HOME OWNE from the Chair’s DESK » Inherited by a residing spouse.

 As 2012 gains momentum, I would like to extend a hearty welcome to all new owners and tenants who have moved into our lovely estate where a superior lifestyle for all residents in safe and aesthetically pleasing surroundings is our motto. The Board of Directors also extend their best wishes to everyone for a prosperous year.

Some owners want to remain in the estate for the long haul and might want to buy smaller and let go of their larger property. Depending on the sequence of buying and selling, the voting rights issue might play a role whereby the buyin levy could become payable. In such cases the Board might be willing to refund the buy-in levy if the original property is sold within reasonable time.

 The components of “lifestyle“, “aesthetics” and “safe” are all very dear to our hearts. On the safety and security front, 2011 was somewhat of an “annus horribalis” with the April to June spite of burglaries that were syndicate driven from outside our boundaries. Fortunately we eventually managed to put an end to it by identifying and terminating the compromised entrance tag. The culprits are however still at large. Since then we have changed our security company to Protea Coin and migrated all authorised persons to biometric access. Thank you for the excellent cooperation of all residents to smooth the biometric enrolment process. There are a number of exceptions (about 5%) with inadequate fingerprints or left hand drive cars who were issued with new tags. Visitor access is now controlled by means of driver license scanning and vehicle searching when considered necessary. At the moment incident investigations via the analysis of historical data is still somewhat of a tedious process. The ideal is to have a smooth and easy process of linking, sorting and time stamping all elements of gate activity and/or fence tampers (elements such as biometrics, license scans, video material, alarms etc). We have invited proposals to achieve exactly this from a number of companies and should be awarding a contract in this regard in a matter of weeks.  When the optic fiber network was originally installed for our security purposes, the contractor included substantial spare capacity at his own cost and obtained the right from us to expand the network to individual homes in order to offer bundled services on a commercial basis. Sadly it seems that this possibility is fading away as a victim of the sluggish economic conditions. The CHOA is not suffering any negative financial consequences as a result of this lack of progress and the option’s probable demise.  Our budgetary control processes are continuing to perform well. We are operating well within the FY2011/12 budget and are already in a position to project some substantial savings by the end of the financial year. Our budget for FY2012/13 is in position and the Board is pleased that we have been able to limit the levy increase to 6%. This will take effect from 1 March 2012. The Board has also decided to transfer a portion of any year-end operating surpluses to the Levy Stabilisation Fund. In this way existing owners will also contribute indirectly to the funding of capital projects.

 The general slow down in the economy and the housing market is also evident in our estate. We originally anticipated an average of 5 sales (buy-in levies) per month that would feed the Levy Stabilisation Fun. This has dropped to about 3 per month and we had to trim our capital budget accordingly. Because of our conservative approach this did not present any insurmountable problems. We often get questions regarding the way we apply this buy-in levy. The Board will apply its mind in each case but as a rough guideline this levy is payable in the following situations:

 As we near AGM time in June, four of the six directors (including myself) are nearing the end of their terms on the Board. At this stage it is not clear whether any of the four will be available for re-election. A well managed estate is more than an asset - it is an essentiality. We have excellent, dedicated and loyal staff but their abilities can only thrive with the guidance and support of a quality board. I urge all members to give this matter their serious consideration. Please start scanning the field for persons with the potential to serve the Estate in the role of director and persuade them to be available for election.  As per previous communications, we have now introduced a merit bonus system for our staff. Part of the evaluation is dependent on a resident opinion survey of how well your needs are catered for. We will solicit your opinions anonymously via the internet service of SurveyMonkey. A link will be provided to you by email. Your assistance in this regard will be appreciated.  On the aesthetics front regular inspections are conducted regarding the looks of gardens, need for a coat of paint etc. Here and there a little coercion is required from the office but most gardens and houses are a credit to our estate. Special thanks to all those green fingers out there. One area where we could improve though is on waste removal days. On Tuesdays many dustbins stand next to the street with plastic bags bulging out under the lid, often with extra bags on the ground. It looks bad and even more so at townhouse complexes where many bins are grouped together. Please get yourself some extra bins and lets move away from this scenario.  Lastly my special thanks to all our staff and members of the Board for the excellent and loyal way in which the job gets done.

