H

ow does fashion designer Nicole Miller think she’ll celebrate after this month’s New York Fashion Week? She’s toying with the idea of taking her team surfing following the show. That’s right, surfing. And it wouldn’t be the first time — she’s tamed the waves with her staff in the past. Miller, the longtime consummate professional, is brimming with the unexpected. For example, with her upcoming collection, the designer who “always sells pretty” is turning her attention to the street. On the first Friday of Fashion Week, Miller will debut her new spring line at Skylight Clarkson Sq in Soho, inspired by the back streets of New York. The Downtownchic collection is the latest installment from the pattern-obsessed designer in a series of themes that have included fantasy (think Tolkien illustrations) and a “magic carpet ride” in recent seasons. “We wanted to capture the hardcore vibe of the street,” Miller says. Armed with cameras, Miller turned her team loose on Downtown Manhattan. “We were inspired by things like manhole covers, metal grates and cobblestone streets,” she says. “We turned those images into monochromatic patterns, and it looks really great.” “The funny thing is that we always sell pretty, and we wanted ‘street’ to be pretty, so we put flowers on everything. It’s like if you saw flowers on a manhole cover,” she added. If anyone can make a manhole cover flattering, it might well be Miller, who, after more than three decades of enviable success designing under her own label, is still at the creative helm of her firm. Together with her business partner Bud Konheim (who stirred controversy last year after suggesting on CNBC that America’s less fortunate should stop whining), Miller has built a brand that drives reportedly more than half a billion dollars in annual sales. And everyone from Angelina Jolie to Jennifer Aniston and from Beyoncé to Blake Lively have strutted the red carpet in her gowns. Her clothing and bedding collections are distributed to roughly 1,000 stores nationwide — from her two high-end boutiques, Nicole Miller Soho and Nicole Miller West Hollywood, to premium department stores Neiman Marcus, Nordstrom and Bloomingdale’s, as well as mass and specialty stores like JCPenney and Anthropologie, to name a few. And while Miller is a designer thoroughly embraced by the mainstream consumer — she recently celebrated a decade-long partnership with JCPenney on the rooftop of the Refinery Hotel in Midtown — her own style is anything but. “I like more obscure designers,” Miller says, in the living room of her 10th-floor Tribeca co-op of 25 years, wearing a glimmering blue, black and gold dress of her own design (see cover photo). With her husband, financier Kim Taipale, she splits her time between Manhattan and her home of 19 years in Sag Harbor. “I don’t really like the mainstream people.” She loves the work of Michael van der Ham — a Dutch designer known for his bold CONTINUED ON PG 16

women’s wear and his costumes for Bjork and Tori Amos — and Philipp Plein — an irreverent German designer who was dubbed the “Neo-Fashion-Nazi” by Chinese protesters angered over his campaign against design plagiarism in China. “Likewise with art, I tend toward obscurity,” she adds. In her sprawling Manhattan home, Miller has more art than walls. But save for a pair of Ray Johnson prints in the guest bathroom, the majority of her collection is composed of lesser-known artists. A painting of a young girl in the backseat of a car dominates her living room. It’s by American artist Damien Loeb; “Not to be confused with Damien Hirst,” Miller says. A snarling punk rock composition by artist Micha Klein fills an entire wall in her bedroom. And a neo-expressionist work by Mexican artist Julio Galán is placed over a retro sideboard. It’s an eclectic and somewhat rotating collection. “I bought this at the artist’s senior thesis show. I thought he was going to be a star,” Miller says, pointing to a portrait of a redheaded woman by Gary Murphy, hung in a nook. “But I went back for his master’s show and I hated everything.” Miller does all her own decorating. “I don’t like ‘decorated apartments,’” she says. “They just feel so weird. They always fill them with weird knick-knacks and glass objects.” Her style is more organic. The apartment’s warm dark wood floors contrast with cool white walls. The scheme is accented with pops of bright color, like her almost-fluorescent blue mid-century dining chairs, green and blue throw pillows and lots of plants. And when it comes to food, Miller, a selfdescribed foodie, prefers to run with the younger crowd. Following this interview, Miller was jetting over to the Lower East Side for a dinner at Danny Bowien’s Mission Chinese. Often, she says, she’ll head to Brooklyn with her staff for a rowdy evening at Brooklyn Fare, the Reynard at the Wythe Hotel, or even to Bed-Stuy for a foie gras doughnut at Do or Dine. In fact, Miller’s reputation as an inthe-know diner has earned her the honor of hosting an upcoming event that will combine her love for avant-garde art and food. In October, along with Michelin-star chef Michael White, of Ai Fiori fame, Miller will host “The Art of Food” at Sotheby’s on the Upper East Side. The event will bring together 25 chefs with a presence on the Upper East Side (including Le Cirque’s Matteo Boglione) to create a dish modeled on a work of art in Sotheby’s next auction. “I’m not sure what I’ll be doing for the event quite yet,” Miller says. “Maybe I’ll make little dresses out of lettuce.” Miller also knows how to appreciate more salt-of-the-earth victuals — like a Chick-fil-A sandwich. She says she can’t wait to visit NYC’s first Chick-fil-A location, which will open at 37th Street and 6th Avenue in October. “There’s a Chick-fil-A at NYU, but you have to have a student ID,” she says. “A girl in the office recently flew us eight Chick-fil-A sandwiches from Atlanta.” But Miller also has a practical streak, and she says her mother — a forceful Parisian who raised her in the U.S.— is responsible for much of her sensibility today. “I grew up reading my mother’s French fashion magazines. Of course, they used to

