Property Update

Earlier this year Roland Evans from Canford travelled to London to meet with The Australian High Commission, The Queensland State Office and the Editor of The Times regarding the implications of the Free Trade Agreement (FTA) which was signed in December 2021 and comes into effect in stages throughout 2022.

All of the meetings were extremely positive and upbeat about the benefits the FTA will bring to both countries. The focus was on the effects the FTA will have on investment from the UK to Australia and in particular to the Gold Coast and South East Queensland.

The opportunity has been grasped by all parties regarding the immigration opportunities that will become available to UK citizens within the FTA.

The Gold Coast is best placed out of all Australian cities to take full advantage of the FTA being designated as a “Regional City” therefore streamlining the process of investment and migration ahead of all other capital cities in Australia whilst also allowing for extended visas and investment incentives.

Indeed, the feedback received is that the two main destinations of choice are Sydney and the Gold Coast.

Being somewhat biased, the Gold Coast has more to offer by providing a young vibrant lifestyle and is seen as one of the most desirable places to live anywhere in the world.

This is not lost on the UK as the Gold Coast has become a prominent destination since the Commonwealth

Games and further still as a safe haven of health and freedom during the Covid pandemic.

The UK suffered significantly from severe lockdown implications in the depth of their winter although not as drastic as Melbourne which certainly didn’t go unnoticed by UK citizens and removed Melbourne as a possible immigration destination from the minds of many.

The FTA puts the UK in pole position to take advantage of all that the Gold Coast has to offer for both families and businesses alike. Of course, the FTA works in both directions but it is fair to say that the majority of movement will be in Australia’s direction.

but this time accompanied by our Mayor Tom Tate for him to experience first hand the growing interest within the UK for the movement of people between the two countries and the desire for business to business introductions.

The mayor quickly grasped the pent up feeling in the UK and the need for the Gold Coast to be the first city from Australia into the UK post Covid promoting itself as the destination of choice for investment and immigration.

Encouraged by this understanding of investment potential from the UK the City of Gold Coast Council in a very short period of time organised the first Trade Mission to the UK from Australia which corresponded with the handover of the Commonwealth Games from Gold Coast to Birmingham in July this year.

The Gold Coast also secured the support of Lord Ian Botham in his role as the UK’s Trade Envoy to Australia. Indeed, Lord Botham visited the Gold Coast in late June to meet with all the delegates who joined the Trade Mission to the UK.

The delegation first visited London where presentations by the City of Gold Coast took place. The first event was held at the Athenaeum Club in Pall Mall, London with the second London event

being held at Queensland House in The Strand.

The same events were held over a number of days at the UK House Hub in The Exchange building in Birmingham which corresponded with the holding of the Commonwealth Games. This gave a further opportunity to showcase the Gold Coast to the other Commonwealth nations who were in attendance together with trade delegations from USA and Germany to name but a few.

Mr Evans and Canford were promoting all aspects of property investment, giving an overview of the residential, office, retail, industrial and development opportunities on the Gold Coast to interested clients in both London and Birmingham whilst also promoting the Gold Coast itself.

To run in parallel with Trade Mission, Canford commissioned a marketing campaign with The Times and Sunday Times together with an intense social media campaign in the run up to, during and after the trade mission being in the country.

The response was quite phenomenal with 650,000 + contacts and over 7,600 interactions over the period through the press and social media campaigns.

As such Canford has committed to increasing its marketing into the UK given the level of the interest and the finalisation of the FTA agreement.

The Gold Coast delegation was made up of a cross section of business looking to secure new trade routes or business to business cross investment allowing for expansion both on the Gold Coast and in the UK. Also being showcased were the Gold Coast’s world leading health and education facilities.

He was one of the most celebrated MotoGP riders of his time, but over 20 years on from hanging up the gloves, he’s taken from the track to the skies to become the go-to man of the corporate aviation world.

