Meighan Wise and Josh Wetzel have combined their strengths and skill sets to bring Portfolio, a new Keller Williams real estate service, to the Fishers/Geist area.
Wise has 15 years of experience in luxury residential sales and 10 years in long-term investing. For three years in a row she has achieved $100 million in sales, and led a team ranked 16th in the nation. Wetzel has 25 years of experience in real estate development and investing for both national firms and individuals seeking passive income. Together, the pair has crafted an innovative endeavor that not only seeks to give clients a superlative outcome, but also promotes and educates the brokers who work in the office.
“Our company, Keller Williams Portfolio, is a new collective of brokers who are professionals choosing to work together with an attitude of abundance,” says Wise. “We believe in the broker first, and providing each of them with a holistic approach from the top down by showing them how to systemize their business, so they can have a career and life worth having.”
Wise came to the real estate industry from the field of education. As an undergraduate English student at Purdue, she thought she was headed to law school. Instead, she realized she loved teaching and coaching girls basketball, especially the mentoring aspect. After earning a Master of Science degree in psychology, she became a school counselor.
Later, after building a house and selling a home, she became intrigued with the field of real estate. She discovered many educators, including her principal at the time, worked in both fields at the same time. A lifelong learner, she went to real estate school and became licensed in 2009.
Unwilling to listen to negative comments about a poor market, Wise’s real estate career took off. She worked after school, in the evenings and on weekends. By the time her second son was born in 2013, her income in real estate had surpassed what she was earning in education. Wanting to be more available to her family,

“My awesome dad, who I lost last year, was my mentor,” says Wise. “He was a general manager of a McDonald’s restaurant. He pulled himself up by his bootstraps and ended up owning four different Arby’s across the state of Indiana. I saw how much work and effort he put in, and what he achieved. I was the youngest of three girls, and ran crosscountry and played basketball. My dad made us all work in the restaurants. I loved it. It’s where I learned customer service.”
“I feel buying a home is very emotional, and the number-one business transaction anyone will ever do,” she continues. “When I first started out, I kept asking people questions. If you ask the right people, they will help you and doors will open. I perfected the art of negotiation and kept learning by taking every training. I never said no. I began to coach others. Three teachers on my team made four times what they were making in education. Teachers make the best realtors. It’s a calling and they have the skills for it.”
Along the way, she realized that for many real estate professionals, there is no education on how treat their career as a business. For instance, there is no training offered for how to build a spread sheet to monetize their data, or how to build their own retirement plan through investments. In 2020, as a newly single mom, she began
to accumulate investment properties to ensure financial stability for her children. Her collaboration with Wetzel, a dedicated market specialist and turnkey advisor for single-family homes and small multifamily properties, gave her the confidence to share her knowledge with others. Keller Williams Portfolio is the result of their partnership.
“I am so ready to take what I learned from traveling, hiring independent coaches, speaking on national panels and masterminding with the best of the best in my field, by launching a new luxury brand of Keller Williams,” says Wise. “It will incorporate high-level training that teaches and helps brokers on how to consistently provide white-glove experience in buying, selling, building and investing in residential real estate in metro Indianapolis, using hyperlocal experts trained in data and broker metrics.”
Wise plans to staff the office with local market specialists that live, play and work in the zip code where their clients wish to buy or sell. In addition, these brokers can help clients who want to develop passive income through rental or Airbnb ownership. During their tenure, these elite brokers will gain the skills to realize their chosen career is more than just a job - they can scale it and sell it as they head into retirement.
Currently, Keller Williams Portfolio maintains an office at The Club in Fishers, the former Marsh headquarters. The location affords space for seminars and speakers bringing national knowledge to local market specialists. In addition, innovative services will be provided. Mental
health care services are planned to be onsite two days a week, as well as in-house inspection response teams.
“The idea is to take the ‘pain points’ away,” says Wise. “We are creating real estate lounges for work, and masterminding with an initial forecast of five market hubs. Our first market hub will be in Geist, located at 10142 Brooks School Road. We will be above Geist Coffee, El Lago and Salt. Our collective believes in hubs where people can gather, rub elbows, train and learn from one another. Brokers can stop in with clients to write an offer or print paperwork as needed. Future hubs will be Meridian Hills, Zionsville, Noblesville and downtown Fishers. We are excited about collaborating with and finding the best market specialists to lead these hubs.”

