any Canadians have chosen to rent out space in their homes to offset the rising cost of inflation, interest rates and large mortgages. Renting can be a lucrative business, but before you jump in, it’s essential to understand the income tax implications and ensure you file your income tax correctly each year.
WHERE TO START AND WHAT TO DECLARE Start by keeping immaculate records of home expenses and rental income received. The Canada Revenue Agency (CRA) treats rental properties differently than your principal residence. It requires that you declare rental income on your tax return by completing Form T776 (Statement of Real Estate Rentals) with your income tax return. On this tax form, you must declare the rent received from your tenants and any expenses. Whether a single room in your principal home or an entire secondary property, the CRA counts any money you make as income that will be taxed. If you rent your home through services like Airbnb, you need to include all amounts that are paid to you as rent when filing your income tax. Also, include goods or services you may have received instead of rent at their fair market value. For example, if your tenant offers to plow your driveway in exchange for a rent reduction, you need to include the cost of the snow plowing as “other related income.”

However, if you rent a room below fair market value to an adult child, you do not have to report the rental income. Remember that the child cannot claim a rent credit either, as this is considered cost-sharing.
TAX-DEDUCTIBLE EXPENSES There are two types of expenses a landlord can claim. A current expense is any expense associated with maintenance or upkeep of the home to keep it in rentable condition, including painting the house or having the windows washed anything that maintains the state of the property. An expense that provides a long-lasting benefit or improves the property’s value is called a capital expense, including any costs incurred to enhance the property for resale. These costs could include replacing the driveway, re-shingling the roof, or replacing a fence. It’s important to note that these costs cannot be deducted entirely in one year but must be spread out over several years. In addition, if you rent out part of your principal residence, you can claim a tax deduction for a portion of the expenses based on the square footage the rental space occupies as a percentage of the total living space. Expenses you can claim include heat, hydro, water, home insurance and mortgage interest. For example, if you rent a bedroom in your home and it takes up 10 percent of your living space, you can claim 10 percent of your household expenses. You can also deduct interest that you pay on loans taken out to buy or repair your rental property and fees you paid when taking out a loan (appraisal fees and mortgage application fees). You may also deduct any legal costs for preparing a lease, collecting outstanding rents or any expenses related to mortgage financing. Bookkeeping fees and fees associated with assisting with an audit can also be deducted. Finally, any expense associated with advertising your property to potential tenants qualifies as a tax-deductible expense. This may include television, radio, print, and online advertising costs and finder fees.
SHOULD YOU CLAIM CAPITAL COST ALLOWANCE? Many homeowners subsidize their mortgage by renting the basement or a room in their principal residence. When you rent out your family home, you can claim a capital cost allowance (CCA). CCA is an annual reduction in the income tax code declared on depreciable assets, referring to the building only. If you decide to claim CCA, it leads to tax savings in the short term, but you will have to pay capital gains when you sell your home. If you choose not to claim CCA, you miss out on depreciating significant renovations, sucwh as a new furnace or new siding, but you do not pay capital gains when you sell your house.
Understanding rental properties’ nuances and tax implications can be tricky, but don’t be discouraged. Arm yourself with information from the CRA and hire a reputable accountant who can help you painlessly navigate tax time.

uilding a new home is an exciting adventure but requires very different considerations. To help you have the best experience, here are 5 of the most important things to consider:
IT’S ALL IN THE NUMBERS
Whether you are shopping for a pre-built home, or are looking to create your own from the ground up, it is vital to know what you can afford and stay within your budget. This is the key to building a home that you will be able to enjoy for the next 20 or 30 years, while still maintaining your financial stability. Overall, the average cost to build a house today can range from $300,000 to $350,000 for 1,000 square feet to double or triple that amount. For example, an average 2,500 square foot home could cost between $500,000 and $875,000 to build depending on materials, design, etc. Keep in mind, these costs don’t include the land or taxes on the construction and material. 2
CHOOSE A REPUTABLE BUILDER
This one seems pretty straight forward, but when you start looking it can quickly become overwhelming when you realize how many options there are. When it comes to determining the head contractor for your project, careful research is needed. Another option is to consult friends and family members who have gone through the process, or ask me, your mortgage expert and/or your realtor! They often have many qualified contacts in the industry or can help point you in the right direction.

BUILD A HOME FOR TOMORROW
As tempting as it can be to personalize your home and include every cool little feature you can think of, it is important to always keep resale value and practicality in the back of your mind. Life can often throw a few curve balls that may result in you having to sell your home in the future. If that time should ever come, you will want to be able to appeal to all buyers easily. Ask yourself if the features you are putting into your home will appeal to others, and also if the design suits the neighborhood. 4
GO GREEN!
Now more than ever before, energy efficient upgrades are easy to add to your home. To make your home as efficient as possible, it is important to incorporate these options into your design BEFORE you start building. Options such as energy efficient appliances, windows, HVAC systems, and more can save you money in the long run and may also make you eligible for certain grants and discounts. For instance, the Canadian Mortgage and Housing Corporation (CMHC) green building program rewards those who select energy efficient and environment friendly options. 5
UNDERSTAND THE LOAN
Lastly, beyond the costs and design of building a new home, what does a mortgage look like for an unbuilt home? I suggest that you prepare a budget that includes both hard and soft costs, as well as the reserve of money you plan to have set aside in case you run into unexpected events. A common mistake that many people don’t realize is you need capital upfront. The capital is needed for the initial down payment on the land/lot, as well as city red tape and permits to start the construction. It’s also personal capital that is needed to finance the build to each stage of construction. The draw mortgage will then advance money to pay back the funds used to hit that stage of construction. For example, you will need your own capital to finance the building of the foundation of the home. Once that stage is complete, the mortgage company will then advance funds to pay back that foundation capital. This process will continue throughout the build process. It is also important to note that the lender will consider the appraised value of the finished product. This value is determined before the project begins.