come by boat back then, so they’d be two months late,” Miller recalls. “She was a very stylish person. She always looked very chic with some big, cool hairstyle, shoulder pads and custom-made shoes.” Inspired by her mother’s tweeds and herringbones, Miller set off first to the Rhode Island School of Design, then to L’École de la Chambre Syndicale de la Couture Parisienne (the French Federation of Fashion and of Ready-to-Wear Couturiers and Fashion Designers). Those schools “gave me a great balance of art and technique,” Miller says. Her first job was with the almost forgotten dress-designer Clovis Ruffin. “I’ve actually been buying up his old clothes so I can give them to a museum at some point,” Miller says, adding that she often buys her own discontinued clothes on Etsy and Ebay. “Recently, I got a note in the package that said, ‘I bet you bought this because you have the same name as the designer!’” she laughs. She launched her own business in 1983, but didn’t have her first show until 1990. “We opened on $100,000, so we didn’t have the money for a show,” Miller says, her dog,

It was just really important that I made really cool clothes that sold well.” Somewhat ironically, a breakthrough came with one of her more daring designs. “I made this dress that seemed to be very avant-garde at the time, and I wasn’t 100 percent sure it was going to sell,” Miller says of the shoulder-padded smock with a Mandarin collar. “But it became the biggest thing in the United States. We sold thousands of them. It’s funny, in my whole career I’ve never seen a dress sell so much. Every single company out there copied that dress. But it got to a point where we got sick of it. It didn’t look avant-garde anymore, it looked commercial.” And that wouldn’t be the last time Miller would pull the plug on a lucrative design. “At the premiere of ‘Mr. and Mrs. Smith’ [in 2005], Angelina Jolie appeared on stage wearing my dress. It was a total surprise. My dress was on the cover of People and InStyle and every other magazine. It was CONTINUED ON PG 18

big,” Miller says of the silky, floor-length dress. “Obviously, everyone tried to buy the dress. But I just didn’t want to make so many of them. We did one reorder and then we stopped production.“ “It didn’t make any sense to me to milk the Angelina Jolie dress because it could get to the point where everybody hates you for it. What if you show up at a party and 600 people are wearing it? I think we were smart to do a limited production,” she adds. Looking back over her career, Miller says that today’s fashion industry is a very different métier than the one she first cut her teeth in. She has watched the rise of e-commerce. Fabrics have become cheaper and the workmanship more intricate in a global economy. But there’s also a dizzying glut of options. “There is just so much stuff. I think that the customer gets very confused,” she says. “It’s harder than ever to get dressed.“ “It’s not like everyone has to wear a miniskirt because miniskirts are in this year,” Miller adds. “Before when a trend died you wouldn’t be caught dead in it. You could never wear bell bottoms after they went out. It would be the kiss of death. But now you can wear bell bottoms, you can wear skinny pants, you can wear high-waisted pants.” She recommends that people simply wear what looks good on them, what makes them comfortable, according to what their personal style is. “There are no trends anymore, and nothing goes out of style,” she says.

