Aesthetics Gardens and Property Values Return on investment for any investor is of paramount importance. Property is and will always be one of the biggest and most important asset classes in South Africa and indeed in the world. It is thus in the interest of each property owner to know the real value of his or her property and what maximises the value thereof. In this article, the importance of gardens and the upgrade of the interior of the property will be highlighted.
The CHOA has driven the property maintenance process hard and effectively, requesting approximately 4% of our residents on a monthly basis to do paint and garden maintenance where it is needed. We would like to thank the owners who have already complied. .
A garden forms an integral part of the character of a house and contributes to the warm atmosphere that we call home. With the summer in full swing the CHOA would like to urge all residents to participate in the spirit of spring by creating a beautiful garden.
It is very important for each home owner to realize and appreciate how special our Estate is. We have the best location in Gauteng, the Estate is a mature Estate with big trees and beautiful gardens. Our security is excellent and the HOA and Golf Club is financially sound. All of this contributes to a superb lifestyle. With this in mind, our property prices must be very high compared to any other residential areas.
Our Estate is maturing to a beautiful environment with big trees, limited building activities and sought after address. Beautiful gardens do not only enhance the aesthetics of your home but also the aesthetics of the Estate as a whole.
The focus of the new Estate Agent Policy that was implemented recently will put pressure on the valuation of properties, professional marketing and sales. It is, however, important to put pressure on home owners, not only to upgrade gardens as

The CHOA requested estate agents to give feedback regarding the interior state of houses that are for sale and that need to be upgraded. The CHOA will communicate with owners who are affected.. The reason for this action is that properties that sell at low prices because of substandard interiors affect the prices of other houses on the Estate. It was the overall feeling of our registered estate agents that no property should be sold below R8 500 per m². It is important to take note of the fact that some properties have already sold above R12 000 per m². Lastly, the CHOA members need to take ownership of their property value and protect the market by not selling a property for undervalued prices as this influences the entire market.
It is an undeniable fact that we have reached a point where we need to urgently halt the unprecedented destruction of the Earth’s finite resources in the name of advancement. It is our view that each of us must begin to make conscious decisions as to what we will do as individuals, as families, as companies and as communities to show that we understand the need to reduce our wastage and our footprint for the sake of our children. It is with this in mind that we at The Success Academy in conjunction with Willow Feather Farm embarked on a project entitled ‘Save our Planet – Plant a Tree’. We hope this initiative will kick-start the conversation and awareness around these issues, and the need for us to live in harmony with Mother Earth. Our plan is to donate 150 000 trees to the residents of Pretoria and encourage them to help us plant these trees in their communities.So far we have involved some 15 schools and 4 estates. To date 23 000 children have received tree-gifts that together with their parents, they have planted at home. We hope that your tree-gift which you received from the Save our Planet - Plant a Tree project will remind you of our individual responsibility we have to take care of our beautiful Earth. The Success Academy is a provider of prime office space in Highveld Technopark where we currently have 3 office parks. Willow Feather Farm is close to the Rietvlei Dam and this is where the trees are grown and there are currently half a million trees on the farm. It is also a great place to enjoy a breakfast or picnic and to bring children to experience all the farm animals they have. Organiser of Tekkie Tax Campaign wins prestigious award Annelise de Jager has been named a winner in the SME category of the fourteenth annual South Africa’s most influential Woman in Business and Government Awards (MIW), presented by CEO Communications, at a gala event on 31 July 2013 at Gallagher Convention Centre in Midrand. The MIW has developed in stature over the past few years, to become the foremost event of its kind in the country and a notable part of the South African business calendar allowing for the recognitions and celebration of women. The MIW award recognize woman in various sectors who are making a positive impact within their organization, sector and country. “South Africa’s Most Influential Women in Business and Government” celebrates the women that have overcome the aforementioned challenges and used their influence to exercise authentic leadership” says Annelize Wepener, Chief Executive of CEO Communications. A total of 60 finalists in 20 sectors, ranging from Healthcare to Agriculture, Basic Industries to Public Enterprises were selected from more than a thousand nominees and judged by three independent judging panels. “My aim is to add value to welfare organizations that we choose to align ourselves to, to train and empower them in order to give them a risk free way of raising funds”, says Annelise de Jager, owner and managing director of The Marketing
Team who have been a highly successful social entrepreneur for more than 2 decades. Annelise is the brains behind ‘Casual Day’ which she launched in 1995 and developed into the foremost fundraising campaign of its kind in South Africa. Her inspiration, energy, and perseverance drove this project to become the most successful fundraising campaign of its kind by raising more than R170 million for persons with disabilities. Ever the innovator, Annelise recently spread her wings by starting ‘Tekkie Tax’, giving an opportunity to a much wider field of welfare organizations to be part of a national fundraising campaign. The first Tekkie Tax campaign took place on Friday, 31 May 2013 and exceeded all expectations. Members of the public were asked to get a Tekkie Tax sticker for a R10 donation. People were able to choose which of the 5 sectors they would like to support (Animals, Basic family care, Children, Disability or Education) by buying one of those sector’s stickers. More than 182 local welfare organisations took part in the first campaign. The final amount raised in the Tekkie Tax project will be announced in November. “More than anything else, it was the plight from organisations outside the disability sector that motivated me to start the Tekkie Tax campaign. Now there is an opportunity for even the smallest organisation in the country to participate in a national fundraising campaign with the assurance
that each participating organisation will share in the proceeds of the project’s central bank account.” By joining so many welfare organisations together in a national campaign she is saving hundreds of thousands of rands to ensure the maximum benefit to the beneficiary organisations. “Some of the biggest and smallest nongovernmental organizations in the country joined us and I believe we are going to change the face of fundraising through this campaign. These are exciting times,” Annelise enthuses. She adds: “When Gustave Eiffel built the Eiffel tower in Paris, people were signing petitions trying to stop the "steel monstrosity". In fundraising I have learned that no matter how great your idea or campaign is, there will always be people who will try to stop you, attempt to copy you rather than join you, or simply discourage you. I have learned to choose the beneficiary organisations that I work with very careful and choose to focus on them while following my heart. I applaud CEO Communications for this forum where they celebrate the achievements of woman and I am honored to have received this Award."

