She’s the Real Estate Broker of Norton Commons, leading a group of three seasoned and devoted agents who can be found at the office seven days a week. It’s a proud team, very knowledgeable about the community and in close contact with the builders.
Homearama this year will be centered around Norton Commons’ own Peppermint Park. These nine color-coordinated show homes together form a visual masterpiece that must be seen to be believed. “It’s so exciting for us to watch this wonderful community continue to grow,” Susan says. “There is ongoing construction of new houses and condominiums, as well as new independent businesses continuing to open. The Burkhart Company
The Burkhart Company’s Co-Owner/ Project Manager Andrew Just continues founder Tom Burkhart’s proud tradition of woodworking craftsmanship. For over 40 years, Tom built the business from a one-person shop in the basement of a rented house to the thriving and still growing company Andrew took over with his two brothers and a close friend in 2020. The Shakerstyle cabinetry trending worldwide is a perfect fit for this Kentucky company. “What’s popular right now is what we do and have done for a long time,” says Andrew. The Burkhart Company’s custom shop has a distinct advantage over so many design firms that order cabinets for their clients through catalogs. “Our cabinets and built-ins
are custom fit for the room. We can produce the odd sizes that aren’t widely available in a traditional style that will last over time.” Most of the business involves making clients’ dream kitchens a reality. “With our own shop, we can build anything. Our expert designers create a timeless kitchen unique to your vision and space.” The kitchen is the heart of the home, so The Burkhart Company strives for prompt functionality. “We stick to our install dates. We stick to a schedule.” The people working in that shop also make a difference with an unsurpassed dedication to customer service. Along with traditional colors and styles, The Burkhart Company
produces full overlay high-gloss modern cabinets in various colors. In addition to kitchen and bath cabinetry, they specialize in custom bars and furniture, interior shutters, and commercial projects. s you walk through the custom-made pivot door, you are welcomed by a 16-foot-tall foyer that allows you to look out at the courtyard pool. A few steps to the left, and you’ll enter the open living space with volume ceilings, flowing into the kitchen, dining and great room. The view from the great room is through a glass wall of sliding doors, which lead you to the outdoor/indoor porch containing a built-in grill for the outdoor dining and hearth sitting area. The outdoor porch can easily be converted indoors with Phantom Vinyl screens, allowing the owners to use the open porch and the great room during the winter, summer and fall. The home is built around the pool, complete with a tanning reef, spill-over hot tub and urns combining fire and water. The firstfloor master bedroom has a private, screenedin sleeping porch, and both it and the firstfloor guest quarters walk out to the pool’s
courtyard. Upstairs, the home boasts two bedrooms with en suites, a theatre, and a star-gazing open-air porch. The kitchen has custom details like concrete tops and lava slabs, as well as custom cabinets and hood to combine the finish and texture the clients wanted. The home has clean, modern lines and a zen-like feel with European oak floors, a lowpitch roof with stone and stucco, modern
windows and glass garage doors. The project was an exciting one for designer and builder Brian Arnold. “I always want to design and build something not only for the present day, but I also think about maybe 20 years from now when someone is walking through or living at home truly enjoying the time, effort and detail that was taken to pull off the design,” Brian says.

astlebuilt Homes loves to bring customers’ visions to life. Brian’s favorite part of the project was working closely with the clients from the beginning to the finishing stages. “Castebuilt Homes embrace the process of custom home building,” Brian says. uilding since 1994, Walt Schumm C.D., LLC’s quality construction and superior customer service have continued throughout the last 27 years. That commitment is evident in their newest Oldham County development, Farmhouse Estate. “Our construction business has been well established and is now multigenerational with the intention to stay a part of the community,” says custom builder, developer, and Realtor® Walt Schumm. Walt has lived in Oldham County for over thirty years, served on the school board, and revitalized area neighborhoods after the housing crash of 2006-2007. “The company started by developing subdivisions and now works on custom market homes with high-end features and attention to detail.” With proximity to Crestwood, I-71, I-265, and Hwy 22, Farmhouse Estate combines the convenience of quick commutes with the tranquility of large lots, mature trees, and even some water views. “We put a lot of thought into each detail from the beginning to the end. Our attention to detail ensures the quality of your home throughout time,” says Walt. “We don’t just build on lots we’ve found to be available—we create the unique setting for your home from the ground up.” The modern farmhouse development features many fall-away lots for walkout basements, private mature tree lines, city water,

