POSITIVE FEEDBACK EDITOR’S LETTER

Reverting back to our monthly publication of Interface has been received with much excitement. Although getting back into the swing of publishing more often has been a little daunting (and the constant disruptions in electricity haven’t helped), we are pleased to be able to share news with you on a more regular basis. The General Manager’s report in this issue gives great insight into projects completed and those still being done. A further positive report back on the six-monthly finances is evident of the positive situation that the Estate is currently in. The Guard Bonuses 2018 drive has begun and more information can be found in this issue with regards to contributing towards this worthy initiative.

Our cover features our youngest member at Centurion Country Club who recently won at the Junior African Open - an achievement we are so pleased to celebrate. We’ve introduced a Recipe of the Month in this issue from our very own Chef Adriaan - one which you can also ‘test’ before making yourself, down at the clubhouse. FROM THE GENERAL MANAGER’S DESK

With Spring in full swing, residents are starting to make more use of our safe and aesthetically pleasing surroundings. An early morning or late afternoon walk is one of the many benefits living in our community provides. Our challenges with the local municipality remain ongoing with security continuing their inspections on potholes, streetlights and road signs which are reported on a weekly basis to Council. Council provisions with regards to addressing the road surface are also continuously followed up with no response as yet. Another point of concern is the electrical infrastructure and it’s susceptibility to cable theft causing power outages on the Irene side of the Estate. The municipality and Council have not as yet availed themselves for a meeting in this regard but we will continue requesting one as this is a rather urgent matter. The fence technician has made significant progress replacing 16 000 isolators of the intended 32 000 on the electric fence project for this year beginning on the John Vorster side of the Estate. He will work towards the top gate within the next 3 months. This project will prolong the lifespan of the fence and ensure fewer false alarms. The City of Tshwane has appealed to residents and businesses in Pretoria to scale down on their water consumption after receiving a formal notice from Rand Water. The recent warmer weather has had a direct impact on water consumption and residents are requested to assist the City in this regard. Recommendations to save water include: • Use grey water to water plants and flush toilets • Report water leaks and burst pipes • Install water saving equipment • Use a low pressure shower head • Plant indigenous trees and plants in the garden • Water gardens before 06h00 and after 18h00 • Use a broom instead of a hosepipe to clean driveways • Store rain water to re-use in the garden • Shower instead of bath • Close swimming pools to minimise evaporation • Do not let the tap run whilst brushing your teeth • Service toilets and taps regularly to prevent leakages

The garden team have completed repainting the office building, the mini circles, the water features (situated next to the main gate) as well as the top gate buildings and metal structures. With the recent rain our gardens have already started to display beautiful blooms in our communal areas. All the pots will soon also receive a refreshing update creating a colourful display. The Level of Delegation for the CHOA staff document has received a lot of attention over the past few months and the draft is currently in a testing phase. Approaching the festive period residents are, once again, reminded to be vigilant. With the overall increase in recent criminal activity the CHOA is working hard to secure the safety of our residents as far as possible. The Board has already approved additional measures to deter the criminal element from our gates. Some detailed security strategies and plans will be discussed with external professionals in the security industry benchmarking that we not only do our best but the right thing too for our member’s safety at all times. In closing, we have completed the two tenders for the river cleaning and the painting of the John Vorster wall for which the work has already commenced. These tenders will both add to our continuous efforts to maintain our Estate aesthetics. With that we would like to thank all residents who have availed themselves to serve on various committees assisting the CHOA by providing objective input and professional guidance. Warm regards

OUR TREES ARE UNDER THREAT!

