TIME TO CELEBRATE! In this issue, Emirates Projects Magazine (EPM) has achieved something of a milestone. After starting off as a ‘thought bubble’ by TPG’s founder and managing director Eddie Rayner back in 2004, the publication has reached its 100th issue! During the last 14 years we have tried hard to help UAEbased businesses get their message out. And along the way we have been fortunate enough to meet some of the most imaginative, courageous, creative and hardworking people in industry and commerce, and it has been a joy to get to know them. EPM was set up to celebrate the ongoing growth and success of the UAE; to draw attention to the very latest projects and designs. But over the 100 issues since we started, it has become much more than that. We have celebrated not just the projects, but the people behind them. We have also discovered that the UAE is a very caring nation. As we go to press, for instance, I hear that Dubai Airports has raised AED 1,505,329 in support of Dubai Cares’ Education in Emergencies programmes, which offers support to children affected by conflict and natural disasters in countries like Lebanon, Iraq and Nepal, thus enabling them catch up with their education. In addition, the Ministry of Community Development, MOCD, in collaboration with Dubai Holding, has announced the launch of the ‘Masaai Al Khair’ initiative, which provides home maintenance and renovation support for social security
beneficiaries and low-income families in Dubai to the tune of AED10 million. Meanwhile, more and more people choose to visit the UAE on vacation, with Dubai cruise tourism officials, for instance, confident of achieving the ambitious goal of more than a million cruise tourists coming to the city by 2020. Of course, it’s not just Dubai that is working hard to ensure a prosperous future for its citizens. In Ras Al Khaimah, for example, they have launched the RAK Shuttle, a complimentary transfer service that will operate between Dubai Airport and the emirate throughout the summer months. So much happens in the UAE every single day, and as we look toward the future now, more than ever, there is a need for constructive and thoughtful voices to be heard. EPM will continue to strive to ensure that it remains a place where that can happen. As usual, we have prepared a solid amount of good reading this month that is tailored specifically for you.You will not only meet new people who love the UAE business arena, but you’ll also be able read informative and educational articles. We hope you enjoy reading them as much as we have enjoyed researching and compiling them over the past 100 issues!

GETTING TO KNOW... HIS EXCELLENCY MARWAN BIN JASSIM AL SARKAL HIS EXCELLENCY MARWAN BIN JASSIM AL SARKAL - EXECUTIVE CHAIRMAN OF SHARJAH INVESTMENT AND DEVELOPMENT AUTHORITY
IN THIS ISSUE OF EMIRATES PROJECTS MAGAZINE, WE ARE DELIGHTED TO GET TO KNOW HIS EXCELLENCY MARWAN BIN JASSIM AL SARKAL, THE EXECUTIVE CHAIRMAN OF THE SHARJAH INVESTMENT AND DEVELOPMENT AUTHORITY (SHUROOQ).
Emirates Projects Magazine: What are the main themes of Shurooq’s vision? H.E. Marwan bin Jassim Al Sarkal: Sharjah’s economic strategy is based on diversification, understanding the basic needs of investors and the desire to improve the style and quality of life for all of the emirate’s residents. In line with that, Shurooq aims to attract local, regional and global investors through its advanced infrastructure, ongoing growth and ease of business, providing premium services to make it one of the most attractive direct investment destinations in its own right and a prime business channel with the west. As a result of this vision, in the nine years since Shurooq was established, it has developed a portfolio of completed and ongoing projects worth AED 7.6 billion extending across a total area of 11.74 million square metres. Emirates Projects Magazine: Which sectors are you particularly targeting for investment?
08 WWW.TPG.MEDIA
H.E. Marwan bin Jassim Al Sarkal: When we first began operations, we focused our investments across four key sectors. In broad terms they were the environment, healthcare, logistics and transport, and tourism and leisure, but as the emirate’s economy has diversified the spectrum of sectors has broadened and the opportunities to invest have grown with that. Sharjah’s highly-advanced diversification model anticipates, identifies and assesses
which sectors will bring the greatest interest. The trend towards eco-tourism, for example, is a good example of that, along with the increased demand for investment in light manufacturing and education. There is also a significant drive for more sector-specific investment such as Sharjah Publishing City, the first free zone in the world dedicated exclusively to the publishing industry, which has attracted enormous interest from across the world.
MAJAZ WATERFRONT
GET TO KNOW - HIS EXCELLENCY MARWAN BIN JASSIM AL SARKAL 09 Real-estate has also become a major focus. We have been extremely successful in applying the same diversification process to Sharjah’s property sector, successfully launching a number of highlevel residential, commercial and hospitality projects, such as Eagle Hills Sharjah, Nakheel, Mabanee, Emaar Hospitality and Diamond Developers. Emirates Projects Magazine: How does Shurooq smooth the progress of investment in Sharjah? H.E. Marwan bin Jassim Al Sarkal: At Shurooq, we specialise in providing premium services to both public and private entities in order for them to invest their assets across multiple strategic options in Sharjah. Our partnerships are very much a reflection of the cooperation and support that Shurooq consistently delivers and reinforces the stability and sustainable growth of the economy. Sharjah’s reputation as a prime Middle East investment hub is growing around the world day-by-day. We have a significant presence at many of the leading international business events and are host to many others, where we have senior politicians, industrialists, business experts and economists extolling the virtues of Sharjah’s rise as a model economy. And these produce tangible results; for example, we recently announced a partnership between ourselves and the first ever Korean hospital to be established in the UAE. Emirates Projects Magazine: Please explain the opportunities and benefits available for overseas investors? H.E. Marwan bin Jassim Al Sarkal: Sharjah has historic trade relations with more than half of the world’s largest economies, stemming from common economic and cultural values that have brought us together for centuries, and continue to grow closer as the emirate exerts greater influence on the global investment community. Having been ranked as 10th in the world
in terms of being ‘Business-Friendly’ by the Global Cities of the Future survey and one of the top 10 cities in the world for connectivity by FDi Intelligence Magazine, the benefits of investing in Sharjah are enormous in terms of starting up, expanding, ownership, world-class sectorspecific facilities, infrastructure, legislation, and much more. Sharjah has placed enormous emphasis on government integration and holistic digitisation between departments and the public and private sector, massively increasing the ease of conducting business. In practical terms, there are also a significant number of ‘one-stop-shop’ facilities in many of the emirate’s numerous free zones, where trade licenses can be processed in just 24 hours. Emirates Projects Magazine: How is Shurooq supporting and encouraging SME growth in Sharjah? H.E. Marwan bin Jassim Al Sarkal: As one of the most SME-friendly cities in the region, Sharjah has helped more than 55,000 small and medium-sized businesses set up, with support that services investors from any part of the world. One of the ways we have supported this framework is by developing a set of flagship tourism and real estate projects, which attract a variety of SMEs and startups. Their innovative businesses feed the retail and residential needs of the relevant communities, offering a range of services and products that cater to a variety of investors, visitors and the local population. Projects such as Heart of Sharjah, Al Qasba, Flag Island, and many more are among the top tier options for SMEs to set up businesses in Sharjah. Emirates Projects Magazine: What are the most noteworthy projects underway at the present time? H.E. Marwan bin Jassim Al Sarkal: Shurooq has a number of large-scale projects that are at various stages of development, and we are constantly evaluating and identifying
AL NOOR ISLAND
new opportunities for domestic and foreign investors. Among the most significant at the moment are the Eagle Hills Sharjah projects, a strategic partnership with Abu Dhabi-based developer Eagle Hills, where Shurooq launched three large-scale projects worth AED 2.7 billion. These are Maryam Island, Palace Al Khan and Kalba Waterfront, all of which are focused on promoting Sharjah's tourism sector and celebrating the emirate's heritage. The Al Qasba Vida Hotel Sharjah is a 100-room hotel located in the heart of one of Sharjah’s most popular lifestyle and leisure attractions, Al Qasba. The hotel will be operated under Emaar Hospitality Group’s Vida Hotels and Resorts, an upscale lifestyle hotel and serviced residences brand, and will add yet another dimension to our flourishing tourism portfolio. In terms of heritage developments, Al Bait, part of the ‘Heart of Sharjah’, has transformed authentic Emirati houses through renovation and expansion as part of a AED 100 million luxury resort to be managed by Singaporean General Hotel Management, a leading
operator of world-class five-star hotels. Also among the largest ongoing developments is the five-star Kingfisher Lodge nestled within the Kalba EcoTourism project, and Fossil Rock, part of the Mleiha Archaeological and EcoTourism Project. Emirates Projects Magazine: What are the biggest challenges for Sharjah over the next 10 years? H.E. Marwan bin Jassim Al Sarkal: We like to identify challenges as opportunities for Sharjah, because our economy is flexible and can cater to a variety of directions which best fit investors needs and wants. The next 10 years for Sharjah can bring endless possibilities on market growth and segmentation. I believe our ongoing diversification strategy and insight into relevant investments will continue to generate and enhance Sharjah’s standing in the global investment arena, offering increasingly attractive opportunities for a wider base of investors looking to expand into one of the most lucrative markets in the world.