natural gas, and high-speed internet. Each home has a unique look befitting its owner’s style. The exclusive 30-lot development of Farmhouse Estate will sell out quickly, and Walt expects it to be finished out by 2022. “Because of demand, we have two similar developments in Oldham County: The Estates of Ballard Woods (opening Spring 2021) and Grand Oaks, both with large mature tree lots, privacy, and custom homes.” Walt Schumm and his son Ryan “are personally involved with every home build” from
“land development, design, and construction to ownership.” Because they live in their developments, their customers are also their neighbors. “We build every house like it’s our own.” Walt and Ryan go above and beyond for a better customer experience. They embrace both modern technologies along with tried-and-true old-school techniques such as stick framing and dimensional lumber, using the best products and vendors for the past nearly twenty years and counting. “My vision is to continue building with
integrity, high-level customer service, and communication. The key to the growth of our business is building relationships with our customers,” says Ryan. Additional plans for the company include affordable multifamily housing in Oldham County. According to Walt, “We are invested in the land and our community. We live here, our children and grandchildren go to school here. We are invested in local nonprofits to strengthen families, and ties to the community will ensure that your investment has longevity.”

Prestige BUILDERS’ Designer Puts Your Plan into Action BY TAYLOR RILEY • COURTESY PHOTOS

C
hristy Maser has been in the residential-building world--in some capacity--for more than 8 years; for the last 3 years, she has been working almost exclusively with Prestige Builders. She helps clients choose layout designs, determining decisions for interior and exterior materials and staging their new or remodeled home to their liking. From start to finish, Christy can help Prestige Builders clients make all of their design selections for their project, including all interior and exterior finishes. Christy’s business has taken off, in part due to Covid. “Homeowners are looking to freshen up their spaces. They have been stuck inside their homes and are ready for change, “ Christy says, and then she helps them reimagine their space.
Since many are working from home, Christy is seeing the trend of creating multifunctional and repurposed rooms. In terms of design, Modern Farmhouse isn’t going anywhere; customers are asking for a light, wide-plank flooring, neutrals and natural textures. Clients love bright white walls with matching trim and natural-fibered, layered textures. Christy likes to mix old and new, by repurposing old antiques and adding new pieces. “It feels like a design that’s evolved over time,” Christy says. If a new client has a renovation project, Christy first meets them for an initial consultation to see how the client’s family functions and what they like and don’t like about the space. Christy will identify the family’s budget and needs and then put a design plan together with next steps. Christy helps the customer select and pull together their chosen designs and implements them based on a set schedule and then puts the “plan into action,” she says.
“WE ARE SO GLAD TO HAVE CHRISTY AS PART OF THE PRESTIGE BUILDERS TEAM,” SAYS DAVE ERNST, BUILDER AND OWNER. “As opposed to other builders who simply hand their clients a list of vendors, we feel that having a design partner for our clients makes the process more enjoyable and streamlined.”

Introducing
“Neutz Custom Homes”
With the motto “Your home is where your heart is,” Neutz Custom Homes is doing big things. “We began flipping houses with members of our family in 2016,” says Lauren Neutz, who founded the company with her husband, Robby. “Our friends and family loved the quality work we were doing and started asking us to remodel their kitchens and bathrooms. So we became licensed and insured and started remodeling for clients. In 2020, we built our first new construction custom home from the ground up. It has been exciting for us to start from scratch, rather than demolishing and accommodating an existing space.” To reflect their expanding skills and talents, the Neutzs have rebranded from Neutz Flipz to Neutz Custom Homes to better encompass all of the services they have to offer. “Whether we are flipping a house, remodeling a house, or building a house, we are always customizing homes,” Lauren says. “By following our passion, we’ve found a wonderfully growing business. We couldn’t be happier.”

Wallpaper
is all the rage right now with bold, vibrant patterns that make us all want to smile when we enter a room. You know the saying “Everything Old is New Again...” well, it surely is! Whatever your taste, there is something for everyone. From traditional florals and trompe l’oeil to contemporary geometric and tropical patterns or animal motifs... and beyond. The progress made recently in new printing techniques and finishes makes it even more exciting. Gone are the days of just printing a pattern on paper; you can now have embellished corks, grass-cloths, and silks in pretty much any design you want. If you have the confidence to coat your walls with these new beauties, the possibilities are endless!

Tip
We love a beautiful new wallpaper, but wallpaper “borders” have not yet made their comeback. Borders were a decorating essential of the ‘80s and ‘90s. While there’s definitely something to be said for personal taste, wallpaper borders are a line in the sand that we’re comfortable drawing. Please take down your borders... please! If you’re looking to create an interesting edge, the more modern approach is to go a little simpler. Stop wallpaper at natural breaks in the wall with a smooth, clean line. A coordinating paint color will do all the work for you.
York Wallcoverings | Tibetan Tigers
MODERN FARMHOUSE
Another idea would be to use crown molding, chair rails and other wall trim to create the edge you’re seeking. It doesn’t have to be a wall, either! Use wallpaper – or even peel and stick temporary wallpaper – elsewhere in your home décor! Cover the back of a bookcase, the sides of your desk, the bottoms of drawers, stair risers... the possibilities are just about endless!