The Polyphagous Shot Hole Borer (PSHB) beetle has been introduced into South Africa and it is spreading rapidly within the urban forests – resulting in millions of trees projected to die… Difficult to control, these beetles have a symbiotic relationship with the fungus Fusarium Euwallaceae which serves as a food source for the adults and their larvae. This fungus grows in the tunnels made by the borer eventually resulting in Fusarium dieback which is when the tree’s vascular system becomes blocked, its leaves begin to thin on the ends of branches, turn brown and eventually the tree dies. The most obvious sign of PSHB infestation is brown stains on the tree’s branches around each hole where the borer has penetrated the tree. Attacking both indigenous and exotic trees, the PSHB is indiscriminate since it doesn’t eat wood but rather feeds on the fungus that it introduces to its host tree. Unable to complete its life cycle on all the tree species it attacks, important reproductive hosts include species of oaks, maples, willows, coral trees, avocado and castor bean trees. Infestation currently known and identified in South Africa is in Johannesburg, Durban, Richards Bay, Pietermaritzburg, George, Knysna and Hartwater. Recent chemical tests indicate that one heavily infested tree contains over 100 000 beetles. Once an infested tree is identified, disposal thereof is important to reducing the spread of this damaging pest. Appropriate disposal methods include chipping, composting, solarisation or burning. How can you help? Surveys to monitor the spread of the beetle and fungus in South Africa are continuing. The public can assist by looking out for trees with the Fusarium dieback symptoms and reporting them via the Tree Survey App. This allows you to report an infestation and each report receives in-app feedback. A centralized database manages all PSHB reports allowing stakeholders to track where it has spread to. For further information you can visit www.TreeSurvey.co.za. CONSIDERATIONS WHEN SELLING YOUR PROPERTY

Selling your property is the means of recovering your monetary investment made hopefully realising a larger yield than your original investment. Nothing prohibits you from marketing and selling your property yourself and you are not obliged to make use of an estate agent/agency. However, there are a number of pitfalls you should be aware of and, as with all other things in life, it is suggested that you approach an expert so as not only to guide you but also ensure compliance. Do note that the listed items herein should not be considered as exhaustive: Firstly, ensure that your property is indeed built as per the building plans approved by the local authorities and the Centurion Home Owner’s Association. Any discrepancies must to be corrected either by submitting new plans or demolishing any areas built but not detailed on the approved plans. Remember that you will have to present the purchaser with compliance certificates, obtained at your cost. Take the opportunity to timeously appoint duly certified and approved service providers to issue the relevant electricity and, where applicable, gas compliance certificates. Do appoint these service providers early so as to allow for any repairs to be attended to and completed prior to the first visit of interested purchasers. Whilst you do so, prepare your property for selling. Look at each and every inch thereof with a critical eye - ask a friend for help if you want to. Make a list of the small things that can be attended to for it is true that a well-kept and maintained property not only sells faster but for a better price as well. Tidy and neaten that corner of the storeroom you never get to, ensure that the chipped corner is repaired and the skew washroom cupboard door, out of your sight, is straightened or replaced. Secondly, you need to ensure that all requirements of the Centurion Home Owners Association are met and up-to-date before you market your property. Visit the Estate office on appointment whereupon you can ascertain that all requirements as a member of the Association have been met. Thirdly, to avoid any penalties in terms of the mortgage bond agreement, remember to duly notify the bondholder of your intention to market the property and sell the same. When doing so,

remember to advise your short-term insurance of the intention to sell the property, with the added risk of (unknown) persons being granted access into your home still occupied by you and/or your tenants. You might even have to divulge to the insurance underwriter the name of the agent(s) so mandated and appointed, if any. Fourthly, where your property is leased, make sure that you comply with the necessary notice to them advising them of the intention to sell the property. In doing so, peruse the lease agreement to ensure that the tenant has not been granted the first option to purchase the property. If so, comply with the agreement so entered and insist on written confirmation of the opportunity as well as a written response. Duly communicate and discuss the appointment of the agent, and the arrangement(s) regarding the marketing and intended sale of the property. Take care to ensure that the tenants and/ or their possessions are not unnecessarily at risk by third parties (including agents) having access to the property in the process of marketing. Lastly, calculate your expected selling price of the property. As you have established the correct size of your property, you already have one of the factors to calculate the expected market value of your property. Quality finishes and enabled technology further supports a higher than average selling price. Be realistic. As a property owner within the Estate you are already advantaged as properties within Centurion Residential Estate and Country Club sell automatically at a premium because of the safety and security so provided as well as the sought after lifestyle the Estate provides. You will not be successful in selling your property if you demand a price not market related. The Centurion Home Owners Association can assist you in this regard with a general indication to the price per square meter for property within the Estate, calculated by the actual sales. When selling your property using the services of an agent, remember the following: 1. The agent will have to be appointed and mandated first with a specific agreement regarding the agent’s commission structure and the calculation thereof. As with all service agreements, feel free to negotiate with the agent in reaching a mutually beneficial agreement for it is practice that