Turner project manager Joseph Graziosi said: “We are proud to play such a critical role in MWAA’s journey to transform the passenger experience.” He said that the new concourse will provide a more convenient passenger boarding experience, partly due to replacement of bus-served gates with

The project will be delivered over three phases, and more than two-third of the scheme will be completed by 2020. The masterplan includes 1.2m ft² of commercial office space, 1,700 new homes and 100,000ft² of ground floor retail and leisure space for shops, studios, bars and restaurants. MACE TOPS OUT NO5 UPPER RIVERSIDE RESIDENTIAL TOWER IN UK UK-based consultancy and construction company Mace has topped out No5 in the Upper Riverside neighbourhood on Greenwich Peninsula. The Upper Riverside neighbourhood is part of an overall master plan developed by Knight Dragon for Greenwich Peninsula, London’s largest regeneration project. At 104m in height, the 30-storey No5 is the tallest building in the development and will provide 162 new homes. The second phase of the Upper Riverside neighbourhood includes three residential buildings, No3, No4 and No5 Upper Riverside, consisting of 543 apartments. Knight Dragon appointed Mace in 2017 to deliver the second phase of Upper Riverside. The buildings, which will have outdoor terraces and rooftop garden space, are scheduled to be completed in three stages between 2019 and 2020. Mace is also working with Knight Dragon to deliver the first phase of Upper Riverside, which is due to be completed later in 2018.
The first phase comprises two residential buildings – No1 and No2 – consisting of 464 apartments. Over the coming years, the £8.4billion transformation of the Peninsula will provide 15,720 new homes in seven new neighbourhoods. It will be home to a new design district, schools, offices, health services and public spaces, surrounded by 1.6 miles of the River Thames. Knight Dragon CEO Richard Margree said: “This brand-new riverside neighbourhood will deliver hundreds of much-needed homes and new amenities for local residents on the Peninsula. “It’s a vital part of the wider masterplan and will be the first entire neighbourhood to be completed, so we’re delighted to be topping out on its tallest building. We would like to congratulate Mace on reaching this significant milestone.” Mace director for Greenwich Peninsula Bob Coe said: “We have been working with Knight Dragon on Greenwich Peninsula
since 2015. Since then, we’ve built a very successful delivery partnership that has resulted in great progress on both phases of the Upper Riverside neighbourhood.
“This topping out marks the completion of the tallest element of both phases, and represents a significant milestone on the journey to overall completion of the whole programme by 2020.”

RIPE NCC & KUWAIT TELECOMMUNICATIONS REGULATORY AUTHORITY ORGANISE TRAINING PROGRAM TO BUILD IPV6 CAPACITY IN KUWAIT The RIPE Network Coordination Centre (NCC) and the Kuwait Communication Information Telecommunications Regulatory Authority (CITRA) recently held a training program for telecommunications and Internet service providers (ISPs) to educate them on how to work with Internet Protocol version 6 (IPv6) and deploy it on their networks. The training, held in Kuwait, forms part of a CITRA initiative aimed at encouraging the development of a roadmap for the deployment of IPv6 in Kuwait. Network operators now find themselves running extremely low on unused IP addresses, thanks to a rapid growth in the number of devices connected to the Internet. As IP addresses are essential for identification and location purposes, this has the potential to restrict the ongoing growth of the Internet and associated services in myriad ways. To address this challenge, the shift from IPv4 (with a total of 4.3 billion addresses) to IPv6 (with 340 trillion, trillion, trillion addresses),
12 WWW.TPG.MEDIA
which will ensure the future growth of the Internet, is being facilitated through efforts by industry stakeholders from around the world. Paul Rendek, Director of External Relations at the RIPE NCC, said:“We are working with our members and various governmental and non-governmental authorities to simplify the latest technological developments involving the Internet. The RIPE NCC is keen to further strengthen collaboration with all related entities, including governments and Law Enforcement Agencies (LEAs), to jointly develop solutions to effectively tackle cybercrime and other challenges. One of these objectives is to support the transition to IPv6 through efforts such as workshops, seminars, conferences and dedicated meetings that bring stakeholders together”. As Internet services continue to develop rapidly and make a growing contribution to social and economic development, the RIPE NCC works to help network operators future-proof their networks
by sharing its expertise, thereby playing a significant role in driving sustainable development and economic growth across the Middle East. The organising of the recent workshop in partnership with CITRA once again
reflects the non-profit organisation’s commitment to engaging with governmental authorities to support their understanding of technical fundamentals that ensure the growth and safety of the Internet.