Mick Doohan is the man behind Global Jet and Platinum Aviation Business Centre, the largest traders of corporate aircraft throughout the world.

And while sport may have taken the back seat to his career today, there’s a certain competitive edge to the racing veteran that hasn’t lost its shine.

“If I’m not performing, what’s the point in being there in the first place – the same goes for business,” he said.

Performing, he is.

In the 2021 calendar year Jetcraft closed on 114 business aircraft and 7 commercial aircraft, producing a total sales revenue just shy of $2 billion USD.

It’s a story of discipline that the fivetime consecutive Grand Prix motorcycle road racing World Champion credits to his time on the bike.

“In any sport, and discipline at that level, it certainly teaches you a lot,” said Doohan.

“You’re dealing with a variety of different emotions of course, which is the same in business – the highs, the lows, finding solutions to problems to overcome, dealing with a variety of different people and teams.

“You’ve got to navigate your way through all of that. It’s a different set of skills but the application is the same, essentially.”

Having spent majority of his professional life touring across Europe, Doohan discovered a love for the freedom and efficiency corporate aviation offered.

“You’re in the south of Spain one day and the next minute you’re in Prague

that evening, and it’s almost impossible to get from A to B commercially, especially back then.

“Private corporate aircraft was being used from the early 1990’s and 95% of it was all for either sport or marketing, so I eventually purchased an aircraft and was utilising that to tour.”

Upon his return to Australia after retiring from MotoGP racing in 1999, Doohan noticed a glaring gap in the market for privatised travel.

“I came back to Australia in the early 2000’s and noticed the infrastructure for corporate aviation from A to Z just wasn’t there, so I thought I’d try and help,” he said.

“I figured there might be an opportunity there, so in 2006 I started with Global Jet International and then followed with Platinum Aviation Business.”

The commercial aviation industry has been rocked in recent years by the Covid pandemic, turning airports into ghost towns with the grounding of 40% of all commercial airlines.

However, during that eerie quiet, the corporate aviation industry saw demand soar.

“Corporate aviation took off during Covid because if you needed to travel, a lot of the commercial airliners weren’t flying, or their routes were limited, so people were utilising corporate aircraft for the first time,” said Doohan.

“We’re also at the lowest inventory that we’ve ever seen in the history of aircraft sales. Since April last year we’ve seen aircraft prices increase between 15-30 per cent.”

“People with the means who had never flown corporately or private before are now flying privately and they experience something that they quite enjoy and so that’s now led to them doing it more often.

“But the effect is twofold – the charter industry has gone crazy worldwide

It’s a trend Doohan expects to continue as Queensland has reopened its domestic and international borders to the world.

“The Gold Coast, and the whole South East Queensland region is a desirable place for everyone around the world – anyone who’s been to Australia will comment on that.

“The 2032 Brisbane Olympics is just going to highlight what we have out there, broadcasting the appeal on a global level.”

In the meantime, Doohan saw out his corporate affairs from the glittering Monaco coastline alongside his wife Selina and son Jack.

In an industry where “business never sleeps” and Europe and North America are a hive of travel activity, the move abroad was a pragmatic choice for Doohan and his family.

“The northern hemisphere’s summer, there is a lot of business happening up here. Primarily on the aviation front but likewise on the sporting side.

“My son is racing cars which follows a Formula 1 circuit, so the majority of the races are in Europe, and equally in MotoGP – I don’t attend all of them but I’m involved a little bit with the odd one here and there, so I’ll attend those.”

“Compared to two wheels, it’s a lot easier to watch,” he said.

“But still, as a parent, you’re always concerned about what your kids are up to– especially racing cars.

“I think any sport, especially at the high level, the discipline, passion and persistence he needs to have to get to this already is immense. So, he’ll be able to use those life skills in any part of life he goes onto.”

Meanwhile Doohan’s daughter Allexis remained on the Gold Coast during the pandemic lockdown, to be reunited with her family after the borders reopened. The plan for Doohan was always to get back to the Gold Coast.

