22 Single family homes sold from January 1, 2020 thru February 1, 2020 vs. the 22 homes sold in 2019.

Year to date saw a decrease in the number of single family homes rented at 69 in 2020 and 72 in 2019.

11 Condominium units have been sold from January 1, 2020 thru December 1, 2020 vs. the 22 units sold in 2019.

Year to date saw a decrease in the number of condominiums, townhomes, apartments rented from 105 in 2019 to current year at 99.

The average year-to-date home price of $341,536 was significantly lower than the $371,686 reported during the same period in 2019.

Average single family monthly rentals so far this year increased from $2,290 last year to current year at $2,360.

The average condominium sale price of $215,500 in 2020 was lower than the $230,773 reported during the same period in 2019.

The monthly rental rate for condominiums, townhomes, apartments decreased from $1,790 in 2019 to $1,757 for the same period in 2020 .

On average, single family home sales in Guam take about 5 months to sell from date listed to date closed vs. the closings for the same period in 2019 at 6 months.

In 2020, home rentals took about 10 weeks from date listed to date closed vs. the closings for the same period in 2019 at 8 weeks.

Unit sales in Guam took about 3 months to complete transactions in 2020. Compare this to the closings for the same period in 2019 at about 3 months.

In 2020, unit rentals took about 8 weeks from date listed to date closed. Compare this to the 8 weeks for closings during the same period in 2019.

Interest rates are still very attractive with fixed rates hovering above four percent (4%). The inventory of homes on the market provides buyers with a good selection of properties to choose from. 2019 Property Taxes are due! Security Title’s tax specialist Elisha Blas reminded me that the first installment of Guam’s real property taxes are due February 20th. You have the option to pay your tax bill in full, or split it into two payments with the first half being due February 20th and the second half being due April 20th. You might not know, but if you purchased property AFTER March 4th of 2019, you most likely will NOT receive a tax bill in the mail, but you still owe the tax. To make payment, take a copy of your deed to Rev & Tax in Barrigada and ask for the tax bill. You may be entitled to a break on your tax bill, check out the list below and see if any of these exemptions might apply to you: 1. Home Exemption 2. Senior Citizen Tax Credit 3. Government Used Land 4. Permanent Disability Tax Credit 5. Property used exclusively for public road or easement 6. Property used exclusively for educational, religious, or other eleemosynary (charitable) purposes 7. Property included in any cemetery in use as such, and not conducted for profit 8. Land registered by the owner as Bona fide Farmer. Documents are available on line at www.govguamdocs.com Our property tax payments help to maintain and improve our roads; they contribute to supporting our teachers and funding our schools as well as providing salaries for our firefighters and public safety officers. It is our tax dollars that support Guam Memorial Hospital, our sole public hospital.