Lights competition: december 2011

Ms. Margarete Lee, one of our Residents, initiated a Christmas light competition during December 2011. BONUSES 2011 A total amount of R45 000 for guard bonuses was deposited by residents from 126 households. Based on our performance criteria the CHOA contributed a further R10 000 from the budgeted amount of R30 000. As Protea Coin was on site for only 6 months of the year, the guards qualified for 50% or R15 000 of the budget at a rate of R2 500 per incident-free month. Four of the six months were incident-free and the CHOA accordingly contributed R10 000 for guard bonuses. By means of this approach the CHOA strives to inspire the guards to be a committed workforce against crime. The bonuses were handed to the guards during a function held at the Clubhouse on 23 January 2012.

GENERAL Bibles GALORE! by Estelle Piek

Have you ever struggled with the question of why you were born in a place like this at a time like this in a country like this at a moment like this? Right now? Nothing ever happens without it being planned. You were created for a time and a place like this! Have you ever been in a situation where you just do not know the answer anymore? No money or smart talk can get you out of real deep heart stopping stuff. When we got hijacked about two and a half years ago a miracle happened that night and we were saved for a reason. Sometimes we all get hijacked by a situation in our lives where no answers can come forth from our balance sheet or our bank balance to save the day. During our recent respite of burglaries in our Estate, our cell group just realised that for so many years we lived side by side with our security guards, but never realised the emotional need of these personnel and the stress they and their families undergo on a daily basis. In interviews we had with several of junior and senior staff members

we came upon their need and in a small way wanted to do something to make them feel special. When asked if they would like a Bible for their family in their mother tongue to read at night, the reaction was dramatic. We received a list within four hours with nearly sixty names on it. On 1, 5 and 7 December 2011, we handed over the Bibles to the Security Guards that requested from us Bibles in their mother tongue so as to be able to read to their children in their own language and make sense of what they read. Pastor Hezekiel Mkwanazi from Irene Evangelical Church brought the word and every occasion was just something not to miss as these staff members lit up and shone. REPORT CAPTAIN’s report If we had the technology to capture the energy and the speed with which the New Year has gotten underway and transfer it to our golf swing imagine how far we would hit the ball. Thank you for your patience while the course underwent hollowtining. This annual process needs to be done to encourage oxygen and nutrients into the grass and while it is an irritation, it certainly pays off, so thanks to all who worked so hard during this time and also to you for bearing with us and being able to blame the greens for the less satisfactory round of golf. While the greens were sticky the fairways are in great condition and my wife who has joined the early morning walking brigade commented that the fairways look like green velvet with the sun rising above the trees. What a way to start your day! Thank you, also to all who, once again, have made themselves available to play league for the club. I appreciate the time and effort it takes but our ladies, juniors and mixed league did so well last year that it will be awesome for all the teams to take up the challenge again this year. Your commitment is appreciated. It is important to note the handicap changes this year with much communication coming from Nicola. If you are not being updated please ensure that your details are correct at the office.

Last but not least, a sincere thank you for the love and support that our members show one another in trying times. It’s great to share the good times and even more special to welcome the support that comes so spontaneously in unexpected tougher times. My humble appreciation, personally, to the club management, members and all our friends.

The end of January golf committee meeting will clarify more regarding the committee changes and planning but you will be communicated with in that regard soonest.

