MY ESTATE JOURNEY AND FAREWELL
My journey with the Estate started when I was employed by EG Chapman Developments (Pty) Ltd and they, together with Kroon & Sons, started developing Centurion Country Club & Golf Estate. I was, once again, printing and folding the one page Newsletter to be distributed to the few residents of the Estate when I saw a small advert that the Estate Manager was looking for a secretary. I immediately applied and voila! I joined the Centurion Golf Estate as an employee of the Centurion Home Owners Association in 1997. I had the opportunity to work with Estate Managers such as Stephen Young, Reg Otto, Hannes Janse van Rensburg and Jaco Venter. Ad Hemmes was my first Chairman and as with all the other Chairmen that followed thereafter including the current Chairman, Mr. Sias de Klerk, everyone contributed towards and shaped both me and my colleagues in a different way.
In 18 years, the residents (both owners and tenants), CHOA colleagues, Clubhouse staff, estate agents, guards, gardeners and other service providers have all become like family, and our everyday chats and interaction will be severely missed. To all ‘my’ owners: A special word of thanks for all the emotional times we shared, both good and bad. Sometimes tempers were quite high and other times the tears ran, but in hindsight you were the reason why I got up in the morning. I wish each and everyone all the best for the future and cannot end my ‘goodbyes’ without a special word of thanks to Esther Buta who made coffee, tea, breakfast, answered the phones when times got rough in the office and supported me through everything. May you all be blessed. Zena Reynecke
The CHOA wishes Zena all of the best with her new position and thank her for the 18 years of service to the community. Her presence will be missed.

INTERFACE | JULY 2015
IS THE EARTH MOVING? For a large percentage of Gauteng residents there is an unseen risk of owning property in the province, a danger hidden well beneath their feet. About a fifth of the Gauteng province is underlain by dolomite. This is a geological phenomenon which effects a very large portion of residents within Gauteng. Most of the greater Centurion area, including the Centurion Residential and Golf Estate, is developed on karst dolomite land. The Dolomite Guideline, issued as a joint publication by the Departments of Public Works and Water Affairs, The University of Pretoria, the Counsel for Geoscience and VH Water Geosciences Consulting, describe dolomite as sedimentary rock type, single mineral rocks consisting of the chemical combination of calcium and magnesium carbonate. These rocks dissolve in the presence of water combined with carbon dioxide. As with all natural processes, this is a slow process that happens as part of the weathering process. Where this dissolving process has been ongoing for many millions of years landforms, erosion features, subsurface solution cavities and cave systems form a special environment that is referred to as a “karst”. Where these underground caves or cavities collapse, it is referred to as a sinkhole. A sinkhole can be as small as a few centimetres deep, causing a mere depression on your lawn. Older residents will recall the deep sinkhole, caused by mining activities, at Blyvooruitzight near Carletonville into which the Oosthuizen family, their home and car disappeared on 4 August 1964. Luckily there are no such mining activities underneath the Centurion Residential Estate!
8
As the chambers in dolomite rock, created over a very large period of time, make excellent aquifers, the ground water yielded by boreholes and springs from such underground water storage is of excellent quality. The question is how you, as resident in a dolomite area, can limit the risk of a sinkhole when you are aware of the geological formation of Mother Earth underneath your property. The following should be taken note of: 1. If you are aware of the karst dolomite before commencing with construction, ensure that your architect and engineering teams have taken the necessary precautions to protect any buildings to be erected. Due to the prevalence of karst dolomite in Gauteng there is sufficient expertise to ensure that an owner can access the latest developments in this field. The Gautrain has excellent underground concrete pillars supporting the tracks where it crosses Centurion. Don’t be penny wise and pound foolish in the construction of your home or any other buildings on your property, including the boundary walls. 2. This also pertains to any addition to or renovation of your property. Ensure with the relevant professional that the additions, renovation or new portion shall be built in the manner prescribed for dolomite development and that your existing property and its foundation can withstand the additional weight or loadbearing. 3. Excessive pumping of groundwater lowers the underground water lever, which also increases the risk of sinkholes. The management of ground water levels is an extremely important factor in the stabilising of the ground and safety of buildings. Pumping of groundwater should be carefully
4.
5.
6. 7. 8.
monitored and managed, especially in periods of drought, regardless of the severity of the drought. Even after a dry winter, the ground water level is lower than during the summer rain season. In any event, water, including groundwater, is a scarce commodity which should always be used conservatively and sustainably. Leaking water pipelines can hasten the formation of the karst dolomite cavities. Extra care should be taken with your own water pipes to ensure that any leakage, regardless of the size, be attended to urgently and immediately. Any leakage of main water supply pipelines should be reported immediately to the Centurion Estate management and the relevant authority. Be acutely aware of any changes in the level of your garden or sudden cracks appearing in your property. Act immediately to ensure that loss of property or worse, lives, will not occur. In selling or renting your property, make sure that any prospective purchasers or tenants are aware of the karst dolomite phenomenon. Make sure that the dolomite land is noted on all short term insurance policies for both your movable and immovable property. Ensure that you have advised your insurance broker of the real risk of dolomite cavities and that the appropriate insurance cover is in place at all times.
Should you be unfortunate to have a sinkhole appearing on your property, we suggest that you do the following immediately: 1. Cordon off the area and ensure that pets, children and other people cannot venture near the sinkhole. The edge of the sinkhole can be deceptive and may still be crumbling as part of the “roof” of the cavity. Therefore, take care to rather cordon off a larger area as precaution. Once cordoned off, the area should be avoided completely. 2. Immediately communicate the appearance of the sinkhole to the Centurion Estate Management as well as your neighbours, including the Golf Course if your property is adjacent thereto. Remember to alert your short term insurance as well, regardless of whether you will in fact lodge a claim or not. Subsequent damage to the buildings may only appear later or after diligent inspection. 3. If any person or pet has fallen into the sinkhole, alert the emergency personnel and let them, as trained professionals, conduct the rescue. Do not attempt this yourself! 4. Depending on the proximity of the sinkhole to your property or other buildings, including the boundary wall, obtain a professional to do the necessary inspection to ensure that your property and the buildings thereon has not been damaged or is about to be damaged by the sinkhole. Causal or consequential damage to the change in the geographical structure of the land is not unheard of. Most importantly, do not be afraid or threatened. Although karst dolomite is a real geographical phenomenon in Gauteng, and the greater Centurion area specifically, it is not a threat or cause to sell and move house. It can be equated with swimming in the ocean where sharks and blue bottles live – be aware of the dangers, be vigilant and observant. Do enjoy living in the Estate. You share the risk with many others, not only in the Estate but in Gauteng and in many other areas of South Africa. WE WON GOLD
We are proud to announce that SALI (South African Landscapers Institute) has recently awarded GOLD STATUS to Life Landscapes for the excellent landscaping and turf maintenance work in the Estate. The SALI Awards of Excellence were presented to the “best of the best” in the green industry at the South African Green Industries Council (SAGIC) annual convention. The SAGIC convention was held at the Monkey Valley Resort, Noordhoek, Cape Town from 2 to 5 June 2015. No less than 156 project entries were received and awards were presented in seven categories at the levels of Gold, Silver, Bronze and Merit. The Life Landscapes team is pleased with the recognition received at a time that the company is also celebrating its 10th anniversary. “Our innovative approach to all projects we are involved in, has proven to be rewarding. We will continue to apply eco-conscious landscape techniques to ensure best practice in water-wise, organic and resilient landscaping throughout the Estate gardens. Since March 2014, Life Landscapes has completed several climate appropriate and resilient landscaping projects in the Estate, enhancing the home owners’ equity and overall worth of the Estate.