As someone who is no stranger to the risks of fast-paced sport, Doohan says watching his son Jack pursue a career on the track in the Red Bull Junior Team competing in the FIA Formula 3 Championship, triggers mixed emotions.

“Most of my adult life has been in and around Monaco, so I’m quite comfortable here. But equally the Gold Coast, and Australia – it’s pretty hard to dismiss what it’s like out there,” he said.

“We enjoy getting back there. The weather is fantastic and summer on the Gold Coast – you can’t beat it.”

“But the effect is twofold –the charter industry has gone crazy worldwide where it’s very difficult to find aircraft at the moment if you request a charter.

He might’ve called time on his 17-year stint at the helm of Destination Gold Coast, but tourism masthead Paul Donovan says the Gold Coast is on the precipice of its most golden decade yet.

Passing the torch to his successor, Destination Gold Coast CEO Patricia O’Callaghan, Donovan offered a parting vision for the coast’s Covid-redemption in November 2021.

“When we opened the borders up on the 17th of December last year, tourist visitation exploded,” he said.

After plummeting from the highs of a record $5.9 billion dollar year in 2019, the Gold Coast tourism industry faced a loss of almost 1 billion dollars in the following quarter alone.

But having witnessed almost two decades of the city’s economic highs and lows, the industry veteran is brimming with confidence for the Gold Coast’s resilience.

“The Gold Coast is on a really great platform to not just rebuild the $5.9 billion, but further position ourselves stronger, both domestically and internationally,” said Mr Donovan.

“We are perfectly poised with Trisha at the helm to go forward and rebound very quickly.”

As a North Queenslander, Mrs O’Callaghan is no stranger to economic crisis, having witnessed first-hand the catastrophic impacts of cyclones, one-in-500-year floods and economic downturns from the GFC.

“Seeing opportunities through crises is something that I've been able to be a part of in the north, and now I have the same chance to do something with the opportunities in this incredible city too,” she said.

“I think what's been really positive to see is that the tourism industry used the

time during COVID to further grow and develop.”

An unprecedented window of development re-positioned the city as a world class lifestyle and holiday mecca.

Over 3000 short stay rooms are under construction or recently completed on the Gold Coast, introducing premium brands including the Langham, the Mondrian, and the Dorset to the famed coastal getaway stretch.

The City of Gold Coast has launched its own array of new products and experiences, including an underwater dive side and city-first beach club set for Broadbeach.

“We keep reinventing ourselves with the old and the new,” said Patricia.

“You’ve got the new cultural centre at HOTA, the new Southport Marina, a new rollercoaster at Dreamworld,

and Seaworld celebrated its 50-year milestone, which all adds to the desire of people wanting to come here.”

With so much new product entering the frame, Donovan is eager to leave one thing in the Gold Coast’s past.

“This is no longer the glitter strip,” said Donovan.

“This is the Gold Coast. We've got plenty of substance, we got the best restaurants, coffee shops, hotels, attractions, golf courses, theme parks – you name it.”

The gateway to the beaming new Gold Coast received its own overhaul, with the Gold Coast Airport welcoming half a billion dollars’ worth of investment to substantially increase its capacity to cater for ‘tourist explosion’.

The Gold Coast’s resurgence is set to be no flash in a pan either, with the Olympics strapping the city in for a longterm stint on the global tourism map.

“We know that there is a golden window of opportunity in the next

decade and particularly in the lead up to the 2032 Brisbane Olympics,” said Ms O’Callaghan.

“The Gold Coast will be a key host destination for a lot of these major events so we’ll have these amazing natural assets beamed across the world to further showcase this region.

“I think the Olympics and the Paralympics and the legacy they leave will be a huge boost for ongoing visitation to the Gold Coast, and Queensland as a whole, moving forward.”

Donovan says his stepping aside to make way for the new face of Gold Coast tourism came at a time that “couldn’t be more right”.

