WARMER DAYS ARE HERE AGAIN… EDITOR’S LETTER With the first few Highveld thunderstorms behind us, the warmer weather has bought with it beautiful blooms, greener grass and lazy afternoons around the pool. An array of various functions down at the clubhouse have been well supported of late. One that was particularly fun was the Movie Night – Gillian Hills kindly sent us a note on the great organisation of this fun evening. Look out for upcoming events featured in this issue and in particular, for all the golfers out there, our Festival of Golf Weekend. Results from the various golf days held over these past two months include the Chip off the Old Block, the Hokaai Captain’s Challenge and 3 Jacks and a Jill. As the course continues to welcome many golfers over the next few weeks, we look forward to a great season ahead.

As we scramble to get all that needs to be done finished before the annual shutdowns, take some time to remember the annual Guard Bonus drive. Our security personnel work long, hard days to ensure that we continue to enjoy the fabulous lifestyle that Centurion Residential Estate and Country Club offers. Last year a record amount was received, for which every recipient was extremely grateful, and this year we hope to match it or do even better. GUARD BONUSES 2017 Our guards do an incredible job and the yearly bonus that is paid to them in January each year is a token of our thanks for their dedicated service. We are able to call on their help any time of the day or night, and they will respond and help to the best of their ability with any emergency be it a security, a medical or any other issue. January is always a financially difficult month and the gratuity received goes a long way to easing the New Year’s pressures.

The Centurion Golf Estate was once a maize field that turned into a dustbowl (as seen on the picture featured here) and now, 22 years later, has become one of the most sought after Estates in Gauteng. A large part of our Estate’s good reputation is due to an impeccable security record. Much of this success is thanks to our dedicated security personnel who have achieved a zero crime rate for almost 5 years. This enables us to live secure in the knowledge that our homes and families are protected 24 hours a day, 365 days a year. Last year our residents collected a record amount of R136 250 and we hope that this year will be even better.

The festive season is fast approaching and many families will be going away on holiday. MOVIES UNDER THE STARS On 30 September 2017 the 10th fairway was converted into an open-air movie theatre, with a “drive-in” like screen and excellent sound. As the sun went down behind us, people started arriving with deck chairs, picnic blankets and baskets while the Clubhouse Chef and his team prepared burgers, boerie rolls, popcorn and candy floss amongst other things. The first of two movies started on time. Some families left after the first movie and soon after, as Murphy’s Law would have it, the heavens opened and ended a perfect spring evening. A big thank you to the Clubhouse for hosting such a unique event. We look forward to the next one!

“SHARED” TREES One of the benefits of living in the Centurion Residential and Golf Estate is to be surrounded with green – not only the golf course but the gardens and the abundance of trees in the common areas of the Estate. The pleasure that the trees give those living in the Estate is beyond measure. The beautiful trees waving graciously in the summer breeze with just the right amount of shade next to your swimming pool and veranda, has been a deal maker for many of you. And as the trees are those of your neighbour, no problem with pruning or the leaves, said the estate agent. You fell in love and your family loves their new home in Centurion Estate. But with the onset of the first winter, when the leaves started falling, the swimming pool pump needed repairs twice due to blockage and your Saturday golf has been replaced with hauling loads of leaves to the garden refuse. You and your neighbour’s friendly greetings have turned into scowls and frowns.

The situation worsens during the first thunder storm of the new season as the wind rips a branch off and whips it through your electric fence, taking it all off the wall.

The acorns made dents in your brand new pride and joy whilst the ripe fruit falling down on your lawn has started to rot when you were away at the beach house. You can’t wait for the neighbour to depart on their planned weekend away to jump over the fence with your chainsaw… Since man started living in close proximity to each other, trees, its leaves, branches and fruit, has been a problem. To merely jump over the fence and prune, or worse, cut down the tree to your satisfaction will not only constitute trespassing but also malicious damage to property. Poisoning the tree under cover of the darkness of the night will be considered the same. The situation has worsened to such an extent that many a disgruntled neighbour has approached the courts demanding relief. The courts have carefully considered the basis on which you can approach the court, now generally considered as ‘nuisance’. In launching such an application, you will have to prove to the court that the inconvenience caused to you by your neighbour’s tree is more than you just being fanciful, elegant or having dainty modes and habits of living. The inconvenience caused must materially interfere with your ordinary comfort, physically and your human existence. OCT/NOV 2017 | INTERFACE

