nterior designers … house flippers … TV personalities … a brand. It’s difficult to abridge precisely who the nine-member Novogratz family is or what they do. It’s a consequence, in part, of having donned so many hats over their roughly 25-year career. Labels don’t fit comfortably on their chaotic, jet-setting lifestyle. But the Novogratzes — who tend to refer to themselves in the singular, as “the Novogratz”— say that they are simply a family of “doers.” Paraphrasing Andy Warhol, family patriarch Robert Novogratz, 52, says his career-spanning philosophy is: “Make art. Keep making art. Some people will love it. Some people will hate it. You just have to keep making [art].” Over the last decade, Robert and his wife Cortney have built a reputation among Manhattan’s elite as an energetic and innovative high-end design duo. But in more recent years, the prolific family has reached a much wider audience and earned a certain degree of celebrity through their Bravo and HGTV reality shows “9 by Design” and “Home by Novogratz” — which ran from 2009 to 2013 — and their homegoods lines for CB2, Walmart, Macy’s, Shutterfly and Old Navy. Reemphasizing his belief in creative determination, Robert adds: “We’ve done two or three amazing buildings, two or three okay buildings, and a couple that sucked. We’ve had two books. One was really good. One sucked. And our third book is about to come out.” Robert hails from Virginia and began his career as stockbroker, working with his brother Michael Novogratz, who became a billionaire when his hedge fund went public in 2007. But unsatisfied with a life in finance, Robert changed course. Today he oozes Downtown cool. Never without a pair of shades, he rocks designer leather and is more likely to pucker his lips than smile at the camera. Cortney, 43, is a Georgia native with a do-it-yourself attitude and just enough of a Southern drawl to warm the room. The couple created a family of Biblical proportions. In descending order their children are: Wolfgang, 17; Bellamy, 16; Tallulah, 16; Breaker, 13; Five, 9; Holleder, 9 and Major, 6. Each of the kids enjoys a manicured web presence via the family’s thorough website. For example: “The fifth child, Five, is outgoing, driven, and very cool. A regular child renegade, Five channels this through art. Although he is only nine years old, he is already a very talented artist who also loves to skateboard and make others laugh.” It’s all a part of a strategy to brand not just the hyperactive family’s creations but also their lifestyle itself. With the help of their children, the Novogratz hope to one day build a diversified empire of creatives. And they look to iconic family businessmen for inspiration. “I love Francis Ford Coppola and what he did with his family,” Robert says. “The Coppolas are filmmakers, actors and writers. And Francis involved his daughters, nephews, cousins and sister. He took his show on the road a little and brought his family with him.” CONTINUED ON PG 16

“We look to art and fashion more than interior design for inspiration,” he adds. “And we both look up to Ralph Lauren, because he built this amazing family business and lifestyle brand. That is what we aspire to be. He’s our hero.” The painter and “The Diving Bell and the Butterfly” director Julian Schnabel is also a major influence. “He’s an artist, filmmaker, designer, real estate investor. I love what he did with the Gramercy Park Hotel,” says Robert. “That’s a pretty cool guy to me.” “Although he isn’t a real family man,” Cortney interjects. Family comes first for Robert and Cortney, who both come from large Southern families. Robert was one of seven children in an ever-moving military clan. Cortney is one of five born in a town so small that she claims nearby Columbus, Georgia for its ever-so-slightly better name recognition. “We always wanted lots of kids,” Cortney says, adding that she never viewed Manhattan’s typically cramped accommodations as an obstacle to that end. “Our last son was born in a twobedroom between renovation projects.”

The Novogratz come from large families: Robert was one of seven kids, while Cortney was one of five.

The Light Up Family Art Set, a limited-edition of six steel-framed light boxes, was designed by the Novogratz for CB2.

“When we had our first child 17 years ago, dear friends who we used to party all night with were like, ‘Alright, time to go to the suburbs,’” Cortney recalls. “I thought, ‘Why? To see our kids less, so our marriage will suffer?’ Yes, it’s expensive living in the city. But there are ways to raise a family here. People ask me how I do it, and I say, ‘because we make them part of who we are.’” “Who they are” is a self-confident and wildly ambitious family that managed to flip, salvage and paint their way to the top of the interior design world. “I’m not sure if our work found us, or if we found it. We were planning our wedding here in New York, and while we were at it, we bought a condemned building in Chelsea,” Cortney says. “We learned on the job, and turned it into a two-family home. During that process we fell in love with design.” After their wedding, the couple lived in the upstairs portion of the house at 343 West 19th Street and rented out the lower floors. “It was a big house we couldn’t really afford,” Cortney recalls. That is, until singer-songwriter Suzanne Vega of “Tom’s Diner” fame literally came knocking at their door.