Fishers Health Department recently launched a Retail Food Inspection Grading System for Fishers restaurants. Restaurants receive a letter grade based on the results of annual food inspections, and grades are available to the public through an interactive dashboard at fishers.in.us/FoodGrade. The Good Samaritan Network (GSN) has been serving at-risk and underserved Hamilton County residents for 43 years. It fosters connections and facilitates communication between agencies, businesses, food pantries, social services and township trustees, plus a variety of nonprofit organizations. By maintaining a central database, it helps as many families and individuals as possible get the assistance they need.
Founder and Executive Director Nancy Chance began GSN when representatives from charity drives led by firemen asked her to develop a central organization to track data of who was served by which Hamilton County agency. Information now collected includes income statements, Social Security numbers and total people living in households. A scale mandated by the state of Indiana determines the amount of assistance that can be given to those who apply for aid. The data network strives to keep exact records and avoids duplication of services.
The 501(c)(3) organization is presently gearing up for its annual Holiday Assistance programs. Each year it distributes Thanksgiving and Christmas meals by deliveries and drive-through sites. Participants with approved
applications take part in Holiday Share days, when gently used clothing, toys, baby items and household goods are given out. Request forms can be found on the GSN website.
“Since we began, we have never missed a year of providing Holiday Assistance,” says Chance. “During COVID we

Monetary donations are greatly appreciated.

“It has been a busy year,” says Chance. “There is so much need. The number of requests for the Energy Assistance Program has been huge. So far we have channeled 1.6 million dollars to companies such as Duke Energy and Vectren to aid families with their electric and gas bills. Additionally, there has been an increased amount of assistance to the homeless, particularly individuals just released from jail. Those waiting for an open spot at a mental health facility or alcohol and drug abuse treatment center need housing, which means a hotel. We have been working with the paramedicine departments of fire departments, and mental health officers of police departments.”

HSE GRAD JENNIFER MLOTT FINDS SUCCESS AS A SINGER-SONGWRITER
Writer / Julie Yates Photography ProvidedSince graduating from Hamilton Southeastern High School in 2014, Jennifer Mlott has made a name for herself, not only on the local music scene, but also nationally and internationally. Her niche is modern country, a genre that combines old-school, traditional country elements with rock and pop. A singer and a songwriter, Mlott’s catchy lyrics and melodies have attracted a large following including fans in Japan and Germany.
Mlott has won several awards. In 2021 Mlott was named the International SingerSongwriters Association (ISSA) Entertainer of the Year. More recently, her image was on the iconic Nashville Sign, a digital display that towers over a busy intersection in downtown Nashville. Currently her single “Showdown” has a spot on the Indie and Major Mix Country top 20 chart. It was released by MC1 Nashville, a company of the Orchard/Sony Music family. Within the last six years, Mlott has been honored as ISSA’s Rising Star of the Year, Vocalist of the Year for the Kentucky Music Educators Association, and North American Country Music Association International’s Video of the Year for her single “Different Drummer.”
Mlott credits her mom and voice teacher, Lynne Mlott, for inspiring her to compete and perform. As a member of Royal Sensation, Hamilton Southeastern High School’s top advanced women’s ensemble, she sang many different styles of songs. Mlott also participated in the Fishers Fusion Dance Team. After graduating from
high school, she became a dance teacher, choreographer and national competition judge. In addition, she was part of a girl band, the Dazzlerz.
“The Dazzlerz were invited to be on Country Music Association Showcase Nashville Spotlight,” Mlott says. “That’s where I met my first producer who encouraged us to record. As time went on, the members of the group decided to pursue other things and I began my solo career.”
The follow-up single to “Showdown” is the newly released “My Everything.” True to the modern country genre, it is a fun and upbeat love song. The gist of the song is that life is short, so if someone is loved, tell them. Mlott says she loves all kinds of music.
“I like to try different things such as pop and alternative,” she says. “Whatever comes to my heart, I put out there. When I first heard myself on the air, it was a surreal moment. There is so much hard work that goes into this, so it was rewarding. This is a business as well. It is my job. I enjoy it and most of the time it doesn’t feel like work. I still have so much to learn.”
There are several places where fans can enjoy Mlott’s music. It can be heard on platforms such as Apple iTunes, Spotify and YouTube, among others. Country radio stations across the United States are currently playing her singles. Plus, this October, Mlott is appearing in the northside Indianapolis area at fun venues. On Friday, October 6 at 7 p.m., she will be
at Grand Junction Brewing Company in Westfield. The following Thursday, October 12 will find her at The Club at Chatham Hills, which is also in Westfield. FoxGardin Family Kitchen in Fishers will host her on Wednesday, October 18. She will make an appearance at Spencer Farm in Noblesville on Saturday, October 21. “I love it when you hear a song and it takes you back to a memory,” she says. “You never know the different ways people will view music. A lady came up to me and said she had been in foster care, and how much a song I played meant to her. I want my music to heal people and bring them together.”
In November 2020, Mlott initiated an organization called Mlott’s of Love. The charity focuses on children in need, specifically children’s orphanages and battered women shelters. She has also performed at nonprofit fundraisers.
“The advice I would give someone is to never give up on yourself,” she says. “Just be you and be genuine. That’s how people will fall in love with the true you. Life begins at the end of your comfort zone. You must get out of your own way. It’s never going to be easy.”

