt free after the weekend fun and your treasured lifestyle is unsustainable. And do not forget about your pets. All animals require daily sufficient, fresh water supply. Some even enjoy a bath every now and then, or even a swim. Having a borehole or the financial ability to sink a borehole on your property, might be an alternative. For now. Legislation, including bylaws, require formal applications for new boreholes, inter alia detailing the volume of the water use intended. Proposed legislation includes future prohibition on watering gardens with drinking water. Metering of borehole water usage, and prescribing the utilisation thereof, as is already being done in neighbouring countries, is also being seriously considered. Therefore, whilst you are planning your garden, preparing it for the new season, considering redecorating the house in fresh spring colours - rethink the precarious position we will be in without water, the looming disaster we all have been forewarned about, yet elected to ignore to date. In planning your garden, have you considered harvesting water from your roof? 1mm of water per square meter amounts to 1 litre of water. Yes, dirt on roofs and in gutters, bird droppings and similar pollution possibilities should be considered. Experts can assist herein, so that you can reticulate the water supply and usage in and around your house to utilise each and every precious drop thereof. It can be done. Numerous existing residences in very upmarket and exclusive estates have already done so, reaping the benefit of lower water accounts, with the added benefit of securing the safety and quality of the water supply as well.
Have you planted water-efficient plants, suitable for the specific climate of the Estate? Is that water feature, from which litres of water evaporates daily, wasted because your sense of aesthetics demanded such luxury? Does your driveway need to be hosed down every day, spilling wasted water into the street?
Have you covered your swimming pool and Jacuzzi to limit evaporation? And since the children are grown, do you really need the pool or could you re-consider the use of the pool to be covered and used as water storage facility?

The architectural guidelines, which are regularly updated, will provide you with the necessary guidance to go about changing your property to accommodate water reticulation, storage tanks and many other innovative ideas for you to save water and use every drop. And importantly, when in Cape Town or surrounds still battling with one of the worst droughts in written history, kindly consider the locals. Use the available water sparingly and within the limitations set. Because 2030 could arrive earlier for Cape Town and its surrounding areas - as soon as 2018. The provisional calculation already predicts a 26% difference between demand versus the available water supply for the period until the start of the next rain season. Do not worsen their reality just because you want to shower whilst on holiday, irrespective of whether it is your holiday home or not. For in the foreseeable future, we all face the very real risk of taps that have run dry. Permanently.

LADY CAPTAIN’S REPORT
Golf greetings on a chilly winter’s morning. By the time you read this article our charity golf day, National Women’s Day, 9 August 2017 would have come and gone. I would like to say a huge THANK YOU to everyone who contributed and participated in the day. Without people like you this day would not be the success it usually is. All proceeds will be donated to The Good Morning Angels charity on Jacaranda FM radio. Through this we help a very worthy cause and we also get radio mileage and exposure. Our ladies Saturday league has come to an end this year and CCC achieved third place. Well done to our ladies and a big thank you to all our league players for making themselves available. The next league to start is the Ladies Individual matchplay league. This is a brand new league that Gauteng North has started this year for the ladies. The first game is on 22 July 2017. Best of luck to the ladies that have made themselves available. Thursday league also starts in August and so does the Mixed league. Best of luck to all.

