Real estate markets across Canada have seen renewed fervour in recent weeks as buyers return from the sidelines, fuelled by a year of pent-up demand. While they’re eager to transact, new supply sits at a 20-year low. According to the most recent data from the Canadian Real Estate Association (CREA), the national sales-to-new listings ratio (SNLR) recently hit 63.5% - the tightest market in a year - as the number of newly listed homes fell and sales edged up. An SNLR above 60% indicates a seller’s market, a ratio below 40% points to a buyer’s market, and anything in between suggests a balanced market. Of Canada’s major real estate markets, there are currently no cities or regions where conditions favour buyers while most markets are either in balanced territory moving quickly toward sellers’ territory or are already firmly in sellers’ territory.

Cottage prices soared for two years during the covid pandemic and only slowed marginally after The Bank of Canada began hiking interest rates last year. While experts predicted that cottage prices would drop in 2023, the market hasn't su ered but instead shifted from a sellers' market to a more balanced one.
According to the Spring Recreational Property Report, recreational property markets have returned to a more traditional sales pattern. Homebuyers are once again purchasing for leisure, and the days of fleeing the city during the pandemic are in the past. The desire for homebuyers now is to find that secondary property to share with family and enjoy as a vacation destination. Unlike acquiring a principal residence, secondary home buyers often have the benefit of time to find the right property for their family's needs.

Early in 2022, the high demand for waterfront properties drove prices up, creating a strong sellers' market. Multiple o ers and a quick turnaround were ideal for sellers but a stressful environment for buyers. In May 2022, cottage sales slowed as interest rates rose and buyers and sellers waited to see where the market would go next. The pause didn't last long, and the market continued full-steam ahead after a small correction.
"Buyers who desire a waterfront property need to act quickly when a property comes on the market," Kayley Spalding of Coldwell Banker Thompson Real Estate Brokerage in Huntsville explains. "Most buyers are looking for a 10-year investment, so waterfront listings come up less often than residential properties."
Along with a more balanced market this year, the volume of inventory is increasing, and

sale prices are holding steady.
Interest Rates Not a Deterrent
Surprisingly, the rise in interest rates did not deter cottage shoppers as much as you might expect. In fact, according to Kayley, the volume has increased by one percent over last year's sales. "Waterfront properties have maintained incredible value," she says. "Sales have been strong throughout 2023, indicating that interest rates have not been a

How long have you been working in real estate?
We have been licensed Realtors for 12 years, but we have been real estate investors for 19 years. Tina and I have been together for 20 years and one thing we have always had in common is our love for real estate, and we have been involved in all aspects of the industry since that time. What is it that makes you so passionate about what you do?
We are passionate about what we do because we love it! We don’t consider real estate to be a job, it is just something that has always been a part of our lives. Real estate is someone’s most valuable asset and we take great pride in the level of trust and confidence that our clients place with us every time they allow us to represent their best interests.
What attracted you to this business?
Both of our careers before real estate were in the communication, marketing, advertising and technology fields. We were already buying, selling and investing in properties for ourselves, and we love working with people. We also recognized areas of the industry that we felt needed improvement. So, it eventually became a natural progression to get into sales and utilize all of our skills to help our clients reach their real estate goals.
Is there a particular area you specialize in, either in terms of neighbourhoods, or types of homes, or perhaps the type of clients you like to work with?
Kevin grew up in Ancaster, Tina in Stoney Creek, and our partner Jake (Kevin’s cousin) in Dundas, so we have a lot of strong connections in these areas. However, we have built our business based on trusted referrals. Our business model is to do such a good job for our clients that they want to tell all of their family and friends. Our clients often become our lifetime friends and acquaintances, and we want to be their trusted partner in real estate no matter what type of property they are selling or where in our great city it is located. If you look at our portfolio of sales, you will find that we have experience in all areas: from multi-million-dollar estate homes to first time buyer townhomes and condominiums. We also own and have sold multi-residential apartment buildings and commercial or industrial properties.