There’s less than $1,000 difference between the most expensive school on our list and the least.

Comparing the cost of NYC’s priciest private day schools BY ISABEL SCHWAB

F

all in New York means crisp leaves, suede ankle boots from Barneys, and for many parents, writing exorbitant checks to private day schools that promise to nurture and educate their children, eventually delivering them to the feet of John Harvard himself. Parents take note: Harvard actually has a lower tuition, at $45,278, than some of New York City’s elite private schools. Luxury Listings NYC ranked private schools in the city by tuition price to find out which were the highest and that was one of several somewhat surprising findings. While no school tied for price, all of the schools were within a spitting distance of each other — there’s less than $1,000 difference between the most expensive school on our list (Riverdale Country School) and the least expensive (Marymount School of New York). Unsurprisingly, six out of the 10 schools are in Upper Manhattan, and all three of the big private schools in Riverdale — Fieldston, Riverdale Country School and Horace Mann — made the list, as did one school further Downtown, Avenues. It should be noted that though many students at these schools pay full tuition, the schools do have financial aid programs that can make them accessible to a larger demographic of students. And a few of the schools have taken steps in recent years to make their students confront the privileges that they enjoy; Fieldston’s new program, which segregated students by race for discussion groups, being the most extreme example. Most expensive does not necessarily mean best, though; of the top 10 New York City private schools on the school ranking website Niche, which looks at key student statistics as well as student and parent surveys, only three (Horace Mann, Fieldston and Columbia Prep) are also on our list. Who would have ever guessed that Trinity and Dalton, which ranked #2 and #3 on Niche’s list respectively, might actually be (relatively) good deals?

t’s like being an “urban Indiana Jones,” Jennifer Blumin recounts, barefoot and recumbent on the daybed in her Tribeca loft. “I go into these disgusting, forgotten, covered-in-dust spaces — places where no one has been in decades. But that’s where you find the coolest stuff.” Curious and unafraid to get her hands dirty, Blumin, 38, founded Skylight Group, a company that adapts neglected historic buildings for one-off, high-end events. While she doesn’t own the buildings she operates in, she also doesn’t pay rent on the spaces, dividing the proceeds with landlords who benefit from the buzz she creates. Days before this interview in late August, Blumin had just returned from an adventure trudging through the vaults of the old San Francisco mint, where she discovered an antique “gold-crushing machine” buried in pigeon droppings. Before that, she was pushing through pigeon nests to reach the rooftop of a forgotten, Rat Pack-era hotel in Las Vegas. “I went into these old motel rooms in Vegas that were closed for decades, and there is gross stuff in there. But some of it is so awesome. You have to walk through cobwebs, they get in your mouth, but that is part of it,” she says. “It’s gross, but all of my spaces have started in that condition.” But recently, Blumin’s taste for urban archeology has hoisted her into prominence: Two of Skylight’s venues — Skylight Clarkson Sq in Soho and Skylight Moynihan Station in Chelsea — are the official homes of this year’s New York Fashion Week, as the event bids adieu to the tents at Lincoln Center. Skylight Moynihan Station is located in the historic James A. Farley Post Office on West 33rd Street across from Penn Station. At one time, the post office processed nearly 90 percent of the mail in all of the United States. Inside, Blumin recently reopened the former Grand Suite of New York’s Postmaster General, which was originally built for entertaining, and had been locked for decades. Two miles south along the West Side Highway, the 60,000-square-foot Skylight Clarkson Sq once served as the final terminal on the old High Line. Today, it is a gleaming whitewashed chamber that seems designed from the outset for a catwalk. Explaining her vision for Fashion Week,

