Clean up initiative Recently one of our pro-active residents, Mrs Melanie Tolmie, who was tired of the litter scattered all over the road and island on the road between Olievenhoutbosch and the Bylsbridge Promenade, enlisted the help of Leonard and Joseph to help pick up the mess. Mrs Tolmie supplied Joseph with a pack of rubbish bags and offered him R10 for every bag filled with litter. Joseph went straight to work and filled 20 bags with ease within a day – a good indication of just how littered that stretch of road was. Although Mrs Tolmie is sure the area will be littered again within no time, she is adamant that if every person did their bit, be it big or small, to help clean up, our streets would be more beautiful. It’s great to see our residents initiating projects within as well as outside our Estate.

LETTER TO THE EDITOR

By Sue Miles Or rather, recyclable paper. Way back in June I was handed the baton of drawing your attention to our waste paper collection system, operated by Mondi. The scheme was put into operation ten years ago, by Mr. Maarten Fouche who has grown it to what it is now, but as he is leaving the Estate he can no longer continue. Unfortunately, before I could get into the job I fell prey to a succession of medical misfor tunes and am only now beginning to feel I’ve got it together. At the moment I think we collectively donate 270 tons of waste paper collected by Mondi twice a month. Mondi remunerate per ton and our contribution goes to the Centurion branch of Hospice and to the S.P.C.A. Needless to say, all these contributions are well received but I think we can do more. On Tuesdays which is ‘proper’ rubbish day, I often see packing cases out on the pavement awaiting collection by the Municipality and those cardboard boxes could so easily be flattened and put out three days later for Mondi. Anyone who does not have a Ronnie bag can collect one from the H.O.A. office along with the dates of collection. The dates are usually displayed on the electronic notice board at the main gate, but for those of us who use the top gate, the H.O.A. should be able to help. I was heartened last week when I received a statement from my Medical Aid on which both sides of the paper were used! C.E.O.’s please take note. One side is needless luxury.

The Centurion support system By Sue Miles Having spent two separate weeks in hospital recently, I was asked by our Ladies’ Golf Captain to write a piece about the amazing care and support I received from the golf ladies, and to expand on it to include the entire Estate. When I was first admitted to hospital with a variety of ‘malfunctions’ within my body, it was so comforting to have a succession of visitors, some with gifts, some with flowers, but all with compassion and support. I came to rely on the good wishes of these visitors and the telephone calls to keep me going. When I came home after a week it didn’t stop! People would just ‘pop in’ for that cheering half hour and it does so much good for the confidence. The next time I was carted off to hospital was ten days later, with a small stroke.

Again they came, almost every day, with their support and good

wishes. A week later I came home and since then I have been spoilt beyond the telling of. Offers to do my shopping; to drive me wherever I needed to go – just general support. Our Lady Captain asked me to write of my experiences as it actually pertains throughout this Estate. You don’t need to be a member of the golf club, or the squash club, or the bridge club to feel this. We are a community in ourselves and I am reminded of the page recently found in each Interface, welcoming new residents. These people will find new friends, new neighbours – they will integrate into the community and I am sure they will experience the benefits of the very unofficial and very potent Centurion Support System.

I think that we can institute a small competition here. The Mountain Goats v. The Deser t Rats v. The Vleipaddas. The driver of the collection van will make notes of each bag that is collected and he should easily be able to separate the areas. Just think, each ton of new paper has cost the ‘life’ of nine trees. If you recycle your newspaper etc. those nine trees are immediately cut down to seven, thereby saving the planet a little. I shall collect more facts and figures for you in the future. I know that the trees out of which paper is made are not your average tree which you see on the Estate, but as spring is here and you walk round the Estate, are you not captivated by the sight of our willows in their brand new ball gowns gently swaying with a susurration to a waltz in time to a zephyr of a breeze?

Do consider recycling and saving our trees.