“One day Suzanne Vega came by and offered to rent the larger space. So we moved back downstairs,” she says, adding that Vega helped them connect with other celebrity clients. “We were living in the same house and became friends. After she moved in we bought another property and another, and just kept flipping properties, juggling and hustling.” Nearly a decade later that Chelsea five-bedroom townhouse sold for $5.3 million. Eventually their knack for upcycled vintage furnishings and Downtown chic decor got them noticed as interior designers proper. “Someone hired us to decorate for them and we were like ‘Oh, okay … Sure we’ll do it!’” Cortney says. “We were already constantly doing design work, but that was when it started earning us a living, which was nice.” Soon after the celebrity commissions started rolling in. A-list movie stars and models tapped them for design work in New York and around the world. One celebrity project the Novogratz clan remembers fondly was giving skateboarding legend Tony Hawk’s Mammoth Lake, Calif., ski house a makeover. “Tony Hawk is amazing,” Cortney says. “He was showing

skateboard tricks to my kids in the garage and I remember his foot hugging the skateboard. It was like a hand. It was crazy.” But their latest project is taking them away from NYC for a somewhat longer stint. Last summer, the family moved to Los Angeles, where they purchased a 5,800-square-foot Greek Revival estate. Built in 1926 in the Hollywood Hills, the Novogratz playfully refer to the historic home as their “castle,” because of the bartizan turrets. “L.A. is bad about historic preservation. They knock everything down. So we wanted to keep the structure up,” Robert says, adding that they are gut renovating the interior. “There wasn’t a lot to save on the inside. But we kept the windows. It’s going to look like a castle and it is going to honor L.A., but the inside is going to be Novogratz.” “We aren’t going to be there forever, but we still wanted to leave our mark on L.A. and what better way than with a castle,” Robert says. “We’ve worked in all the great cities in America, from Austin to Nashville and Seattle to Chicago. Going back to Coppola, we wanted to take our show on the road.” CONTINUED ON PG 18

The kitchen counter at the Novogratz townhouse has the orderliness of a still life.

Still, the family considers Manhattan “home base” — and Downtown remains the focal point of their work. In total, the Novogratz have built nine homes in the city — four of which they have called home. Two are at 22 and 24 Thompson Street in Soho (which sold to “Grand Theft Auto” co-creator Sam Houser for $3.8 million and NBA superstar Zydrunas Ilgauskas for $6.9 million, respectively). The Novogratz consider the townhouse at 400 West Street their greatest accomplishment. (As LLNYC went to press, news broke that Heidi Klum is renting it for the summer.) “We had been building a lot by the time we found this property,” Cortney says of the sprawling five-story townhouse. “We were right on the highway and wanted to make a big statement. Robert really wanted to bring art to the exterior of the house, so we collaborated with Richard Woods.” Woods created a brightly painted plank façade for the home, which started off as a one-story gun shop. Naturally, they also brought art to the interior of the home, where a favorite piece resides in a rather unusual location: over the bathtub in the master suite. The work is “Button Queen,” a large replica of a Queen Elizabeth postage stamp done in shimmering pearlwhite shirt buttons on black canvas by English artist Ann Carrington. “This was the first piece of art we ever bought. We got it at What Goes Around Comes Around in Soho for like $1,500,” Robert says. ”Over the last 10 years I bought about eight more of her pieces for myself and clients. We decided to film with

18̧̦/X[XU\ /LVWLQJV 1<&̧̦-XO\ $XJXVW

her in London for our show and she blew up. She became an overnight sensation.” During LLNYC’s tour of the home, works by Andy Warhol, Vik Muniz, Jane and Louise Wilson, Olafur Eliasson, Enoc Perez, Paul Pfeiffer and Albert Watson were all on display. Most strikingly, a large photograph by Laurie Simmons depicting a Japanese sex doll clutching a mixture of prescription pills and candy dominates the stairwell. The 23-foot-wide home also features a massive indoor basketball court, which doubles as a theater and a party space, furnishings by Zaha Hadid, a garage, elevator, five bedrooms and a large roof deck complete with a full kitchen and a hot tub — not to mention stunning views of the Hudson. The space is now on the market for $17.9 million. Ultimately, the Novogratz family hopes to continually “up their game” through a seminomadic madcap existence, surrounding themselves with creative influences and immersing themselves in rich urban spaces. So, for the foreseeable future, they’ll likely be on the move — perhaps even moving overseas (Robert says Tokyo is on his bucket list). “Cities are great for a visual person, because you are going to see more stuff. And that makes your influences change and your taste better,” Robert says. For instance, he adds, “The day we finished the Soho house [22-24 Thompson Street], I walked outside and there were about five supermodels doing a shoot on our doorstep, and I thought, ‘This is going to be a nice place to live.’”

