The property market in Queensland looks strong for 2019. Unlike the southern capitals, property prices remain firm, with no real decline in property values. December and January activity and sales remained vibrant across Queensland, and owner occupier sales remain strong in the apartment market. There will be challenges in 2019, of course. The general election and Banking Royal Commission will no doubt impact the markets, but in Queensland at least, the future looks bright and exciting.

The property market in Queensland enters an interesting period in 2019, with an election predicted in May, and a hangover still lingering from the Banking Royal Commission in 2018. The first test for 2019 was buyer enquiries in January, which has been very strong in all price segments, especially the booming luxury market. This bodes well for the first quarter of the calendar year. Queensland, in particular traditional markets in Brisbane, Gold Coast and the Sunshine Coast, has received increased demand from our southern neighbours in Sydney and Melbourne. The luxury markets of Port Douglas and the Whitsundays also show no signs of decline, with the momentum from late 2018 continuing into 2019. Inner-city apartment living looks to be the predicted big winner this year. With first home

buyers and investors showing strong signs of revival after a decline over the last two years; two- and three-bedroom apartments in and around the city are definitely in vogue, and in greater demand. Apartments near the Brisbane River, in particular New Farm, Teneriffe, West End, and Kangaroo Point are in especially high demand, with buyers taking advantage of the inner city cafĂŠ lifestyle, with access to river walks and cycleways. Continuing with the theme, the other predicted mover this year is terrace homes, which offer families the perfect combination of owning a family home, with the convenience and affordability of apartment living. Unlike the southern states, the Queensland property market is looking extremely positive in 2019, especially in projects and developments.

The Brisbane apartment market is recovering and is set to lead the nation over the next two years with a forecast of property growth and interstate migration. Toward the last two quarters of 2018 we saw the apartment market soften as Sydney and Melbourne prices dropped, however reports predict apartment values are set to recover in Queensland by 2.8% in 2019, followed by a sharper growth the following year. The investment market is seeing less international buyers and local investors, as a result of tightened lending conditions for both purchasers and developers. Whereas we have seen a strong trend in owner occupier purchases, with buyers downsizing to low maintenance property options which offer great amenities. The last two quarters of 2018 saw Queensland Sotheby's International Realty Projects & Developments focus on securing boutique developments with less than 100 apartments or town homes for owner occupiers. We have taken on a further five projects, with a total of $300 million-plus, and now have over 10 exclusive projects.

Leave it to entrepreneur Sir Richard Branson to revolutionise whatever business space he is in.

His latest project: Virgin Voyage’s luxury liner, Scarlet Lady, takes cruise ships to a new level. Simply put, this is cruising as it has never been done before, replete with fabulous architectural and design spaces, first class food, a wealth of relaxation and experiential spaces and all of this restricted to “sailors” over 18 years of age. The Scarlet Lady, which is expected to arrive in Port Miami in 2020 for its maiden journey, has been designed by the world’s most successful design firms. These are experts and artists responsible for some of the most talked about travel spaces in the world, including Ace Hotels, The Standard High Line and Mondrian Hotels.

features boxing bags and a running track and an indoor gym that showcases stationary bicycles, group fitness classes, and yoga. The Athletic Club incorporates not only an active Training Camp room and boxing classes but also a full basketball court and a coldpressed juice bar to make sure physical and social lives are replenished with equal vigour. The active spaces are designed for workouts, recoveries and even socialising, from the B-Complex, complete with The Burn, Build, Balance and Bike rooms to The Beast apparatus for a complete sweat. And don’t forget a dip in the Well-Being Pool adjacent to the Gym & Tonic Bar for some socialising after.

There is also a great catamaran net for those who wish to sit back and watch it all happen from the comforts of the largest daybed at sea. All of this is situated under a Virgin red sky track called The Runway that exists in an elevated world of its own. For an even more peaceful experience, The Crow’s Nest provides a yoga, meditation and stretch-based space on the upper level deck so sailors can asana away into the sunset then cool down with a pull of a lever from the water bucket stations nearby. The Scarlet Lady also has a mani-pedi spa, a Dry Dock blow our bar and a Stubble & Groom barber shop and boasts that all of its relaxation centres help rebuild energy and improve passengers physically while promoting a sense of inner peace.

