I

have written often about the keys to selling your home for the maximum price in the shortest possible time. Among the many things to consider, the two most important are perfect presentation of your home to emphasize the strengths and minimize the drawbacks; and setting the list price properly. We are currently in a market where buyers have lots of choice and are less frantic to buy than a few years ago, so getting these two things right is more important than ever. When it comes to pricing, I have found that the best strategy in this market is one that may not be intuitively obvious. Most people would likely say that it is important to set the list price at a level that leaves room for the buyer to negotiate. After all, if buyers have more choice,

and are less frantic to buy, then surely it stands to reason that they will take advantage of the situation and drive a hard bargain by negotiating down from your list price!

the price to come down, RATHER than offering deep discounts to the list price, as one might have expected them to do.

However, you will also see a smaller number of cases where a home will sell quite quickly, sometimes in a few days, and the price will be very close and sometimes right on the list price. What is going on here?

In this dynamic, when an attractive home comes on the market that is priced properly, it is an exception and is immediately noticed as such. The buyer’s agent, if they are active in the market, will recognize this, and will correctly surmise that other buyers will also recognize it. So if the buyer wants the home, they will need to offer a price at or near the list price, because they know that if they don’t, someone else will make such an offer, and they will lose out. We are even seeing instances of multiple offers on properly priced homes, where the selling price may be a little bit above the list price!

I think the key is to take a look under the surface and think about the buyer’s thought process a little more carefully. Faced with lots of overpriced homes, and seeing that in many cases , homes reduce price one or more times before selling, many buyers are now ignoring those overpriced homes, or simply waiting for

If you want to be the exception and get a higher price faster, buck the trend and go with a BANG ON pricing strategy. You will have unlocked a key to success in this more challenging market!

While this seems logical on the surface, my experience is that the psychological dynamic is actually more complex. In this market, you will find that many homes are sitting on the market for quite a long period of time, often with a number of price decreases before the home finally sells.

ardening can take place no matter what the size of your home. It’s just a matter of prioritizing your needs and wants, heeding your location and growing seasons, and being creative with the space you have.

If an edible garden is your thing, almost all fruits and vegetables can be grown in a pot or small plot in the garden. Your initial investment should be in good soil, ideally designed for producing food. Ensure you have easy access to a watering source (if outdoors) and that the garden is located where there is plenty of sunlight. If you are planting in a yard outdoors, be aware certain visitors – rabbits, chipmunks, squirrels, and raccoons might feast on your plants, so take the time to build a fence or cover the area with chicken wire. If that’s too daunting, keeping your plants in containers on a window ledge or balcony may be a better option.

Here are five things to consider before planting a vegetable or fruit garden: Know your limitations. If you’re new to gardening and want to start with low maintenance plants, try an ornamental garden of annuals, or grow herbs and greens the first year. Herbs are hearty and can bounce back if the soil dries out for a few days. Greens, like lettuce, grow quickly and are not as fussy about the sun. They also produce a quick yield so you can enjoy the bounty throughout the summer. Avoid touchy plants such as tomatoes and peppers – tomatoes require strict regular watering or the fruit will not ripen in time or can go mouldy before turning red. Peppers, especially spicy varieties, need a great deal of sunshine and heat as well as regular watering. Find the sun. Most vegetable and fruit plants require six or more hours of sun each day. Without enough sun, the fruits will not ripen. If a sunny spot is hard to come by, there are a few veggies that can survive in moderate shade, such as lettuce, greens, and broccoli. Black pots retain more heat which may be ideal for locations with less sun and more shade, or when growing plants that require more heat. Be prepared for regular watering. Check your soil daily and ensure it stays moist and never dries to the point of cracking. It’s important to water the soil without leaving the leaves wet so consider using a soaker hose instead of a sprinkler in the garden, and use a watering can for potted plants. Wet leaves can leave plants vulnerable to mould and blights. Also, consider the type of pot and how quickly it dries out. Moisture evaporates through clay pots, so they will dry out faster than plastic ones. The larger the container, the more soil you’ll have to work with and the less often you have to water. Use good soil. It’s critical to invest in a soil that’s rich in organic matter, and one designed specifically for vegetables and fruits. Garden stores and nurseries carry different types of soils. If you’re sticking to an ornamental garden this year, be sure to select a soil for container gardening, which is more nutrient-dense than the soil for a garden. Remember, planters are not utilizing natural fertilizers from Mother Nature, so the dirt needs a boost right out of the gate. Bring them indoors after the season. Some vegetables and herbs can grow all year round. If you take to container gardening, bring your plants indoors when the season is over and enjoy fresh produce throughout the winter. The easiest plants to keep going are herbs.