THE WORLD OF DECORATION IS BEING RE-INVENTED BY HP It is no secret that the construction and interior decoration industry in the Middle East is growing rapidly. However, interior designers are also constantly facing pressures due to limitations in offerings that match their concept designs and provide them with the flexibility to explore their creativity with no limits. Offerings of such materials today is limited despite the evident growth in demand from designers. Options today are typically restricted to finishes, such as pre-printed wallpaper, canvas designs, stone, brick, marble, tiling, wood paneling and so on. While these finishes are commonly utilised for design purposes, they present several challenges. As these materials are not instantly available, they pose high shipping and handling costs, as well as costs related to the storing and installation of the materials. In our modern day, decorative design has drastically advanced, allowing room for enhanced customising and personalising. Design can virtually touch people, and with the advanced tools available today that allow designers to digitise and individualise concepts,
designers have an increased ability to differentiate their designs and finishes. Through the HP Latex Technology, HP Inc. is re-inventing the design industry, and empowering interior designers to unleash their creativity by providing them with a product and system that can allow them to explore their most daring design concepts. It offers the unique ability to digitise and customise designs in a simplified manner. The product was designed to match the needs of designers and provide unique benefits to businesses, such as eco-friendly and cost-efficient design solutions. Whether a hotel, hospital, restaurant, retail store or a designer looking to create experiences through spaces, the HP Latex Technology is capable of perfectly servicing design needs. The advantages of using HP Latex Technology extend to an overall enhanced design experience. It allows customers to have the freedom to select and create customised designs and experiences instead of selecting readymade designs from a swatch book. Favored designs can be easily produced
locally with short lead times. Compared to non-printed decoration finishes, the HP solution can be much more effective in a range of aspects, such as the avoidance of installation lead times. From a sustainability and eco-friendly aspect, the HP Latex Technology uses water-based inks, eliminating exposure to inks with hazard warning labels and high solvent concentrations. This solution enables more distinction — odorless HP Latex prints go where solvent and UV-curable technologies can’t. HP is designing end-to-end sustainability into large format printing, offering a number of EPEAT Bronze registered printers designated for reduced environmental impact. The interior decoration market extends from traditional to more daring trends. Designed for each application, HP solutions cover the entire range: • Wallcoverings and photo murals (textured, magnetic, backlit, etc.) • Gallery quality framed canvases • Window coverings (window graphics, window blinds, • Synthetic leather and textile
A proven and unique solution, this HP product is being used by international designers, such as Karim Rashid, and multinational brands. Additionally, in the Middle East, there are already established print partners that are currently using the HP Latex Technology for decoration applications. Reflecting deeper into the world of interior decoration will open your eyes to plenty of opportunities driven by new capabilities brought by digital printing technologies. HP’s earlier achievement was when its large format printing made it possible to print posters and canvas right when the industry started taking off. Today, with the unique advantages of the HP Latex Technology, the global technology organisation has opened doors to further opportunities, from enabling tremendous creative potential aided by broad substrate choice and designs to same-day delivery of odorless indoor prints — the industry is in the midst of a complete transformation.

The Expo will open the doors for design, economical and cultural exchange and will put emphasis on the value of interior design in generating wellbeing and happiness. Hosted by the Association of Professional Interior Designers (APID) and Hallaus Events, the Expo will then move onto Lahti, the capital of the Päijänne Tavastia region, for the Finland Design Week in 2019. The initial idea for the Road to Dubai came from Mrs. Farida Kamber Al Awadhi, the owner and Managing Director of Cinmar Design, and the President of APID and Emirati Women Business Council, with the event inviting new companies to exhibit their wellbeing and design products. The target audience consists of hoteliers, designers and wellbeing agencies and anyone who is looking for the latest and most innovative top-quality interior design and wellbeing products. The main objective of the Road to Dubai is to boost economical exchange and encourage relationships between the UAE and Finland. There will be workshops, lectures and case studies, with companies and individuals also being able to book quick meetings in advance with designers, suppliers and manufacturers in
order to increase and promote the economical and commercial exchange between the different stakeholders. Following the Road to Dubai, all event participants will be invited to Lahti Design Week 2019 in Finland. The Finnish government is already supporting Finnish participants with a 50% refund of their attendance fees and the city of
Helsinki is also offering a travel grant for Helsinki-based start-up companies who will attend this event. This is a wonderful initiative that can, in the future, be adapted to many other disciplines and countries, so where better to kick it off than in the happy city of innovation, Dubai!
DR. DOLLY DAOU, DIRECTOR, ASSOCIATION OF PROFESSIONAL INTERIOR DESIGNERS IN MENA (APID)
ASSOCIATION OF PROFESSIONAL INTERIOR DESIGNERS (APID) 27 APID Ambassadors for the IFI Congress APID has also announced the names of the UAE-based design professionals who will be the official ambassadors for the 13th instalment of the Biannual International Federation of Interior Designers (IFI) Congress, which will be held in Dubai in 2019. The event will be hosted by APID, who won the bid at the last edition of the Congress held in 2017 in Nigeria, picking up 17 out of 18 votes. The ambassadors for the IFI Congress have been chosen based on their level of active participation within the field of design in the UAE, as well as on the extent to which they have ‘helped the region meet its design goals’. Their support for APID, a non-profit organisation that has been promoting the development of the architecture and design community throughout MENA since 2005, was also
taken into consideration. The ambassadors, taking in professionals who promote and endorse design in the region, business executives and owners, practicing interior designers, in addition to professors and academics, are: Esra Lemmens, Laura Bielecki, Omaima Ibrahim Mohammed Alrebati, Alison Grace-Gahan, Jane Muff, Faisal Ali Raisi, Ayida al Riami, Maja Kozel, Indu Varanasi, Pallavi Dean, Dr. Gamal el Samanoudy, Carlos Montana, Dr. Nagla Mahmoud, Kristin Lee, Juan Roldan, Annamaria Lambri, Roman Lafner, Darshan Shetty and Samiha Al Hashimi.
Creating a Vision of the Future A visit for the delegates of the IFA was recently organised, which was used to help plan the Congress; this was the first of what will be a series of meetings that will be held to discuss various strategies for the event. The visit allowed delegates to get a sense of
how the UAE architecture and design community operates, with a variety of ambassadors representing different sectors of the industry. The decision as to what the theme of the Congress will be has not yet been made public, although it has been suggested that ‘how interior design and architecture is shaping and enhancing economies of wellknown cities’ is one possibility, with other themes revolving around smart cities also being muted. The overall vision is to improve the experience for society in general by using advanced design methods that promote an attitude of sustainability, whilst establishing better guidelines in terms of designing experience-oriented spaces. There is also a strong desire to improve the education system for aspiring designers.
Travelling the Silk Road Finally, this September will see INDEX provide a twist on the traditional show and an exploration of one of the most momentous design journeys one could ever make. The theme of the show will take visitors on a journey from east to west, celebrating that ancient network of trade routes, 'The Silk Road', with colours and patterns that represent both the terrestrial and maritime routes connecting Asia with the Middle East and southern Europe. INDEX will focus on individual designs and value driven products from Asia, together with premium products from Europe. Collectively, they will allow the show to present an extensive selection of interior products, aimed at the tastes and budgets of visitors who are looking to source their needs and requirements this autumn.

