ABOUT GUAM There are 20 villages on the island of Guam. The northern, and most populated villages are Yigo and Dededo. The north central villages are Mangilao, Barrigada and Tamuning. The Agana Heights, Asan-Maina, Chalan Pago-Ordot, Hagatna, MongmongToto-Maite, and Sinajana make up our central villages. The southern villages include Santa Rita, Piti, Agat, Merizo, Inarajan, Talofofo and Yona.
Every village on Guam has something for everyone. For example, the village of Agat is famous for its annual Mango Fiesta‌ Where you will find scrumptious dishes made with this delicious fruit. The village of Talofofo, likewise, hosts an annual Banana Festival. In our central villages you will find our capital of Hagatna, the seat of Government. The village of Mangilao is host to Guam’s University and Community College.

On average, single family home sales in Guam take about 5 months to sell from date listed to date closed vs. the closings for the same period in 2019 at 5 months.
In 2020, home rentals took about 9 weeks from date listed to date closed vs. the closings for the same period in 2019 at 8 weeks.
Unit sales in Guam took about 3 months to complete transactions in 2020. Compare this to the closings for the same period in 2019 at about 3 months.

Interest rates are still very attractive with fixed rates hovering above four percent (4%). The inventory of homes on the market provides buyers with a good selection of properties to choose from. Assuming Mortgages Even though most mortgages contain what is called a “due on sale” clause which states that a mortgage cannot be assumed by a new buyer, it is not uncommon for parties to take over payments when purchasing real estate. Contracts of Sale, seller financing and wrap around mortgages are all examples of creative financing in which the existing loan is assumed without the knowledge of the lender. While not in compliance with the terms of the loan, assumptions are not rare. In most cases the lender does not have any idea that the loan has been assumed and as long as the payments are made, no red flag is raised. Before it starts to appear that I am advocating assuming another persons mortgage (I don’t!); let me say that there are a number of good reasons that mortgages prohibit assumption, for example: • Lender cannot confirm that the new buyer qualifies to repay the loan. • Lender loses the opportunity to adjust interest rates to current market levels. While assuming a sellers mortgage may seem like a simple and straightforward way to quickly close the sale of a property, the ramifications can be disastrous to both the buyer and the seller. • If the buyer fails to make the mortgage payments in a timely manner or if the loan goes into foreclosure, the sellers credit score is affected since they are still responsible for the loan. • If the seller wishes to purchase another property, the existing loan still shows as a debt for which they are responsible. • If the bank discovers that a loan has been assumed they can immediately call the note due and payable, and the buyer will need to quickly seek alternative financing. Other mortgages allow for the mortgage to be assumed, but only with the lenders consent. In order for the lender to consent, they process the buyer as if they were applying for a new loan (to determine if they qualify to repay). If the lender approves the assumption, an assumption of mortgage document is signed by the new borrower and recorded as required under the mortgage. At this point the debt is removed from the original borrowers credit and our buyers and sellers are in compliance with the terms of the loan.

How to Create More Bathroom Storage Space If you have a small bathroom and/or a large family, storage space is at a premium. Without a solid organizational system, a bathroom can quickly become cluttered. Items that belong in the bathroom may get shoved into other closets, which can make finding things a hassle. Here are some tips to help you make the most of the available space in your bathroom and find more room for storage: Keep Toilet Paper and Towels Within Reach A wheeled cart can provide much-needed storage space, especially if it has two or three shelves. Use one or two to keep toilet paper and towels close by, and store some frequently used toiletries on top. Another option is to find an attractive basket that will fit on top of the toilet and fill it with extra rolls of toilet paper. You can also roll up or fold towels and place them in baskets under the sink if you don’t have a vanity. Take Advantage of Empty Wall Space If you have some unoccupied space on a wall, make the most of it by hanging shelves. Stack a few shelves, and keep items you frequently use easily accessible and things you use less often higher but still within reach. You can also mount decorative baskets on the walls to store extra toiletries. Utilize Available Space Under the Sink If your bathroom has a vanity under the sink, you can place storage caddies there to keep things organized in an awkwardly shaped space. If your sink doesn’t have a vanity, the area under the sink can be an ideal spot to place a stack of drawers. They can be used for towels, toiletries and hairstyling tools to keep everything within easy reach but out of the way. Organize Makeup So Items Are Easy to Find If you own a large assortment of makeup and have trouble finding the eyeliner or lipstick you want, organize everything on a Lazy Susan. That will make it simple to find what you need on a busy morning and keep your makeup from cluttering drawers. Create More Storage Space in the Shower If you don’t have enough room for shampoo, conditioner and body wash in the shower, you can make more storage space by mounting a rod next to a wall in the shower. Hang one or more storage caddies to keep things organized and easily accessible. Hide Items From View If your bathroom has a medicine cabinet or full-length mirror with a door that opens outward, use the area behind it to your advantage. Install some shelves to create hidden storage space. Best Places to Put Home Security Cameras With a variety of home surveillance kits available, many handy homeowners have chosen to install security cameras themselves. The installation process can be easy, but knowing the proper way to place and angle the cameras is vital to keeping your home as safe as it can be. The most important factor in judging where to place a camera is simple: Your home is your home. You know what the layout is and where the most important rooms are. Before you begin placing any equipment, consider some basic questions about your home's surveillance needs: What parts of your home are you most concerned about? Are there spots on your property that aren't plainly visible to the street or neighbors? Do you need to keep any local camera placement laws in mind? Consider the usual entry points for potential burglars when casing a home. With over 80 percent of burglars entering a home through the first floor, whether through doors or windows, it's especially important to keep the entirety of your property's entryways covered. At the same time, placing cameras in low areas—and, thus, in easy reach of criminals—may negate their usefulness. If you find you have a lack of safe places to put a camera, consider looking into protective caging for your equipment to protect it from being knocked out of order or covered while you aren't looking. This is also a good time to contemplate what special tools you may need to complete your installation, so ensure you read the camera system’s instructions for its recommended outfitting requirements. While losing a camera can mean losing important evidence to help identify vandals or thieves, there are clever ways to keep yourself safe that might goad a criminal into making a misstep. Placing a dummy camera in obvious sight not only deters crime by showing you keep your home under tight watch, but it also gives an easy target to potential burglars that can distract them from hidden cameras that catch them in the act. As an added bonus, dummy cameras are typically far cheaper to replace than professional models. Most importantly, you must consider the needs of each camera when placing it. Cameras cannot focus on multiple ranges and angles at once, so if you want to catch a trespasser's facial features, mounting your camera up too high can blur distinctive features, but a raised camera may have a better chance of picking up a car's license plate when placed overlooking your driveway. In the end, even poorly placed cameras will offer better home security than not having any at all, but there's no reason to leave proper home security to chance.
