THE ESTATE OF CHOICE - FEEDBACK FROM THE CHAIRPERSON

At the Annual General Meeting of the Woodhill Homeowners Association, held on the 6th August 2018, I again reiterated that the focus for the WHOA Board for the coming year will be: • Enhancing the safety and security of the Woodhill Homeowners and Residents as well as all the assets within Woodhill; • Ensuring the continued Woodhill living experience by improving the facilities and common areas of the Estate; • Building on the golfing experience at Woodhill - focusing on the development of golf as a family experience and introducing new members, especially the youth, to the sport; and • Continue to maintain and protect the golf course, which is the single biggest asset of Woodhill. At the first WHOA Board meeting the Board members confirmed that they are committed to the King IV principles of Good Governance reiterating that they are ready to tackle the challenges faced by Woodhill. It was agreed that to best address

8 | WH | ISSUE 2 | 2018

these challenges the Board will function through the following three Committees: • Audit & Risk Convener: Chris Beukman • Finance & Assets Convener: Frank van Heerden • Social, Ethics & HR Convener: Delma van der Merwe. The Board is very aware of the fact that the Homeowners and Residents of Woodhill have very detailed, diverse knowledge and experience in many of the challenges facing Woodhill. Some of these challenges are: • Woodhill has been in existence for nearly twenty years. I think the time has come to develop a ten to fifteen year plan for the Estate. How can we increase the number of houses on the Estate to increase our levy-base? • The review of the Estate rules; • How do we build up a reserve fund for emergencies? • How do we maintain the road network that we are buying from the City of from Tshwane in the future? • Can we become bulk-service providers of

electricity and what will the financial benefit be for the WHOA? • What is the optimum future use of the Driving-range? • How do ensure that the security system at Woodhill stays abreast with the increased threat from criminal elements in our area? • How do we minimise the impact and disruption of the proposed 1500 mm diameter pipeline of the Rand Water Board which will cut through our Estate? • How do we influence the proposed building of a high density residential complex, by the City of Tshwane, behind the Woodlands Shopping Centre? • Improvements to the Clubhouse and WHOA Building? I would like to urge Homeowners, with the requisite skills and experience, to contact the Board Committee conveners and offer their services to these Committees. This is essential if we want to ensure that Woodhill stays the Estate of Choice. Thank you Jack van der Merwe Chairperson: Woodhill Homeowners Association

A FORCE TO BE RECKONED WITH

Xone Integrated Security (Pty) Ltd specialises in providing turnkey solutions to the estate environment. The company provides an integrated estate solution consisting of both manpower and technology, managed by a state-of-theart Command Centre hosted at Cape Town International Airport. Xone is regarded as one of the key players in the security technology and guarding

10 | WH | ISSUE 2 | 2018

space in South Africa and has operations throughout Africa. The company’s directors have over eighty years’ experience in the security industry, making it one of the most experienced service providers in the country, with the results of its services standing up to the most critical scrutiny. The company’s track record of success in the luxury estate and hotel markets is due to its understanding of the role that on-site security management plays in managing the security at the various estates. Woodhill exemplifies this. Xone invests

in experienced and seasoned security specialists to conduct the security at the Estate, supported by a wealth of knowledge and experience from head office. Not only do these individuals have the experience, but also the maturity to deal with day-today operational and administrative issues related to manpower, procedures and technology. The people aspect is also a critical skill all security service providers require, and interaction with residents in dealing with various security and safety issues forms part of the daily activities of Xone’s employees.

WH | SECURITY

Xone has appointed Juan Jansen Van Vuuren and Michael Main to fulfil the function at Woodhill as the Security and Assistant Security Managers respectively. Reporting to the on-site managers, the second tier of operational supervisory staff plays a very important supporting role in the management function. The security superintendents are the shift leaders and ensure staff are posted timeously, ready and prepared for the various functions they will have to perform, which includes but is not limited to: access control, patrol duties, responding to alarms, conducting operational administration and ensuring all technology feeds into the control room are in working condition and tested on a regular basis. Cecile Mabotle, Tshepo Matseke and Teboho Masina fulfil this important role. At the registration office, Gerda Rusteberg (residents) and Shalate Mabunda (contractors) are working diligently to ensure members are registered according to the estate’s procedures. The access control database is scrubbed regularly to ensure the integrity of the system is maintained. Only people who have the relevant authorisation are processed and approved to access the estate. Together with the operational management and access control staff, they have been able to identify numerous false identity cards, illegal passports and other illegal immigration documentation. Xone passes all these cases to the SAPS. The rigorous day-to-day effort required to keep the Estate safe and secure is vested in a security team and supervisors who work 7 days a week, 365 days a year, day and night. These staff members manage the gates, conduct patrols, operate the control room, respond to incidents and are the “face of the Estate. They are the first point of contact to the outside community