YOUR TREE, MY TREE, OUR TREE? One of the benefits of living in the Centurion Residential and Golf Estate is to be surrounded with green – not only the golf course but the gardens and the abundance of trees in the Estate. The pleasure that the trees give those living in the Estate is beyond measure. The beautiful trees waving graciously in the summer breeze with just the right amount of shade next to your swimming pool and veranda, has been a deal maker for many of you. And as the trees are those of your neighbour, no problem with pruning or the leaves, said the estate agent. You fell in love and your family loves their new home in Centurion Estate. But with the onset of the first winter, when the leaves started falling, the swimming pool pump needed repairs twice due to blockage and your Saturday golf has been replaced with hauling loads of leaves to the garden refuse. You and your neighbour’s friendly greetings have turned into scowls and frowns. The situation worsens during the first thunder storm of the new season as the wind rips a branch off and whipped the branch through your electric fence, taking it all off the wall. The acorns made dents into your brand new pride and joy whilst the ripe fruit falling down on your lawn has started to rot when you were away at the beach house. You can’t wait for the neighbour to depart on their overseas trip weekend to jump over the fence with your chainsaw… Since man started living in close proximity to each other, trees, its leaves, branches and fruit, has been a problem. To merely jump over the fence and prune, or worse, cut down the tree to your satisfaction will not only constitute trespassing but also malicious damage to property. The situation has worsened to such an extent that many a disgruntled neighbour has approached the courts demanding relief. The courts have carefully considered the basis on which you can approach the court, now generally considered as ‘nuisance’. In launching such an application, you will have to prove to the court that the inconvenience caused
to you by your neighbour’s tree is more than you just being fanciful, elegant or having dainty modes and habits of living. The inconvenience caused must materially interfere with your ordinary comfort, physically and your human existence. Over the years, the courts have established a standard which will be considered this infringing of your health, well-being or comfort in occupation of your property. This standard, confirmed in the precedents, will be that of a normal person of sound and liberal tastes and habits. The test of reasonableness shall be applied taking into account general norms acceptable to a particular society. Do note that actual damage to your property is not a requirement for such application. The court will also consider the nuisance, even if the tree(s) are actually causing damage, balancing this with your responsibility to tolerate the natural consequence of the ordinary use of the land. In other words, the court will consider the dispute and the decision will involve balancing the competing interests of you and your neighbour. Since 2003 the courts have considered a further very important aspect. The environment. And, like many other living things, trees require, in return for the pleasure provided, a certain amount of effort and tolerance.

