ARE HOME INSPECTIONS A GOOD IDEA IN A COMPETITIVE MARKET?

In a balanced real estate market, home inspections are expected as a condition of the offer, but with current conditions and a strong sellers' market, many buyers are forgoing the home inspection to create a more competitive bid. Is it wise to ditch an inspection altogether, or do buyers have options? Real estate experts weigh in on whether you need that home inspection and how you can get one without jeopardizing your offer. Home inspections continue to be a critical step when making the most significant purchase of your life, especially with house prices at an all-time high. An inspection will identify problems with the home's foundation, structure, or electrical systems. It can also point out hazards like mould and whether there's vermin or a pest problem. It's no surprise the consensus among realtors is that home inspections are always a good idea. However, an offer with any conditions is not likely to be considered in a hot market. Today, sellers know that a complete home inspection takes time, and most will accept a lower offer without conditions if it means a swift, painless closing. So, what's a buyer to do? "Buyers are entitled to a home inspection," says Natalie Pavkovic from Royal LePage State Realty in Ancaster. "But that can be difficult in a seller's market."

Instead of adding a condition to the offer, she suggests arranging a preinspection when viewing the home. A pre-inspection requires hiring a home inspector to walk through the property with you during the half-hour to onehour viewing appointment. Although it will be a shorter report, it's an ideal way to see if there are any glaring issues. It's also a lot more affordable at $100-$150. "Buyers still have options and shouldn't be afraid to pay for a pre-inspection," Natalie says. "Even if a bid on one home doesn't work out, a buyer could do several pre-inspections for the price of one full inspection. It's the best way to make an informed decision in a competitive market." In the case of older homes or a nervous buyer, a pre-inspection can provide peace of mind before presenting a firm offer. In 2021, less than a quarter of buyers asked for an inspection because they feared jeopardizing the bid. That's taking a huge risk with your family's finances. Isaac Phillips at Royal LePage State Realty in Dunnville states that an inspection is always a good idea, and the older the home, the more critical the examination. He advises buyers to find a reputable inspector who can accommodate a tight timeline and conduct a pre-inspection in less than an hour. "Speak to your agent for a recommendation on a reputable inspector," says Isaac. "Most agents know at least three or four. The best option is to get them on board at the beginning of your search to help make the process more comfortable for everyone." He also states that some sellers have taken the initiative to have a pre-list home inspection with a report available to potential buyers. A pre-list inspection allows the seller to identify any problems with the home and fix them before they put it on the market. It's a way to eliminate the inspection conundrum and reassure potential buyers that the house is in good condition. pages look so appealing. The answer? Character. Homes whose design have character built in seem so naturally attractive, but finding the elements of character isn’t always obvious. Adding some character-building charm to your home can be done easily with some simple projects around the house.

S TA R T AT T H E E N T R A N C E One of the first areas to build character in your home is where it makes its first impression. Your foyer is a perfect place to add dimension and interest, because the room is small and even small changes will be noticeable. Give the room top-to-bottom appeal by adding a unique treatment on the ceiling. Start with crown molding to define your foyer, and then fill in the ceiling area with a vibrant colour that takes its cue from the entry rug. This is a terrific way to create a room that’s layered in interest from the floor to the ceiling.
G O N AT U R A L Natural elements bring a sense of charm to any room. A quick way to add a touch of elegance is to install marble threshold breaks. Often found in pricey hotel rooms, a marble threshold makes a simple statement that’s both natural and stylish. Use these at any transition areas, such as from the bathroom to the bedroom, or where wood changes to tile floors or carpet. Another easy change is with a wicker or natural lighting fixture. These add all kinds of texture and character – something all designers love – and make fast decorating swaps that are inexpensive to boot. A textured rug in a natural fibre like sisal adds character and dimension.
TRIM, PLEASE Like molding in the foyer, trim can dress up any room in the house. If you have windows without trim, simple casement molding will instantly spruce them up. The same is true of bland bathroom mirrors. Look at the many online DIY projects for trimming out bland builder bathroom mirrors. Your bathroom will look much better, and stylish. Simple trim added to flat doors and cabinet doors also adds elegance and interest quickly and inexpensively.
M I X A N D M AT C H M AT E R I A L S Lots of new construction today uses salvaged brick because of the character antique bricks add to a project. A simpler way is to use faux brick panels. These can be added to a wall behind a sofa or a bed to give your space a big texture bump while building in loads of character. In the kitchen, add brick panels for a quick backsplash with interest. Pressed tin is another terrific way to make a character-building statement. These tin tiles are fast and easy to cut, install and can be put on the ceiling, on a backsplash or under chair rail trim for wainscot treatment with texture.
