When preparing to sell your home, there are several factors that need attention to ensure you put yourself in a position to sell for the best price. Painting, decluttering, repairing any damage, appropriate staging... These all require a realistic assessment of your home from the buyer’s perspective. But when setting the listing price, realism sometimes goes out the window and we might as well be asking for help from Ricardo Montalban on Fantasy Island. This is because what we WISH for overpowers our ability to judge the truth of our home’s value. “The house down the street sold for $X, and our house is much better than that house.” Most of us have either said that or heard others say it. But is it true? If we’re honest about it, the answer might be that we are engaging in a bit of self-delusion. Yet setting a realistic listing price is probably the most important factor in getting the best price for your home. Pricing too high might feel good, but it is really an exercise in short-term pleasure for long-term pain. It usually means you will sit on the market for a long time and ultimately sell for less than if the starting price was more realistic.

Why? At any given time, there is a certain pool of potential buyers actively looking for a home like yours. Some are working with an agent who keeps them informed about new listings, others check out real estate ads and track online listings on a regular basis. All of these buyers will see your listing fairly quickly after you go onto the market. Many will see the listing almost immediately! If it is priced realistically, you have the potential for interest from multiple buyers. If not, this critical initial period will pass with no buyers stepping forward. Then what happens? Any potential buyers from this initial period will either move on to other properties or wait for your price to drop, which is obviously not in your interest. Having lost this initial pool of potential buyers, you will now have to wait for new buyers to enter the market. But this happens one buyer at a time, very gradually. So the wait might be long and you will have less chance For Sale of more than one party being interested at the same time. Notice how long some For Sale signs stay up? And you will very likely need a price reduction, or a series of price reductions, to coax some interest.

Don’t fall into this trap. Set the right price from the start. This is especially true in the current more balanced market, where buyers have more options and are no longer in a position where they feel they need to overpay. Find an agent who really knows your area and has a reputation for pricing properties correctly and getting them sold rather than carrying listings for long periods of time. Make sure they give you a detailed and realistic assessment of your home’s value versus comparable properties. Then set an appropriate asking price and resist the temptation to price higher. You’ll be glad you did and you will have avoided a visit to Fantasy Island!

APPLIANCES Appliances can be tough to move, especially if they’re built into your kitchen or laundry room. Instead of planning to take them with you, include them in the price of your home. If you renovate a space that needs better climate control, or if you add a new room where extending the existing ductwork is impractical, a split-ductless HVAC system may be the perfect solution. Features like crown moulding and other wood accents are elegant upgrades that can elevate a home’s value with a relatively modest investment.