Tips for gardening in July • • • • • • •
Remove garden debris regularly to prevent pests from making the area their home. When watering, always do so later in the morning when the ground has warmed up and avoid watering in the afternoon. Don’t overwater your plants in winter. Remove dead, diseased and damaged wood from deciduous trees and shrubs. Protect any tender plants from frost with frost cover, bubble wrap, straw or hessian. Ensure that the ground is covered with a layer of mulch, old newspaper, or straw to protect it from frost in the very cold areas. Make sure your bird feeder is well-stocked – there’s not much food around in the garden for birds in the winter months.

CAPTAIN’S REPORT
Playing golf in July has its challenges: The low handicaps do not appreciate the extra role on the greens, whereas the ladies are quite chuffed with the extra 40 meters on their drives. It is during this time that the course takes severe strain on account of all the frost damage occurring, but given all the challenges, our green keeping staff are doing well to maintain the course. I am pleased to announce that the sodding of the bare patches on the seventh fairway will be completed in July and topdressing will be applied to enhance growth. The committee has highlighted certain areas needing attention. It is always a good time to commence with these projects in the winter months as the green keeping staff is less busy. On Friday, 19 June 2015, the club arranged a ‘BURGER evening’ with the idea of introducing all the new office bearers to its members. I am glad to say that this evening

The monthly Mercedes Benz Centurion Better Ball Competition was played on Saturday, 20 June 2015, and the winners for the day were Pieter Janse van Rensburg and Jaco Kriek. Well done! I trust that you will enjoy your drive in the Mercedes for the weekend. The winners scored a remarkable 48 points. Our annual awards evening was held on Wednesday, 24 June 2015, when we acknowledged those golfers who have represented the club at league levels the last couple of years. Gold colours are awarded for 7 years service, silver for 5 years and bronze for 3 years. A full list of all the members who received awards has been posted elsewhere in this issue. We hosted an IGT tournament from Monday to Wednesday, 22 to 24 June 2015. This three-day event was won by Juan Swart, a member of Centurion Club, with a superb score of -10 – well done Juan! The next Captain’s Challenge has been scheduled for Saturday, 25 July 2015. Please support HOKAAI, your loyal sponsor of this event.