When is it time to think about saving for a down payment? I would say at least a year before you think about buying a home. While that’s ideal in today’s world, we often do not have much time to save for a down payment. Sometimes your landlord is planning on retiring and wants to sell the property. How do you get a down payment together? HERE’S A FEW WAYS TO GET A DOWN PAYMENT FOR YOUR HOME: 1 Save – it’s old fashioned but it works. Open a Tax Free Savings Account (TFSA) and put a set amount into it. If you don’t have the discipline, arrange for automatic deposits from your bank account. How much can you save?.... $50 a week? That’s $2,600 in a year. Not enough. How about $200 a week? Consider staying at the Mom & Dad Hotel – while your parents may not be able to help you with a down payment, they often have a spare room that you can stay in. One year of not paying rent would make a good down payment even if you chip in for groceries. 2 Extra Income – get a second job and bank every cent from it. I know of many young people who have a day job during the week and are servers on the weekends. 3 Home Buyer’s Plan – the Federal Government will allow you to pull up to $35,000 from your RRSP account. This goes for your partner as well. You could put down $70,000 between the two of you. These funds need to be returned to your RRSP over the next 15 years. This is a great quick source for a down payment, as long as you have been contributing to your RRSP.

4 Take out an RRSP Loan – borrow an amount that you need for a down payment as an RRSP loan. Hold the funds for 90 + 1 days and you can withdraw the funds. The cons are that you now have more debt and you have to wait for 90 days. Most sellers want a possession day sooner than that. 5 Sell an asset. I had a client sell his vintage Cadillac Fleetwood for a down payment. Be sure to get a receipt or to sign a bill of sale with the purchaser to show where the funds came from. Rare stamps or coins, another property or vehicle are all acceptable assets. 6 The Bank of Mom and Dad – This may be the easiest way to get a down payment or it may not. Most parents are nearing retirement and trying to save funds. There can be creative ways to get a down payment. They might set up a secured line of credit and use the equity in their home. You could make the payments over the next few years. Note: these payments must be included in your debt ratios. If they decide to gift you the funds and make the payments themselves, a gift letter is all that’s needed. They could sell their home and move into a granny suite in the basement or over the garage.

When you buy a home, a professional inspection is a standard part of the process, designed to reveal any potentially dangerous and costly problems that may not be evident to the untrained eye, such as faulty electrical wiring or hidden mould. But there’s more to inspecting a property than the actual home itself. According to the Tree Care Industry Association (TCIA), it’s just as important to know the quality and safety of large trees on the property, as a mammoth branch coming through the roof during the first storm spent in your home is a problem no new homeowner wants to deal with. While beautiful, mature trees are probably part of what drew you to a property in the first place, the experts at TCIA advise inspecting the trees for the following issues. They could be telltale signs of an imminent problem: • • • • • • •

Poor past care or previous topping Improper planting Too much mulch on the root system Damage during construction Wrong tree in the wrong place Insect or disease damage Overwatering from the lawn’s irrigation system, or limbs rubbing on the siding or roof

Dying or decaying trees are usually easy to spot, especially when foliage is out, but you’ll need a qualified arborist to identify some of the above problems, such as healthy-looking trees with structural defects. A professional arborist can also provide advice about the future maintenance of trees on the property to help stave off long-term problems. Taking action on tree issues sooner rather than later is a wise course of action before they result in more serious and expensive problems. Large trees are usually an asset and a valuable amenity to the property, but weak, damaged or diseased trees are actually liabilities. So if you or your home inspector notice an issue with a tree or trees, contact your landscaper, lawn service or a local arborist to provide the best advice and course of action, or to even remove the tree.