CAPTAIN’S Report Hi all Before I know it, this page pops up and we’ve scarcely recovered from the busy month that has just passed, so without further ado, special thanks to Errol Hart, Myra Roberts, Clyde Sterling and all who attended the very moving memorial service held in honour of Frank Small. He will be sorely missed. Well summer is well on its way with some of our beautiful trees already starting to bud and our greens committee are hard at work preparing the course in anticipation. Those advantageous dry fairways will soon be a thing of the past as the rough toughens and the fairways turns to soft green velvet. So just before August becomes history here’s an interesting bit by kind favour of Wilma de Wet to highlight the historic August we have just experienced. “Het jy geweet dat hierdie Augustus 5 Sondae het, 5 Maandae en 5 Dinsdae het en volgens die slim mense gebeur dit slegs elke 823 jaar. Die laaste twee vorige kere was dus in 1187 AD en 364 AD. En die volgende keer sal in 2833 AD wees.” August also hosted the ladies annual fund raiser which was a great success. Thanks to the golfers and also to the sponsors that took this opportunity to support the much needed charities in our area. Two very important events on our calendar happen this September and it is a privilege to welcome Mr Godfrey Ntoele and the Telkom PGA to Centurion for the 6th consecutive year. Having a Sunshine Tour event of this nature right on our doorstep is a wonderful opportunity for us to experience the talent our country has to offer up close and personal. It is also very encouraging for the juniors amongst us to experience what can be achieved by much hard work and as a perk, I enjoy a round with these up and coming professionals! Thank you to Telkom for entrusting us with the honour of hosting this prestigious tournament and we look forward to welcoming you back next year! On 15 September we welcome a full field of golfers in support of the SA Special Olympics. This particular fund raiser promises to be a day to remember and will assist in enabling proud South African representation in 2011. Thank you to Rochelle and Konrad for all your hard work and passion and all who will support this very worthy cause. I wish I were here to participate and share with you.

Our ladies golf section hosted our annual Ladies Charity Golf day on 9 August 2010 and what a lovely day we had. We support Helpnet Safehome for abused children as well as Irene Homes. Our winners, Nico and Florence Vermeulen came in with a wonderful betterball score of 52, congratulations and well done. We were lucky enough to be able to have prizes right up to 20th place.

Pretoria hosts professionals looking for their place in the Sunshine The Pretoria challenge will be a strong one when the Sunshine Tour tees off in the capital city on 1 September 2010, with the Telkom PGA ProAm at Centurion Country Club. Restore Ph Balance In Your Body By Balancing Acid And Alkaline Foods By Michelle Minker, Registered Dietician

Your health depends on the balance of an alkaline environment within your body. The current Western diet is high in acid forming foods such as animal protein, refined carbohydrates (white starch products) sugary foods, carbonated drinks, coffee, alcohol, processed foods and foods containing added chemicals (preservatives, colourants and pesticides). At the same time our intake of alkaline forming foods (fresh fruit and vegetables) is declining. Acid foods contain sulphur, phosphate or chloride, which after digestion, leads to the production of large amounts of phosphoric and sulphuric acids. When these acid yielding foods lower the bodies PH, the kidney coordinates efforts to buffer the acidity. Alkalinising foods are high in sodium, potassium or calcium and if dietary intake of these foods are low and chronic additional buffering is required to reduce these high acid levels, the body compensates by borrowing minerals from vital organs and bones to neutralise this acid. This could lead to depletion of the bodies alkaline minerals (sodium, potassium, magnesium and

calcium), placing pressure on the regulating systems to maintain PH neutrality and increase the risk of development of osteoporosis, muscle wasting, renal stones and other chronic and degenerative diseases. An acidic environment within the body can also negatively affect the absorption of vitamins and minerals, decrease energy production in the cells, decrease the bodies’ ability to repair damaged cells, decrease its ability to detoxify heavy metals and is associated with overproduction of the stress hormone, Cortisol. Overproduction of Cortisol is associated with weight gain (especially abdominal fat), higher blood glucose levels, lower HDLCholesterol levels (good cholesterol) and higher LDL - cholesterol levels (bad cholesterol). It is therefore vitally important that there is a proper ratio between acid and alkaline foods in the diet. We need plenty of fresh fruit and vegetables to balance our necessary protein intake. Try to consume 60% alkaline producing foods and limit your intake of the real culprits, highly sweetened foods, baked products, pastries, red meat, colas, coffee and highly processed foods.