“I'm not retiring. I'm standing down from this job to give someone else a go, and I feel the time is right.”

“Patricia is lifting us up to a different level. She understands what we have got in front of us. She has got the EQ plus the IQ and has proved precisely why she deserved to get the role.”

“2021 was a very difficult time for everyone, but I couldn’t be more proud of what Patricia has achieved since then.”

“Destination Gold Coast has been a job that I've loved – I just love the city and love what it means. My driving force was to make sure that the city grew enough that we could educate our kids and have them get good jobs here so they wouldn't have to go away.”

“Now with two 18-year-old sons in university here, I can safely say we’ve done that.”

The Distinguished Gentleman’s Ride (DGR) is an annual event in which hundreds of thousands of motorcyclists across the globe don their finest fits and embark on a ride of solidarity.

It all began in 2012 when an image of Don Draper dressed to the tens astride a vintage motorcycle was shared in a local motorcycle community group.

Draper’s distinguished look collided so abruptly with the leathered biker stereotype, that DGR Founder and Director Mark Hawwa was struck by

the idea to challenge the misconceptions surrounding bikies.

What began as a suited-up ride to break down motorcyclist stereotypes has since grown to connect more than 340,000 riders from 107 countries around the world raising more than $35 million AUD for men’s health.

“Men’s health rarely gets spoken about, it's very taboo and men are very proud,” said Ramsey Sayed of The Distinguished Gentleman’s Ride.

"When The Distinguished Gentleman's Ride started, every part of me knew it would be something special,” said Mr Hawwa.

“After that first ride in 2012, I knew we had achieved something so incredible and important that it would benefit the entire motorcycling community.

“What I didn't know was how it would grow to help men around the world, and literally save lives."

The ride quickly gained traction, and Hawwa realised there was more to be done with the community they were forging amongst typically disconnected individuals.

“Men’s health rarely gets spoken about, it's very taboo and men are very proud,” said Ramsey Sayed of The Distinguished Gentleman’s Ride.

“They don't want to talk about getting a prostate cancer test, or how close they’ve come to taking their life.

“Men in motorcycling are the worst at communicating because the second they feel like they want or need to talk, they get on their bikes and they ride, which is inherently isolating.”

Hawwa begun to wonder if there was a way to mirror the success breast cancer awareness campaigns had in promoting early detection, in the realm of the biggest health issues facing men.

1 in 6 men will be diagnosed with prostate cancer in their lifetime, and it is the most commonly diagnosed cancer in Aussie men, while suicide is the leading cause of death for men aged 15-54, taking the lives of around 7 men each day.

And so, in 2013 a vision was born to bring bikies head on with vulnerable conversations while raising vital funds for research into prostate cancer,

mental health and suicide prevention programs.

It was a decision catalysed by a tragedy that struck close to the heart of the DGR community, after one of their own ride hosts took their life in 2016.

“We needed to feel like his loss wasn't in vain and that we can do something to prevent this happening to people we love, to prevent the people we know from taking their own lives,” said Mr Sayed.

This year marks eleven years since the DGR’s debut ride, and as Mr Sayed reflects on all the organisation has achieved in the time since, he’s struck by the simplicity of what they’ve built.

“One of the best things I've seen at a DGR is two blokes staring at a bike and having a chat,” said Mr Sayed.

“They’re not talking about a custom make or where it was built, they’re talking about mental health.”

“I thought to myself – these are two guys who probably would never have these conversations, but DGR gets them talking, it brings them together over a shared love of motorcycling and changes the way they communicate.”

This year also marks seven years of a global partnership between Movember and The Distinguished Gentleman’s Ride.

As one of the largest, non-government investors in research and quality-of-life initiatives for men, Movember provided DGR with an established network to actualise change through.

“The partnership worked so well because Movember were growing globally, they had presence in so many markets, the moustache works in beautifully with our event, and they were just dedicated to doing exactly what we're doing - helping men build better connections,” said Mr Sayed.