MARKET On Saturday, 22 July 2017, the club hosted a fun ‘Christmas in July’ Market that was tremendously well supported. With over 40 stalls the residents and visitors were spoilt for choice. Amongst others Chowdown brought their food truck and the vetkoek and mince sold out early in the day. Other food stalls included a German food stall serving German delicacies and tummy warming Gluhwein. South African and Italian food was also on offer. And to keep the beer lovers happy, the guys were spoilt for choice with a selection of craft beers.
18
Stalls included Camdeboo Day Spa from African Pride Irene Country Lodge, lovely cheeses from Lorians Cheese, sweet stalls, slushy and popcorn, beautiful cupcakes from Fabulous Cupcakes, Christmas light décor, a mobile coffee bar, MWEB products, kids games and Hello Kitty merchandise, Miglio silver jewellery, Art, Crepes, ladies fashion, home brew supplies, Indian snacks, Puma tracksuits, make-up products to name but a few. Guests were entertained with live music on the patio by the band Lemon & Limelight and the kids had their own kiddies corner. Be sure to look out for information on our next market day planned for December 2017. HELP WITH YOUR MUNICIPAL ACCOUNT Munsolve is a pioneer in providing solutions to the municipal problems of ratepayers in South Africa. The business was founded in 2011 and has been acting as the South African citizen's agent of choice on the accuracy of their municipal accounts. Munsolve renders valueadded services to municipal ratepayers and consumers as well as interacts on their behalf with municipalities. We relieve municipal ratepayers and consumers of the frustration when interacting with municipalities. The Munsolve team consists of 25 full time employees and is headed by Frans Rootman. Frans has a passion for local government and believes that ratepayers should receive value for money, a proper standard of service as well as correct and accurate municipal accounts. The team has the necessary skills and experience to get your matters sorted out at the municipality. Munsolve opened their fourth branch in Pretoria on 1 March 2016 to assist the City of Tshwane ratepayers and consumers. Our office is situated in Centurion, close to the municipal offices. Munsolve raised concerns about the high vacant land tariff charged by the City of Tshwane and are grateful that this tariff has been reduced to a more affordable level. Developers and vacant land owners will be paying less property rates from 1 July 2017 – a benefit in excess R200 million per year!
Our services include basic transactions such as the opening of accounts, name and address changes, refund of credits and consolidation of accounts – just to mention a few. Munsolve’s key focus is more complex problems such as wrong tariffs, wrong charges, incorrect readings, incorrect meter numbers, inaccurate meter readings, municipal valuations, assessment rates charges/tariffs and all rebates and discounts that the respective consumers are entitled to. Obtaining accurate clearance amounts, even after inaccurate charges, is but one of our value added services. Apart from the assistance on municipal accounts, Munsolve are also assisting clients to become more energy efficient and to use the Time of Use electricity tariffs to their advantage in order to reduce electricity costs – maximum demand (kVA) as well as energy consumption (kWh). Over the last six years Munsolve has assisted with the correction of a couple of thousand municipal accounts. The value of corrections run into millions of Rands. Since inception, Munsolve has also been involved with ratepayer actions, community participation as well as informing ratepayers and consumers on municipal matters.
23
Enjoy our services! With your involvement and moral support, Munsolve will change the way in which ratepayers and consumers are treated by municipalities within South Africa. THE MUNSOLVE TEAM

WHY DO WE USE CURTAINS AND BLINDS? We use curtains and blinds to make a space warm and cosy as well as to make the space more private and intimate. There are various types of linings that we can use from sunrise to sunset and midnight, depending on your requirements. To help with the cold, we can also line the curtains either permanently or with a detachable interlining (almost like a blanket).
What is the difference between curtains, roman blinds, shades and blinds?
Curtains Curtains are fabric panels that are often sold in pairs and they hang from a rod. Curtains are very versatile - you’ll find a wide range of lengths, widths, fabrics, patterns, as well as various colours. The shorter curtains that are used in bathrooms and kitchens are called ‘Cafe curtains’. Bedroom curtains are made of lightweight fabrics, which makes them very light and they don’t keep the sunlight blocked out. Therefore, it is better to use blinds or shades at the back of the curtains, which also helps the colour or pattern of the curtains to ‘pop’. It is always good to use a colourful curtain or one with a pattern to add a pinch of contrast to your bedroom or living room space. Sheer curtains add softness and femininity to a room.
24
Drapes Drapes are fabric panels that are often sold in pairs, just like curtains. Drapes are lined with fabric that is heavy enough to block out light from outside, which makes them good for bedroom use. They help for when you are, for instance, working night shifts and need to sleep during the day.
Blinds Blinds are not a solid length of fabric. They are usually made of wood, bamboo, aluminium or vinyl slots, which are also known as louvers and they are tilted to let light in. By using a roller or lifting mechanism, the blinds can be lifted up or down. It is not necessary to lift them up unless the window needs to be opened or closed. The length and width are sized to fit within the window frame and they come in various colours and woods, and not in patterned fabrics. Blinds block out the light from outside effectively therefore they are a good choice for bedroom use.
Different kinds of curtain headers
Pinch pleat Pinch pleat curtains are curtains that have the pleats sewn into the top of them. They come as either double or triple pleated curtains and can be used on a track system, or on a rod or pole with rings (they both use the same hooks). Pinch pleat curtains normally hang on a track or rod with rings.
Wave curtain A wave curtain is a neat and stylish curtain heading system that is created through combining a specially designed heading tape and wave glider cord to get a soft and simple continuous wave effect. This is a very simple and modern sleek look.
Pencil pleat
Drapes are long enough to reach the top of the window to the bottom of the floor and hang from a rod on rings, hooks, or fabric sleeve at the top or back of the panel. The materials used for drapes are heavy somewhat stiff fabrics, which include luxury materials such as velvet, silk and damask, and they are more often solid colours than patterned.
A pencil pleat curtain is a traditional heading for curtains and valances. Tape is used with three hook positions to suit all types of track and pole. The curtains are gathered to the required width.
Fabric or roman blinds
An eyelet curtain is a contemporary curtain heading for use with curtain poles. It gives large, even, soft pleats and are so called because they have metal rings at the top of the curtain in place of a normal header top.
A roman blind is a soft fabric panel attached to a rod or frame at the upper edge and is normally sold individually. It fits within the window frame. To let light in, you can raise the shade using a cord, roller or lifting mechanism which is inexpensive. There are various types of styles for shades and they can be used together with a curtain for colour or patterns. AUG/SEP 2017 | INTERFACE

