A deck should be cleaned and treated every couple of years to protect it from exposure to the weather, and ongoing wear and tear. While some experts vote for pressure washing and others vote for sanding, most agree that a combination of both is typically in order. Consider the condition as well as the type of wood your deck is made from to determine which method to use.

ASSESS THE WOOD’S CONDITION Wood that is splintering or extremely rough should be sanded first to smooth out cracks and damaged areas. Areas showing signs of mould, moss or other vegetation can be treated with a deck cleaner or soap and water, as recommended by The Environmental Working Group. If you do opt for a commercial cleaner, look for a green solution that is non-toxic to surrounding plants and animals. Use a stiff bristled brush working along the natural grain of the wood to loosen debris. Once the debris has been removed, and rough spots sanded, use a pressure washer to rinse. Decks that are in good condition except for a bit of fading can be pressure washed first, followed with a light sanding, once the wood has completely dried, to remove any raised grain caused by the washer. Experts recommend using the “fan” setting and keep the wand moving so as not to damage the wood grain or create ripples on the surface of your deck.

CONSIDER THE TYPE OF WOOD A popular wood used for decks is cedar, which is very soft. When sanding or pressure washing, tackle the job lightly so as not to create a fuzz on the surface of the cedar. Use a low-pressure setting on the washer and sand carefully with lower grit sandpaper. It is not recommended you pressure wash pressure treated wood as it releases arsenic into the water and will contaminate anything the spray lands on. Sanding a pressure treated deck can also be dangerous as the dust contains arsenic, so it is recommended

you use a sander with a vacuum or use a shop vac next to the sander to capture the dust – and don’t forget to wear a mask! Pressure treated wood should not require much sanding so limit the task of removing dangerous splinters or rough edges only. Once your deck is prepped and ready to go, choose a reputable stain and purchase a good quality stain brush. The general rule of thumb is the thicker the stain, the better the protection, according to Mike Holmes, Canadian builder/ contractor and host of several TV series, including Holmes Inspection and Holmes on Homes. Avoid clear coats which offer no protection at all and translucent or semi-transparent stains are thin and require more frequent reapplications. If it’s a natural look you’re after, use a solid stain or paint on the high traffic areas and a thinner option on railings.