Blumin says: “Fashion Week had been in the tents, which are inherently ephemeral, they’re fleeting. But so many of these events are future-looking, so why do it in a temporary, pop-up-like box? You need to be tethered to something real.” Blumin says she landed Fashion Week after the New York Times ran a profile on her in the Style section last September. Ari Emanuel, the powerhouse co-CEO behind talent agency William Morris Endeavor — IMG’s parent company — saw the article and called. “After that, my life went into many months of negotiations. I was swallowed from that point on, but in a good way,” Blumin says. “It ate my life. I mean, I have a one year old, where is he?” she adds, gesturing around her lounge for her sons, Phineas, 3, and Theodore, 1. But even before IMG signed the deal, Blumin’s rehabbed venues were the en vogue

spots for parties, galas and runway shows for the likes of Nike, Google, Facebook, the Whitney Museum, Rag & Bone, and Proenza Schouler. Skylight’s Soho space has been the exclusive Fashion Week home to Ralph Lauren for the last 17 seasons. Launching her business in 2004, she first transformed an 18,000-square-foot space at Hudson and Spring streets into a gallerylike, white-box venue. Over the next decade, she added Skylight One Hanson, better known as the former Williamsburg Savings Bank Clocktower in Brooklyn; and Skylight Modern on West 27th and 10th Avenue, a 15,000-square-foot blank canvas created for Fashion Week in 2013. A Skylight San Francisco will open soon. “We’ve always had a very robust fashion business with the biggest names because we were the alternative venue. But now, all of the sudden, we are the main act,” Blumin says between sips of Evian water with


powdered electrolytes (she met LLNYC in her home fresh from a yoga class). “Fashion Week is about the designers and the clothes on the runway,” but this year, “it’s also about the culture of the designers,” which is Downtown Manhattan, she adds. Although she clearly prefers her days spent parting spider webs in search of long-forgotten treasures, much of Blumin’s time is now consumed in “talks” with tight-

fisted landlords and lawyers with noses for liabilities. It’s the unwelcome consequence of grown-up success. She also sits on the board of the Lowline, an organization co-founded by her partner, architect James Ramsey. The group’s goal is to transform a massive, abandoned trolley station beneath Delancey Street on the Lower East Side into New York City’s first underground park.

But when she was starting out in NYC as a recent Cornell graduate, Blumin says she was blissfully ignorant of the risks associated with her emerging business. Her first job came when one of her friends, a reporter at the New York Observer, mentioned to an Israeli billionaire during an interview that she knew the perfect person to transform his Downtown penthouse CONTINUED ON PG 28

into an event space and photo studio. Her only experience at the time was occasional event planning for her entry-level corporate communications job. “I’d say, “Sure, I can do this. Why can’t I do this? I got good grades. I’m 23. I can do anything,” she recalls. “I just thought that if I worked hard I could figure it out, and I did.” Still, knowing what she does now, Blumin wonders if she could have ever gotten off the ground. “I was an English major in college. I’m from a super liberal academic family. I didn’t even understand what business was, which I actually think helped me. It’s unconscious incompetence,” she says. “I could be confident when I started out because I had never taken an economics class, or been to business school. I didn’t know what I should be afraid of. Now I do, and things are more stressful accordingly. But I think it sort of helped me push out on my own early.” That approach meant that Blumin had to learn from mistakes, often after it was too late. She remembers one early disaster

that left her in trouble with the police, after she was approached by a client and handed cash for a birthday event. The representative for the “private individual” told her that the birthday party would have “about 90 people.” “I was like, ‘Okay! Sounds like a great idea but you should get security,’” Blumin says. “It turned out that individual was Mike Tyson and it wasn’t 90 people, it was 900 people.” When she asked security to close the doors and turn people away, they kicked her out. “I called the police from outside on Broadway and 4th and was like, ‘You need to help me. This is out of control!’ Instead they gave me four summonses. I said, ‘Wait, I called you for help, not to get in trouble.’ But that is not how it works.” From then on Skylight would hire its own security — at the renter’s expense, naturally. A similar learn-as-you go approach is on display in her 2,000-square-foot Tribeca loft, which was designed by Ramsey. “My overall approach to the whole thing was to salvage as much of the historical stuff

