When you are ready to start looking at buying a home, you will need to first determine who you will want to work with to get financed. Traditionally, most people will use either a mortgage broker or a bank. Your parents probably dealt with a bank to buy their first home, but times are changing. According to Mortgage Professionals Canada, about 28% of Canadians use a mortgage broker to arrange their mortgage and about 47% of all first-time home buyers used a mortgage broker.

Fitting into your bank ‘s box is more difficult than ever before due to the credit crisis that began in 2008, and banks’ boxes have shrunk considerably. Even if you do fit in their box, is their box appropriate for you? Going to a mortgage broker will open your options up to a variety of different programs and lenders that can ultimately get you a better rate and save you money in the long term. Mortgage brokering used to be primarily for “subprime” mortgages (individuals with poor credit or other unique circumstances). But happily, that is no longer the case. With your busy work schedules and life a mortgage broker can do all the research for you to ensure your mortgage rate is the lowest based on all your specific criteria. And that is why the experts at TEAM FARHAN are here for you!
VELOUTÉ BISTRO, named after the “mother sauce” of fine French cuisine, is nestled off the lobby of the legendary, ultra-lux Palace Pier at 2045 Lake Shore Blvd W., Etobicoke. A friendly concierge greets dinner guests at the condo entrance and guides you to the secret stairway entrance. There is even complimentary valet parking. It’s all vey posh, darling. I used to live in this glittering tower of opulence but, at that time, the Palace Pier Restaurant was private, for residence only. Now, the industrious new restaurateurs have stirred up the pot and graciously welcome the public to feast on their culinary delights. Executive Chef, Fawzi Kotb, originally from Egypt, has an impressive resume including, Saucier at the Marriott Champs de Elysee, Paris, France , His high-voltage wife and business partner, Alise Matos, comes from Portugal and is a certified sommelier with dazzling, fine-dining credentials from the Windsor Arms and The Fifth . This dynamic duo and their polished staff offer catering, wine-tasting and event-planning services. When do they sleep? The décor of Velouté is cozy chic with an industrial flair. The compact, L-shaped space is intimate but airy with a vaulted, glass-canopy ceiling and terracotta tile floors which add rustic warmth and a flavour of Lisbon and Madrid. Some tables have pretty views of the lake and manicured gardens. Tucked in the corner is a tiny patio for a romantic alfresco rendezvous. Bold, modern art glams up the room. The vibe is casual elegance with discreet sophistication.

On my visit, the service was impeccable and portions generous. I loved the carefully curated selection of private-order wines, not generally found at the LCBO. The fresh-from-the oven, piping hot and crusty French baguette with the Chef’s homemade balsamic reduction was to die for. The menu tempts guests with fresh oysters, foie gras, duck magret, beef tartare and other continental classics not usually found in our local restaurants. Not all items are très haute There are some basic pastas, parmesan dishes, steaks, a simple Kid’s Menu and virgin Bellini’s to titillate the teenagers. I had a single lobster tail and Caesar salad. Delish! The highlight of our visit to Velouté was a jaw-dropping, mic-drop moment at the end of our meal when Alise, the owner and host, spontaneously burst into a powerful, and profoundly moving Fado song, Portugal’s soul music. Our table was instantly transported from Mimico to the Algarve. Bravo and thank you Velouté for an epic evening.

EPIC
Foodies rejoice! Oenophiles say Hallelujah! There is a brilliant new 5-Star restaurant in our beloved Humber Bay Hood. I’m thrilled to promote local businesses and write this totally unsolicited review based on a recent dining experience which was beyond awesome.
POST SCRIPT: Prices are not cheap, but worth every penny. I would confidently invite my fussiest friends to dine at Velouté. Even the most annoying food and wine geek, like me, would likely say: “This is class, Baby!”

Create a Patio that You Love HOW TO A few small touches are all it takes to turn a patio from
The easiest and most versatile way to add plants to a patio is by using containers. Evergreen shrubs in containers can define areas of a patio, provide privacy and shade or serve as a windbreak. Smaller pots of perennials, annuals or bulbs can introduce seasonal colour to a patio. One advantage to using containers is that they are portable, which means you can move the plants around to suit your mood and their needs. Just be sure that the containers match the style of the patio.
GREEN UP YOUR PATIO WITH PLANTS
FIND FURNITURE YOU LOVE
FOCAL POINTS CAN DO DOUBLE DUTY
The most common and useful amenity for a patio is furniture. It provides a place to sit, dine or otherwise enjoy the space. When choosing patio furniture, consider the style and how it matches the surroundings, as well as how comfortable and durable it is. Outdoor furniture that has to be protected or that stains easily when exposed to the elements will probably prove to be more trouble than it is worth. Meredith Corporation. Whether elaborate and built-in or simple and freestanding, water features are desirable amenities for a patio. Even a small pond can host a number of plants and/or fish. Or install a fountain to provide a bubbling soundtrack to your outdoor experiences and minimize sounds from neighbours or tra c.
WATER FEATURES ADD AMBIANCE
In the same way you would decorate a room inside the house, use yard art to accent and otherwise decorate your patio. If the patio can be seen readily from inside the house, the use of ornaments such as wire spheres, metal obelisks or topiary frames with or without plants can help link the indoors with the outdoors. A focal point that also has a practical function serves double duty.
Another alternative is to have built-in planting areas on the patio. This is best done when you design and build the patio: leave open spaces to act as in-ground containers that you can plant directly into. This method creates more protection from freezing temperatures, and plants need less irrigation than if they are grown in containers. It also allows you to grow low ground covers that help soften large expanses of paving. If you include a built-in in-ground planter, it is vital that the planting hole drain adequately and the soil does not become too alkaline as a result of adjoining mortar.