Extruded chair by designer Tom Dixon. Opposite: A 2003 self portait by Vik Muniz

Cortney adds that “even the greatest city in the world gets sterile after awhile.” “New York isn’t the same place it was 20 years ago and it isn’t going to be the same place 20 years from now,” she says. “Sometimes you have to break out of that and reopen your eyes.” Still, don’t expect the prolific family to stay away for long. “We are New Yorkers,” Robert says. “The weather is better in L.A., but the people are better in New York.”

RANKING

Fine dining loosens up Luxury Listings NYC ranks the cost of dinner at city’s 10 priciest restaurants BY CHRISTOPHER CAMERON

F

ine dining in New York City is increasingly democratic and casual — but that doesn’t mean it’s getting any cheaper. As evidence, Luxury Listings NYC ranked the cost of dinner at the city’s 10 priciest restaurants. We found that the emphasis is increasingly on food, not fuss: reservations were generally available, (respectful) photography is often permitted and six out of the 10 had no jacket requirement for gentlemen. But perhaps most noticeably, Uptown is losing its grip on the world’s best chefs, with four of the city’s priciest establishments (Eleven Madison Park, atera, Ichimura at Brushstroke and Momofuku Ko) operating below 34th Street. And even those anchored Uptown aren’t occupying the precious ground-level spaces they might have a decade or two ago. Take, for example, Time Warner Center’s Masa and Per Se, outliers among outliers at nearly $100 more per person than many of the city’s other top restaurants. But despite the extraordinary cost of admittance into their famed dining rooms ($450 and $310 per person respectively), their location is extremely pedestrian: what basically amounts to a shopping mall, albeit an extremely pricey shopping mall. “Today, people enjoy casual dining,” Kenneth Himmel, the restaurateur and developer behind Time Warner Center’s dining, told LLNYC. “Even your most respected Michelin three-star chefs are focused on cafés, brasseries and informal dining done at a high level of quality.” The ranking also demonstrates that Manhattan is no longer the de facto center of NYC’s culinary scene. Two of the city’s priciest chef’s tables are now in Brooklyn and both boast Michelin stars. The threestar Michelin-rated Chef’s Table at Brooklyn Fare located in downtown Brooklyn commands a lofty $306 per seat. And Bushwick’s Blanca picked up two Michelin stars in this year’s guide for its $195 prix fixe. Another observation of note: Price doesn’t correspond to satisfaction (as if it ever did). Eric Ripert’s $140 diner at Le Bernardin was ranked the city’s best this year by Zagat, which relies on customer surveys and is therefore anecdotal. Meanwhile, Masa — by far the city’s costliest dinner — didn’t even make Zagat’s top 100 list, even if the New York Times did give it three stars.

Mad man mocks Ad mogul, author Richard Kirshenbaum on skewering his own very naughty class BY CHRISTOPHER CAMERON

A

dvertising mogul and satirist of the super rich, Richard Kirshenbaum, 54, now finds himself under the white-hot glare of the media spotlight, dodging barbs and scooping up accolades. With the publication of his latest book, “Isn’t That Rich? Life Among the 1%,” “Kirshenbaum,” a mouthful of a name, is seemingly on the tip of every blue-blooded tongue. The collection of stories lampoons real-life characters that haunt the co-ops of Park Avenue — when they aren’t poolside in the Hamptons or St. Barts. There are rumors of television and movie adaptations. He’s a “traitor to his own class,” gossip legend and frequent lunch companion Liz Smith wrote. He might be the “hottest thing since ‘Sex in the City,’” an editor at the New York Observer told Luxury Listings NYC at a June soiree in his honor at the famed Lotus Club. More than ever, Manhattan’s one percent is finding itself in the public eye, targeted by Wednesday Martin’s new book “Primates of Park Avenue,” Bravo’s new scripted series “Odd Mom Out” and Mayor Bill de Blasio’s seemingly Robin Hood-like efforts to transfer wealth. In a recent conversation with LLNYC that stretched from his Fifth Avenue duplex overlooking Central Park to a restaurant on Mott Street, where the rosé was flowing, Kirshenbaum said that he was inspired to write about the peculiarities of the moneyed class after witnessing a driver carry a drunken teenage boy out of a black SUV and into the lobby of “a venerable Park Avenue residential building.” “Never mind the nannies, drivers are the new dads,” he writes. “If I didn’t have a way to express my feelings about the craziness that goes on here, there’s no way I could just go on living Uptown,” Kirshenbaum says. For a bit of Upper East Side “guess who,” Kirshenbaum’s given his confidants noms de guerre: the “Impossibly Blond and Glamorous Socialite,” the “Silver Fox,” “L’actrice,” the “International Playboy Posse,” the “Southern Gentleman” and the “Park Avenue Princess.” His