as possible,” Ramsey says, pointing out the original tin ceilings and windows in the loft. Together, Ramsey and Blumin gut renovated the 1830s commercial space, which was originally a munitions store, and in poor condition when they found it. Today, a replica of a Beluga whale skeleton hangs above the dining room table. “I wanted a place that was full of warm natural materials, but also somewhere I could put all the clutter and awesome little objects I’ve collected over the years,” Ramsey says. Fittingly, the couple’s collections are every bit as unconventional as Skylight’s venues. They include Mesoamerican ceramic artifacts “that are like a thousand years old” from Teotihuacan outside Mexico City; arrowheads from Ramsey’s family’s farm in Central Tennessee; trilobite fossils; vintage guitars; a calf-sized 16th-century, carved wooden horse from South India; and scrimshaw. “Scrimshaw is almost like outsider art. Basically, a bunch of bored sailors back in the whaling days would cover sperm whale


teeth with these weird etchings. Most of them were semi-pornographic, although I have not yet found any of those,” Ramsey beams. Like Blumin’s event spaces, her home is curated, carefully planned and a bit eccentric. And perhaps, like her event spaces, it’s not really about the white-oak floors or the frequent dinner parties that have exhausted her 300-bottle wine rack (made from old terracotta drain pipes). Maybe, taken as a microcosm, it’s about the dialectic between new and old Tribeca that has produced something entirely new. “I’m not interested in events for events’ sake,” Blumin says. “I’m interested in reconceiving spaces, and finding new and temporary identities for historic spaces — giving them different clothes. I don’t want to overly fetishize history and keep it in amber, but to adaptively reuse it. I think the interplay of those things is interesting, and that’s why I think we’ve driven the company bigger and bigger and toward more landmark and historic spaces.”

Renovated to inspire desire (and a sale) How to create stunning kitchens and baths that will move your home off the market BY JENNIFER WHITE KARP

F

or Manhattan residents looking to sell their homes, an outdated kitchen or bath that had been merely functional before can suddenly become an unwanted focal point. In some cases, particularly with townhouses, a broker would typically advise owners not to spruce up a kitchen or bath, under the assumption that the new owners will do their own renovation to suit their taste. But in other situations, putting homes on the market with unloved kitchens and bathrooms can be an invitation to low offers. And dated spaces can be a deal killer for sales in buildings with summer-only renovation rules or when potential buyers can’t stomach the idea of tackling a renovation themselves,. Interior designers, renovation experts and luxury kitchen and bath manufacturers offered Luxury Listings NYC a host of recommendations for creating stunning kitchens and baths, the rooms that all agreed were the most critically inspected by potential buyers. The experts estimated the cost of a gut renovation for a high-end kitchen to range from $100,000 to $150,000, while baths could cost from $30,000 all the way to $50,000, and much higher for a master.

Condo competition While those costs could seem steep, consider the big picture: According to Lee Stahl, president of The Renovated Home, many Manhattan homes in the $7 million-to-$20 million range are sitting on the market now because of competition from brand new, move-in-ready condos. “If you’ve got an estate sale, you must do a renovation in order to avoid leaving money on the table. And no one wants to renovate,” Stahl said, referring to buyers. Doing a renovation for a home going on the market is a unique proposition. One is faced with creating rooms that are impressive yet not intimidating or turn-offs to buyers because of design choices. In other words, the rooms must be both striking yet nonspecific at the same time. Fortunately, there is a blueprint for that look. “What people have wanted since 2005 are white kitchen cabinets, Calacatta marble counters and dark wood floors,” Stahl said. Countertops with a 2-inch thick edge “turn people on — they’re an aphrodisiac.” “When do I see this trend ending? I’ll let you know,” he said with a laugh.

“In an estate sale, this is a money-in-thebank design,” he said. “You don’t need to do insane customization, you don’t need to fly to Italy to pick your own marble.” But with this look, he said, which many buyers consider the ultimate in design, thanks to its appearance in numerous shelter magazine spreads, “you will hit your number.” Stahl speaks from experience. Take the home at 740 Park Avenue that sat on the market for about a year until Stahl stepped

in and made a $100,000 bet with the owner that he would get the project done in a mere 16 weeks. “We dropped over $1 million on the [home’s] renovation and it sold to a wellknown person,” he said. Still on the fence about whether to renovate? Manhattan interior designer Marcia Butler offered this rule of thumb: “If the kitchen and bath are in good shape — meaning there has been a renovation within the last 10 years and there’s

nothing outlandish about the spaces — most real estate professionals will say ‘leave it.’ The buyer will move in and eventually renovate. But if it is in bad shape, it is worth it to gut it out. You will get your money back.”