AN OPEN BOOK &
DUBAI MUNICIPALITY HAS THE VISION OF ‘CREATING AN EXCELLENT CITY THAT PROVIDES THE ESSENCE OF SUCCESS AND COMFORT OF LIVING’, AND ANOTHER MAJOR STEP TOWARDS THIS GOAL IS THE UP AND COMING MOHAMMED BIN RASHID LIBRARY, AN AMAZING STRUCTURE THAT IS BEING BUILT IN THE SHAPE OF A GIANT OPEN BOOK. WE SPEAK TO ENG. MARWAN ABDULLAH, DIRECTOR OF THE GENERAL PROJECT DEPARTMENT, TO FIND OUT MORE.
Q: A:
Can you please explain your working philosophy and how it ties in with the vision of Dubai Municipality?
Q: A:
Can you describe your role at Dubai Municipality?
My work philosophy concentrates on teamwork. ‘Teamwork makes a dream work’ as they say, giving the benefit of accessing more ideas, working in harmony, and helping each other in achieving mutual goals.
My role as Director of the General Project Department is to execute the policies of Dubai Municipality, regarding planning, design and construction of buildings and public parks to the very highest standards, serving the people of Dubai and staying true to the vision of the municipality. Achieving targets and results is my passion, in addition to dealing with iconic and unique projects in the design and construction stages. Many tasks and skills are part of my work, such as communication, delegation, risk management, teamwork resource management, budget control creative planning, critical thinking, motivation and leadership.
Q: A:
What do you see as your biggest challenge as Director of General Projects?
The main challenge has always been managing what I consider the major values of my work - cost, time, and impeccable quality workmanship - through directing a massive number of specialists, both locally and internationally, for the execution of unique architectural monuments and landmarks that adhere to His Highness’s Sheikh Mohammed bin Rashid’s vision, whilst also playing an active role in adding another achievement to our beloved city of Dubai.
Q:
Can you tell us a little about Mohammed bin Rashid Library? What will it incorporate and what innovations can we expect?
A:
Mohammed Bin Rashid Library will be the first in the world to host various specialised libraries, each catering to the requirements and interests of the public; libraries such as the Children’s Library, Popular Library, Public Library, Young Adult Library, Business Library, and the Special Collections Library.
Dubai Municipality - Interview with Eng. Marwan Abdullah Al Mohammed
What makes our project unique is that the library aims to be a cultural hub and aims to be at the heart of creativity and knowledge, as well as a meeting place for all of those who are interested in culture and science; a destination for researchers, writing, translation and the arts. Taking this into consideration, we have designed the library based on the main pillars of its vision and aim, in line with His Highness Sheikh Mohammed bin Rashid’s vision of the role of the library in the Emirate of Dubai, the UAE, and worldwide. Furthermore, keeping this in mind, we have used the latest innovations in design, in addition to creating methods of communication with visitors and the public through the design of the spaces. What’s more, the latest technologies are being used to provide the best means of communicating information and knowledge so that it can easily be shared and accessed through several different integrated layers so that visitors, locally and internationally, can spread out and enjoy all the knowledge and information the library will offer.
Q:
How far advanced is the Mohammed bin Rashid Library project now, and when will it open to the public?
A:
The library is currently under construction, with the skeleton, including the basic structure of its unique design, completed, and the finishes of the interiors and the skin of the project currently under construction. The opening date is still not yet determined and will be announced later on.
Q:
Are you happy with how this project has progressed, and have you learned any lessons along the way that will be useful for future projects?
A:
I am actually very excited with how the project is progressing, and with the great expertise and specialists working with us on the project. The amount of detailed and specialist works that are part of the project are providing us with shared experiences. In terms of lessons, I would probably say I have learned most about managing the three main pillars of strategic management in the project,
which is designing the strategic management of cost, time, and quality. Controlling those three main values, which I very closely adhere to while working with my team, made me realise how successful this style of management in general, and specifically on this unique landmark, is.
Q: A:
How do you see the work of Dubai Municipality evolving in the years ahead?
I personally see the work of Dubai Municipality rapidly evolving over the years, as it one of the governmental institutions that very much values evolving through massive and monumental landmarks in the city, while adding value to Dubai’s development in various different disciplines. I personally see the General Projects Department working hard towards the expectations the city has for the years ahead, the vision of His Highness for 2020, and towards a smart and intelligently designed future.

DUBAI MUNICIPALITY DEVELOPS SMART TRAP TO COMBAT PESTS The Pest Control Section of the Public Health Services Department in Dubai Municipality has developed an alternative pest control method using smart traps, which is the result of one of the latest researches in pest control. With the new smart traps, rodents are controlled using smart sensor technology and electric shock, instead of traditional methods of controlling rodents. Zuhoor Al Sabbagh, Director of Public Health Services Department said that the Pest Control Section is one of the vital sections working within an integrated system to preserve the health and safety of the Dubai community from disease carrier pests. “Last year, the Section won the first place in the Environmental Management Award for Government Agencies, launched by Saudi Arabia,” she pointed out. Eng. Hisham Abdulrahman Al Yahya, Head of Pest Control Section, said the device installed on the smart trap in the field will send text messages and emails continuously to the control team in the Pest Control Section immediately after the rodents entering the trap and the text message will include the number and location of the trap and the number of rodents. “This smart trap will help to reduce the expenses in the fight against rodents and pests and will also contribute to the preservation of the environment save time and effort in the follow-up of the traps all over the emirate. The smart message from the trap is enough to know the location of the trap and disposal in a proper manner before decomposition and without the pest control workers to make periodic inspections of the traps,” he explained. Al Yahya stressed that the Public Health Services Department is in the process of circulating these smart traps throughout the Emirate as an innovative plan to reduce the spread of pests and develop control methods in line with the rapid and distinguished development witnessed by the Emirate of Dubai in the areas of tourism, trade and business. He urged the public to cooperate with Dubai Municipality to report any pests or practices that increase the spread of insects and pests in the emirate's areas by contacting the Municipality Call Center at 800900 and the need to maintain public hygiene as the primary role of the Municipality is to reduce the spread of pests.