This initiative includes banning plastic items on board including straws, bottled water, other beverage bottles, condiment packets, shopping bags, food packaging, stirrers, and take-away coffee and tea cups. Instead, the company will emphasize the use of recyclable and reusable materials across the ship.

Those familiar with Sir Richard Branson’s environmental commitment will not be surprised to know that the Scarlet Lady will also lead the future of sustainable sea design,

Joining Jeremy Clarkson, Richard Hammond and James May, Abbie is now a bona fide TV star, with a legion of fans, however her ambitions have always been behind the wheel, and she is moving closer and closer to fulfilling those dreams.

The big goal, the bucket list dream is to be on the grid of the 2019 Dunlop Super2 Supercars Championship with a view to graduating to the Virgin Australia Supercars Championship in 2020.

Throughout 2018 and early 2019, 26-year-old Abbie has been visiting Australia on a quest to secure a full time drive in the Virgin Australia Supercars Championship.

WHEN Abbie Eaton got the call that she was to test out for Amazon’s UK motoring show The Grand Tour, she thought one of her mates was playing a prank. The call was no prank, and

Her achievements thus far are solid and impressive, including multiple British Championships, wins in British GT categories and the Blancpain Endurance Series (the first female ever in the history of the championship to win her class), and competing at the Silverstone Classic event in a Peter Brock

“If I could pick my ultimate championship to race in, it would be Australian Supercars,” she told RedBull in an interview recently. “Racing in something like that would push you to the absolute limit, and competing with the very best drivers would ultimately bring you on to be one of the best too.” That dream may not be too far off, having come to Australia over recent months to test drive for Matt Stone Racing at Queensland Raceway, which is considering her for a Super2 drive in 2019.


“Matt Stone Racing was extremely pleased with Abbie’s drive at our December 2018 test day,” says Matt Stone, Team Principal and owner of Matt Stone Racing. “Her ability to step into a car she had never driven and get straight on the pace is the reason we continue to work with Abbie’s Australian management team on any opportunities that will see Abbie compete in Australia. We urge anyone reading this that might be interested in coming on the journey by supporting Abbie to reach out to us at MSR, you won’t be disappointed.” While making such headway in a male dominated sport is a great step forward for women in sport, Matt says it was simply her sheer skill that caught their attention, regardless of gender. “MSR’s mission is to support talent,” he says. “We saw it in Todd Hazelwood and helped him to the 2017 Dunlop Super2 Championship. We certainly see it in Abbie. If Abbie can inspire any young girl or boy to look at our sport which then produces a world champion carrying the Australian flag we have done our job.” Her winning ways – both on and off the track – have earned her a legion of fans around the world, who will be closely watching her driving career unfold further. We chatted to Abbie about her life on and off the track. You are smashing it in a very male dominated industry… does that cross your mind or are you just doing your thing? Being a female in the sport really is at the bottom of my thoughts. I’ve grown up in the motorsport industry and to me it’s just the norm. I think the media get very excited over females in motorsport, especially if they’re doing well because it’s a rare thing due to the

numbers of females actually involved in the sport. What does it feel like when you are driving? You always have tonnes of adrenaline at the start, especially watching the lights waiting for them to go out. Sometimes you wonder why you’re putting your body through it in those few seconds, but as soon as the lights go out focus mode is engaged. Us drivers call it being in ‘the zone’, and you really aren’t aware of much else other than exactly what’s going on in the circuit and getting the very most out of the car. What is something about racing that might surprise us? It really isn’t as glamorous as it seems, especially when you’re first starting out. There are a lot of late and sleepless nights, sleeping in the back of a van on blow up camp beds, getting soaked through if the weather is bad (especially in the UK). Once you ‘earn your stripes’ in the lower levels and move up into the higher profile series that’s where the sleepless nights come in again from spending hours and hours putting together deals and working on proposals to get a budget together to race for the season. Not to mention the hours spent in the gym. I train twice a day every day. Driving a racing car is completely different to a road car, it’s much more physical and demanding on your body. In an endurance race you can lose up two to three kilos in weight purely from sweating. What are three words you would use to describe yourself? Ambitious, driven, focussed.