And so, eccentric mo’s and dashing motorcyclists became the changing face of the men’s health movement, with November now synonymous with uncharacteristic sproutings of facial hair.

“I think growing a Mo – or trying to grow one like myself – gives us a chance to have a laugh and connect,” said Movember Ambassador and Mo Bro, Nathan Appo.

“We would all know someone who has been affected or had mental health issues so it’s a very easy campaign to engage in.

“I love that we can talk about our mental health or experiences, we or family members have gone through to educate but also break down barriers when talking about personal experiences.

“My father has been hospitalised with anxiety and depression and I’ve seen first-hand how it affected him and our family.”

It began with 30 mates in 2003, but eighteen years on Movember has evolved into a globally recognised brand responsible for funding over 1,250 projects worldwide in mental health and suicide prevention, prostate cancer and testicular cancer.

Last November, the Miami esplanade hosted the first Movember Budgy Run, where men and women alike joined unorthodox movement, donning Budgys or Bikinis and ran the hills in a bid to fundraise $30,000 for mental health through the Movember foundation.

“We want men to live longer, happier and healthier lives,” said Movember's Global Director of Mental Health and Suicide Prevention, Brendan Maher.

“The role of the Mo is to raise awareness and start conversations – it’s our big hairy billboard and this year, those conversations continue to be more important than ever.

“However, recognising many of our supporters can’t or don’t wish to ‘Grow’, there are a number of other ways to participate in Movember and raise awareness for men’s health.

“You can take on the Move challenge by running or walking 60kms, host an event with friends, or create your challenge with Mo Your Own Way.”

Back in my early twenties I travelled around Europe, spending a week or so of the European summer in Scandinavia. With my blonde hair - platinum back then - I was often picked for a local in the train station and asked general questions about the locale. One question that was commonly asked of me – after they asked if I spoke English - was, “do you know what the time is and what train will take me to…?”, to which I would always reply, “well, you can’t tell by the sunlight, can you? But its ‘x’ o’clock. And no, sorry, I don’t know which train you need to catch as I’m from Australia. I’m not Swedish, sorry.”

Heading out to the bars in Sweden would - most assuredly - send a backpacker like me broke. Actually, eating out or partaking in one or many ardent spirits left my self-enforced, weekly allowance completely drained. But Sweden and her midnight sun was something to behold.

There is nothing quite like leaving a bar around midnight only to stroll through

the cobbled streets laughing and playing around in the midnight sun. You do feel safe but you also feel exposed. Until you realise everyone else around you is also in a place of ethereal magic –it’s enigmatic.

Sure, there’s a downside to the midnight sun and that’s the on-going darkness; presenting itself during the winter months, causing emotional and physical distress to some. But I’m not here to discuss the polar opposites of night and day. And no amount of turning one’s clock forward or backwards is going to change the daylight activity of the polar regions. However, the feelings of blissful abandon, of dancing through the daylight - metaphorically speaking of course!well into the night is a memory that is hard to remember without a smile.

The on-going debate around daylight saving and whether we should call another referendum, adopt DST throughout the eastern states for simplicity or just accept what we have

now and put it to bed occurs every year around this time. Whilst different states have trialled it, rejected it or retained it, the discussion whether it should be implemented across parts of Queensland or in whole continues.

We’ve all heard the anecdotes for introducing or not introducing Daylight Saving Time into Queensland; curtains fade due to the extra hour of sunlight, an extra hour in the mornings benefits harvest time and - probably my favourite being a mother - the children won’t sleep properly.

I’m sorry, but the sun is a 4.5 billion year old, hot ball of hydrogen and helium. It has no vengeance against your curtains nor does it secretly plot to give you an extra hour of daylight during DST. The time clock doesn’t determine temperatures or conditions for harvest and babies, toddlers and children take naps during the day –love block out curtains!

If you take the emotion out of the equation and look at the benefits versus the disadvantages, you’re likely to be sitting on one side of the fence - for now.