Dubai Municipality had started implementing the Al Ehsan Charity Park project at a cost of Dhs10 million, in coordination with the Mohammed bin Rashid Global Centre for Endowment Consultancy (MBRGCEC). The park is being planted using an innovative methodology based on collective outsourcing. The community members have the opportunity to participate in the new park by donating palm trees from their homes and farms to be a charity in the name of the UAE community and the returns from the proceeds of the palm trees will go for the needy. The project comes in support of the endowment innovative launched by His Highness Sheikh Mohammed Bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, through MBRGCEC. The new park adopts the concept of group outsourcing, a concept that has been successfully used in many economic projects where community members contribute small amounts to economic projects. Al Ehsan Charity Park will be the first charity park in the world to be a sustainable endowment in the name of the UAE community and a witness to the charity activities deep routed in the UAE,” said Mohammed Abdul Rahman Al Awadhi, Director of the Public Parks and Horticulture Department at the Municipality. “The park has opened up new areas of collective contributions in an innovative way that will establish charity for generations. Community members participate collectively by donating the finest palm trees from their homes and farms to create this innovative endowment on behalf of the UAE community,” he added.
The project aims to open the doors of sustainable charity for all members of the community based on the endowment of palm trees, which is one of the wellestablished societal practices that serve charity, the oldest endowment deed, which is more than 125 years old. The new park revives the endowment of palm trees but with a collective concept that allows the charity of all members of the society. The park is located on a 15 hectare plot next to Mushrif Park in Dubai and is expected to produce 150 tons of dates annually. The project includes parking for about 200 cars, a parking facility for buses at 500 sq metres area, main building of 320 sq metres with a floor area of 650 sq meters, main entrance, a 2,000 sq metres plaza area, irrigation channels and a walking track. On the mechanism of donation for individuals, Al Awadhi pointed out that the date palm trees are selected from a well-known species, which is rich in production and faster in growth. The trees should be mature, well-formed and of good root variety, with a length of 0.5-1 meters. In order to ensure the homogeneity of growth, individuals can donate known varieties such as Al Naghal, Al Khalas, Al Khanezi, Al-Burhi and Al Hilali. When transporting palm trees, care should be taken when they are lifted to the vehicle, so that there is no bruising, stem or vegetative wounds, which adversely affects their growth at the site and should be well covered during transport so as not to dry the whole vegetation, lose moisture and lead to tree dryness and death. In order to protect it from external influences, it is preferred not to exceed the time of removal of the tree from its original location until the planting area for more than 5 days, and prefer to move trees either early morning or evening to minimise loss of moisture and preservation of vitality. If the donor wishes to plant palm trees, he should mention this from the beginning, so that the Public Parks and Horticulture Department can supervise the planting work by the agricultural workers coming from the donor.

An International Success Story With excess of 25,000 employees and plant and machinery worth over AED 800 million, Trojan is capable to deliver any kind of projects across all sectors Trojan General Contracting Co. LLC (TGC), for
example, has grown into a robust local design and construction company that specialises in residential housing and the development of self-contained communities in the UAE and overseas. Since its launch in 2009, along with its acquisition of a wide array of plant equipment and select team of close to 12,000 highly-qualified personnel and labour, TGC has been able to seize a sizeable market share. Today, its current workload is worth billions of dirhams, with TGC being involved in construction activities in the Middle East, Africa and Europe. Trojan General Contracting (TGC) has been recognised by Emirates Projects Magazine too, picking up the award for the No.1 Contractor in the UAE. At the time, Managing Director of Trojan Holding Eng. Hamad Al Ameri commented: “Every journey is a bumpy road that makes
reaching our goals even more satisfying. The feeling of success makes you forget all of the struggles that went into making it a reality and now we stand tall as we carry the name of the number No.1 Contractor in the UAE. And we continue on our constant quest to be extraordinary as we aim to redefine the dynamics of the field of construction and reach new goals with first-class quality.” Some of TGC’s major projects include the massive housing development for Emiratis in Al Ain, the Qasaba housing development in Afghanistan,The Palm Tower and Mira Oasis development in Dubai.TGC carries a special grade rating to provide construction services and a license granted by the UAE government covering the following commercial activities: • All Kinds of Building Projects Contracting – Special Category • Steel Contracting Works – Special Grade
•
Industrial Enterprises Investment, Institution and Management • General Transportation • Natural Gas and Oil Well Equipment Installation and Maintenance • Sewerage and Water Drainage Services • Streets and Related Works Contracting The government of Dubai has also granted TGC an unlimited license in the contracting sector. And with more construction opportunities on the horizon, TGC will look to explore new areas of development as it continues to adopt aggressive business strategies and pursue projects in the international arena too.

REDEFINING VALUE IN MEP SERVICES Founded in 2001 and a fully-owned subsidiary of Arabtec Holding PJSC, Emirates Falcon Electromechanical Company (“EFECO”) is one of the region’s most sought after and respected MEP contracting companies, with the resources and know-how to complete the most technically demanding building projects, no matter what size or complexity. And because EFECO is fortunate enough to boast some of the most experienced people within the building services industry, it can offer all mechanical, electrical and plumbing services in one works package. What's more, because it is part of Arabtec Holding, the company can provide unparalleled reassurance, transparency and financial stability. Many people believe that EFECO is a part of Arabtec Construction; in fact, both businesses are subsidiaries of Arabtec Holding. Nevertheless, Arabtec Construction is one of EFECO’s key clients, with Gavin Appleby, Managing Director, EFECO, explaining that although the two companies do work together on many projects, Arabtec Constructions has quite a number of ongoing projects across the UAE where EFECO is not the MEP contractor: “Both EFECO shareholders and the management are supporting and encouraging us to grow operations outside of the group. We will always have a part to play in Arabtec Construction. There is no doubt about that. But we are very much independent.” It should also be noted that because the company’s personnel work in a collaborative environment, it enables them to go that extra mile on projects. This is achieved by constantly striving for quality and following trusted processes that help the entire team work efficiently. No one lets obstacles or excuses keep them from meeting deadlines either, with everyone fully understanding the goals and challenges set forth before them. This is fuelled by the fact that EFECO takes the time to discuss project goals. It listens proactively and asks questions, making sure that it understands the client’s precise needs. Subsequently, the company works out a strategy with the client to complete the project within a pre-agreed budget and on time. In effect, EFECO becomes the client’s partner.
BOTH EFECO SHAREHOLDERS AND THE MANAGEMENT ARE SUPPORTING AND ENCOURAGING US TO GROW OPERATIONS OUTSIDE OF THE GROUP. WE WILL ALWAYS HAVE A PART TO PLAY IN ARABTEC CONSTRUCTION. THERE IS NO DOUBT ABOUT THAT. BUT WE ARE VERY MUCH INDEPENDENT.