and represent the image of the Estate. Xone takes great pride in its team and understands the challenges each member faces as they are required to be alert at all times, firm but friendly as they are required to handle various kinds of personalities. The staff receive many compliments from residents and they, and the company as a whole, are grateful for this as the work they do is often unnoticed. Any complaints are dealt with individually and Xone urges residents to report any form of misconduct or ill-discipline. Xone has and continues to conduct time and motion studies to ensure the optimal number of staff is on site and the best utilisation of staff takes place in relation to the technology, processes and requirements of the site. The team has made significant strides in the security environment since its appointment more than three years ago. The current security team has been bedded down and more rigorous procedures have been applied to numerous facets on the Estate, ranging from gate control to the on-site control room and perimeter monitoring. The company has also started overseeing the process of technology installation, which is already playing a significant role in improving perimeter security. In an estate environment, emphasis needs to be placed on friendly and efficient guards who can communicate well, and an efficient crime minimisation programme needs to be maintained. Crime and crime statistics are part of being a resident in South Africa. Xone is in the enviable position to report that, since the date of its appointment in March 2015, there have been zero theft-related incidents on the estate. There are many incidents

ISSUE 2 | 2018 | WH | 11

SECURITY | WH

that have been investigated, but Woodhill can be satisfied with its crime statistics results, especially in an environment where estates surrounding Woodhill are being targeted regularly and successfully. Access violations over the fence and through the gates at the Estate, for example, have been recorded as zero and this relates to a very good and effective perimeter system consisting of an electric fence, CCTV and intruder detection systems linked to the Woodhill on-site control room. During the past year there was one attempted car-jacking and an armed robbery at the access gates. The first attempt in November 2017 was at the the Garsfontein gate, and the second attempt in August 2018 at the St Bernard gate. Xone studied both cases together with the HOA Board of Directors. These incidents were very specific and targeted. In both cases, the perpetrators followed the vehicles prior to entering the Estate. In the first case, a specific vehicle had been targeted, a white Porch Cayenne; in the second case, an Audi R8 was followed. In the last incident the perpetrators were not interested in the car, but rather the content inside the car. In both cases the perpetrators were heavily armed with assault rifles and pistols. This is naturally a serious concern for the Estate, homeowners and Xone as it directly relates to the safety and security of the Estate. These incidents are part of a much larger national concern related to cash in transit heists, car-hijackings and armed robberies. Similar estates have been targeted around Woodhill, with robbers perceiving that high income individuals with expensive cars and valuables live in such estates.

12 | WH | ISSUE 2 | 2018

Fortunately, in both cases relating to Woodhill there were no injuries. The common belief is to react with force against this kind of incident, however, research has shown that injuries are much less common when an approach of more moderate reaction is taken. This approach has to date proven effective for the Estate and there were, thankfully, no injuries or fatalities recorded during the two incidents. Xone is continuously consulting with the Board and HOA with regards to infrastructure improvements at the gates to be in a position to optimally handle and manage similar incidents. The company continuously looks at improved alarm and response capabilities, warning systems to the residents and to develop operating procedures and improve relationships with the broader community, fire and policing forums. The element of surprise is vested in the hands of the perpetrator who decides on the moment and time. To mitigate this unknown element is not only extremely difficult, but requires intelligent and thoughtful measures. These have been implemented and a process of continuous re-evaluation and improvement is ongoing. The planned security counter action needs to keep the safety of residents as a priority at all times. There is a modus operandi to this balancing act which will force perpetrators to avoid Woodhill as a target of choice. Xone’s actions and consultation are focused on ensuring that Woodhill Golf Estate and Country Club remains a residence of choice. The message must be broadcast that Woodhill is well secured, capable of sound

response and that the measures in place do not encourage perpetrators to risk an approach. BEAUTIFUL SURROUNDINGS

16 | WH | ISSUE 2 | 2018

It was time to make a change to the garden aesthetics of the two main entrances and as security is always a concern, Woodhill Management decided to make some changes to the garden areas at the gates, removing unnecessary overgrown bushes as well as smaller vegetation. As Woodhill is one of the older estates in the eastern side of Pretoria we also decided that the time had come to identify other areas of concern such as the traffic circles within the Estate and the gardens along Woodhill Drive between the Clubhouse and the Tshwane electricity substation. With regards to the traffic circles, our aim is to beautify these areas with low maintenance yet beautiful succulents that need minimal water as most of the traffic circles don’t have any water points and are currently being watered manually. We are also striving to use most of the existing plants, simply replanting them in different designs to make the traffic circles more aesthetically pleasing as one drives through the Estate. The Woodhill Drive area will also be beautified by stripping all the old leaves off of the current plants and cutting back on some of the hedges. Three different colours of succulents will also be planted to create an effective eye-catching formation along the road.