Over the years, the courts have established a standard which will be considered this infringing of your health, well-being or comfort in occupation of your property. This standard, confirmed in the precedents, will be that of a normal person of sound and liberal tastes and habits. The test of reasonableness shall be applied taking into account general norms acceptable to a particular society. Do note that actual damage to your property is not a requirement for such application. The court will also consider the nuisance, even if the tree(s) are actually causing damage, balancing this with your responsibility to tolerate the natural consequence of the ordinary use of the land. In other words, the court will consider the dispute and the decision will involve balancing the competing interests of you and your neighbour. Since 2003 the courts have considered a further very important aspect. The environment. In a world where trees and nature are considered all the more important for our well-being and the high value placed on protection as well as care for nature and the Earth, all the more careful consideration should be taken before a demand for the cutting down of a tree will be granted by the court. The court has noted that trees form an essential part of our human environment not only giving us aesthetic pleasure, but is also functional in providing shade, food and oxygen. And, like many other living things, trees require, in return for the pleasure provided, a certain amount of effort and tolerance. With our increasing awareness of the importance of protecting our environment, we need to become more tolerant of the inevitable problems caused by the shrinking size of properties, the greater proximity of neighbours and consequently the neighbours’ trees. Before you embark on a pruning frenzy or sell your property and move to another estate all together, consider a friendly discussion with your neighbour and his pruning company of choice, from YOUR side of the fence. Explain to your neighbour which branches of which trees are problematic or show him the cause for your concern. And be willing to reach an agreement somewhere in the middle, taking the type of tree, its form of growth and the balance of the tree into consideration. It will be irresponsible to


demand the removal of a large branch unbalancing the tree which will then fall over during the next storm taking down your wall! If all your efforts, including friendly letters and e-mailed correspondence fall on deaf ears, you are allowed to prune all branches as from the point that it protrudes over the wall into your property. You are not allowed to lean over the wall to cut those branches at the neighbours’ side of the wall. You will also be responsible for the removal of the branches from your property after you have pruned the tree in this manner. Enjoy a cup of tea and have a good, impartial look at that ‘offending’ tree. See the insects, the birds fluttering around and the odd lizard. Tranquil, is it not? Must that tree go, or can you tolerate its existence maybe with a little pruning? Cutting it down, you might just open a view into your neighbours’ garden (or house) which is even less pleasing!

Consider the environment. Tolerate that tree and thus your neighbour. In the summer you will relish the shade. Your children and grandchildren will thank you for it.

CHIP OFF THE OLD BLOCK

On Sunday, 3 September 2017 the Chip off the Old Block competition was played. With most probably one of the most original trophies up for grabs in golf, donated by Toby Adelaar, this event was well supported with parent and child teams trying to win. Congratulations to the team of L Piagalis and A Piagalis for getting their hands on this year’s title!Â

WASTE CRISIS: LANDFILL SPACE DETERORATING By Pieter Kruger, The Waste Group

Waste disposal has entered into a huge crisis, not just in our Country, but more specifically in our City, City of Tshwane. Municipal Landfills are filling up and closing as they enter/reached the end of their lifespan.

Currently there are two Municipal Landfills operating in the City of Tshwane, namely Onderstepoort, Soshanguve as well as Heatherley in Mamelodi. The first mentioned has probably got 5 to 6 months life span left and then has to close down and be rehabilitated. The only ones then left for municipal waste disposal, is Soshanguve and Mamelodi of which last mentioned predicts massive headaches for the Municipality as well as the residence of the City of Tshwane. Although Mamelodi is a large Landfill and still has quite a bit of life span left, the premises has become a huge health & safety risk for anyone entering. Apart from these three Municipal Landfills, there are two privately owned Landfills belonging to The Waste Group. One at their Head Office in Bon Accord (12 years left), in the northern region of Tshwane as well as Mooiplaats (80 years left), south of Rooihuiskraal in Centurion. These two Landfills are being used mostly for disposing of waste of their private clients as well as public disposing for example garden refuse, building rubble and household waste. These two Landfills are enclosed and properly managed and maintained in terms of Regulations prescribed in the Waste Management Act. The waste disposal crisis in our City is actually facing a catastrophe. Running out of Landfill space only predicts one thing‌.increased costs to households and businesses, more littering as well as illegal dumping for instance and the end result is a very dirty and contaminated City.