EMIRATES FALCON ELECTROMECHANICAL COMPANY (EFECO) 45 Vertically Integrated EFECO provides outstanding solutions for building systems through its multitalented MEP team, which includes somewhere in the region of 50 BIM operators. The exceptional BIM team and engineering division give great strength not only to the company, but also to its clients. And with new technologies being introduced all the time, more and more companies will benefit from reduced failure costs and productive work processes. EFECO is at the forefront of this revolution. EFECO also has its own duct manufacturing facility, which is capable of producing 2000m2 of ducts per day, giving the company complete control over the delivery of its projects. “We are completely integrated with all the support and accessories for ductwork. We manufacture accessories, so we don’t need to buy them from anywhere else,” says Appleby. Not having to rely upon third parties to supply ducts is an enormous advantage in what is a fiercely competitive marketplace. Add to this the fact that the company also has its own prefabrication facility, and it quickly becomes apparent that EFECO has all of the bases covered, with Appleby
commenting: “I believe we are as vertically integrated as you can be in this market.”
Diverse Project Portfolio At the present time, EFECO is working on a number of significant projects, including the Midfield Terminal Building (MTB) at Abu Dhabi International Airport. There are a several new projects in progress in Dubai with Emaar, notably that of the Opera District, where EFECO has entered into a contract with TAV Tepe Akfen Construction for an AED 250 million project for the MEP works of towers A2 and A3 on Plot A. EFECO has also entered into a contract with Al Naboodah Co for an AED 113 million project for the MEP works of the Creekside 18 project, located on the Dubai Creek Harbour development, which is a joint-venture between Emaar Properties and Dubai Holding. “We have in excess of 6000 villas under construction at the moment,” Appleby says. “We have an excellent opportunity in the villa market over the next 12 to 18 months and have done well to secure a large market share in this sector.” Moreover, Arabtec Construction has been awarded an AED 353 million contract
from Abu Dhabi National Media Council to build the UAE Pavilion at the World Expo 2020 site, with EFECO involved in carrying out the MEP works. EMIRATES FALCON ELECTROMECHANICAL COMPANY (EFECO) 47 on attention-to-detail. “Everything has to be measured, and if you measure you know your end result. What we have at EFECO is a very articulate team from project level through to the directors who completely understand and live by a plan’s rules,” says Appleby.
25 Million Man-Hours without LTI’s EFECO recently completed 25 million man-hours without a lost-time incident, with an excerpt from Lloyds Register Audit Report reading: “Company has shown noticeable performance achieving zero LTI's for the past two years. Those achievements could not be possible without commitment and implementation of health and safety management system that really supports company's business goals and reflects on company's reputation”. “This milestone demonstrates our dedication and unwavering commitment to health and safety. Such an achievement reflects the successful outcomes of our robust risk management approach which puts health and safety at the forefront of our operations. Combining these tools with the dedication of each of our employees and contractors enables us to empower our team to deliver operational excellence with the highest standards,” Appleby said.
DUBAI CREEK HARBOUR
Sticking to a Plan EFECO stands out from the competition in several welldefined ways, not least in that it has very effective risk management processes in place that allow it to ascertain the correct projects to take on, as well as identifying risks at an early stage. The company also has rigorous estimation processes that help to make sure what it is doing and what it is estimating are aligned with market norms and backed up by reliable data. This derives from the fact that the Arabtec Holding PSJC and its subsidiaries, including EFECO, put into practice a formalised Four-Gate Tender Approval process that allows for enhanced control of all risks related to commercial and contractual agreements and, as a result, project execution. This compulsory course of action means that the company can optimise commercial costs, and in doing so support a tender decision-making process based on objective risk information and the ability to ensure that contractual commitments are in line with its aims and its position on risk.
“When we talk to someone, and if we commit to a price and project timeline, we can deliver the project because we have studied it,” explains Appleby. “We are measuring everything on a project right from material, labour, time and cost, which allows us to assess our projects at any time.” The EFECO team also understand that material wastage is widespread in today’s marketplace, which is why the company has developed practical procedures for controlling materials. Because of modularisation (which drives efficiency right through the business, increases productivity on projects and accelerates the construction process because MEP elements are already prepared, designed and ready for assembly in the workshop before construction begins), something that is at the heart of a number of EFECO’s current projects, there is a meticulous control of material usage, which helps to do away with significant storage of materials onsite.” Of course, an MEP contract is not just about buying the right materials and then throwing manpower at it. A detailed plan is required every step of the way, with a focus

Integration, Collaboration and Cash Flow One of the biggest challenges in the industry is cash flow, with good cash flow management being vital to the ongoing success of any business. Indeed, even profitable companies can fall short if cash flow is managed the wrong way. However, at EFECO cash flow is just one avenue that needs to be addressed, with Appleby continuing: “I believe beyond cash flow one of the biggest issues in the MEP market is cost control. One big problem is dealing with clients that have financial issues. If you control your costs, you can take the edge off the issue to a certain degree. That’s why my first priority is the control of costs. If you move beyond control of costs, the other important thing that the market has forgotten is about applying technical and engineering capabilities. If you think seriously about it, an MEP business is an engineering business. Everything we do has an engineering component to it and, over the years, I have seen that this seems to have been lost in the race to win contracts. This is something that the sector badly needs to address. “The sector also needs to embrace better integration. And that means the complete supply chain of a project, and that has simply not happened. This is why MEP contractors are suffering. Integration can be carried out in a lot of different ways. You can integrate at an early stage of a project or at the main contractor level. You can also integrate at a client level if you want; I think there needs to be more value given to what an MEP function can bring to a project.” At the present time, price wars are also common in the market, a problem that is being exacerbated by the number of new MEP players. And if that were not enough, many of the new players do not appear to understand the market. With a very traditional base of contractors, which all of the established firms know, there are a set of rules that all contractors work towards in regards to execution and professionalism. This naturally adds significant value to a project.
NATION TOWERS, ABU DHABI
Furthermore, since MEP consultants form part of the wider construction industry, there needs to be improved collaboration. “As MEP contractors, apart from our own labour, our number one partner is our supply chain, and the market supply chain is very distressed at the moment due to lack of payments across the MEP sector. One thing we are
working hard with our supply chain on is to ensure that we make timely payments. We don’t want to see any of our suppliers hurt and we are working hard to try and correct that, but it’s very difficult at times to understand,” Appleby explains.