2023 Indiana Women in Real Estate (IWIRE) was a relaunch of a 2019 teamleader mastermind group that I initiated. Looking for a mastermind and collaboration with top producers in the city, I was constantly seeking ways to be a better leader in the real estate world. Real estate can be such a lonely career, especially if you are not on a team or able to be in an office much - or are always on the go. The 2019 mastermind group met monthly, and it literally changed lives in major ways. Women restructured their business contracts, opened and led brokerages, and rallied around one another in both professional and personal growth and leadership. Then, COVID-19 hit and changed our dynamics.
Fast-forward, and as I grew an idea to start an innovative new brokerage focusing on investments and high-level education for the professional broker, I started calling all my 2019 cohorts/friends. I talked to them about it, asking for support and outreach as I watched many of them move brokerages or open their own spaces, and I wanted
their advice. We all realized we missed masterminding with one another, and even if we were not working within the same brokerages, we wanted to rekindle the magic that happens when growth-minded people get together to learn, catch up and teach each other. We decided to start meeting again to rejuvenate one another, especially during a shifting market.
IWIRE became a community for anyone, women and men, supporting women in the real estate business, for those who have an attitude of abundance and want to constantly improve in their business and work-life balance. It is a place where women and men encourage one another to level up and dig deep, all while doing what is right for their client and themselves. It is a place where we all support one another in choosing a life by design, a life worth living and a business worth owning. It’s where all stakeholders feel a win-win throughout the process. It started as weekly seminar, so anyone can attend depending on their busy day lives. It is constantly evolving as it grows.
We consistently have 20 to 30 industry brokers attend each week, and started a Zoom option because of high demand. We are hosting our first Party With a Purpose for Breast Cancer Awareness Month, and welcome anyone to attend October 4 from 5 p.m. to 9 p.m. The event will feature a DJ as well as free appetizers and drinks, on the rooftop of Trueblood Real Estate in downtown Fishers, to raise money to donate to a broker in need. Come for fun, or for info on any of the learning and fun that is happening (ad attached). We are listening to our audience and expanding IWIRE into a new collaboration forum for women and men to join once a month. We will be transitioning a monthly happy hour as well.
It has been so powerful to see the connections formed between old and new broker friends, and the impact IWIRE has made in a few short months. We welcome all who are interested in real estate or investing in real estate to attend, and reach out for more information.

An instructor (Paul Giamatti) at a New England prep school is forced to remain on campus during Christmas break to babysit the handful of students with nowhere to go, eventually forming an unlikely bond with one of them.

Allison Seitz, a senior at Lawrence Central High School, says she is thrilled the school’s golf team had a great season, and that she won a medal for her efforts on the team.
“The Lawrence Central High School girls golf team won the 2023 Metropolitan Interscholastic Conference championship recently,” Allison says. “I was excited since the team came in second by one stroke in the 2022 tournament. Many of my teammates had one of their best rounds of the season, and coming up short was disappointing. I am proud to now have been a part of the first team in the school’s history to win this tournament.”
Allison was the top medalist of the tournament.
“I shot a 77 at Coffin Golf Course,” she says. “While it wasn’t my best outing of the season, I was happy that I was able to secure the medalist title for the second year in a row.”
Allison says golf is a sport she is devoted to. “For me, golf is full time,” she says. “Between practice and workouts, I don’t have the time to commit to another team.”
When Allison isn’t playing golf, she's busy at school. “I am working towards my AP capstone diploma at Lawrence Central,” she says. “I’ve enjoyed many of the classes I’ve taken, including AP psychology taught by Nick Derado, the head golf coach. I also enjoy science. I plan to study kinesiology in
college to become a golf professional.”
Allison is also busy with other school activities. “I am a member of the National Technical Honor Society,” she says. “We volunteer at various events and activities throughout the community. I also run lights for the Lawrence Central show choirs.”
Allison also helps other golfers improve their game. “I assist with the junior golf camps at the Bridgewater Club and help
run summer tournaments with the Mizuno Junior Golf Tour,” she says.
Allison’s father, David, says he admires everything Allison has accomplished.
“I am proud of her success on the golf course,” David says. “However, I am most proud of how hard she works and the way she respects the game of golf.”
Allison’s mother, Jessica, is also very proud of Allison for working hard to accomplish her goals.
“Seeing your child find their passion is a joy for a parent,” she says. “To have her find mentors that support her is a privilege. I am so thankful for everyone who has helped her succeed. This includes her golf coaches, Sean Bolduc, Mike Abbott, Nick Derado and Andy Renie. It also includes the staff at the Fitness Garage and the Bridgewater Club, and the administration of Lawrence Central High School.”