Photochromic lenses Light Sensitive lenses As the name implies (photochromatic) colours change due to photopic or light conditions. These lenses darken on exposure to ultraviolet (UV) radiation. They go from a clear state, to varying levels of darkness depending on the intensity of the ultraviolet radiation in a few minutes and change clear again once ultraviolet is removed (when walking indoors) again, within a few minutes. Traditionally they were only available in glass, but are now also available in plastic resin and polycarbonate materials.

These had the tendency to have a yellowish hue when clear, went dark to about 70% but changed slowly and seemed to lose some of their qualities after a year or so. The two main brands then available in South Africa then were Colourmatic and Transitions (being the better known now of the two). In Part 2 we will discuss why and how the lenses change and their qualities to you as a patient using them as well as their advantages and disadvantages.

A bit of history first: The lenses were first developed by Corning in the 1960’s. They were known as photo grey lenses. Later in the late 1070’s came photo grey extra which went darker and changed colour faster. Photo brown extra was also developed then. Glass tends to be a heaver material over lighter plastic resin lenses and it was long wished that photo chromatic qualities could be combined within plastic resin lens. In the 1980’s a thin glass photo chromatic cap was bonded to the front of a plastic resin lens (the prescription/correction generated on the back of the lens) but was not very successful. Only in the early 1990’s scientists were able to lock the photo chromic qualities into a plastic resin lens.

John Travolta visits South Africa – and for a good reason too!

John Travolta, his petitely-pregnant wife actress Kelly Preston, together with daughter Ella Bleu, graced South African shores with their presence for five days during the FIFA festivities not only to demonstrate their support for the Australian Socceroos, but also to embrace and raise awareness for the Nelson Mandela Children’s Fund and its various initiatives. It was a fantastic opportunity for the Nelson Mandela Children’s Fund to host such an acclaimed movie legend. Australian airline, Qantas (official sponsor of the Australian Socceroos) stole the show on the occasion hosted in Gauteng – even if the Socceroos did not enjoy much success in the stadium latterly – not only for convincing such a screen icon to support their team, but also as John, acting in his capacity as the Qantas Global Goodwill Ambassador, presented the Nelson Mandela Children’s Fund with a cheque for R70 000 on their behalf, proving that Qantas truly have heart! When John arrived at the event he was encouraged to view art and jewellery made by children from disadvantaged communities on display. The children (and adults) were visibly awe-struck by the presence of this larger-than-life yet clearly humble, courteous and intensely considerate man, who of his own initiative encouraged the children to dance with him on stage much to the delight of the VIP’s and media present. It was more than apparent that this occasion was not merely a PR exercise – John and Kelly are clearly passionate about children. In fact they both embraced and interacted with the children spontaneously, taking time to award hugs and offering encouraging smiles in every direction. Children and philanthropy are a high priority for John and Kelly; recently John made world headlines for flying his 707 Boeing, laden with supplies, to Haiti in order to assist with disaster relief after an earthquake devastated the country. John and Kelly have also established the Jett Travolta Foundation in memory of their son who died tragically last year – the foundation sights as its aim to make resources available wherever possible to assist and provide relief to children with vision, hearing, mobility, communication, behavior learning impairments or other special medical, environmental, health or educational needs. It is therefore fitting that this inspiring couple be associated with the Nelson Mandela Children’s Fund and John made it clear on the occasion that he shared Nelson Mandela’s vision of “…nurturing the spirits of children in order that