What kind of car do you drive in real life? I drive a BMW on the road, it might sound pretty boring but it doesn’t cost me a lot to run. I do so many miles on the road each year I need a diesel to make it cost effective. As long as it’s got heated seats for the winter I’m happy. Who am I kidding? I’ve got it because if I had something with a bit of power I’d probably lose my licence! (Kidding). What is on your playlist at the moment? I really love Vance Joy at the moment, he’s a great mix of chill and pop so it’s pretty easy listening. Although when I’m at the gym or about to head into a race then dance or electronic music is my go to genre. What was your latest binge TV show? My favourite TV show of the year has to be The Handmaids Tale, it’s been one of the most gripping series I’ve watched to date and I can’t wait for the next season to air. Who are your top three Instagram accounts right now? I love looking at cool content and photos! My favourite accounts at the moment have to be Red Bull Adventure, Go Pro and Daniel Ricciardo (because he’s a legend). You’ve said you hate tomatoes! Who hates tomatoes? I’m sorry to say I hate avocados too…and I think that’s pretty much unheard of in Australia…oh dear! Are you a good cook? If so, what’s your signature dish? I like to think I can throw together something tasty! My signature dish is probably Baked Salmon served on a bed of peas, little roast potatoes and bacon bits. Garnished with mint, spring onion and a splash of balsamic vinegar. Always a crowd pleaser! What exciting things are in the diary for 2019? I’m still working on putting a budget together with investors for the Super 2 series in Australia, things are looking positive but we need a few more investors that want to be part of something historic to come on-board too before I can announce anything. What’s the best gift you ever received? I guess the best gift I’ve ever received was my first go-kart, aged 10. I was a bit taken aback that my dad had taken the plunge and finally got me one after years of pestering, but from my first drive in it I’ve never looked back. 17 years later here we are.

“More recently however, devices such as the Google Home and Amazon Alexa provide these controls through voice commands,” Steve says.

With today’s technology, your home can be more than just smart – it can be a genius. Your oven can send you a text message when dinner is cooked, you can turn the air con in the living room on from the car on your way home, draw the curtains, and even get your fireplace roaring while you’re still in the office. So just what is a Smart Home? Steve Dawson, general manager of Queensland IT company ONGC Systems, explains that a ‘Smart Home’ is essentially a home that has some sort of automation in- built, whether it be audio visual,

“The devices I have, have most certainly simplified a lot of stuff in my life,” Serge says.

He says this can be as simple as being able to turn lights on and off in different areas of the house, or even change the colour of the lights in the kitchen from white to blue.

“Instead of going around the house when I go to bed to turn off the lights, the TV and lock the door, I can just say ‘Hey Google, night, night’ and it will do all of that for me.

“I’ve also got an Ecovacs Deebot (Robot vacuum cleaner) and the Netgear Arlo Baby (baby monitor) which integrate with the other Google technologies,” Steve says. “As an example, we have a small dog who is shedding a fair bit of hair, so with the Google Home we’ve set a schedule for the robot to vacuum every morning at 5am before we wake up.” “Life is pretty exciting with the new technologies, and being involved in the technology industry only makes it more interesting. “Being in the industry, our mission is to help our customers do more in less time and the same could be said with the home automation products,” he says. “To be honest, there is so much of the existing functionality that I’m yet to tackle. “I’ve heard of the ability to orchestrate a morning routine where your window blinds are opened, coffee machine is turned on and the morning news is turned on in the living room. The reality is that this is already possible!”

“I have a smart display (the size of a small tablet) in the kitchen that I ask to look up recipes and how-tos on You Tube so I can cook, have dirty hands and still go through a recipe.” Serge soon hopes to purchase security cameras which can be displayed on each smart display or TV in the house just by asking “Hey Google, show the front door on the living room TV”.