If you’re a keen gardener, here are a few tips for your garden at home: • Now is the time to upgrade the focus points in your garden with succulents or ornamental grasses. There is a big verity of ornamental grasses with beautiful colours available. • One can also create a new flowerbed in the garden at this time and plant some plants that can be divided in future, creating more plants in this way. Examples of such plants include Phormuims, Dinella Tasmanica, Whatsonias and Crocosmia. • One can also prune back all the scrubs that are overgrown or got damaged through the winter months. • Remember there are some plants in your garden that need acid compost. • Cutting the lawn on your property shortly after the winter months and giving it water with a slow releasing fertiliser or good quality top soil will assist the growth of the grass and later leave you with a beautiful green lawn. • The most important thing to remember is that one needs to feed your plants and lawn on a regular basis for them to grow and beautify your property. An ideal time cycle will be every 6 weeks to do the feeding. Begin with the feeding of the roots and 6 weeks later the leaves - repeating just before next winter. WH | BIRDING

WOODHILL’S FEATHERED FRIENDS What began many years ago was passed on to myself, Connie Marais, in 2004 when I inherited the ‘official’ Woodhill Bird List from Allen West, a former Woodhill Director. As our Estate has flourished over the years with the addition of trees and other plants, our bird sightings have become more frequent resulting in a rather substantial list today - 155 birds identified to be exact. The most recent sighting was recorded by Pieter Heslinga, a resident in Woodhill Estate, and a keen birder. Photographed on the page opposite this one, taken at the 10th tee, this beautiful African (Purple) Swamphen was seen. Should you identify a new bird species on our Estate, please feel free to email the details to me on conniem@rais.co.za so that we can keep the birding list up to date. I look forward to expanding this list even more. Connie Marais Resident

save the trees! The Polyphagous Shot Hole Borer (PSHB) beetle has been introduced into South Africa and it is spreading rapidly within the urban forests – resulting in millions of trees projected to die… Difficult to control, these beetles have a symbiotic relationship with the fungus Fusarium Euwallaceae which serves as a food source for the adults and their larvae. This fungus grows in the tunnels made by the borer eventually resulting in Fusarium dieback which is when the tree’s vascular system becomes blocked, its leaves begin to thin on the ends of branches, turn brown and eventually the tree dies. The most obvious sign of PSHB infestation is brown stains on the tree’s branches around each hole where the borer has penetrated the tree.

28 | WH | ISSUE 2 | 2018

Attacking both indigenous and exotic trees, the PSHB is indiscriminate since it doesn’t eat wood but rather feeds on the fungus that it introduces to its host tree. Unable to complete its life cycle on all the tree species it attacks, important reproductive hosts include species of oaks, maples, willows, coral trees, avocado and castor bean trees. Infestation currently known and identified in South Africa is in Johannesburg, Durban, Richards Bay, Pietermaritzburg, George, Knysna and Hartwater. Recent chemical tests indicate that one heavily infested tree contains over 100 000 beetles. Once an infested tree is identified, disposal thereof is important to reducing the spread of this damaging pest. Appropriate disposal methods include chipping, composting, solarisation or burning.

How can you help? Surveys to monitor the spread of the beetle and fungus in South Africa are continuing. The public can assist by looking out for trees with the Fusarium dieback symptoms and reporting them via the Tree Survey App. This allows you to report an infestation and each report receives in-app feedback. A centralized database manages all PSHB reports allowing stakeholders to track where it has spread to. For further information you can visit www.TreeSurvey.co.za. PLEDGE YOUR

SANTA SHOE BOX easy as 1-2-3 Originally started in Cape Town, this project has expanded tenfold, with the number of Santa Shoeboxes growing from a humble 180 boxes in 2006 to an astounding total of 762 594 boxes to date. The boxes are distributed to more than 1 000 recipient facilities, through more than 60 satellites around South Africa and Namibia. The success of the Project can largely be attributed to its personal nature – donors give gifts to children whose names, ages and genders are known.

The project is supported by an extensive network of volunteers across South Africa and Namibia – kind-hearted people who give freely of their time, energy and expertise without remuneration. It also relies on the generous backing of various corporate sponsors pledging monetary or pro bono support. Many companies, involving their staff members and pledge Santa Shoeboxes as part of their Corporate Social Investment programmes. Pledging your Santa Shoe Box is as easy as signing up online at www.santashoebox. co.za. Once you’ve signed up and pledged a box, getting your gift together is as easy as 1,2,3… Got a question?