So what are the solutions ? There are however various solutions to this waste crisis. Everybody is talking about recycling and has become very aware of the crisis we are facing. Recycling has become a buzz word for most of us but do we really understand why we should do this as well as how we need to do this ? OCT/NOV 2017 | INTERFACE


One could contribute towards the solutions by participating in Recycling Programs such as: • Curbside collections which is a recycling program that provides and facilitates a service to the households and businesses to split your waste into two groups. • To keep your wet waste, food scraps and heavy contaminated items aside, still to be collected by the Municipality, aside from all your dry waste, all packaging, containers, tins and everything that are not contaminated by wet waste, which will be collected by a Recycler Company such as The Waste Group. • There are also other ways to reduce waste to Landfill such as waste to energy plants, composting plants, etc.

Why would this contribute ? Firstly it contributes to the bigger picture by protecting and saving our environment and resources such as our trees, water, minerals and preventing further spreading air, soil and water pollution. Secondly we have to start implementing a mindset exercising a “zero to landfill” approach which will, in effect, mean by participating in recycling programs as explained above, will reduce waste to Landfills and eventually mean that our Landfill’s life span will be extended and reduce the risk of running out of space for disposing waste.

The National Environmental Management: Waste Act no.59 of 2008 in conjunction with the Local Government: Municipal Systems Act of 2000, already provides for households and businesses to start separate waste at your premises. The Acts also provides that the Municipality will provide facilities to do such separations. Unfortunately we are still far from what is supposed to happen as to what is really happening. The bottom line is for you to start participating in some sort of recycling program as the prediction is that the Municipalities will eventually enforce everyone to participate in recycling and you will get charged for the service on top of your current waste disposal charges. Let’s act now and help Companies like The Waste Group to protect the environment and our recourses as well as managing and preserve our Landfills for a longer lasting life. On 24 September 2017 Centurion Country Club celebrated National Heritage and Braai Day. Each player was given a complementary boerie roll after their round. With Hokaai meat vouchers up for grabs on the day, the competition was rife.

COFFEE TABLE DÉCOR FORMULA: Use these seven simple elements to create the perfect coffee table display!

Books You can never go wrong with some pretty coffee table books. Stack them in threes or odd numbers – this tends to look better in terms of design. Bear in mind the colour palette of your room and choose books with spines that compliment the space.

EASY BIRD IDENTIFICATION According to Newman’s Birds of Southern Africa, there are six simple rules with regards to bird identification…

What is the bird’s relative size? Compare the bird with common ones that you know well. Is it larger or smaller than a sparrow, a city pigeon or a guineafowl?

Once you’ve successfully identified a bird you’ve spotted, you might come across some terms indicating this bird’s status and abundance. The explanations below might help you to understand a these terms a little more: Vagrant

a species not normally seen in Southern Africa

Rare

a species recorded 10 times or less in any year in suitable habitat

Very rare

a species recorded five times or less in any five year period

Uncommon

a species recorded 30 or less times a month in suitable habitat

What is the bird’s beak shape and colour? The shape of a bird’s beak is a guide as to what it eats and this can help identify it. Is it short, stout and conical like a sparrow or is it small and slender or long and curved, powerful and hooked, etc? What colour is its beak? – many birds have blackish beaks but some have brightly coloured ones.

What length and colour are its legs?

Unusually long legs are normally found on birds that wade in water or walk in long grass whilst short legs identify other habitats. Some birds have legs with distinctive colour.

What plumage colours or markings strike you?

Is the bird in a garden, in water, in grassland, bushveld or forest?

3 JACKS AND A JILL TROPHY 2017 The 3 Jacks & a Jill was held on 8 October 2017 and luckily the weather held off for the players to finish their fun filled rounds!
