OTTAWA LOOKING TO LIMIT THE NUMBER OF AIRBNB’S TO FREE UP RENTALS

According to various sources, the Liberal government is planning limits to Airbnb’s to free up more rental units. The government is apparently determined to get back on track with a plan approved by cabinet last August to make housing affordability and cost of living the central issues over the coming months with a series of targeted announcements by Prime Minister Justin Trudeau and key ministers. One initiative under active consideration by the federal cabinet is a plan to induce municipalities to limit the number of Airbnb units through bylaw changes in order to boost long-term rentals. This initiative could alleviate rental shortages in big cities but also in tourist communities such as Whistler, BC and Banff, AB where there aren’t enough available homes for staff working in tourism.

prices dropped, and buyers hesitated to take on large mortgages with high interest rates. As many realtors described, it was a "dismal fall."

When the Bank of Canada held the interest rate in January, people breathed a sigh of relief. Around mid-January, realtors began to see activity pick up again as buyers and sellers

regained confidence in the market.

"Homeowners feel we've hit bottom and are starting to climb out," Kevin Gerard from Royal LePage State Realty explains. "As buyer confidence increases, seller confidence increases, and we're back to a more typical spring market." He explains that positive dialogue in the news about an anticipated drop in interest rates this year has restored confidence for buyers and sellers to enter the market.

Hesitant buyers can now enter the market knowing prices are reasonable and feel confident they won't likely face interest rate hikes again. Sellers who postponed listing can feel good about a more active market and will see more competitive bidding in 2024.

While prices increased slightly in January, Kevin cautions about over-pricing when you're ready to sell. "It's more important than ever to get the price right when listing your home." Buyers continue to be cautious about overpaying, and underpricing will not necessarily generate multiple offers like they did a year ago. The days of inflated prices are past, so we should have a new mindset entering the market this year.

Lynn Fee from Keller Williams Complete Realty agrees that the unrealistic pricing days of COVID-19 are behind us, and people need to let that go. "Buyers also need to realize that interest rates are unlikely to return to two percent; it's just not realistic." She adds that the pricing fluctuations we have seen since 2020 do not represent the typical real estate market. "To get a realistic picture of today's market, we need to compare it to 2019 levels."

Lynn says calls for market evaluations are up, and homes that sat on the market for weeks or months at the end of 2023 are now selling more quickly, sometimes with several offers. She points out, however, that "several offers" do not mean exorbitant over-asking prices; it simply means more than one interested party.

"We have climbed out of a market correction and are beginning to see more typical market growth," Lynn says. "Inventory levels will play a big role over the coming months, but we're definitely returning to a more typical spring market."

The overall housing shortage is still a concern and will play a role in house prices over the coming years, but all indications point to modest growth for 2024 across the board.

Whether you're considering buying or selling this year, ensure you're working with a knowledgeable broker with a good track record of success regardless of market conditions. They should be familiar with the area and market trends and focus on pricing your home appropriately.

"For sellers, prepare your home as best you can by decluttering and fixing any obvious problems," advises Lynn. "Buyers should talk to their bank or mortgage broker and get preapproved or find out if their current mortgage is portable." Being prepared will give you a head start before meeting with an agent.

"Buyers should calculate what they can afford and know their financial position before starting the search," says Kevin. "Prices will start to increase slowly, so if a buyer is considering a move, get in early before the spring market is in full swing."