Kitchen capers

A favorite trick of Butler’s is to add a custom kitchen island with drawers on both sides. “A nice thing to do is use the same surface on the top and remaining two sides,” she said. The result is a streamlined effect. A high-end version of a seamless island is the monoblock from Bulthaup. This is a stainless steel workstation that looks like a solid block of metal, with no visible seams between the back, side and top surfaces. And one of Bulthaup’s newest products also offers another neat trick: the shutter island, which features pull-down shutters to hide appliances. It is currently available in laminate, aluminum and stainless steel. Lainey Guidry, designer for Bulthaup New York, commented on a stylish kitchen trend: “Kitchens are often one material on one element and a completely different one on another element. For example, a kitchen could have one element along a wall in all natural aluminum or white fronts and an island made of wood. It gives a feeling of the kitchen as furniture and brings a bit of warmth to the space.” While white is still an “incredibly popular choice for many high-end clients,” said Claudia Febres, architectural designer at kitchen manufacturer allmilmö USA Corp., textures add extra allure to cabinet fronts,

Butler and others named what owners must put in their kitchens to make buyers’ hearts pound. “Select a fridge that is counter-depth at 24 inches, so it is not jutting out,” Butler said. If one has good money to put into a renovation, buyers want to see a Sub-Zero.” Other top brands are Miele, Thermador, Liebherr and Fisher & Paykel. And freestanding fridges are a no-go. In today’s kitchens, fridges practically disappear. Buyers like to see them covered in the same material as the cabinets to blend in with the space, Butler said, a concept that works especially well in open layouts, where the kitchen bleeds into the rest of the living space. Buyers also want to see a five-burner stove with a grill in the middle and a wine fridge or dedicated wine storage, if there’s space, Butler said. “In New York City, it is all about space.” Other fancy appliances making pulses quicken? Microwave drawers, and steam and speed ovens. Statement appliances are prized, but certain small luxe details are also valued, such as interior lighting for drawers, task lighting over counters, accent lighting at toe kicks and

counter tops, backsplashes and niches or openings for shelving. If the surfaces “reflect the imperfections of nature, even better,” she said. Look for exotic wood veneers, rippled doors, distressed concrete counter tops and tri-dimensional tiles to get this look. For tile, Butler also suggested Ann Sacks, which she said has a “luxe feel” thanks to its muted tones. For jazzing up kitchens, she recommended Artistic Tile, which has multiple locations in Manhattan. Butler also likes a variety of materials, including cement counters. “They’re very durable and have a sophisticated yet easy and industrial look too. I also love walnut wood because it is natural and has an interesting grain. I love ash because the grain is huge and with cerusing [a technique that lightens the grain], you can really bring that grain out.”

Tuck it away Kitchens from Bazzèo perform a disappearing act. That’s because Ana Sternberg, cofounder and CEO, said homeowners want to “create a clean look with lots of working counter space.” But to get a clean look, one needs excellent storage. Her company often gives kitchens tall pullout pantries or doors with drawers that offer easy access to items. But for the ultimate in smart storage, check out the company’s Pandora line. With James Bond-like wizardry, the line features a motorized kitchen island that opens up to reveal shelves, counters, seating, shelves and cooktops. Another piece in the line features a cabinet that rises up from the island at the push of a button and disappears when not in use. Talk about a clean look! Sternberg explained that this line works particularly well in homes with “open spaces that do not have walls, as there’s nothing hanging from the ceiling to obscure the view.” James Bond fantasies aside, putting in a gourmet kitchen in an older New York City building can be tricky. Ben Bischoff, one of the founding partners of MADE, a NYC design-build practice, reminds home owners that they need to think about ventilation when installing ranges like Viking and Blue Star that are all the rage. “High-end ranges are modeled on restaurant-quality appliances,” he said. “Good ventilation is extremely important.” There are alternatives for older buildings that can’t be configured for restaurantquality ventilation, he pointed out. Convection ovens and induction cooking surfaces are both attractive options.