subject matter — paid friends, bizarre diets, parents with drug habits and the finer points of donning a cashmere sweater — can sometimes be taboo. And it’s cost him socially. “I’ve gotten a lot of blowback,” he says, recalling mean-spirited letters. “I find it interesting that sometimes people don’t understand that it is satire. People take themselves so seriously. But something that I learned in the ad business is that unless it’s controversial, it can’t be good.”

Still, Kirshenbaum said that he doesn’t judge the opulent escapades of his characters — no matter how entitled their behavior, or how deep their pockets go. “Behaving badly and being a nice person aren’t mutually exclusive,” he says. “Some people are excess driven. That doesn’t mean they are bad people. People ask me, ‘what do you think about so-and-so spending all that money?’ I say, ‘I think it is great!’” But there are unforgivable sins.

“If I didn’t have a way to express my feelings about the craziness here, there’s no way I could just go on living Uptown.” —Richard Kirshenbaum

“The only thing that really upsets me is really bad manners. For example, let’s say you go to Cipriani and someone comes over to your table and won’t leave while you are eating dinner. That is table lingering and I hate it!” Of course, it’s easy to sympathize with your own class. Like his subjects, Kirshenbaum eats at the city’s most glamorous restaurants (Le Cirque, Sant Ambroeus, Nobu), parties in the Hamptons, dresses lavishly and is a victim of their tax bracket.

Brooke Astor once told him, “My dear boy, every gentleman needs a club. One day you’ll appreciate it.” That’s the day he decided to join the Lotus Club, where members like Mark Twain and Tom Wolfe feted. Amongst his set — the beautiful people who, with nonchalance, call $100 million a “hundy” — 1 percenter isn’t a bad word. It’s a membership card, an inside joke. But unlike many of his peers, Kirshenbaum didn’t come into his money the old

fashioned way – i.e. through a death in the family. Like a growing number of Upper East Side notables, he’s nouveau riche. Growing up in the Five Towns on Long Island, he fought to expunge his workingclass accent. “Long G’Island,” he used to say. Early in his career, he would eat his sack lunch on a bench along Central Park, across the street from the co-op building he now calls home.

A whimisical piece of art by Charming Baker hangs in the hall. Right: A view of the living room, which gets flooded with light in the late afternoon.

At the J. Walter Thompson agency, he worked as a junior copywriter under bestselling author James Patterson. He was secretly taking freelance commissions on the side, against company policy. “One day my boss came into my office and showed me an ad. He said, ‘Why can’t we do work like this?’ It was my ad,” Kirshenbaum says. “I told him, ‘I quit’ and I started my agency the next day.” That breakthrough ad was for shoemaker Kenneth Cole. It was edgy and minimalist. Simple text on a white background, the copy read: “Imelda Marcos bought 2,700 pairs of shoes. She could’ve at least had the courtesy to buy a pair of ours — Kenneth Cole.” “It created a sensation, because no one had done political advertising before, especially without showing the product. It was counter-intuitive,” Kirshenbaum says. Kirshenbaum’s self-aware, postmodern copy made him the bad boy of the ad world. He helped pioneer guerilla adver-

tising and attracted celebrities like Andy Warhol, Liza Minnelli and Joan Rivers to star in his work. (Kirshenbaum later wrote jokes for Rivers — at $6 a pop.) When he finally sold Kirshenbaum & Bond, it was the largest independent agency in the United States, with 600 employees, three offices and close to a billion dollars in billing. He was in his early 40s, now with substantial means. It was time to reinvent himself. “I lived Downtown for many years, and I never ever, ever came Uptown! I felt like you needed a passport to venture past 14th Street. It was all very myopic. I didn’t really experience the city. Everyday it was apartment, work, Indochine. It felt claustrophobic,” he said. ”I thought it would be really interesting to have a different experience. So I started to look [for a home] Uptown.” Real estate brokers had him pegged: Downtown creative. They showed him