FIND AN EMPTY SHOEBOX We all have shoe boxes around the house or know someone who will kindly give us one. Shoe stores usually have empty boxes to give away. Stor-Age offers all our Santa Shoebox donors 4 FREE shoeboxes. Simply visit www.stor-age.co.za to find your local branch. Boxes larger than MEDIUM (running shoes) size might not be accepted. DECORATE THE SHOEBOX Wrap the shoe box AND please wrap the lid separately so that it can be lifted off (or flipped open). Be creative and instead of using conventional wrapping paper, decorate the box with drawings, paint, cut outs and stickers. By doing this, you are creating a unique “keep sake” box while at the same time, minimizing waste from wrapping paper that will only just be discarded. FILL THE BOX wITH GIFTS Please remember that these should be NEW and AGE-APPROPRIATE items. PEP Stores is our one-stopshop for all Santa Shoebox contents. Chef Monique du Toit

Chef Patrice Richard Seibold

Chef Monique entered the hospitality industry straight out of high school when she joined Innibos Evets Company. In 2011 she took an opportunity to study Professional Cookery at The Capital Hotel School and Training Academy. After completing her practical training at The Sheraton Hotel, Union Caterers and Southern Sun Pretoria, she began working part-time at The Harlequin Restaurant and Barraca’s Wine and Beer Bar in her final year of studies.

In 2007 Chef Patrice began working in his parent’s restaurant and soon realised his love for cheffing. He enrolled in his studies of Professional Cookery and Culinary Arts at The Capital Hotel School in Pretoria whilst working at a catering company in 2012 and graduated in 2013.

Passionate about her studies, Chef Monique received the Top Achiever in Practical Training Award as well as the Student of the Year Award. She obtained her Diploma Cum Laude. Specialising in pasties and designer cakes, Chef Monique’s favourite dish to make for Woodhill guests is the Lindor Chocolate Mousse Forest. This is a chocolate mousse served on a bed of chocolate coffee sand, black cherry couli, nougat, chocolate shavings and mint jelly... With a wide variety of menu options, Chef Monique feels that Woodhill caters for most taste buds and some more. Chef Monique is part of the team ensuring that every meal served is absolute perfection.

Soon afterwards he began working in a professional kitchen and worked his way up to Sous Chef. In November 2014 Chef Patrice was nominated and received the Chaîne des Rôtisseurs. Chef Patrice is a passionate chef who loves working in the kitchen. He especially enjoys creating new dishes with his fellow chefs keeping menus fresh and exciting. His speciality - hot kitchen. And his favourite dish to serve - Schweinshaxe served with potato rosti, Sauerkraut and a mustard sauce. With the Basket for 2 being the most popular item on the Woodhill menu, Chef Patrice looks forward to bringing many more exciting options to Woodhill guests in the future.

SECURITY AWARENESS TIPS

Xone has kindly provided us with some guidelines to ensuring a safer environment at Woodhill: • Most hijackings happen in driveways – be observant when leaving work and travelling to the Estate. • Take note of any suspicious event or activity and notify the Control Room immediately. • Be constantly alert – petty theft on estates is frequently from contractors, residents and domestics rather than from external factors.

36 | WH | ISSUE 2 | 2018

• Most people think only of crime as a threat to their safety. It is vital to consider multiple risks which are even more probable. These include: • Fire • Electrical faults • Poison • Aggressive animals • Children in public areas such as roads. • Ensure all doors are locked and windows shut where possible. • Ensure alarms are activated when not at home. • If you have any specific requirements or are going to be away for a prolonged period

of time, please notify the Control Room and we will ensure special processes are instituted. • Do not leave hidden keys. Crime has increased significantly in our demographic. Please notify Xone of any suspicious activity in the surrounding areas and the relevant staff will communicate with the Police and community forums.

GOLF!

In my hand I hold a ball, White and dimpled... rather small. Oh, how bland it does appear, This harmless looking little sphere. By its size I could not guess The awesome strength it does possess. But since I fell beneath its spell, I’ve wandered through the fires of hell. My life has not been quite the same Since I chose to play this stupid game. It rules my mind for hours on end; A fortune it has made me spend. It has made me curse and made me cry, And hate myself and want to die. It promises me a thing called par, If I hit it straight and far. To master such a tiny ball, Should not be very hard at all. But my desires the ball refuses, And does exactly as it chooses. It hooks and slices, dribbles and dies, And disappears before my eyes. Often it will have a whim, To hit a tree or take a swim. With miles of grass on which to land, It finds a tiny patch of sand. Then has me offering up my soul, If only it would find the hole. It’s made me whimper like a pup, And swear that I will give it up. And take to drink to ease my sorrow, But the ball knows... I’ll be back tomorrow. ~ Author: Allan Berman