Explain to your neighbour which branches of which trees are problematic or show him the cause for your concern. And be willing to reach an agreement somewhere in the middle, taking the type of tree, its form of growth and the balance of the tree into consideration. It will be irresponsible to demand the removal of a large branch unbalancing the tree which will then fall over during the next storm taking down your wall! If all your efforts, including friendly letters and e-mailed correspondence fall on deaf ears, you are allowed to prune all branches as from the point that it protrudes over the wall into your property. You are not allowed to lean over the wall to cut those branches at the neighbours’ side of the wall. You will also be responsible for remove the branches from your property after you have pruned the tree in this manner. So take your cup of tea and have a good, impartial look at that ‘offending’ tree. See the insects, the birds fluttering around and the odd lizard. Tranquil, is it not? Must that tree go, or can you tolerate its existence maybe with a little pruning? Cutting it down, you might just open a view into your neighbours’ garden (or house) which is even less pleasing! Consider the environment. Tolerate that tree. In the summer you will relish the shade. Your children and grandchildren will thank you for it.

A bad birder always blames his tools. With this (slightly twisted) saying, I would like to welcome readers to the Birdrunner’s sixth monthly column in the Interface. Yes, it has already been half a year. Time flies like the birds – so don’t hesitate any longer if you want to start birding! Bad birder I don’t really think the opening sentence is true. To me, a bad birder is not one who struggles to identify a bird or a bird call, whether due to an inability to use the tools properly, or not. Even the most experienced birder doesn’t know everything. Bad birders, in my opinion, are those guilty of at least one of the following: • Making a loud noise at public bird hides • Being unwilling to admit when he/she is unsure about a specific bird’s ID • Disturbing birds to an unacceptable level just to get another tick Something that goes hand-in-hand with not being willing to admit that one is not sure about a sound or a sighting, is not being willing to admit one’s weaknesses. So here we go – for a confession of Birdrunner’s major weaknesses when it comes to birding, see below… Cameras Birdrunner is useless with a camera. Birdrunner is often simply too late to take a picture of a bird (before it flies away or moves into dense vegetation), or shaking too much to keep the camera stable (maybe this is from all the excitement? ☺). For this reason, Birdrunner’s husband is the designated photographer. Here are a few of the basic hints he has with regard to the digital photographing of birds: • When you spot a bird, take the first few pictures immediately without changing any/too many of the camera settings (just to make sure you capture the evidence; unless you are a photographer by trade and need to make money from the pic). Often one will adjust settings to capture a nice background with the bird or angle of the bird, just in time to see how the bird flies away. Maybe it was a rare sighting, but who will believe you now? • After the initial few quick shots, one can adjust the settings to take a more visually pleasing picture. • Make sure you download your pictures frequently to avoid the situation of

finding a rare bird and not having capacity on your SD card. Also, make sure your camera battery is charged! • Don’t hesitate to ask other birders’ opinion on a sighting that you have photographed! Birders are generally keen to assist other birders in identifying a bird. It is exciting to share one’s passion for birds and birding with others. Find out if the area in which you have photographed the bird, has a bird club. Maybe they have a list of birds of the area (which can narrow down your search for the correct ID) or maybe they will even let you e-mail them the pic and help you to identify the bird (like Lee Burman of the Hermanus Bird Club, who kindly and thoroughly assisted the Birdrunner and her husband with identifying some photographed birds of the Overberg region). • Do your research well before buying a camera – the Internet provides many comparisons between different makes and models. One such a source of comparative information is http:// snapsort.com. Simply click on ‘compare’ and select the DSLR cameras you would like to compare, from drop-down lists. In the selection of a camera, always keep in mind the main purpose of your pictures. For example, is it simply for bird identification, is it for capturing memories or is it for publishing? A very helpful resource on the digital photography of birds can be found at http:// www.digitalbirdphotography.com. On this website, W.H. Majoros shares his Secrets of Digital Bird Photography: Tools and Techniques. Of course, there isa variety of wonderful equipment available for photographing birds. But Birdrunner won’t discuss the equipment in any further detail – she might just make a fool of herself. The Birdrunner took part in the Wildcoast Wildrun (Journey) from 12 to 14 September 2013. This event starts just north of Kei Mouth in the Eastern Cape and finishes at Hole-in-the-Wall (Esikhaleni) after three days and 112 kilometres of running. Many beautiful bird species can be seen in this area and the Birdrunner was privileged to spot Southern Ground-Hornbills, Trumpeter and Crowned Hornbills, African Black Oystercatchers and the rare Mangrove Kingfisher during the day’s running or thereafter.

Wouldn’t it be exciting to film your next mountain bike race or other sports event? If you believe you are up to the challenge of 44 km + 35 km + 33 km of unmarked running on beaches, cattle trails, through nature reserves and river crossings, etc., the Wildcoast Wildrun is a wonderful opportunity.