apartment after apartment on the Upper West Side. For a while, he considered moving to the Dakota. “In those days it was still very traditional,” he says. “People said, ‘Well, if you are going to live Uptown and you are a creative person, you should live on Central Park West.’” But light led him across the park. “I’m obsessed with light and the Upper West Side gets the morning sun,” he says. “But Fifth Avenue light is very unusual. You get the most beautiful light around 5 or 6 p.m.“ Reflecting on his reinvented life, he adds: “I’m more of a fish out of water having lived Downtown versus Uptown, than coming from Long Island to the city to be honest with you,” he says, adding, “It’s a privilege to live on the park. I don’t take it for granted.” Several weeks later, Kirshenbaum invited LLNYC to the launch party for his

book at the Lotus Club. “Isn’t this so … what is it that the kids say? Meta?” one of Kirshenbaum’s creatively named subjects asks over champagne and caviar. It is clear what she means. Waiters in blue coats hold silver trays of champagne in the grand oak-paneled library. Live jazz sets the mood, as does a torso-sized “1%” icon carved in ice. The net worth of the room’s familiar faces is well into the billions. Kirshenbaum managed to recreate a scene from his irreverent book in order to celebrate it. Kirshenbaum sums up the moment: “It’s so important to have a sense of humor and the security not to care. I’ve always liked to stir the pot a bit.”

Kirshenbaum strides through the foyer. Early in his career, he ate his lunch in the park across from this building, which later became his home.

No kidding around Experts make case for spending more on responsibly created kid’s furnishings BY JENNIFER WHITE KARP

I

t may seem counterintuitive to urge parents to seek out objects of quality and permanence, like upholstered furniture, even fine art, to go in — of all places — a child’s room. After all, children are the very opposite of permanence, capable of outgrowing sneakers before a season is over, to the eternal frustration of parents everywhere. But what’s often available from manufacturers in today’s throwaway world can be shoddy and even harmful to the environment, and last about as long as a pair of sneakers. So choosing quality furnishings means, in many cases, choosing furnishings that are also ethically made and environmentally safe. That’s an imperative for Jennifer Morris of JMorris Design, who will often try to steer clients away from “disposable furniture and toward pieces that can be passed on. “When I think about luxury, I think about using your money as a means to represent your commitment to an ethical society, said Morris. “I believe strongly in purchasing responsibly. It’s a very important way to make an impact. The designer said that in order to get to desirable price points, children’s furniture manufacturers often create disposable products using what she calls “immoral methods for getting the products made and often cut corners in construction. “A crib should not last for only one child. If it’s really made well, it should be able to serve several, and when your family outgrows it, it should be able to be passed on to another family, Morris said. She recommends that parents be diligent and seek out something creative that is made locally or, if buying furniture that is made internationally, “try to make sure that the person is being paid a living wage and is part of a system that supports them. She favors brands like ducduc, a Connecticut manufacturer that has a showroom at the New York Design Center and makes cribs and dressers using finishes with low VOC, or volatile organic compounds, which are solvents that can be released into the air. The company uses solid wood and avoids MDF, medium-density fiberboard, an engineered wood product. Cribs run from $1,000 to $2,400 while kids’ dressers and armoires run $1,000 to $1,650. Another favorite source of Manhattan interior designers is kinder Modern, which seeks out children’s design pieces from

the 1920s to 1980s. According to kinder Modern’s web site, it offers furnishings “created by or in the style of prominent and iconic designers of the 20th century and are unique in their innovative use of materiality and design for the time. Kinder Modern goods are available on the shopping site 1stdibs.com. A set of six Italian children’s enameled metal and plywood chairs, circa 1960, are offered for $2,500. “Downtown Chic, a decorating book by