“I’m now looking forward to automated cooking as LG, Whirlpool and other brands can send cooking instructions to your oven if you select recipes using a connected smartphone or tablet. “LG's smart fridge can even recommend meals based on the contents of your fridge and expiry dates.” Serge says all the Smart Home products could also be used in an office setting. How about the ability to automatically orchestrate the morning office routine by turning on the lights, turning on the coffee machine, the air conditioning, radio etc? “We are looking at implementing some of this stuff in our own office in the near future,” he said.

Operations manager for ONGC, Serge de Klerk, is also a big fan of the Google Home technology. He uses the technology, which has several devices in its range, such as voice-activated speakers or displays. Serge said the technology allowed him to use his own voice to activate or deactivate items in his home. “For instance, you can turn on your living room lights by simply saying ‘Hey Google, turn on the living room lights’,” Serge says. “My partner and I watch a lot of Netflix together, so we can tell Google ‘Hey Google, it’s movie time’ and automatically the lights in the living room will be set to a red colour, dimmed to five percent, the living room TV will be turned on and Netflix will be started, ready for selecting a movie or TV series.

Luxury reimagined - this Atelier Chen Hung designed home breaks new ground in how we define modern luxury.

When tasked with designing a bespoke home for highly respected academic, Ross and lawyer, Maria, architect Melody Chen of Atelier Chen Hung asked the question: what does modern luxury actually mean and how do we integrate that into our natural environment? The answers are woven into the visionary home Melody has designed, ‘Wooloowin House’. Both the notions of home as a refuge within which we switch off and a deep responsiveness to the natural environment were entwined into all design decisions. Drawing inspiration from American architect Richard Neutra’s Kauffman house, the home reflects owners Ross and Maria’s appreciation for the clean lines of midcentury architecture.

Acquiring the double block with unobstructed views in inner-city Brisbane suburb of Wooloowin, Ross and Maria had a vision for a sanctuary, nestled within parklands, honouring the serenity of open space. As busy professionals who travel frequently and love cooking and entertaining, Ross and Maria sought to find solace and space in their home, aiming to emulate both luxury and a sense of calm outside of their busy lifestyles. Embracing the natural landscape setting of the site, with a picturesque parkland beyond, the project prioritises natural elements. Occupying only one third of the southern end of the site, this home breaks with tradition


which generally places houses in the centre of their block. Wrapping around a central lawn courtyard and outdoor cooking and dining area, Wooloowin House encapsulates a seamless indoor-outdoor flow. A sunken landscape around the pool continues the seamless connection between house and environment and allows unobstructed views of the parkland from both of Ross’s beloved cooking spaces. In a nod to the subtropical climate, the Queensland vernacular architecture and the surrounding neighbourhood context of timber and tin, the home features an asymmetrical pitched roof form and a modern interpretation of the quintessential Queenslander’s metal roof and painted vertical groove cladding.

Finalising the contract on ‘Solis’ Hamilton Island on our friend’s 34 meter cruiser across the Mediterranean. The owner of ‘Solis’ was actually in Cote d’Azur, so I was able to complete negations. Love my office in the Med.

If it was available for sale, it would most certainly be one of the most expensive properties in Ireland, Adare Manor, ‘The Epitome of Luxury’, a magical hotel like no other. Complete with a golf course, a trout stream you can fish and very swanky dining. I did explore a couple of castles for sale with David Ashton, Director of Sotheby’s Ireland - amazing value. The excitement of New York and London, the glamour of Monaco and Monte Carlo, the splendour of China and Hong Kong, and the colour and variety of India, just to name a few.

Lessons learned… Real estate and travel are both about experiences. They have both taught me to treat clients and people in another country with honesty, interest and respect. Everyone has a story to tell.

Most memorable experiences… Sailing from Monaco to St Tropez and closing the deal on the sale of the amazing ‘Solis’ on Hamilton Island. The German seller was on the Cote d’Azur, the purchaser in New Zealand, and I was reclining with a chilled Veuve on a yacht on the Mediterranean. I also travelled across desert country in India to the wedding of my client’s grandson. Amazing colour, vibrant cities and a weeklong unforgettable party, and at the same time meeting potential clients.