Otherwise you might just be too tired to go around another corner… and maybe miss the bird sighting of your life! Please kindly educate your domestic, cleaning personnel and garden keeper as to what is recyclable and what is not – together we can make a difference.
To put it in perspective for you – it is about 7 bathrooms full of household recycling!

CAPTAIN’s report I was fortunate to play a round of golf with our green keeper, Petrie, a couple of weeks ago and I must say that it was an eye opener to see things from his perspective. The daily challenges that he and his team face are mind boggling and when you throw in the revamp of hole number 7 into the equation, I am surprised that they have managed to get the course looking the way it does. We are anticipating that we will open number 7 late in October, pending some much needed rain.
I have just returned from a golf tour and managed to fit in a number of rounds at some top courses in Kwazulu Natal - we are so fortunate to not have the wind blowing us off our feet in the Highveld. On a downhill par 3, I flushed a 3 iron 145m – that was mind blowing! Part of the trip was to see how other courses are doing things and whether there was anything we can do better. I have picked up a few ideas which will be discussed with the grounds committee to see if we can implement them.
After watching our ‘baby’ grass grow over the last couple of months, we opened the new tee’s to much appreciation of all concerned. Not only do we have a flat deck to play off, but we also have a luscious green carpet. You will notice that the Kukuyu will eventually replace the current covering and then we will be able to fill up the divots with normal sand. Until then, please refrain from filling these divots as the green keeping staff will fill the divots with a special mixture.
The monthly Toits Captains challenge continues to be well received by our members, and I will be moving the October game to the morning field to give the morning golfer the opportunity of partaking in the day, so if you want to be part of the day you need to book early. Shotgun start will be at 07h15 and the afternoon field will have their own competition starting at 12h15. Thank you to all the members for receiving this day with open arms.

Gosh this year is just flying by, October already! We can now all look forward to summer conditions on the golf course again, yippee... I am not a fan of winter golf. On 6 September Tilla and myself hosted a function at the club to hand over the money raised in the Ladies Charity Day to Marleen v d Walt, who was the sole beneficiary of this year’s charity day. The final total that was deposited into the charities account was R38 265.00. Marleen has asked me to say a special thank you on her behalf to all who contributed. If any resident has any unwanted household items, clothing, books, toys or blankets, Dynamic Woman for Children would be most grateful for any of these items. They can be dropped off at reception at the clubhouse and all items will be collected by the charity. Please bear this in mind when you do a clean out and find yourself wondering what to do with your unwanted items.
On 11 September the ‘Early Birds’ held their quarterly prize giving. We had a great morning, 20 ladies attended and it was held at the Café Lumerie which is situated inside Plant Ranch. If you are looking for a coffee shop to have a nice brunch, I can highly recommend it. The prize winners of the trophy's were Elize Visser for best average points h/c 0 - 27, and our new member and new golfer Piret Vilborn h/c 28 - 36. Well done to you both.
Nicola who is always behind the scenes making these days happen, Jannes for arranging the prizes and to the guys in the Pro Shop who book all the ladies in with a smile and do the score cards for us. Team effort, thanks guys. Debra Arroyo and myself took part in the Zwartkop Ladies Open (‘The Rose Bowl’). We made quite a team that day, played some awesome golf and ended up being the winners of ‘The Rose Bowl’.
The next competition run by the ladies section is our Open Mixed that is being held on Sunday, 25 November. It will be a morning field followed by Sunday lunch and prize giving so put this date in your diary.
On 19 September our ladies open was held here at Centurion CC. We had a good turnout and 52 ladies took part. I would like to thank Tilla Janssen (Vice Captain) for taking charge of the day in my absence. Thanks must also go to
Leagues are now finished for 2013. Our Mixed League was the last to be completed. Our team got to the play-offs for the final but unfortunately, after ending up tying, lost on a 7 hole playoff against Woodhill CC. Well done to all who
took part in the Mixed League this season. I would like to thank Sue Smith for giving up her time to run all the ladies league teams for the last two seasons. You did a fine job Sue. The ladies knock outs are drawing to a close. The foursomes knock out final is due to be played shortly, Sue Smith and Debra Arroyo are through to the final for the 2nd year running and we routing for you girls. Today Debra Arroyo, Shadi Mohuba and myself were invited by the ladies from Zwartkop CC to take part in an ‘8 man Commando’ competition. What fun we all had. In this format you play as an 8 ball with 4 scores to count. We were the only ladies team to enter and yes you guessed right, we kicked butt - the ‘All Girls’ team were the winners.