TOP 10 HOME IMPROVEMENTS FOR ADDING VALUE With the property market in crisis and house prices falling, it has become increasingly important for home owners to give priority to home improvements that will help add significant value to your property’s home values appraisals sale price. But with so many home improvement options available, how do you know which to invest in first? Below we have outlined the top ten ways to increase your home’s value. 1. ENHANCE CURB APPEAL: The simplest rule to follow when choosing home improvement projects is to consider what can be seen, and work on those things first. Curb appeal is the primary determining factor for potential buyers. And while not a large factor in appraising home value, appearance is paramount in terms of sale price. 2. INCREASE THE PROPERTY’S FOOTPRINT: The size and living space of a home is one of the primary factors in both appraised value as well as the resale price a home will fetch when listed for sale. If you have an unfinished basement or other space in your home that can be converted into finished living space, start there. Finishing a basement or attic space is far less expensive than a room addition. 3. UPDATE BATHROOMS: If your home has out-of-date bathrooms then updating them is likely to be a good investment to increase the resale value. Most buyers are attracted to a home with modern, spacious and up-todate bathrooms. 4. UPDATE THE KITCHEN: As with bathrooms, updating an older kitchen will often increase the resale value of a property. You can cut costs by refinishing cabinets, installing new appliances, countertops and flooring, and improving the lighting in your kitchen. If you want to go that little bit further you could invest in a full bespoke kitchen. 5. INCREASE STORAGE SPACE: The majority of house buyers today want plenty of room to store things like vacuum, ironing boards, bedding,
toys etc. so anything you can do to increase the amount of space and functional storage capacity of your home will help add resale value and is often less expensive than major renovations, repairs or room addition projects. 6. ADD A GARAGE: Adding another garage can be another good investment to increase resale value, especially living in an area where golf carts can be useful, and caravans and big toys must be kept out of sight. 7. FIX ANY MAJOR FAULTS: If your home has an older roof, heating and air conditioning system, old faucets or other major components that are either at, or past their useful life, then you almost have no choice but to replace such components. For one thing, not replacing major components will lead to other maintenance costs down the road. 8. PAINT AND REDECORATE THE INTERIOR: Be sure to use neutral colours when repainting your home’s interior. Remember that interior decoration is very personal and future owners may not like any bright shades you may have used, or the prospect of struggling to paint over them. 9. INCREASE & IMPROVE OUTDOOR SPACE: As with adding a garage, the return on investment for adding outdoor living space such as a screened porch, deck or patio is largely dependent on geography. We live in an area where people tend to spend a lot of time outdoors, this can be a very good investment and is generally less costly than adding interior living space. 10. REPLACE SIDING AND/OR WINDOWS: Replacing windows can be another high-return investment. If your home has unsightly windows, or windows made from wood or aluminium, then replacing them with modern double glazed windows will increase both the exterior appeal and energy efficiency of your home – to achieve value homes.