they may follow their dreams” which goes beyond solely providing the necessities of food and shelter. “We are hoping that this is the beginning of a very long relationship with John Travolta. We hope it will profile the fund and the children as well,” said Nelson Mandela Children’s Fund CEO, Sibongile Mkhabela. The Nelson Mandela Children’s Fund is forging ahead in all areas in promoting the quality of life for all South African children, but especially those children from disadvantaged communities. High on the agenda at the moment is the building and completion of the Nelson Mandela Children’s Hospital, which was proposed in 2009 and which will receive its first patients in 2012. There are only four dedicated children’s hospitals in Africa and only one in South Africa, while countries such as Canada boast as many as 23 dedicated children’s hospitals. It is a widely held view that the healthcare needs of a child (both physical and emotional) are vastly different from those of an adult and that therefore children ideally require a facility that takes this difference into account. The Children’s Red Cross Hospital, itself in dire need of refurbishment, is the only children’s hospital serving the needs of South African children as well as many beyond our borders and is therefore not in a position to cope with the demand on its own. The new hospital is being built on the University of the Witwatersrand campus in Gauteng as an academic and tertiary referral hospital and it will serve the needs of the Eastern Cape, KwaZulu-Natal and the Gauteng provinces, as the Western Cape and surrounding regions are serviced by The Red Cross Children’s Hospital. The hospital will have a 200 bed capacity with state-of-the-art specialist paediatric facilities available to all children irrespective of their social and economic status. The Nelson Mandela Children’s Fund survives on the goodwill of both small and large donors in its vision to establish the hospital and child-centered medical care. Art Exhibition Friday, 27 August 2010 For those of you who did not attend the last Art Exhibition – I must say you last out! The art was of such a high standard, one cannot but admire these artists. We have artists who are local and from outside the Estate. The camaraderie between the artists grows with each exhibition and they have a great ability to appreciate one another’s works. They discuss at length what could improve a picture, they share advice and have a good laugh. It’s great to witness. Each artist makes an effort to invite a few friends along to our exhibitions and these visitors then have the opportunity of meeting a number of other artists and so it becomes quite a social event. The idea is to create a platform where local buyers and artists can meet one another, sell their work and appreciate their wonderful talent. Please support these exhibitions. Rental requirements and risks Introduction

1.8.1.

The leasing of immovable proper ty has been the topic of controversy for many years, as it can be a lucrative investment. It can however be surrounded with lengthy and costly legal battles with lessees who do not pay the rental or municipality utility accounts. The following article sets out the risks and requirements required for a comprehensive lease contract and ways to minimise the risks with the leasing of immovable proper ty:

1. Essential requirements of a lease agreement 1.1. Written or oral A lease agreement can be contained in a written document or can be concluded orally. It is however recommended that it is concluded in writing as this eliminates any confusion regarding the conditions of the lease agreement. 1.2. Names and addresses of the lessor and lessee Full names and Identity numbers are required as well as the address where legal documents can be served. Please ensure that you have an alternative address other than the premises being leased for the lessee. 1.3. Address/description of rental property A full description of the proper ty is required. 1.4. Amount of rent payable The amount of rental reflected in numbers and words. 1.5. Deposit amount The deposit amount as well as when the conditions under which the deposit will be reimbursed to the lessee. In addition, the circumstances under which the deposit amount will be decreased to be utilised for cer tain damages to the leased proper ty.

Renewal periods Inspection of the leased property It is in the interest of both par ties that an inventory of repairs be completed within 7 days of the lessee taking occupation. As well an inventory of repairs after occupation to enable the par ties to clearly define damages which either the lessor or lessee will be liable for. Following the above inspection of the leased proper ty should be carried out periodically on a 6 month basis to ensure the leased proper ty is being maintained. Reasonable notice of the inspection date and time should be given to the lessee according to the notice period as set out in the lease agreement.

