WORRIED ABOUT RISING INTEREST RATES? WHAT CAN YOU DO ABOUT IT?

With inflation now running at a level not seen since the 1980’s, it is widely expected that interest rates are going to go up in 2022. In fact, the Federal Reserve, the Bank of England, and the Bank of Canada have all stated that we should expect borrowing rates to go up this year. By how much is not known, but many analysts are predicting gradual increases adding up to at least a 1% increase in rates. Many Canadians took advantage of the extremely low rates in the last couple of years to enter the housing market, or to upsize to a larger home, or to undertake those key renovations, or possibly to accelerate the repayment of the principal on their mortgages. We asked our mortgage expert Jason Woods, Principal Broker/Owner at Dominion Lending Centres – TLC Mortgage Group, for his advice on some of the key questions homeowners are asking.

1. WHY IS IT IMPORTANT FOR SOME VARIABLE RATE CLIENTS TO CONSIDER CHANGING TO A FIXED RATE NOW? Jason: Piece of mind is probably the main reason why people may want to consider changing to a fixed rate. But they should call their mortgage broker or advisor first as the large variance between the two may not be worth it. If they are going to make a change, it may also be a good time to refinance if they foresee a need for additional funds in the near future, for children’s education, debt consolidation, renovations, etc. Fixed rate mortgages are a good choice for clients who expect that interest rates will continue to increase and they prefer the stability of locking in an interest rate now. Variable rate mortgages are a good choice for clients who are confident that interest rates will not rise to the point where they will be unable to afford their mortgage payments, and who understand that over the long term, variable rates are usually lower than fixed rates, and they prefer to save on the interest expense.

2. IF YOU ARE RENEWING OR TAKING OUT A NEW MORTGAGE, HOW DO YOU CHOOSE BETWEEN A FIXED RATE AND A VARIABLE RATE IN THIS ENVIRONMENT? Jason: I personally believe that people need to do whatever helps them sleep at night, but the interest rate on a variable rate mortgage is currently about 50% lower than a fixed rate, and it also carries a much lower penalty. A variable rate mortgage penalty is 3 months interest, whereas a fixed rate mortgage uses an IRD calculation which typically results in a penalty 3-4 times that of a variable rate mortgage. With statistics showing that about 70% of people break their mortgage before the end of a 5 year term, some serious planning should be made before simply switching to a fixed rate mortgage.

3. WHAT OPTIONS DO PEOPLE HAVE IF THEY ARE IN A 5 YEAR CLOSED VARIABLE TERM MORTGAGE? Jason: People that have variable term mortgages can always move into a fixed closed term mortgage at any time without any penalties, as long as the new term they select is longer than the remaining term on their variable product.

What attracted you to this business? Life rarely goes as planned, sometimes it turns out even better! I was in my mid 20’s, and took an administrative position with a Broker to pass time while waiting on some other entrepreneurial business ventures to come together.