you, as seller, shall be obliged to pay the agent’s commission. Take the opportunity to appoint the conveyancing attorney. Negotiate a competitive fee with the conveyancer. 2. Where the property to be sold is registered to a legal entity (a Company, Trust or Closed Corporation), the necessary resolutions need to be in place, amongst others, resolving to sell the specific property, the appointment of the agent and the mandate, the agreed commission and calculation thereof as well as the appointed conveyancer and the agreed fees. 3. Remember to divulge any and all information to the agent in openness and fairness. For example, where the property is leased at the time, provide the agent with a copy of the written lease agreement detailing the terms and conditions, as well as any renewal agreements thereto to be divulged to the prospective purchasers. The compulsory membership to the Centurion Home Owners Association, the current monthly levies payable for your specific property, as well as a copy of the rules and the Memorandum of Association is to be divulged to prospective purchasers. Remember the obligated buy-in levy as well. Make a list of all

items which could be considered as fixed, but will not be included in the sale (for example your prized heirloom chandelier which you are of the intention to remove). Remember to negotiate the replacement item with the purchasers and confirm the agreement in writing to avoid any unpleasantness. 4. You will also be obliged to divulge any and all problems of the property of which you are aware. Sellers are not protected by the ‘voetstoots-clause’ having had knowledge of the leaking roof, the damp problem or any other such problems having been quickly painted over to hide the evidence from prospective purchasers. By not divulging these known problems you will be held liable for loss and/ or damages, including the cost of repair/replacement. Similarly, where the property is not built according to the approved plans. 5. The agent, in marketing the property, will require the property itself to be made available to be shown to prospective purchasers. Establish a trust relationship with your agent, but nevertheless, make sure that you do not leave valuable articles in the open or merely hidden in a drawer. Consider the purchase offers received and in doing so, keep an open mind to the true market value of your property. The Centurion Home Owners Association, on request, can provide you with a list of reputable, well established and knowledgeable estate agents whom specialise in marketing and selling properties within the Estate. Although you are not obliged, you can be assured that by appointing and/ or mandating any of these agents, you shall receive assistance and/or guidance in all of the above and much more. For they all have a vested interest to ensure that the selling of your property, an emotionally turbulent time, is as pleasant an experience as possible.

GUARD BONUSES 2018

ARBOR DAY 2018

I have been reading over the many appeals that I have sent out over the past 21 years and the one theme that recurs in many of these letters is the consistent record of the safety of our Estate.

Our annual Arbor day was a little different this year and proved to be an enormous success with the support of Willow Feather Farm, who welcomed Spring Day by donating 10 Combretums.

The first time we appealed for a contribution towards our “Butlers” as our guards were then called, the amounts collected were recorded in receipt books. How convenient it has become to make a contribution by simply booting up the computer and pushing a few buttons.

The Grounds Committee identified three various trees to plant in an effort to make up for severe losses earlier this year which were largely due to the floods and wet areas. Those were Wild Olive trees, Combretums and White Stinkwood trees.

Each year, the amount collected has surpassed the previous year and I do hope that this year will not be any different. Soon the stress of early morning school trips, traffic jams, no more homework supervision, the end of year ‘silly season’ work functions and all the other everyday irritations will be replaced by late breakfasts , braais and family trips to special places. The search will be on for perfect gift for the special people in our lives. Many of our residents will, once again, be heading to far-away places secure in the knowledge that our properties are being guarded by our dedicated security staff.

The support from our members this year was brilliant and we had the most support since the start of this initiative. The total amount of trees sold was 42 and together with the donation from Willow Feather Farm, we ended up with 56. Thank you to every member that contributed to the success of this event as well as to Brian Geyer from Willow Feather Farm for his massive contribution. 6 Year old, Jacques Olivier, our youngest member at Centurion Country Club, recently did us very proud when he won the Junior African Open tournament for Boys age 6. A Parma

Ham & Melon Salad to

welcome summer with a fresh start.

Recipe 50g Parma Ham 100g Sweet Melon 100g Rocket ¼ red onion cut into small cubes ¼ tomato cut in to small cubes 20ml Olive Oil for dressing of the plate 20ml Balsamic Reduction

Method 1. Begin by placing the Rocket in the centre of the plate. 2. Top with thinly sliced Sweet Melon, length wise. Place as you wish. 3. Now top with Parma Ham. 4. Mix the red onion and tomato to make a salsa. Place over the Parma Ham and finally dress the salad with Olive Oil and Balsamic Reduction. Finish of with some ground pepper. DID YOU KNOW? The Sweet Melon is a good source of Vitamin C and has Potassium content comparable to that of a banana, but with fewer calories.