EMIRATES FALCON ELECTROMECHANICAL COMPANY (EFECO) 53 He goes on to give his views on how improvements could be made in the industry, suggesting that there should be some kind of regulatory control of payments: “In mature markets they have such a system and it forces payments to come to contractors and sub-contractors; and there’s a regulatory framework around that. If this was implemented into this market, it would probably improve the overall delivery of projects throughout region. There is a lot of tension between consultants and contractors too, and that’s not good for anyone. In fact, it’s detrimental to projects, not to mention the market and industry in general,” Appleby states.
an MEP contractor, but also to clients and the contractors that are constructing the building. Anything that we can do to make a project more seamless, aid the progress, provide assurance, ensure visibility, particularly for the contractor we work with, is a big advantage to everyone. We are very much focused on that.”
EFECO is dedicated to client service with the entire company committed to delivering expert MEP project solutions. EFECO takes pride in re-defining the value in MEP services and uses the latest technology to stay on the cutting-edge of sustainable design practices with vast expertise across an extremely broad range of challenges.
Client Service is a Passion Throughout 2017, EFECO went through a re-building process, which allowed the company to return to its grassroots. This has helped it to enter 2018 with exceptional project execution and manufacturing capability across both ductwork and prefabrication. This ongoing success has benefitted from the company having a mix of business, both inside and outside of the Arabtec Holding PJSC group of companies. Moreover, it has mitigated several risks and has a number of Tier 1 contractors that choose to work with it. In addition, EFECO is a company with one eye very much on the future and is investing time and money in the very latest technology, something that many of its competitors are shying away from. At EFECO, though, technology is the only route forward, with Appleby concluding: “Our one and only focus is to successfully deliver an MEP project using better technology and innovation. CELEBRATING 10 YEARS IN DUBAI!
THE HIDI GROUP P.O. BOX 450176 DUBAI UAE T: +971 4 4431507 E: DUBAI@HIDI.COM W: WWW.HIDI.COM
The HIDI Group was originally founded in 1975, by Andrew Hidi, in Toronto, Canada. At its infancy, Hidi & Associates primarily provided mechanical engineering consulting services. However, in the mid-90s Hidi & Associates acquired a company which offered electrical building services, called E. A. Rae & Associates. The amalgamation of these two businesses resulted in the creation ‘Hidi Rae Consulting Engineers’, an MEP consulting engineering services firm that laid the foundation of what the The HIDI Group has become today. Throughout the past 43 years, The HIDI Group has maintained a set of core values that concentrate on robust, longterm client relationships and high levels of customer service, while embracing the technology and innovation needed to succeed in an ever-changing business environment. Its team of professional engineers, engineering technicians and designers take on complex projects worldwide, supported by offices located in Toronto, Calgary, and Dubai. “Until the late 90s, Hidi Rae was a relatively small firm catering primarily to clients within the Toronto region,” explains Ahmad Shakil, Managing
WAFI HOTEL COMPLEX AND MALL EXPANSION
Principal - Middle East at The HIDI Group. “As Hidi Rae’s reputation grew, so did its need to expand and evolve, with the decision being taken not to have all of its eggs solely in the ‘Toronto’ and ‘MEP’ basket.” In 2002, the firm embarked upon an expansion and diversification strategy that resulted in the addition of a Communications (ELV/IT) division in 2003, the opening of the Calgary office in 2007 the same year that Building Commissioning was introduced. The expansion outside of North America came in 2008 with the unveiling of a Dubai office. In 2014 Hidi Rae also launched Alula Lighting Design, its inhouse specialty lighting design studio. Risk & Resilience services followed a year later. That same year, the decision
was made to rebrand the firm from Hidi Rae Consulting Engineers to The HIDI Group. The firm continues to look for opportunities to expand its service offering, both as a company and in Dubai, with several exciting initiatives currently under consideration.
A Logical Step “When I joined the firm in 2002, we were working primarily in the Toronto market,” says Ahmad. “But we were growing, and as you grow a firm, there are young people who aspire to higher roles and more challenges. We clearly saw that we needed more ‘space’ for these young professionals. So we had a brain-storming session and decided to diversify both geographically and in relation to the services we provided.”
FIT REPUBLIK
WWW.TPG.MEDIA 73
74 WWW.TPG.MEDIA
THE HIDI GROUP 75 The first move was to open an office in Western Canada; the city of Calgary was a great fit and obvious choice for expansion. Due to Ahmad’s 12 years of experience in the Dubai market, opening an office in the Gulf seemed to be the next logical step. “Around the economic and construction boom time, some architects from Canada were getting involved with projects in Dubai. We worked with those architects back in Canada and some of these firms eventually moved and set up offices in the region. Due to our ongoing U.A.E. projects and the fact that I had experience working in Dubai, there was a lot of synergy, and we decided to open our Dubai office in 2008.”
A Sense of Ownership Technically speaking, for the UAE market, The HIDI Group currently provides consulting engineering services for MEP, ELV/IT/AV and Security systems for buildings, as well as speciality Lighting. These services cover both design and site supervision. Perhaps a better description is that the firm is in the business of helping its clients realise their visions and aspirations. The HIDI Group tries to ease its client’s ‘pain’ by being a reliable partner that is honest, fair, and that genuinely enjoys what it does. “We endeavour to be the engineers of choice for our clients.” Ahmad continues. “We don’t go for the short-term approach, and we don’t try to be everything to everyone. Furthermore, we only operate in certain sectors, ensuring that we retain and have complete control over the quality and design of the projects.” What particularly sets The HIDI Group apart from its competitors is its ability to
integrate design considerations amongst all disciplines. It does not, for instance, assess risk and resilience in isolation; a risk mitigation recommendation often results in a mechanical and electrical design implications, whilst the lighting design must also consider security and energy requirements. The result is an all-inclusive approach that contributes to clients’ continuing success. “It’s not just about robust designs; it’s a number of things, including quality of service, being conscious about the goals of client and providing a design that reflects those aspirations in terms of cost, time, performance, maintainability, and future proofing,” says Ahmad. “We try to instil a sense of being invested in a project, a sense of ownership and being a part of the whole process, endeavouring to be a partner that the client can rely on and who is available.”
Extra Effort What The HIDI Group does may not rocket science, but what it does, it does well. “Doing the job well is a combination of a number of things, including robust designs, which can be relied upon for trouble free performance, and designs and systems that are appropriate for the project’s key objectives and client’s aspirations.” explains Ahmad. “It is also important to be flexible.” The HIDI Group has the ability to offers its clients both a bespoke tailored approach or a standard solution, based on their needs. This extra effort has lead to The HIDI Group winning numerous important and prestigious projects in the Gulf. “Whatever the project and whoever the client, we never take a blinkered approach,” he continues. “We look at the overall
KEMPINSKI RESIDENCES, BUSINESS BAY
project and do what is best for that project. As an example recently, the firm was having an initial design workshop for a tall tower on a small plot where the team was struggling to make separate entrances work for different occupancies in a mixed-use project. Although it was not related to The HIDI Group’s area of expertise, a suggestion by the firm based on past experience helped the team come up with a very elegant solution to an architectural issue. “Perhaps the most important aspect of our services is that we endeavour to be a reliable ‘Partner from Concept to Completion’. When a problem comes up, as it inevitably does in a construction project, we always find a solution in the best interest of our clients and the project.”
A Family Affair The HIDI Group currently has a 40-strong team in Dubai and a team of over 160 back in Canada. As a result, it is big enough to take on practically any size of project, but is not so big that the partners and stakeholders lose touch with the projects and delivery of services. The firm’s partners are happy to roll up their sleeves and get their hands dirty. This approach has fuelled impressive growth for The HIDI Group in Dubai, with the firm celebrating its 10th anniversary in the Emirate on June 1st, 2018. “Our business model is based on providing a high and reliable level of service to a select number of clients, retaining them for extended periods of time and working with them on a repeat basis. Some of our clients in Toronto have been with us since the company was founded in 1975, and we are looking to
emulate that model in Dubai,” Ahmad says. “Business is good at the moment, and the team is quite busy with a number of projects in various stages of design, and at least three new large projects expected to commence construction over the next few months.”The future, therefore, looks bright, with The HIDI Group continuing to base its business model on steady, controlled and manageable growth; not growth just for the sake of growth. Over the last five years, the firm has grown at just over 15% year-onyear, and is confident that it will be able to continue this in the future. “The HIDI Group will be looking at opportunities to establish a presence in at least one other country in the region over the next couple of years. We constantly aim to expand the portfolio of services offered, and over the next five years we will certainly be adding at least two, possibly three, additional disciplines to our capabilities in Dubai.” In spite of the group’s continued growth and innovative advancements, it has maintained a sense of family that is rooted in its earliest days. All the senior management in the firm are shareholders and thus have a vested interested in the firm’s success on a project by project and overall basis. Clients are dealing with owners, not just employees. Loyalty between The HIDI Group and its employees is one of the keys to its success. “We’ve created a really wonderful management team, and we all push each other, whilst at the same time creating an environment where everyone enjoys working together,” concludes Ahmad. Here’s to the next 10 years!