Robert and Cortney Novogratz, who are the subject of this month’s cover story, extolls the thrill of a vintage find at a flea market or thrift shop. While the lesson is not explicitly one of sustainability, the takeaway is. Choosing sustainably made products avoids one of the pitfalls of mass-made furnishings. “Anything highly chemical ‘off-gases,’ Morris explained. “When you wonder, ‘how is this piece of furniture $99?’ it is because it is made with the least

expensive glue and the cheapest labor. For some of interior designer Philip Gorrivan’s clients, concerns about allergies and respiratory issues guide their decision making. He seeks out organic and natural materials for textile products for those projects. Selecting furnishings for a child’s room is on the same continuum as other health issues, he said. “It’s caring about not only what children are eating, but how they are sleeping and breathing and developing, he said. Another route to quality kids’ furnishings is simply to shop where the grown-ups go. B&B Italia for example, offers child-sized versions of their iconic armchairs. Last year the company introduced the UP Junior. The pint-sized chair retails for $1,519, and like other upholstered products from B&B Italia, has a 10-year guarantee for the frame. “Cutting down industrial recycling and disposal activities actually saves materials, energy and emissions, said a company spokesperson. Interior designer Sandra Nunnerley also endorses shopping for kids’ furniture at the same places adults go.

“We always look to include the same wellmade furniture, custom-made window treatments and high-quality carpeting that we use in other rooms, Nunnerley said. Focusing on the value of the furnishings one incorporates into a child’s room also results in a well-designed room that can grow with a child. Nunnerley advocates putting high-quality custom upholstered furniture and interesting artwork in a children’s room for just that reason. An initial investment in a classic bed, light fixture, window treatment and so on means the room doesn’t require a complete redecoration for the transition to teenagedom. “You want the room to continue to be used in the future, as the child matures and wants a more sophisticated space to relax with friends, she said. “I love to use color boldly in a child’s room, creating happy, cheerful spaces. In a little girl’s room, we made it so pretty and feminine by using pinks and yellows in the window treatments, along with luxurious bed linens. That same room, she explained, could be “stripped later of its “girly elements. At a large Downtown apartment created by combining two homes, Nunnerley decorated

a 400-square-foot playroom that contains a kitchen where the family’s nanny can prepare small meals. The space features an artwork by American artist Raymond Parker, a red chair andottomandesignedbyMalidesignerCheick Diallo and a table by French designer Jacques Jarrige. There are also clever, shallow drawers under the television that hold the children’s artwork. A large blue chair swivels to catch the view. The room is airy and colorful. But as Morris explained, getting clients to put their money where their mouth is can be a challenge. “Most projects are a mix of high and low, she said. That’s partly a result of what it means to live in New York City. “We lead such a transient life in New York City. We get married and we move, we have a child and we move again. So I tell my clients I can’t promise that every piece of furniture will fit their new space, Morris added. “But there are several ways to recoup your investment: You can resell items online or in consignment shops. But you can only do this if you invest in them. That means you probably can’t resell that $99 piece of furniture, she said. It likely didn’t even survive the three hours spent setting it up.

Hamptons home hunt Hollywood stars, business execs and media elite look to trade pricey pads, including a $140M estate BY JUDITH MESSINA

T

he Hamptons real estate market heated up over the past year with some of the most expensive property ever to come on the market in the wealthy enclave, including an 11-acre Georgica Pond estate asking a whopping $140 million. (The alltime East End record-setter remains a home that

earlier sold for $147 million.) Of course, there was also the usual crop of bold-faced names, including business executives, media moguls, actors, and a bevy of reality television celebrities, who were buying, selling and renovating their pricey Hamptons pads. Here is a look at some of the most notable transactions recorded during past year.

BROOKLYN MARKET ROUNDUP

BROOKLYN’S GOLDEN HOUR

New condos loaded with amenities sell for Manhattan-style high prices BY TESS HOFMANN

B

rooklyn developers are increasingly achieving prices previously seen only in Manhattan. The trend, which involves prices hitting $2,000 per square foot and higher, reflects the booming popularity of Manhattan’s neighbor and the move toward developments aimed only at the Ăźber-wealthy. These price increases are being egged on by the fact that Brooklyn builders are able to offer impressive amenities, higherend finishes and top-notch views at prices that rival far more ordinary options on the other side of the East River. “You can get the best apartment in Brooklyn and feel amazing about the purchase, or you can get an average apartment in Manhattan,â€? said Jared Della Valle, president of Alloy Development, the developer of 1 John Street in Dumbo. “I think that’s a psychological opportunity.â€? Last month, Luxury Listings NYC’s sister publication The Real Deal ranked newly built or recently converted Brooklyn residential projects by average asking price per square foot, excluding buildings with too few active listings and those where square footage information was unavailable. The architect Norman Foster, who was knighted by the Queen in 1990, designed the building. Alas, it later turned out that the apartment will be occupied by the head of the New Zealand mission to the United Nations, Gerard van Bohemen. Since the queen is considered the head of the government, the purchase was made in her name.