1.6. Lease period The lease can either be entered into for a specific period of time for example 1 year or it can be entered into for an undetermined period with the option of terminating the lease agreement by giving the other par ty notice of such intention. 1.7. Cancellation and notice periods It must be clearly stated that a specific number of days is required to give notice of cancellation and/or renewal and the means of giving notice for example by way of post or telefax. 1.8. Respective duties of landlords and tenants

Municipal utility accounts

1.1. It is a common occurrence that an owner will find that a tenant has vacated the premises and left a substantial Tshwane utility account. The problem arises when a new tenant occupies the premises. The new tenant and the owner will find that the municipality will not attend to reconnecting the utilities or opening a new account in the name of the new tenant. The landlord is then put in a precarious situation where he has no other option but to settle the

outstanding accounts to enable him to continue leasing the premises. This is due to the fact that Tshwane will hold the owner liable in accordance with its bylaws. This will leave the owner no other option but to settle the outstanding account and take the necessary legal action against the lessee in whose name the account is. We recommend that a pre-paid meter be installed in the event that proper ty is leased to eliminate the problems arising from former tenant’s unpaid utility accounts. 2. Unpaid rental 2.1. Eviction In the event that a lessee is not meeting his duties in respect of paying of rental, but is refusing to vacate the premises, the owner will have to proceed with eviction proceedings. This is not in any way or form a simple, speedy or cost effective procedure. The Prevention of Illegal Eviction Act 19 of 1998 prescribes the requirements for an eviction order. This is a complex procedure and we recommend that a lessor approaches a legal practitioner in this event. This procedure will however require as a general rule, 3 months to apply for the eviction order and to be issued at the appropriate court with jurisdiction. The public is generally not aware of these technical issues and are therefore disappointed when faced with a tenant not paying rental. Unfor tunately eviction cannot be proceeded with without a court order. This leaves the lessor in a precarious situation where the proper ty cannot be leased to a new tenant. By performing certain credit bureau searches on a new lessee as well as confirming with previous lessor’s in connection with problems they came across with the lessee will assist you in determining whether the lessee will in fact act according to the lease agreement. Rental agencies can assist in this regard as they will investigate the history of the specific tenant and will also be in a position to assist with the drafting of the lease agreement. This is subject to an approximate 10% commission on the monthly rental however their services assist in eliminating some of the risks associated with leasing of immovable proper ty. Marleen and Chris van der Merwe lived in Centurion Golf Estate (12 Waldorf ave) for two years some time ago before moving away. When they decided to move back to Pretoria earlier this year, the Estate again proved to be their number one choice. This time they moved into 1 Rodeo Close, a house they now all enjoy dearly. Their children Jaco (17), Andries (16) and Izelle (14) grew up on their game farm in the Waterberg, but when they had to go to high school, they wanted to offer them the best education they could find. The obvious choice was Affies and since they joined this great school, all three children have excelled. This family are true pioneers of the Waterberg, as their 5000 ha game farm there has been registered in their name since 18 March 1861. Next year they will celebrate 150 years of uninterrupted occupation of this property. The farm is truly home to this family, but due to the children’s sport activities, they have to have a base

in Pretoria as well. Being in the top sport school in Pretoria brings its own challenges, but Jaco and Andries are their school’s top sprinters and 110m hurdlers. Both play rugby for Affies as well. Izelle also does athletics and plays tennis for her school. Chris is a veterinarian and farms with rhino, disease-free buffalo and Boran cattle. Although Marleen is a cost accountant, she now manages the tourist side of the farm and the lodge, which caters for international and local guests. The family spends most holidays on the farm and the children love their motocross bikes which they spend their time riding trails on. They also love deep sea fishing in Mozambique and big game hunting in Tanzania and Zambia. But when civilization and school calls – it is back to the convenience and security of Centurion Golf Estate - a place this family calls ‘Home away from Home’.