Fancy baths Bischoff said his goal in creating great bathroom spaces is to “make them feel like rooms.” He likes to create a space for furnishings, such as a chair or storage, because those elements can tie the bathroom into the home and add more comfort, he said. “We think a lot about sinks,” he said. Washstand-style fixtures allow residents to see the floor — this makes the space seem bigger. Other recommendations are to consider whether having a bathtub makes sense; if there are other tubs in the house, consider taking it out.

“A bathroom is a space we spend a lot of time in,” Bischoff said. “Sure, a large bedroom is nice, but we’re asleep most of the time in it. Consider shifting square footage to the bathroom. A good linen closet in an accessible location” is a great attribute, he said. Luxe touches that homeowners want in their bathrooms, Butler said, include Dornbracht rain showerheads, Duravit toilets and Bendheim glass shower enclosures. “Get rid of the shower curtain,” Butler advised. According to Peter Sallick, CEO and creative director of Waterworks, “There has been strong interest in an industrial-inspired bathroom space,” which he said is defined by “powerful shapes and unique aesthetic details” and open space. “We see this influence as uniquely urban and uniquely American,” Sallick said. Waterworks customers frequently request brass, which Sallick called “a living finish that changes with time and attains a patina.” This is particularly popular in the Henry and Highgate collections, he said. The latest bath collection from Waterworks is Formwork. The modern collection offers slim profiles and a patented water flow technology with more than 60 components, including bath fittings, textiles and surfaces. Febres of allmilmö favors “floating” cabinetry off the floor, even if that means sacrificing storage, but only if the floor finishes can be shown. Go for less adornment, sculptural fixtures that can stand alone, rain showers of “colossal proportions” and extra-large mirrors instead of the good old medicine cabinet, she advised. Stahl of The Renovated Home also offered his take on bathroom styling: “In bathrooms, it’s more Calacatta marble, polished nickel hardware and subway tiles. If you do that in a renovation, you’ll sell, if you do something different, you won’t sell it.”

Westchester’s most well-heeled homes A look at the top residential listings in New York City’s ritziest suburban county BY C. J. HUGHES

W

ith the dawn of the school year, a new crop of children is enrolling in public schools in Westchester County, many of them likely transplants from New York. Unhappy with their choices in Manhattan, parents often relocate to this tony, leafy suburb to educate their kids for the price of a property tax-bill, rather than fork over private-school tuition in the city (See Luxury Listings NYC’s story on private school tuition on page 22). But other reasons compel buyers to pack their bags. Indeed, as LLNYC found in its round-up of the top five most expensive Westchester properties currently being marketed for sale, these homes rival their co-op and condo equivalents in the city in terms of elegance and over-the-top finishes — and with many more rooms, and lawns, to boot. Mostly located along the I-684 belt, where zoning tends to allow for roomier spreads than in other areas, these trophy properties often pack in docks, ponds and tennis

courts, and maybe even a green on which to practice a putt. Urban dwellers usually associate these types of features with their summer retreats in the Hamptons, brokers say, but in Westchester County, which fans out from the Long Island Sound and the Hudson River, they can be enjoyed at home for many more months. Still, Westchester isn’t exactly a bargainhunter’s paradise. In fact, it’s the priciest New York suburb. The median value of an owner-occupied house is $518,000, according to 2009-to-2013 census figures. In contrast, Nassau County, on Long Island, has a median of $455,000, the data show, and Bergen County, on the Hudson in New Jersey, is $451,000. Meanwhile, the median in Fairfield County, in southwestern Connecticut, is $432,000. Then again, considering Westchester’s high-income levels, the steep home values may make sense: The median household income as of 2013 was $82,000, according to census figures. In the same vein, socializing can seem to revolve around elite members-

only institutions, from the Larchmont Yacht Club, in Larchmont, to the Willow Ridge Country Club, in Harrison, among many others. Naturally, well-heeled celebrities have also gravitated to the area, particularly to Bedford, where secluded estates tucked into winding, woodsy roads shelter Michael Douglas, Richard Gere and Bruce Willis. Notable restaurants include Blue Hill at Stone Barns, among the pioneers of the farm-to-table trend, which is found at Tarrytown’s Rockefeller family compound. And the Westchester mall in White Plains offers a Manhattan-style bevy of stores, such as Burberry, Swarovski and Apple, as well as some that haven’t even made it to New York yet, like Neiman Marcus. Though public schools in places like Scarsdale, Pelham and Chappaqua are top notch, those with deep-enough pockets may choose private alternatives, like the Hackley School, a kindergarten-to-12thgrade prep school in Tarrytown. Property taxes, though, can be significant at those big-ticket homes, featured below:

$23M ating to 1930, this ninebedroom Georgian called Glencliff, which is listed at $23 million and is the county’s priciest property, boasts a traditional red-brick exterior. But its rooms are unequivocally modern. A sinuous white staircase, for instance, twists up along a wall; the kitchen’s fireplace is sheathed in ridged metal. Appliances are stainless steel, and a deep soaking tub under a flat-screen TV makes up the master bath. The mansion sits on 25 acres off a stone wall-lined street near Bedford Corners, a retail area. Extras include an outdoor pool, tennis court and garage with enough space for seven cars. Try finding that perk in the city.

Frustrated by a lack of homes on the market in Manhattan and parts of Brooklyn, and, perhaps, burned by one-toomany losses, some buyers are bidding on apartments that they’re not entirely sure they even want. The idea: Win now, decide later. It’s not until an offer is actually accepted that these buyers are taking a good hard look at the fought-over property. At that point, some are deciding that the home is not a good fit for them, while others are getting scared off by the very fact that they’ve won a bidding war and therefore might be overpaying. “Essentially, would-be purchasers are buying time instead of the apartment,â€? said Warburg Realty’s Lisa Larson. :KLOH WKLV LV QRW D QHZ SKHQRPHQRQ̭̹̭1HZ <RUN KDV HVSHFLDOO\ OD[ UXOHV VXUURXQGLQJ PDNLQJ RIIHUV RQ SURSHUWLHV̭̹̭EURNHUV say they have seen an increase in the last few months because inventory is so tight and so much of the new condos hitting the market are highend luxury with hefty price tags. Larson recently represented the seller of an Upper East Side three-bedroom in the $2 million range. Sixty prospective buyers saw it within the first week, and eight submitted bids. But the winning couple backed out when the two could not agree on whether they wanted the apartment. While this may seem like an innocent strategy to buyers who are simply trying to find a home in a tight marketplace, it can be seriously detrimental to a seller. That’s because, as Larson explained, a failed deal can cast a shadow on the property. ̸<RXĚľUH ORVLQJ WKDW LPSRUWDQW ILUVW ZHHN RU WZR RQ WKH PDUNHW when you have momentum building,â€? she said. “When that’s gone, it’s hard to get it back.â€? Karla Saladino, managing partner of Mirador Real Estate, a boutique firm that works closely with developers and building owners, said the strategy has become so commonplace among buyers that she’s come up with her own system to protect her sellers. “I’ve been sending out more than one contract for my sellers, as it damages them to have it on market too long,â€? she said. It is the work of French street artist JR, who collaborated with the New York City Ballet for his art film “Les Bosquet,” which premiered at the Tribeca Film Festival. magine a filmmaker making a movie in New York City against a backdrop of local shops, only to find the locations have disappeared the next day. This is not sci-fi, nor is it a disaster movie. This was the real-life experience of first-time director Clayton Smith, who made a short film, “Off Track Betty,” on location on the Lower East Side. According to an article on thelodownny.com, as Smith filmed, vacant stores he used for filming were being dismantled, part of the sweeping development transforming the neighborhood. For example, the old Jade Fountain Liquors, which is used in the film, came down when the former Essex Street Market was demolished; the same fate awaited a former shoe store at 402 Grand Street, where Smith also filmed, as well as

a fabric store. And so the film will serve as a reminder of what one corner of the Lower East Side looked like before Essex Crossing, a 1.9 million-square-foot mixeduse project, goes up. Regal Cinemas will be an anchor tenant with a 14-screen movie theater. In May, Splitsville Luxury Lanes signed a deal to operate a 10-lane bowling alley at the development. This is a movie about a transformation happening so fast that it sweeps up even the production of the film itself. Talk about meta. On the movie’s Kickstarter fundraising page, Smith explained that even the film lab he used was caught up in the wheels of change. “The last remaining film lab in NYC discontinued film development services shortly after we dropped off our 16mm Kodak reels,” Smith wrote. “As a result, ‘Off
