Windows are a significant component to the construction of a home and there are many factors to consider during the design process. The Ontario Building Code has certain requirements when it comes to windows performance depending on the compliance package a builder selects, so careful consideration is imperative. The most common window you’ll find in homes is double pane but triple pane windows are head and shoulders superior to their counterpart. Windows are graded on three scales. The first is Visible Transmission (VT) which is the amount of light that passes through the glass, the second is U-Factor (UF), which measures heat loss through the structure of the window such as the spacers and the frame. The last is Solar Heat Gain Coefficient (SHGC), which quantifies how much heat is being absorbed by the home through solar transmission. Although these are important for designers to calculate energy values for a home, they aren’t tangible and therefore minimum requirements are satisfactory. However, triple pane windows do make a noticeable difference especially when it comes to condensation on the glass. Showers, toilets flushing, dishwashers and occupants are all important in maintaining the moisture balance in a home.
The hygrometer in your home should read anywhere between 30% and 50%. In the winter months it can be challenging to raise the moisture levels and the mechanical system plays an important role. Once the home is at the desired moisture level, it is not unusual to see some condensation on the bottom of the glass. This is acceptable. Having a set of blinds down will compound the problem even more leading to water collecting on the window's sill. This won’t happen with triple pane windows. They are always dry. In fact, I’ve had home owners report that they’ve had large gatherings which generates a lot of moisture and the windows still remained dry. There are other factors that make triple pane windows more desirable such as superior sound attenuation from the third layer of glass, improved home comfort by keeping the air temperature inside more consistent and although marginal, cost savings associated with a higher r-value. ESTATE PLANNING FOR CANADIANS What You Need to Know By Julie Achtermeier
While it may be an unpleasant topic to broach with loved ones, every Canadian should take time to plan their estate in the event of their death. Losing a loved one is traumatic, but it is even more traumatic to pick up the pieces once they’re gone, especially if they haven’t done any planning. Planning ahead can alleviate a great deal of stress for your family. Here are some key areas to start with: LEAVE A WILL A will is a legal document that provides instructions as to how you want your estate to be divided once you pass on. It includes what you own and what you owe. Although you are not legally required to prepare a will, without one your family may lose control of how the estate is to be divided among surviving family. The province or territory you live in will have its own laws as to how to manage your estate after you’re gone. It’s always a good idea to seek professional legal counsel when creating a will. A lawyer has the expertise to ensure documents are prepared and witnessed properly. The costs for a basic will are only a few hundred dollars and well worth the investment. During the
creation of your will, ensure you have named an executor or estate representative. This is the person who will manage your estate after you’re gone. You may name anyone as your executor, and you may name more than one person - for example, if you have more than one child, you may want to make all children joint executors. Along with naming an executor of your estate, you should also appoint an executor to make medical decisions on your behalf, should you become disabled or incapacitated. Once your will is created, review it often. Ensure it reflects your current wishes, especially after a significant life event like having a child or losing a spouse.

PRE-PLAN YOUR FUNERAL To ease the burden of funeral planning for loved ones, you can plan your funeral while you are still in good health, and pre-pay for your funeral service. Funerals can be very stressful and expensive. Preparing and pre-paying for your funeral will ensure that your loved ones aren’t responsible for this expense and also gives you control to decide what sort of funeral you would like. The laws about funerals differ by province, territory and municipality so be sure to understand the requirements in your area. GIVE MONETARY GIFTS OR TRANSFER PROPERTY BEFORE DEATH In
Canada, cash given to children, grandchildren or any other relative or friend while you’re still alive will not be taxed. It is not reportable and does not show up on tax returns as it is not considered income. If the gift is property, the giver could be liable for tax on capital gains if the property has appreciated in value, such as in the case of a family cottage. Capital gains do not apply if you transfer ownership to a spouse or common-law partner. There are also some potential tax-savings opportunities if you’re a parent in a high tax bracket who passes down non-registered assets to a child to pay down a mortgage or make an RRSP contribution.
BUY LIFE INSURANCE If you have a spouse, children or any other dependents, you need life insurance. In the event of your death, your income stops but dependents will still need to pay bills, rent or a mortgage and living expenses. Think of life insurance as your income to keep the family stable for many years after you’re gone. Early in your adult life is the most critical time to buy life insurance as this is when most adults tend to have a higher mortgage, childcare costs or significant debt. To be left with nothing in the event of the unexpected death of a loved one would be devastating. Contact an insurance broker to determine whether you need term insurance or permanent insurance, or a combination of both. Term insurance has a guaranteed premium for a set term (10 or 20 years). After the term has expired, the premium typically goes up. As time goes on, your need for term insurance will decrease, and you can choose not to renew your policy. Permanent insurance has a fixed premium forever but is more expensive. Talk to an insurance broker to find out about the costs of each type of insurance.

Renting out a room in your house, a basement apartment or an investment property can be a lucrative business, but it’s important to understand the income tax implications and ensure you file your income tax correctly each year.
WHAT TO DECLARE The Canada Revenue Agency (CRA) treats rental properties differently than your principal residence and requires that you declare rental income on your tax return by completing Form T776 (Statement of Real Estate Rentals) with your income tax return. On this tax form, you must declare the rent received from your tenants as well as any expenses. However, if you rent a room below fair market value – to an adult child for $30 a week, for example, you do not have to report the rental income. Keep in mind, the child cannot claim a rent credit either, as this is considered cost-sharing. If you rent your home through services like Airbnb, you need to include all amounts that are paid to you as rent when filing your income tax. Also, include goods or services you may have received instead of rent at their fair market value. For example, if your tenant offers to plow your driveway in exchange for a reduction of rent, you need to include the cost of the snow plowing as “other related income.”

WHAT TO DEDUCT If you rent out part of your principal residence, you can claim a tax deduction for a portion of the expenses based on the square footage the rental space occupies as a percentage of the total living space. Expenses you can claim include heat, hydro, water, home insurance and mortgage interest. For example, if you rent a bedroom in your home and it takes up 10 percent of your living space, you can claim 10 percent of your household expenses. You can deduct interest that you pay on loans taken out to buy or repair your rental property, as well as fees you paid when taking out a loan (appraisal fees and mortgage application fees). You may also deduct any legal costs for preparing a lease, collecting outstanding rents or any fees related to mortgage financing. Bookkeeping fees and fees related to assisting with an audit can also be deducted.
SHOULD YOU CLAIM CAPITAL COST ALLOWANCE? Many homeowners subsidize their mortgage by renting the basement or a room in their principal residence. When you rent out your family home, you have the option of claiming a capital cost allowance (CCA). CCA is an annual deduction in the
income tax code which is declared on depreciable assets, referring to the building only. If you decide to claim CCA, it leads to tax savings in the short term, but you will have to pay capital gains when you sell your home. WHEN IT’S TIME TO SELL If you sell a rental property, any gain will be taxable, unlike your principal residence which can be sold tax-free. To avoid paying taxes on a rental property, you can purchase a property in your name, rent it to a child and then sell or gift the property to the child in the future. If you gift the home to your child, for tax purposes, it will be treated as if sold for market value, and this amount becomes your child’s tax cost of the property. If instead, you sell the property to your child for an amount that is less than the market value, it will still be treated for tax purposes as if you disposed of it for market value. This exchange could lead to double taxation when your child ultimately sells the property, so it’s best to either make the home a gift or sell it at the fair market value.