Transition effects are much akin to jet lag - disrupting sleep routines and one’s circadian rhythm for days, and sometimes weeks, during the transition phase.

The effects of disrupting your bodies circadian rhythm has long-term cumulative effects on the body. An increase of heart attacks during the transition phases have been credited to sleep disruption and the prevalence of accidents, including motor accidents, due to sleep deprivation has also been noted.

If you take the emotion out of the equation and look at the benefits versus the disadvantages, you’re likely to be sitting on one side of the fence - for now. I, for one, am in team ‘for’. For a number of reasons, including my own selfish desire of being able to play again in the evening sun. But more so, because I believe the energy issue opens up a discussion surrounding how we live and brings a holistic approach to the topic.

There are many articles discussing the detriments during the transition phases. Turning the clocks forwards and back can create financial implications, especially when states are out of sync. Timetables and business clocks need to be reset. However, it’s our health that suffers the most from the transition phases.

However, the benefits to our health and wellbeing are far more compelling. An extra hour of daylight to exercise, play and venture out into the outdoors. Time spent with family and friends outside is good for the soul with the social and emotional benefits tipping the scales in favour of Daylight Saving.

With studies showing that our streets are safer during daylight hours by the decrease in the number of sexual assaults and robbery during DST months, creating safe streets and increasing foot traffic within business districts and densely populated areas are drivers of positive communities. Of course, creating an increase in foot traffic may not be high on the agenda in the more remote areas of Queensland; the social advantages are still of huge

benefit which help lower mental and emotional stress.

Increasing foot traffic and social activity, creates positive economic impact. There’s nothing new by noting that Australia’s tourism, hospitality and entertainment sectors have been hit hard during the pandemic. Retail and businesses, in general, struggled also. My point is, no or low foot traffic will have this effect. However, DST is shown to increase foot traffic, therefore boosting the economy.

Some might say that to justify the advantages of introducing DST, we need to think about implementing DST year round to remove the negative affects. This would lend itself to people being able to spend more time, after work, in the outdoors year round.

The economic benefits of an uplift in spend during after work activities, especially in the hospitality and retail sector, is benefited by DST. And, potentially driving a change to adopt longer trading hours, boosting the spend and the economy. The rate of e-commerce uptake may be altered, due to the potential increase in people frequenting bricks and mortar stores in the evening.

Increasing the night time economy also has a domino effect of creating positive cultural impact within a town or city off the back of increased foot traffic. Higher foot traffic equals more people to engage in community driven cultural events and engagements. Families tend to venture out after work hours, this further lends itself to engagement with not only traditional nightlife of bars and restaurants, but family friendly experiences and cultural events usually limited to the weekends, amplifying the benefits to all people, working week days and/or weekends.

With differing time zones, the border communities, struggle during DST with school and business times, logistics and business interactions causing cross border conflict. Regulating time zones brings consistency to the fore. It provides people, who are working and living in different time zones, the benefit of retaining normalcy in their lives. Those with school children in different time zones also benefit from the consistency.

Australians generally spend over 90% of their lives indoors, inclusive of schooling and working type (www.awe.gov.au). Along with obesity rates continually on the rise, DST offers an ability to create a positive impact. Although there is no current evidence that suggests DST in fact does help lower rates of obesity or spending time indoors, the opportunity

to utilise the extended daylight creates an ability to support a positive shift. Exercising or playing in the outdoors for an extended period in the daylight could only be of a benefit. Sure, many children are already involved in extracurricular activities which are scheduled after school and in the evening. But an ability to increase non-structured, outdoor play is of huge benefit to the health and wellbeing of all. Moreover, it simply gives families more time to spend outdoors together.

The complexities of the argument for DST, are also inter-woven with applying a unilateral stance across the whole state. The latitude of Queensland puts our western regions in line with Australian Central Standard Time, if lined up longitudinally on the map. However, currently there is only one time zone for the whole of the state. A sound argument for DST would be to re-align the vast states time zones, to correlate with AEST and ACST, similarly to the time zones NSW have adopted.

