31. Receive and review all offers to purchase contracts submitted by buyers or buyers' agents

32. Counsel seller on offers. Explain the pros and cons of each offer we receive

33. Confirm buyer is pre-qualified by contacting loan officers

34. Negotiate all offers on seller's behalf

35. Prepare and convey any counteroffers, acceptance, or amendments to buyer's agent

36. Email copies of the contract and all addendums to the closing attorney, lender, co-op agent, & all other parties

37. Record and promptly deposit buyer's money into an escrow account

38. Advise seller in handling additional offers to purchase submitted between contract and closing

39. Change MLS Status to "Sale Pending"

40. Coordinate all inspections, such as pests, termite septic, survey, mold, radon, home inspection, etc.

41. Recieve and review all inspections with the seller and negotiate any items that may have an impact on the sale

42. Assist the seller in identifying and negotiating any items that may have an impact on the sale

43. Negotiate payment and oversee the completion of all required repairs on the seller's behalf, if needed.