BINGHATTI DEVELOPERS 81
AN AWARD-WINNING AND INNOVATIVE DEVELOPER THE COUNTRY IS CHANGING - IN FACT THE WHOLE WORLD IS - AND MUCH FASTER THAN PEOPLE THINK. THE FACT IS ONLY A HANDFUL OF BUSINESSES WILL BE ABLE TO ADAPT TO THIS CHANGE AND COMPANIES OFTEN FALL BEHIND TRYING TO CLING TO THEIR USUAL “DON’T FIX IT IF IT’S NOT BROKEN” WAYS.

That just doesn’t cut it anymore, and where some companies are better at adapting than others, in our opinion, Binghatti Developers didn’t just manage to adapt, but is actually out to shape the new market and capitalize on the new direction of the Dubai property trends. Today, this innovative Dubai-based property developer is led by a member of the third generation of the BinGhatti family, CEO and Head of Architecture Muhammad BinGhatti. Under his leadership, the company has recently won numerous awards including the Developer of the Year Award at the 2018 MENA Green Building Awards, and the Overall Real Estate Category, the Best Marketing Campaign Category, and the Best Real Estate Project category at the 2018 Gulf Real Estate Awards. These prestigious awards only add to the company’s previous achievements which include the Fastest Growing Company of the Year award at the 2018 Arabian Business Real Estate Awards, the #30 Forbes’ TOP 100 Real Estate Companies in the Arab World in 2017, the Best Architecture Company Award from the Gulf Real Estate Awards in 2017, the Cityscape Awards of Emerging Markets in 2016, the Arabian Property Award in 2017 & 2018, the Real Estate Tycoon Award in 2017 from the
government of Dubai, and the Infrastructure & Real Estate Excellence Award in 2017. A handful to say the least.
The Art of Property, A Vision It comes as no surprise to anyone in the industry that Muhammad BinGhatti is the one of the most pioneering and imaginative developers in the region, if

As such, Binghatti Developers’ contemporary, vibrant, dynamic, and angular architectural style is easily identifiable through the United Arab Emirates. As an architect, Mr. BinGhatti focuses on how the design of the building could be iconic, environmentally friendly, cost effective, and very functional to provide attractive products to the end-user market. From a more technical point, and to meet this goal-oriented vision, BinGhatti focuses on vertical integration, value engineering, and supply chain efficiency to cut unnecessary costs and increase the quality and speed of the developments.

The company reflected the different geometrical forms of stars in the building’s design by multiplying different stars’ shapes on the façade and interior of the iconic building. Officially launched at Cityscape Global 2017, Binghatti Stars is a building that features 362 residential apartments and is situated in a prime location in Dubai Silicon Oasis, and at the entrance of the upcoming Silicon Mall project. Outstanding Growth Binghatti Developers is mostly focusing on residential development, and more specifically the mid-segment residential market. It’s no secret today that Binghatti Developers’ strength is in the mid-segment property market and that it is leading this segment as it has been synonymous with a meticulous balance of quality and affordability. The company has successfully delivered numerous projects offering holistic solutions for end users. Moreover, Binghatti Developers has proven itself as a viable alternative to some of the larger market players in Dubai, strengthening its reputation with an extensive portfolio of completed projects. For instance, the company was announced as the winner of the Fastest Growing Company of the Year Award at the 2018 Arabian Business Real Estate Awards. The company has experienced dynamic growth in the past year and hopes to capitalise on its numerous international recognitions and the publicity that comes with them to expand its iconic architecture portfolio and continue representing Dubai and the UAE worldwide. Regarding its future plans, the company is planning to build two new residential towers in Business Bay, two towers in Al Jaddaf, and several developments in Jumeirah Village Circle. ARCAN PROJECT MANAGEMENT SERVICES 91 The Contracts and Procurement department is the extended arm of the Project and Construction Management department, providing support in the areas of quantity surveying, procurement and legal matters relating to contracts and/or construction law. The department consists of a select group of quantity surveyors, civil engineers and construction law professionals.
Troubleshooting Management While project management is most effective before construction begins, it is also necessary to have procedures in place that regain control after serious problems have caused delays or overruns. When ARCAN finds itself in these circumstances, it assembles a team that can mostly expediently address critical needs. The appointed team designs new schedules, creates new plans, and implements procedures to get the project back on track. In addition, ARCAN’s experience in construction claims means its appointed team can mitigate and resolve claims without impeding newly established project schedules.
Programme Management Programme Management is the process of managing ongoing inter-disciplinary and/or inter-dependent activities that indicate related project constraints which determine the processes required to achieve
best results based on allocated resources. Some of the benefits associated with this control include reduced costs, improved schedule performance, improved quality and risk identification and allocation. ARCAN’s comprehensive Programme Management services can help clients keep multiple, interrelated projects in sync, on time and within budget. They help owners reduce uncertainty and risk in their capital programs. ARCAN's project managers review every detail of all projects, set-up objectives and priorities, manage and control the process, and identify and resolve the problems. The company’s experienced professionals and technical resources work with the client to define, plan, implement and integrate every aspect of each project. Clients benefit from a one-point responsibility for management and planning, including design management, permitting compliance and construction project management. When managing an entire multi-disciplinary programme, these services improve timing, cost and quality. ARCAN has successfully prepared cost estimates on projects ranging from the thousands to the hundreds of millions in support of planning, design, construction, renovation, operation and maintenance, as well as change negotiations and claims support. ARCAN ensures accurate estimation of construction costs by involving the engineering staff on
construction project cost estimates. Budgetary and detailed cost estimates are developed in accordance with clients’ protocols.
Project Quality Assurance Management Quality control in construction typically involves ensuring compliance with minimum standards of material and workmanship, while also guaranteeing the performance of the facility according to the design. For the purpose of ensuring compliance, random samples and statistical methods are commonly used as the basis for accepting or rejecting completed work and batches of materials. Rejection of batch is based on non-conformance or violation of the relevant design specifications. The construction activities are assessed primarily on workmanship standards achieved through site inspections and field tests. The assessments are completed throughout the construction process for structural, MEP and architectural works. In addition to site inspections, assessments also include tests on the materials specified and functional performance of services and installations. These tests help to safeguard the interest of the building occupants in relation to safety, comfort and aesthetic defects. Total quality control is a commitment to quality expressed in all parts of our
organisation and typically involves many elements. Design reviews in order to ensure safe and effective construction procedures are a major element. Other elements include extensive training for personnel and shifting the responsibility for detecting from the consultant team to the contractor. Material suppliers are also required to ensure zero defects in delivered goods. All the above are implemented in conjunction with the contract conditions, project specifications and good engineering practices.
Superbly Efficient Making a positive difference in to local communities is an integral part of ARCAN’s unique culture and best describes who they are as an organisation. This has led the company to successfully complete a number of significant and prestigious projects, including Madina Tower, Sidra Village, Business Central Towers, Flora Park Hotel, Golden Tulip, Al Reef Tower, and Foodco Office and Warehouse. Building smart is in the DNA at ARCAN. It’s who they are and how they work. And it’s an approach that is transforming the construction experience for an ever-expanding army of discerning clients.