There is no denying Australia is a vast country with a huge diversity at its core. What may work for the city regions, may not work for the outback regions. However, the benefits, more broadly, for time zones that are in sync can’t be denied. Whether Queensland adopts a split time zone in favour of ACST/AEST, brings forward the clocks for SE QLD

only, turns the clocks forward all year round or leaves the time clock as it is, is a discussion to be had.

Adjusting time zones, promoting healthy lifestyle and increasing spend are all sound arguments for DST, however the discussion that probably holds the most power – quite literally – is whether DST saves energy.

The very notion of DST was introduced in 1784 by Benjamin Franklin, in an attempt to boost the economy by reducing tallow and wax consumption. If citizens rose at the crack of dawn, they would in turn retire earlier and therefore burn less wax of an evening, saving wax and money. During World War 1, the clocks were turned forward to conserve coal as a fuelsavings measure. And again, DST was introduced by 52 countries during WWII as a means to save energy.

Fast forward to today and there are many articles that discuss the environmental impacts and more importantly energy and fuel savings. However, the articles are discussions only with the data research being on the lean side and that which exists is inconclusive. But it is this piece of research which is most relevant.

The data modelling, as discussed within various articles, shows a decrease in electricity consumption when used for lighting, however an increase in heating/ cooling. The discussions also surround

the increase in fuel consumption due to travel increasing after work hours for leisure activity. While the data is centred around residential energy usage only –as it should be given that DST is promoting time outside of work hours - it uncovers the design floor at the heart of the issue.

As a designer of the built environment, it has always been a core issue of mineand many others - that our mass housing product is not designed for site or climate of the region it is built in. And while there are many discussions surrounding this, in terms of housing affordability and building on scale to reduce costs, the big discussion that needs to occur is how we change our housing product to make it attainable and affordable for all.

A product that is based on climatic regions and the site for which it sits on. The increase in typical floor area is also part of the equation. Over the past century, our households have decreased in size while our physical homes have increased. This increase in area has, in turn, increased energy consumption.

Alternative energy can go a long way to resolve much of the energy consumption shown in the data but it’s a band-aid effect to the very principles that surround the design of our homes.

Urban density provides a framework that helps provide a positive impact, by incorporating community amenity and reducing typical, single dwelling

footprints. This then follows on with the need to design and build sustainably. Materials, energy saving measures and technology must be incorporated into the development and the precinct. Sustainably designed housing footprints, greater community amenity, alternative transport and trunk services all contribute to create positive impact if designed well and holistically. And while the property and construction industries, Government and local Council bodies have taken a huge step in implementing changes to policy and practise for the better, there is still much to do.

With global energy shortages and climate change discussions being increasingly important, understanding DST’s effect on energy consumption is of utmost importance.

that a future data model be simulated. One which includes mass housing product designed around first principles, one that includes alternative energy powered vehicles and sustainable, dense urban footprints that mitigates the heavy reliance on domestic vehicles.

I would wager an NFT - we’re talking current to future here - to say that the effects of design will change the data and show that yes, on a general overarching perspective, energy consumption is greatly reduced. And, with the inclusion of DST, energy consumption is reduced even further.

The last referendum was held in 1992, with the greater Queensland population against DST – 54.5% - and showing that the state was geographically split on the matter. A bill for a referendum for DST in SE Qld was put forward in 2010, however it was opposed in Parliament. Trials or referendums, split time zones or not –the positives living along the eastern seaboard are compelling, and perhaps that’s my bias, but the potential, positive environmental impact is most compelling.

I, personally, would just like the opportunity to discuss the introduction of DST. Not from an emotional point of view but from a view to make critical, positive impact across many layers. And, most selfishly, be outside, enjoying the last remnants of the day’s sunshine, drink in hand.