Khazai RUGS
BY DAWN ANDERSON PHOTOS BY DICK ARNSPIGER
A
beautiful rug is the centerpiece and soul of a room, according to David and Sofia Khazai of Khazai Rugs. Rug making is “a dying art, but demand is increasing,” with over 300 million Chinese and 350 million people in India being added to the middle class. Khazai sees quality rugs as an investment “better than gold.” as these are “future Picassos and Van Goghs.” The work is “extremely labor-intensive.” David explains that the spinning, dyeing, design, and weaving takes four people 2½ years to make a $3000 rug. If made in the US with the same materials and processes, that same rug would cost $800,000 if they could even find the people to do the work. The integrity of traditional designs remains even as the rugs are updated with today’s home furnishing colors. Sofia Khazai has a medical background as a nurse-midwife and joined the rug business in 2005. Her commitment to service and especially to women continues in her principal role running the business and traveling as a buyer to Turkey and Iran. 90% of the weavers are female, says Sofia. “Education and work give these women power. When they earn money, they finally have a say and can protect their children and offer them an education. Each rug sale provides food and care for the family, which is a big help.”

As opposed to ordering rugs online, supporting this local business has several advantages for consumers and the community. Buying local contributes to the local economy, helps retain local jobs, and builds local tax revenue. David Khazai brings decades of knowledge and wisdom to the selection process and maintenance of quality rugs, having written six books on the subject and developing advanced retail technology that is the “gold standard in the industry.” He represents the fifth generation of experts in the rug cleaning business and is the only rug dealer in the Midwest with an in-house cleaning facility. Dry cleaners and carpet cleaners are no match for their expertise with cleaning solutions and techniques.
Khazai Rugs had expanded to eight locations when David Khazai “saw the writing on the wall” in 2005 as online shopping became such a force in retail. In 2008, he consolidated and sold off all but two locations, one in Louisville and another in Lexington. They have the largest rug collections for customers to see and touch in person. Having access to local inventory and a strong source for ordering rugs out of stock are significant conveniences. Khazai Rugs also accepts rugs for trade or credit towards a new one. Khazai Rugs purchased within the last thirty years that have received regular Khazai Rugs Cleaning services are eligible to receive 100% credit. Khazai provides a no-obligation “try before you buy” policy - delivery service of a small selection of rugs to the home so the customer can
see their options in place. “We are the only crazy people doing this!” says David. Khazai Rugs’ “white glove treatment” is available within a two-hour radius of each location, whether customers have selected rugs in a showroom or online. The service applies to new purchases, cleaning, and repairs. They will move your furniture, professionally clean and mop the area, place/replace the rug, and reset the furniture. David Khazai is only half-joking when he says, “If we need to see our chiropractor every day because we bend over backward for our customers, we will. Customer service is our #1 priority.” For more information, visit khazairugs. com and khazairugcleaning.com and follow @KhazaiRugs on Facebook.

Ben Tyler Brings Together Modern Bathroom BY TAYLOR RILEY • COURTESY PHOTOS

hen a customer wanted a modern master suite, Ben Tyler Building and Remodeling was on it. The customer, living in Rolling Fields, asked for an improvement to the existing structure, so the team moved walls, making room for a larger master bath and closet. The new space is light and bright with Calacatta marble, a separate porcelain Mirabelle standing tub and vanity tied together with a dark floor and a mosaic natural stone mat from Louisville Tile. Fixtures are polished nickel to bring the look together. A larger walk-in closet created more storage space for the Post-War home. John Waller Creates Show-Stopping Spa-Like Bathroom BY TAYLOR RILEY • COURTESY PHOTOS

hen John Waller showed off his 2016 Homearama creation in Norton Commons, it was a show-stopper. The bathroom, he says, was designed to have a relaxing, spa-like atmosphere, with marble tile that appeared to have river pebbles suspended within the tile. “It stuck out to me,” John, owner of J.P. Waller Design Group, says about picking out the material from Louisville Tile. John wanted to backlight the tile to make it truly special, but no one in Louisville had a way to do that, so he outsourced to California. The company John hired works in the movie industry on effects and special lighting, so after contacting them, the company

built a panel of LED light strips just for this project. The panel is accessible from the garage, so the homeowner can get to it for maintenance; it’s low voltage, controlled from an app for infinite color settings. The shower can feel like a club or a spa with five color strips that can be customized for different schemes, and it can also hook up to music. “It’s a showstopper,” says John. A stainless steel bathtub, white Carrerra marble floor and surfaces, and a black vanity pull the look together. For more on J.P. Waller Design Group, go to facebook.com/JPWallerDesignGroupLLC.
