ABOUT GUAM There are 20 villages on the island of Guam. The northern, and most populated villages are Yigo and Dededo. The north central villages are Mangilao, Barrigada and Tamuning. The Agana Heights, Asan-Maina, Chalan Pago-Ordot, Hagatna, MongmongToto-Maite, and Sinajana make up our central villages. The southern villages include Santa Rita, Piti, Agat, Merizo, Inarajan, Talofofo and Yona.

Every village on Guam has something for everyone. For example, the village of Agat is famous for its annual Mango Fiesta‌ Where you will find scrumptious dishes made with this delicious fruit. The village of Talofofo, likewise, hosts an annual Banana Festival. In our central villages you will find our capital of Hagatna, the seat of Government. The village of Mangilao is host to Guam’s University and Community College.

Year to date saw a decrease in the number of single family homes rented at 172 in 2020 and 209 in 2019.

32 Condominium units have been sold from January 1, 2020 thru April 1, 2020 vs. the 52 units sold in 2019.

Year to date saw an decrease in the number of condominiums, townhomes, apartments rented from 270 in 2019 to current year at 262.

On average, single family home sales in Guam take about 4 months to sell from date listed to date closed vs. the closings for the same period in 2019 at 5 months.

In 2020, home rentals took about 9 weeks from date listed to date closed vs. the closings for the same period in 2019 at 8 weeks.

Unit sales in Guam took about 3 months to complete transactions in 2020. Compare this to the closings for the same period in 2019 at about 3 months.

In 2020, unit rentals took about 8 weeks from date listed to date closed. Compare this to the 8 weeks for closings during the same period in 2019.

Interest rates are still very attractive with fixed rates hovering above four percent (4%). The inventory of homes on the market provides buyers with a good selection of properties to choose from. Adding a Dog to the Family? Here How to Stay Social While Are Some Expenses to Consider Practicing Social Distancing Getting a dog can be one of the most rewarding things you'll ever do. Seeing your cute pet's tail wag when you get home from a long day at work can be a heartwarming experience that makes the responsibilities of dog ownership worthwhile. But don't forget those responsibilities, including financial ones, when determining whether now is the right time to bring a dog into the mix. New owners can expect to pay $1,400$2,000 in the first year of having a puppy, and $14,500 over their dog's lifetime, according to the American Society for the Prevention of Cruelty to Animals, or ASPCA. Here are some costs to consider, according to the ASPCA: Food Don't underestimate the cost of feeding your dog. Premium brand dry dog food for large dogs costs an average of $400 per year. Taking care to not overfeed your pet will lower the food cost a little and will also help prevent them from becoming overweight and having higher medical bills down the road. Boarding and Walking Services Unless you have a kind friend or neighbor that is willing to watch your dog for free when you go on vacation and is able to walk him/her while you're at work, you may need to pay for pet sitters and dog walkers throughout your dog's lifetime. A 30-minute dog walk on Wag, a nationwide dog walking service, costs about $20. Boarding on Rover, a network of pet sitters, costs $25-$35 per night, up to $75 in some areas.

It can be incredibly isolating to be stuck at home while practicing social distancing. And that's become the new reality for many Americans. But being at home doesn't have to mean you're alone. There are many ways you can be social and connected while staying inside your home. Here are some tips: Use social media. Everyone is a lot more active on social media right now because it gives people the opportunity to feel connected even if they're in isolation. Use social media channels such as Facebook, Instagram, LinkedIn, Twitter and Snapchat to stay in touch with everyone. You can have conversations through Facebook groups, view videos and content that your friends and colleagues have shared, and share pictures of cute animals because that makes everyone feel a little bit better. Get on the phone. I know, no one talks on the phone anymore, right? This is the perfect time to change that. Have long phone conversations with friends and family to check up on them and update each other even while you're separated from each other. Try video conferencing. You can talk to your family, friends and colleagues as if they were in the same room with you. Just hop on a video call and have a conversation like you normally would. Being able to see someone's facial expressions along with hearing their voice will help you really feel connected. Attend virtual events. You can find practically any kind of event in virtual form online. Even breweries are participating in the new trend. And there are concerts being streamed so you can rock out with thousands of others online. Find something you're interested in and join a virtual gathering that applies. This is a great opportunity to connect with people all around the world. Find online groups and communities that you can relate to and join in on the fun! And if you're still feeling disconnected, just remember we're all going through this together and so none of us are really alone.

Vaccinations Puppies need a round of immunizations in their first year, and regular boosters every few years afterward. Vaccinations can cost about $100, though you may be able to get them for free (or a lot cheaper) at vaccination clinics offered at pet stores. Medical Care Going to the vet can be expensive, with recurring medical care costing anywhere from $210 annually for a small dog to $235 for a medium-sized dog and $260 for a large dog, according to the ASPCA. While emergency care expenses aren't included in the ASPCA data, they can often cost pet owners upwards of thousands of dollars. To prepare for emergencies, begin saving for this expense as soon as you've decided to get a dog, and buy pet health insurance as a way to defray the costs of expensive medical treatment that may be necessary along the way. Pet health insurance costs about $225 per year, with most plans reimbursing 80 percent of eligible expenses after the annual deductible is met.

Dental Care A related medical cost is professional teeth cleaning, which costs $200-$300. While annual cleanings are generally recommended by vets, brushing your dog's teeth at home with a pet toothbrush and toothpaste may help save some money in this area. Estoppel Certificates What is an estoppel certificate? Generally speaking, it is a certified statement made by an owner or by a tenant that confirms the current status of the lease between the owner and tenant. When the owner of a commercial building decides to sell or refinance the property, it is common for the buyer or lender to request the owner provide tenant estoppel certificates in order to determine if the tenant leases are in full force and effect. The process will also ensure that the buyer or lender has a complete copy of the tenant lease and any amendments thereto. This action is intended to prevent any surprises when a new owner buys the property or a lender forecloses and takes ownership. Let’s say that same owner of the commercial building is leasing the land the building is located upon. A buyer or new lender would want the fee simple owner to sign an estoppel certificate to guaranty the ground lease is not in default. Typical items addressed by an estoppel certificate include: • Starting date and term of the lease • Any and all amendments to the lease • Statement that the lease is in full force and effect and has not been modified other than by existing amendments. • Amount of Security deposit being held by owner • Amount of current monthly rent being paid and if there are any past due rents or prepaid rent. • Assurance by the tenant that the landlord is not in default of the lease. • Assurance by the fee simple landowner that the lease is not in default. The word estoppel is derived from “estop”, meaning to stop. It prohibits a tenant from taking a position or saying something contrary to what they have certified in the estoppel certificate, so an estoppel certificate is a document to be taken seriously. Occasionally there will be verbal agreements between the owner and tenant that can come to light in an estoppel certificate. Estoppel certificates may also be drafted in such a manner that they give a new lender rights that were not present in the original lease, (effectively amending the lease). A common example of such an amendment is a statement that the lender can assume the lease if the tenant defaults. Most commercial leases require that a tenant sign an estoppel certificate within a reasonable time frame in order for an owner to be able to finance or sell the property. Some leases go so far as to state if the estoppel is not received within a certain amount of time, the certificate is deemed approved by the tenant! While they are valuable tools in the real estate transaction, estoppel certificates are serious documents with far reaching consequences. If presented with one, I would make my first call to a real estate attorney for guidance through the process.