Jessica Landez, owner of BluePeppermint Boutique, often gets asked what inspired the name of her business.
“I always say, ‘The story is, there is no story,’” Landez says. “Truly, the name BluePeppermint came to be out of a desire to use the color blue, and out of sheer frustration. After Googling many other names and finding the domain wasn’t available, I tried ‘bluepeppermint’ and it was available. I also immediately saw an image of a blue peppermint and knew it could be really fun to have blue peppermints on our counter. That’s how the name BluePeppermint was born. There was, however, a time that a rumor was swirling that blue peppermints were my grandpa’s favorite candy, and I’ve always said that would be a much sweeter story, but it’s not true. I guess I have to go with the boring version.”
Landez was inspired to open the store in 2015, and says that as a child she often wanted to live in a mall.
“When I was a little girl, I used to dream of getting locked inside a mall at night and then having to live there with all the clothes, accessories, perfumes and makeup,” Landez says. “Honestly it still is kind of my dream! Going shopping with my mom was such a treat when I was young. We didn’t live close to a mall, so it was a day-long adventure to go
shopping and I loved everything about it. I remember feeling excited because I got to buy and then wear something new that I felt good in. I also loved that time I had with my mom when we shopped together. Neither of those feelings have ever gone away, and that’s what I want other moms and daughters to feel when they shop at BluePeppermint.”
Landez has been able to get many loyal customers through many successful methods.
“I peruse all forms of media all day long looking at what's trending, and what I think is going to be fun and sell well,” she says. “I also pay close attention to what our customers say they want, and what is or is not selling well in the store. Over the years we have added a lot of gifts and accessories to the store in addition to clothing. I love the mix because if someone doesn’t find clothing they love, they usually find something else, like an amazingly scented candle or a hilarious dish towel.”
Landez and her staff also go out of their way to help customers.
“I want, more than anything, for anyone who steps into our store to feel welcome, seen and heard,” Landez says. “I know it can feel intimidating to walk into a boutique, but I never want our store to feel that way. We train our team to be authentically engaging with customers, and our prices are surprisingly
affordable. Early on, I tried selling clothing at a higher price point, but I found it is way more fun to carry things that a lot of people can afford.”
Landez notes that she has an amazing staff. “Our team is the lifeblood of our business,” Landez says. “I have been very fortunate to have dedicated, ethical people who deeply care about our customers and the success of the business. BluePeppermint would not exist today if it wasn't for each person who has touched our business, past and present.”
Landez adds that her influencers and ambassadors have also made a huge impact. “We have an ambassador program that enables anyone to sign up with a personal code to receive 15% off each order, and earn a commission any time their personal code is used by someone else,” she says. “It’s an easy way for customers to get a discount and earn commission. Landez says she loves owning the store. “The joy of watching someone put on a top or an outfit and seeing their confidence instantly skyrocket will always be one of my favorite things,” Landez says. “And I love, love, love seeing multigenerations, with daughters, mothers and grandmas all shopping together, laughing, smiling and finding a little something they love.”
Landez also enjoys being in Fishers.

MSD of Lawrence Township to break ground on new Administration Building
INDIANAPOLIS – On September 8, 2023 at 10 AM, the MSD of Lawrence Township will break ground on a new, $20M Administration Building on Fort Benjamin Harrison, immediately west of Civic Plaza (5710 Lawrence Village Parkway). Project completion is anticipated for early 2025. The current administration building, named the Lawrence Education & Community Center (LECC), housed at 6501 Sunnyside Road, is a facility built in 1970 as Craig Middle School. The school closed in 2010.
The Fort Harrison Re-Use Authority donated the land for the new facility to the school corporation in 2023 The facility will house the district’s business operations and executive offices. The Sunnyside site will continue to house Lawrence Advance Academy, several alternative and special needs programs, and will be the home of the future Craig Academy.
“We are excited to move our business operations to a more central location within the school district thanks to the Fort Harrison Re-Use Authority and the City of Lawrence,” shares superintendent, Dr. Shawn A. Smith. “This new construction is an important part of the redevelopment of Fort Benjamin Harrison, and we are honored to support the community.”
This new construction will occur with no increased taxation of district homeowners and will be financed using bond money. The new LECC facility is not part of the ten 2019 referendum-funded capital projects.
