The Holidays Can be a Magical Time to Sell Your Home Written By JULIE ACHTERMEIER

IN A YEAR unlike any other, the real estate market has seen some remarkable twists and turns. While businesses closed, restaurants faltered, and stores relied on online shoppers to survive, the real estate market paused, for a couple of months, and then surged ahead to record sales not seen since the end of 2017. No one quite expected a pandemic to bring house sales back to its peak. Now, as the holidays approach, can we expect a typical “holiday” selling season? For experienced brokers like Darlene McCauley at RE/MAX Escarpment Realty Inc. in Hamilton, some of the most motivated buyers are out looking during the holidays. “During a typical Christmas season, people are busy shopping, decorating and visiting,” explains Darlene. “If there are buyers out there, they are serious.” Darlene goes on to share that December is typically a good sales month in the business because the browsers are not out. Most people take a break during the holiday season and spend time with family and friends. Those who are motivated to buy will be out in full force and have more time to shop with less competition. While this year has certainly changed the dynamic of social gatherings, it is unknown how this might affect people’s motivation to buy or sell during the holidays. Even though there is a question mark surrounding December sales this year, it’s clear that many families are still moving out of the city and out of condos into bigger homes with more space. Without knowing what the pandemic’s next wave will look like, people are taking advantage of the low interest rates and strong market to make a move. Kevin Girard from Royal LePage State Realty explains why this December may see more activity than in past years. “We didn’t see a traditional spring market because of the Covid-19 shutdowns,” he says. “Everything shifted, and the fall market was much

higher than in previous years due to pent-up demand. We’re anticipating a busy December.” Sellers can be reluctant to list during the holidays since it is not always convenient to show their home, but this year with fewer family gatherings, that may not be a factor. Online virtual tours also give buyers a chance to research homes from the comfort of their living rooms before booking a showing, making it more convenient and less intrusive. Kevin encourages sellers to present their homes well online. “Staging is important so if you are decorating for the holidays, keep it minimal, about 50%,” he says. “People love to imagine where the Christmas tree will go, but the home still needs to look open and spacious.” Kevin also reminds sellers to keep a shovelled driveway and walkway, not only for safety but to keep the home looking well maintained throughout the season. “Be sure to have photos taken of your home before and after you decorate,” says Darlene. “Houses look beautiful over the holidays, but if your listing lasts into January or February, the Christmas décor can date very quickly and make the home look like it’s been on the market too long.” With fewer gatherings and family functions this year due to the ongoing threat of Covid-19, it’s difficult to predict whether home buyers will choose to spend time looking at homes or will prefer to spend the time at home with their family. Whether you choose to sell during the holidays or decide to wait, consult a realtor to get the scoop on your neighbourhood and what the trends suggest this year, as well as some hints on how to showcase a holiday home.