A warm welcome back after the Festive Season. I trust you and your families all enjoyed the wellearned rest! December was quite an eventful month even though a lot of our members went away. The Mixed Knock Out final was played where Helena Mowatt and Barry Robinson came out the winners, with the runners up being Zoran and Nela Uskokovic well done to you all. I would like to wish Karen Robinson well, after under-going major surgery on 21 December 2011. We are all behind you Karen and look forward to having you back on the golf course with us again soon. Jannes held his annual golf day on 3 December 2011 and it was well supported and enjoyed by all who took part. It is a day that Dee Meredith will remember for a long time as she got her first Holein-One at the 17th hole that day. Champagne was enjoyed by all at the clubhouse afterwards. Well done Dee, may this be the first of many. Alan and I spent the Festive Season here at home on the Estate. We enjoyed many rounds of golf together and it was good to see so many visitors playing our course during this time. Petri and his staff did a great job keeping the course in pristine condition over the holiday season, even when we had those dreaded Highveld storms. On 13 December 2011, Debra Arroyo and myself hosted the Irene Homes Christmas lunch at the clubhouse. Every year Centurion CC invites the ‘orphans’ (these are ladies that live at the Irene Homes and either don’t have family or the family have abandoned them) from Irene Homes and treat them to a three course lunch and a small gift. Amarille and her staff put in a lot of effort to make it a very special occasion for the ladies - a very big thank you to Amarille and her team. This is one day a year that makes being part of the committee so worthwhile, so rewarding when you see just how much the ladies appreciate it. On 1 Dee Meredith – Hole In One on the 17th

Irene Homes Christmas Lunch May 2012 the Irene homes is having a craft day where all crafts that are made in the workshop by the ladies will be on display and for sale, so please put this date in your diary and pop in to have a look, they will really appreciate your support. The Tuesday ladies competition is now back in full swing. Any ladies wishing to join us on a Tuesday please feel free to do so. We meet on the patio outside the Pro Shop from 07h20, tee-off just

Bleshoenders skenk R20 000 aan Centurion Hospice 29 November 2011 Die Bleshoenders is ‘n groep gholfspelers wat Donderdae middae bymekaar kom en onderling ‘n kompetisie hou. Hulle is reeds 13 jaar aktief en die groep bestaan uit 32 lede. Op 1 Mei elke jaar is die Bleshoender opedag en hou hulle ‘n kompetisie om fondse in te samel vir liefdadigheid. Die afgelope drie jaar het Gerhard Coetzer en sy Lyttelton Spar pryse geskenk vir hierdie kompetisie. Dit het die Bleshoenders in staat gestel om ‘n bedrag van R20 000 aan die Centurion Hospice te skenk. Ons sê baie dankie aan Gerhard en Lappies, en sy span, en vertrou dat ons in die toekoms ook op hulle sal kan staatmaak. GENERAL Back-to-school convenience with The School Depot Tel: 012 665 5972 The School Depot was established in 2011 and it is our intention to provide a 1-stop, convenient school shop, for moms and dads and cater for all the needs of their children when it comes to school clothing, stationery, sports for school and accessories. Our focus will be to deliver a new shopping experience for parents where they can get everything in one place. They can place their orders online or visit us at our trendy shop situated between the Virgin Active gym and the Sportsman’s warehouse just above the Golfers Club. We are open Monday to Fridays from 9am to 5pm and on Saturdays from 9am to 1pm.

Under agreement with the schools, we intend to provide all summer and winter uniforms of the schools within the vicinity of our retail outlets. We are currently only approved to stock Cornwall Hill Uniforms but are talking to the other schools in our area to stock for them as well. Until then we will aim to stock the generic colours in greys, whites, khakis etc. in socks, skirts, pants and tops.

We decided to carry and sell a wide variety of bags including:

• Stationery We stock the full range of stationery for all schools from pre-school until matric. We will also pre-package stationery packs per grade for each school that agrees to work with us. For the schools who have not yet spoken to us, parents have the option of ordering what we call generic packs and then adding items from the picking lists. Schools and Businesses are also welcome to order stationery from us.

School backpacks and trolley bags we stock a combination of affordable school bags and back packs as well as the more expensive range of Orthopaedic approved Totem range of bags.

We understand that some kids grow very fast and that some ranges don’t cater for the bigger foot. If you have a challenge like this, please drop a mail to our sales team and they will source the shoe for you. We stock the Bronx school shoes in brown and black up to a size 15.
