Closing Preparations and Duties

52 Coordinate closing process with buyer's agent and lender

53. Ensure all parties have all forms and information needed to close the sale

54. Select the location for closing

55. Confirm closing date and time and notify all parties

56. Work alongside the attorney in resolving any title, easement, or boundary issues if needed

57. Work with buyer's agent in scheduling and conducting buyer's final; walkthrough prior to closing

58. Research all tax, HOA, utility, and other applicable prorations

59. Request final closing figures from closing agent (attorney or title company)

60. Recieve and carefully review closing figures to ensure accuracy

61. Provide "Home Owners Warranty" for availability at closing is applicable

62. Provide earnest money deposit from escrow account to closing agent

63. Coordinate closing with seller's next purchase, resolving timing issues

64. Have a "no surprise" closing so that seller receives a net proceeds check/wire at closing

65. Refer sellers to one of the best agent in their destination, if applicable

66. Change MLS status to SOLD. Enter the sale date, price, selling brokerage, agent's ID numbers, etc.
